The Delano Village Tenants Association held a demonstration today from 11 am to 2 PM. They were protesting Vantage Properties and Apollo Real Estate Advisors -- located at 750 Lexington Avenue (59th St.)
According to the hand outs--since purchasing the property the new landlords have done nothing to improve the place save for cheap possibly used carpeting with no padding that attracted bugs and have done almost nothing to improve the "deteriorated physical infastructure of the complex" despite the f $350 Million refinancing.
Other complaints include:
A senior citizen who had to be rescued by the Fire Dept. after being trapped in an elevator for hours.
Several robberies with evidence of entry gained with a key to the front door of the buidling--one tenant was surprised when a broker entered their apartment with a client without no warning. (the broker had a key)
They will be protesting again on Tuesday, October 23rd. 11am to 2pm.

Purchasing a new home and the closing can be a headache. It’s a good idea to review what will happen ahead of time, with everything moves fast and a lot of papers to sign. The time and date for closing is usually set during the offer and negotiation stage. The closing is usually scheduled several weeks after the offer is accepted.
Here are some specific things that happen on closing day:
•You’ll provide evidence of required homeowners insurance and inspections (if applicable
•The buyer will provide a check for the amount owed toward the purchase price of the house.
•Your lender will distribute the funds covering your home loan amount to the closing agent.
•The seller will sign the deed over to the buyer. Transferring officially ownership to the buyer.
•The title company will register the new deed with the government office. This record will show the buyer as the new homeowner.
Here are some specific paperwork you should be expected to be signed:
•HUD-1 Settlement Statement: used to itemize services and fees charged to the borrower by the lender or broker when applying for a loan for the purpose of purchasing or refinancing real estate. Receive a copy of the HUD-1 at least one day prior to the closing for your review.
•Deed of trust or mortgage: This is the agreement between a lender and a borrower to transfer an interest in the borrower's land to a neutral third party, a trustee, to secure the payment of a debt by the borrower.
•The Mortage: A document by which the buyer transfers to the lender an interest in real estate to secure the repayment of a debt, evidenced by a mortgage note.

After 4 years in Japan, we are moving back to the States. Our 6-year stint with the military is about to end.
We owe a lot to America and the U.S. Military, giving us a chance to move up in the world. Though, we still live a humble life, it is far better than if we stayed in the Philippines. If only we have the means of living how we are now in the Philippines, we would choose Philippines in a heartbeat.
So, here we are about to open another chapter in our life. Excited and scared at the same time, hoping we have enough money to start new careers, still waiting to see if we get enough money back from our refinancing our home in the States. One of our mottos in life anyway is "F*ck it, let's do this".
Tomorrow, the movers come.
