310 Claydon Way is located in one of the finer neighborhoods of Sacramento. Having the advantage of being almost riverside, access to the American River Parkway and bicycle path is just one block from the home, providing lovely walks through incredible natural scenery and wildlife.

Year round, this beautiful neighborhood known as Wilhaggin, shows off its aesthetic pride with floral blossoms and blooms. Unlike other fine neighborhoods in the Sacramento area, Wilhaggin is mostly composed of sprawling single story dwellings. with wide streets, sidewalks and street lights.

The "ambiance" of this kind of neighborhood intention is palpable -- quietude, modest elegance, comfortable curb appeal, an abundance of mature and establish landscaping and shade trees.

Back when these houses were made in the sixties -- before magazine living lifestyle took over and replaced practicality with the discomforts of looking sharp -- strong bones and durability were time-honored architectural concepts. Pleasing oneself was more important than pleasing the neighbors, so the focus of the aesthetic addressed things like "hot summers", "colder winters" and the need for shade and light.

There were many independent builders at that time who became famous for their designs and also for their creative concepts for creating ideal settings for a river-living climate.

Among those that rose to fame, Lewis & Bristow are known for their comfortable living designs that centered around poolside appreciation. Shaped like a "U", 310 Claydon Way has three giant sliders that open up onto a giant back yard patio. The patio has roll-down awnings for late afternoon sun shade but also lends itself to an outside office or enclosed dinner-time eating.

The automated irrigation system has just been completely restored and upgraded. Other changes that have been done recently include brand new carpet, new paint and a remodeled entry way.

The grounds are fully established and mature. There are an abundance of roses and azaleas which bloom seasonally. The redwood trees on the property and surrounding the property in the backyard are invaluable for shade and beauty.

And 310 Claydon Way is loaded with all manner of little details of this nature which make it easy to maintain with a minimal amount of work. A truly beautiful home with over 3100 square feet, 310 Claydon way has been called "Shangri La" and has particularly great appeal to a buyer who loves outdoor living as much as indoor living.

Of all the Mercedes-Benz models that could be accused of being born with a silver spoon in its mouth, the SL arguably tops the list. Unlike many grand-touring cars, the Mercedes SL has never been forced to compromise its blue-blood personal-luxury/sport ideals with feigned attempts at practicality to please executives or attract buyers. It has, more or less, remained an unapologetic take-it-or-leave-it proposition since it debuted nearly six decades ago, and the 2013 SL550 does nothing to alter its course.

Following the success of the Mercedes-AMG GT 2-door sports car, the high performance subsidiary of Mercedes-Benz launched a 4-Door Coupé version in 2018. Available with either a 3,0-litre turbocharged inline six-cylinder engine or a 4,0-litre turbocharged V8 engine, the -Door Coupé (in reality a five door like the Porsche Panamera) is said to offer similar driving engagement as the 2-door car.

Pictured here is the 'entry-level' car, the GT 43. Being the base car is not a terrible thing, however, as its M256 engine produces a healthy 367 PS, mated to an intelligent 4MATIC+ all-wheel-drive system.

The overall design is striking but, to be honest, left me somewhat underwhelmed. The five-door design increases practicality, undoubtedly, but the saloon body of the CLS looks slightly better in turn. The GT 4-Door Coupé does trump the CLS inside, with a sports themed interior that is centered around the driver.

Why You should choose metal roof other than traditional materials

Indeed roofs that were made from metal can withstand any types of disaster even earthquakes and hailstorm. With so many severe weathers over these previous years, having a metal roof is worth the investment. It is essential to be aware and weigh traditional roofs like shingles or asphalt while considering the cost differences with a metal roof.

Roofs are one of the most important parts of the house which is always exposed for the elements. The harm of heat, humidity, winds, and hailstorms weakens shingles and other traditional roofs. When a strong winds hits a roofthat is made up of asphalts shingles, this will create a lot of damagewhich can cause leaks. During hurricanes many roofs have been ripped off and carried away leaving homes inhabitable, and of course you cannot blame nature for this.

“make sure that you, your loved ones, pets, and personal belongings are safe”

Practicality

In areas where vast damages commonly occur due to natural disasters, metal roofing can be your answer concerning this matter. Metal roofing has dramatically increased in popularity due to its durability and proven practicality compared to other types of roofing materials. Yes, the materials, installation,are costly, but when it comes to longevity of service and durability, you won’t ever have to worry about repairs and high maintenance cost. In fact, metal roofs can last over centuries. Also, there are many kinds of designs which will definitely enhance not just the look of your house but increases its value as well. Changing your roof from traditional shingle roof toa top notch metal roof material is all you need in order to make sure that you, your loved ones, pets, and personal belongingsare safe at your house when disaster strikes such as storms or hurricanes.

“This is a common misconception that people believe about metal roofs today”

Noise

Noise is a large concern when it comes to metal roofing. In the old movies you they would always show a seen under a tin roof while it was down poring, and of course it was so load and you couldn’t hear anything in the movie except the rain falling on the metal roof. This is a common misconception that people believe about metal roofs today. The tin roofs that were of yesteryear are past and the loudness of the rain as well. Now the Metal roofs are made up of steel that is 3 times as thick as the old tin roofs, and think about it a tin roof, like a tin can is thin and when rain hits it, it will make a lot of noise. Now think of a thicker piece of metal, it is not going to make as much noise as a tin can if rain is falling on it, much is the same with current day metal roofs. Also if you are still concerned about noise and don’t even like the sound of the rain hitting your current shingle roof then you need to installed the Therma Vent system which will all but eliminate the sound of rain, even pouring rain on your roof once installed, the link is below.

“It will decrease your electricity bill by reducing the amount you use your AC unit”

Heat

Another concern for residential owners who were anxious about metal roofs is the heat. Yes, Metal is a heat conductor that can generate high temperature when the temperature level of the weather is up. But, with the precise design, energy efficient ventilation system and good air exchange through ventilation, the high temperature will be lessen and you won’t have to increase the thermostat of your air-condition level to keep up with the heat trying to pass through your attic and into you home. It will decrease your electricity bill by reducing the amount you use your AC unit.

Alpha Rain Incorporated

Alpha Rain Incorporated has been installing quality efficient metal roofing Virginia. We Alpha Rain Incorporated serving home improvement particularly in metal roof installation and ventilation system understand exactly what residential homeowners’ needs. Upgrading your materials from shingles to metal is a major cost. The good news is, we provide metal roofing and ventilation system with a solid price what comes with quality and experience in the trade and we strongly believe that our competitors cannot match our quality of work or knowledge in the field of metal roofing.

As declared by the Ferrari showroom's little information panel, this 275GTB has quite possibly the lowest mileage of any of it's class, with only 16,000 miles on the clock.

But this is the kind of Ferrari that's desired, the great Grand Tourers of the 1960's and 70's, cars that both looked and sounded the part, but continued to maintain a certain amount of practicality, unlike the much less effort toys of today's new money.

Her name was Lily, at least, I think I recall her name was Lily but it was a while ago and now I'm not so sure. She was the last of a line, albeit not a very long line, of nautical females for which I had a temporary passion and one which nearly came to live with me until common-sense and practicality prevailed. Can technology help prevent and respond to gender-based violence (GBV), particularly in low- and middle-income countries? Increasingly, cell phones, cameras, crowd-sourcing, and mobile apps are being used in innovative ways to address GBV, but questions surrounding ethics, effectiveness, and practicality remain. The Interagency Gender Working Group, U. S. Agency for International Development, Woodrow Wilson Center, CARE, and Population Reference Bureau will host a panel discussion exploring the ethics around new technologies to combat GBV; how effective they are; and what some of the more practical and actionable ways forward might be.

Preparing for the Official Opening of the Michael Lee-Chin Crystal.

The Crystal has evoked mixed reactions from Torontonians, and I have mixed feelings about it myself.On one hand, I think it serves ego and hubris, rather than practicality. Despite it's apparent size, it doesn't provide as much added exhibit space as you might think. So given the cost of the lengthy and difficult construction, the ROM must now have some of the most expensive usable square footage on Bloor Street.

On the other hand, it's the boldest architectural addition to the Toronto cityscape since the CN Tower. And believe me, it could be a lot worse.

Thanks to the members of staff allowing us to take photos and look round the buses. Also thanks to the staff member who took the time to talk to us about the practicalities of the bendies, and the impracticality of YK06AUA which came here for trials last year.

Sixth generation of the Familia, a compact car manufactured between 1998 and 2003 by Mazda and marketed in some markets as the 323. Pictured is the five-door hatchback version, called the Familia Astina or 323F, and favoured by those who need a bit more practicality than offered by the saloon. Today the equivalent model would be the Mazda 3.

Second generation of the Voyager, a van manufactured by Chrysler between 1991 and 1995 and marketed under different brands and names depending on the market. Largely an update on the first generation that was introduced in 1983, the Voyager offered four- and six-cylinder petrol engines as well as 2,5-litre diesel engines. A totally new van appeared in 1995 which introduced dual sliding doors, increasing the van's practicality as the first two generations only offered a passenger side door.

When a relationship takes the next step and cohabitation is on the table it will mean joining households from silverware to #furniture. Thinking about doing it and even planning a housewarming party is fun until it is time to pack up one household goods to merge it with the other partner's belongings. This is when some tips for moving are extremely helpful.

The Reasons

Deciding to move in together might be an easy decision, but it should also be for the right reasons. Spending time at a partner's house and keeping a toothbrush there is not enough of a reason in the scheme of things. Just like both people saving on rent is not a good reason even if half of the time together is spent at one person's home, since the other half of the time is spent separately. #Moving in together will change the dynamic of the relationship, which means there should be a real discussion about if it is the right time to move the relationship forward.

Moving to Where?

Once the decision is discussed and it is agreed the reason to move in together is to further the relationship. The next step the next decision will need to be whose home to move into or will you both move to a new house. When moving to a new house there is the advantage of having the feeling of "our home" rather than their house or my house. It is a shared home, instead of a house that is already decorated, furniture and other #household items in place with the person moving in only merging their belongings. There is no feeling of room being made in a dresser drawer or closet, instead with a new place it is putting everything together in its place. It is a blending of two separate lives and this will mean packing up both households into Cardboard Boxes.

The Fun Part of Adult Decisions

Moving in together can be exciting and fun to consider but then the reality of being an adult must be discussed. One topic should be whose name or will both be on the lease and utilities? This includes finances and how bills would be handled. This should be done prior to packing the first Cardboard Boxes or signing a lease. Will the rent and other bills be paid fifty-fifty or will the partner with a higher income help by paying extra? Who will be paying the bills and how will groceries be split and who will do the shopping? Whose name or will both names be on the utilities? Having this discussion is essential to avoid problems later after moving everything in and finding out these things create friction or worse by affecting credit when utilities are turned off.

The next part of the discussion should include the rules, such as who will be responsible for laundry, cleaning, taking out the trash and other chores. This may seem a silly part of the conversation but it is important to be clear who will be expected to be responsible or will all the chores be shared. Does one partner get home from work earlier than the other and can make meals? Does one partner have weekends off that will clean? Adult decisions are not always fun but are practical #conversations to have when moving into one house.

Decorating

Decorating is one of those situations that one partner may have ideas of what they want while not considering what the other person wants. This is another conversation that should be had to ensure both partners are happy about the move.

The other important part of moving in together is having a private space, whether it is to read, surf on the computer or does some kind of craft or hobby. Even people living together need some apart time when at home after the newness wears off.

Michael Drummond is a veteran of Project Runway season eight whose client list includes actress Tika Sumpter, New York Fashion Week founder Fern Mallis, and supermodel and television host Heidi Klum. Largely self-taught, Drummond is a multitalented artist who works as a fashion design consultant and textile designer for SKIF International, produces his own line of clothing under his given name, and is a commercial stylist for print and film. In his work, he seeks to marry practicality and dramatic design. Drummond loves large-scale prints, delicate knits, simple comfortable shapes, deconstruction, and a dark palette. Rather than creating a new collection twice each year, he designs by building on a concept that could take three years to come to fruition. This is a process akin to creating a narrative and allows Drummond to choose a more thoughtful and ethical approach to clothing design with an end goal of creating interesting, timeless clothing that will work in his clients’ wardrobes for years to come.

Drummond’s work has been featured in several exhibitions, including Michael Drummond: Being Played (solo exhibition), World Chess Hall of Fame, St. Louis (2019); It’s Not You, It’s Me: A Declaration of Independence (curator), Sheldon Art Galleries, St. Louis (2019); A Queen Within: Adorned Archetypes: Museum of Pop Culture, Seattle (2019) and New Orleans Museum of Art (2018); The Imagery of Chess: Saint Louis Artists, World Chess Hall of Fame (2017); Little Black Dress: From Mourning to Night, Missouri History Museum, St. Louis (2016); Spread, Reese Gallery, St. Louis (2016); Pants!, Regional Arts Commission, St. Louis (2016); A Queen Within: Adorned Archetypes, Fashion and Chess, World Chess Hall of Fame (2013); Unraveled: Crossing the Line Between Fashion and Art, Sheldon Art Galleries (2007); and Layered, Stitched, Assembled, Art St. Louis (2006). In 2013, he curated Dressed, an exhibition at the Regional Arts Commission, St. Louis.

He has also worked as a costume designer for many operas, dances, and theatrical productions in the United States and Europe, including Medea, the Junction, Dubai, United Arab Emirates (2017); Kinetic Field Work, Washington University Dance Theatre, St. Louis (2011); and The Threepenny Opera (co-designed with Bonnie Kruger), Washington University Dance Theatre (2011).

Drummond has shown his work in numerous fashion shows, including Mercedes-Benz Fashion Week in New York, Omaha Fashion Week, Kansas City Fashion Week, Nashville Fashion Week, and the Factory Fashion Show, St. Louis. His work has been reviewed and showcased in publications including the New York Times, New York Post, Huffington Post, St. Louis Post-Dispatch, The Tennessean, Alive Magazine, St. Louis Magazine, Hipster, and Vital Voice.

Thanks to the members of staff allowing us to take photos and look round the buses. Also thanks to the staff member who took the time to talk to us about the practicalities of the bendies, and the impracticality of YK06AUA which came here for trials last year.

Charlotte Dundas was the world's second successful steamboat, designed for towing and demonstrating the practicality of steam power for ships. William Symington developed the boat's drive using a pivoted crosshead beam above the vertical cylinder to transmit power to a crank. The boat was built by Alexander Hart and trials on the River Carron in June 1801 were successful. However, towing sloops from the river Forth up the Carron and then along the Forth and Clyde Canal presented challenges as the boat was found to be underpowered on the canal, so the canal company refused further trials.

Intelligent trash bin

The intelligent sensor trash can is relative to the ordinary trash can. In short, the lid can be opened and closed by the sensor without manual and foot stepping. The intelligent sensing trash can uses the principle of infrared sensing. as long as an object is close to the range of the induction zone, the lid will open automatically, and the lid will close automatically after the object or hand leaves the induction zone for a few seconds, which does not require external power supply and is powered by battery. low power consumption. The exquisite streamlined appearance induction flip design composed of infrared induction and microcomputer is flexible and convenient, and can easily throw rubbish without manual or foot tread.

Why choose trash bin automatic

In fact, in our daily life, we should not only reduce the production of garbage as much as possible, but also learn how to classify it. On the one hand, smart garbage bins can reduce the work burden of environmental protection workers, and at the same time, we can contribute to the environmental protection of the city. To protect the environment, starting from me, garbage sorting, from the preparation of garbage cans, these new and practical trash cans may bring a convenience to life.

Although garbage classification has been paid more and more attention by people, it does take up a bit of space to prepare multiple smart sensor dustbins in the same living space. This kind of garbage bins contain partition, which can be separated from non-recyclable garbage, and the separation in the bin is detachable. Convenient to use with garbage bags, but also convenient to dump garbage, simple and clean appearance, will not feel abrupt at home.

The smart recycle bin can also has a sensing function. The lid can be opened automatically when the knee is close or the hand is waved over the trash can. It is very convenient to throw the garbage into the trash can without contact with the trash can. The design with a lid is suitable for both the bathroom and the kitchen.

FAQ about Smart Trash Bin

FAQ about Smart Trash Bin

Why use optical sensing technology?

The height of the sensing window of the infrared automatic sensing function can reach 30CM. When a human hand or an object approaches the sensing window about 15-30CM, the trash can lid will automatically open. After the lid is opened, there is no object in the sensing area and after 5 seconds Only then will the lid of the barrel be closed again, which improves the 15-20CM limit range of the induction height on the market, and improves the drawbacks of the automatic induction on the market that it is easy to pinch hands without delay.

What are the applications of smart dustbin?

The smart sensor trash can has begun to penetrate into people's daily life. Compared with the traditional trash can, it is more functional and more user-friendly. The concept of contactless life is a brand new experience of fashion technology.

We carefully design highly functional trash cans according to specific environments and people's usage habits. For example, wet and dry sorting trash cans are used for the classification of dry and wet garbage in the kitchen, and wall-mounted trash cans are designed for easy picking/washing/cutting of miscellaneous garbage. , The toilet special trash can is designed for the narrow space of the bathroom/with tissue box and toilet brush, etc. We will intelligently detect the amount of garbage in the trash can. When the trash can is full, there will be a reminder and the lid will not automatically Open, and can timely feedback and notify the cleaning staff to clean up, reducing the daily workload of the cleaning staff. , We want to truly integrate the trash can into our lives, make it convenient for us to use and enjoy the convenience brought to us by technology.

Why we need smart bins?

1. Contactless delivery, healthy and sanitary. When we need to deliver garbage, people and objects can put garbage without touching any part of the garbage can to prevent cross-infection;

2. Good sealing performance, reducing the chance of cross-infection of various germs in life, no garbage overflowing, and ensuring fresh air around;

3. Mute and slow down, the whole delivery process from opening to closing is quiet, enjoying a quiet time;

4. Good waterproof performance, waterproof grade 5, waterproof splash;

5. Low power consumption, no need for external power supply, can be used with ordinary dry batteries or equipped with lithium batteries, long battery life;

How is the smart bin sensor mounted?

The smart trash can is composed of an IC chip/infrared sensor detection device/power supply device and a mechanical transmission part. The lid part of the smart trash can can be set on the body of the trash can to complete the device and use, and the operation is very convenient.

Back in the 80s when I was a little kid, Casio digital watches used to be a big deal. I got one as a second level hand-me-down from my cousin who got it from his Uncle.

This one here is a new piece that my Mom gifted me last year. It's made in Japan, and it's every bit the same as the ones that were made in the 80s, even the quality of inscriptions printed on the fascia.

I love this watch for its practicality and affordability.
