This is what happens when I work on Sundays.

I go a little bit crazy.

Property and Building

This office space is available for rent in a Bandra East residential building. It has a carpet area of 480 square feet. The commercial property is fully furnished and comes with four workstations, four cabins, air conditioners and its own private washroom. This Bandra residential building has a water storage facility. This property is conveniently located within walking distance of Bandra Station and has easy connectivity via road.

Bandra Area: Bandra, Khar, Santacruz, Kalina Vile Parle

The popularity of residing in Bandra and its surrounding areas makes it one of the best retail locations in Mumbai. As one of the most affluent locations in the city, it is home to many international brand stores, jewellers, night clubs, restaurants, cafes, gyms, salons, etc. If you are interested in opening a retail location in Mumbai, then Bandra, Khar, Santacruz, Kalina Vile Parle should be at the top of your list. The Bandra Area is not only residential and retail-driven, but there are also some of the most premium Mumbai offices spaces in this area. The smaller offices tend to be in Bandra West, Khar West and Santacruz West which usually top out at about 3,000 square feet. However, if your organization is looking for larger (5,000 to over 20,000 square feet) office space, we would recommend Vile Parle, Bandra East, Khar East, Santacruz East Kalina. In terms of connectivity, the Bandra Area is one of the most centrally located areas in Mumbai. To the north is Juhu, Andheri and Powai. To the south is the Sea Link Bridge that connects Bandra to South Mumbai via Worli. The Bandra Area is a short 15 minutes away from the domestic airport and 20-25 minutes away from the international airport.

The New Village project is reaching another important milestone at the Building 1 structure, whereby roofing, windows and trim details are under way and expected to be completed by mid July. Building 5 is moving through a second level of wood frames panels and trusses atop the podium concrete deck. Building 2 is nearing the same progress as Building 5 where a second level of panels and trusses is moving West toward Building 3. At Buildings 2 & 3, a tremendous milestone marks the completion of the structural concrete deck that not only ties the buildings together, but also provides for the superstructure that supports utilities and the future crossover at Havens and Jennings. Building 3 also presents the completion of much of its West masonry wall where a “green screen” will provide the buildings siding and beauty. Building 4 has emerged from the soil with the footings, piers and frost walls. Columns at Building 3 and 4 are erected to support the final elevated decks for the project. Site Sewer is in place with much of the building storm connections in place. Subsurface vaults are set to make way for the eventual removal of overhead power lines and installation of underground power to the surrounding buildings.

Having some fun with the shell of the outgoing filing system.

New Village at Patchogue project has almost completed construction of all structures in their vertical rise. Roof trusses are topping off Buildings 3 and 4 to the West while Buildings 2, 1, and 5 are fully roofed. Siding systems at Buildings 2 and 1 are very far along with trim details at Decks being completed. The building elevations present many different features and with much in place, the true charm of the buildings is becoming evident.

Exterior site features are being prepared to accommodate parking lot, sidewalk and landscape features and interior features are becoming a primary focus in the move toward completed buildings.

Exterior Brick and Stone are commencing at Building 5 while these features are nearing completion already at Buildings 1 and 2.

The interior of Building 1 is being trimmed, painted and tiled with cabinetry and floorcovering features moving forward as well. Building 2 is currently being sheetrocked and similar progress is soon to follow at Building 5.

It is bring your cat(s) to work day. They are not pleased.

The New Village at Patchogue project has emerged into the spring with accomplished milestones that include the completion of the Building 5 elevated structural post-tension slab and the breaking of ground for foundation at Building 4. These two structures will begin the vertical rise along Main Street and will place all of the five buildings in active progress. Building 1 is the Northeast building at the corner of Lake and No. Ocean and is topping out it framed units at the third floor. Building 2 has erected its initial section of the first floor and masonry structures have been completed as some of the stair and elevator shafts. Concrete systems are progressing toward completion of the main structural post-tension slab at the Building 2 & 3 connection and wood systems will follow along that same path. Mechanical, Electrical and Plumbing systems are roughing at framed units.

External site work will move toward the installation of sub grade structures and utility distribution conduits to make way for the services that support the project.

Teachers Federal Credit Union chose to open a branch at 31 West Main Street in the heart of TRITEC’s New Village Development

The space designed by Joseph T. Matthews Architects and constructed by TRITEC Building Company, Inc. The branch is beautifully appointed incorporating, white wainscoting, wall covering and original brick accents from the 1800’s.

When 31 West Main Street was purchased by TRITEC as part of TRITEC's redevelopment in Patchogue the building was indisrepair and in need of major renovations. TRITEC restored the building back to it’s original character replacing the third floor and replicating the original cornice built in 1897. TRITEC has been blending the elements of the original structure into the current design and functionality of the building for our new tenants.
