In downtown Washington's East End, The Tower Companies and The Lenkin Company turned 1050 K Street—a former parking lot near the old DC Convention Center site—into the beginning of a neighborhood renaissance.

 

This 11-story, 136,000 square-foot LEED Gold boutique office building features the latest techniques in sustainable design—triple-scrubbed indoor air, 100renewable power from wind energy, recaptured runoff and ground water, hi-tech thermal floor-to-floor glass windows that maximize natural light, KONE EcoDisk elevator traction system and a rooftop garden.

The New Village project is reaching another important milestone at the Building 1 structure, whereby roofing, windows and trim details are under way and expected to be completed by mid July. Building 5 is moving through a second level of wood frames panels and trusses atop the podium concrete deck. Building 2 is nearing the same progress as Building 5 where a second level of panels and trusses is moving West toward Building 3. At Buildings 2 & 3, a tremendous milestone marks the completion of the structural concrete deck that not only ties the buildings together, but also provides for the superstructure that supports utilities and the future crossover at Havens and Jennings. Building 3 also presents the completion of much of its West masonry wall where a “green screen” will provide the buildings siding and beauty. Building 4 has emerged from the soil with the footings, piers and frost walls. Columns at Building 3 and 4 are erected to support the final elevated decks for the project. Site Sewer is in place with much of the building storm connections in place. Subsurface vaults are set to make way for the eventual removal of overhead power lines and installation of underground power to the surrounding buildings.

This is a joking respone to the Clock Placement Committee. I was lucky to get a picture of it this morning, because they were swiftly removed by people more powerful (and taller) that me.

New Village at Patchogue elevation on Building 1 is nearly complete, the siding and roofing details, along with the start of brick veneer, are substantially complete. Building 2 is nearing the same progress as Building 5 whereby roofing sheathing is capping the building. Buildings 2 and 5 are ready for roofing. Buildings 3 has started the installation of 2nd floor panels along with the rise of masonry shafts at stairs and elevators. Building 4 has completed the last of the structural elevated slabs on the projects and panels are laid out and ready for installation.

 

Site Sewer and storm drainage is largely completed. Subsurface vaults are set at all 6 locations and make way for the redirection of power and communication services.

 

Interior trades are completing roughing at plumbing, electric, fire sprinkler and HVAC while sheetrock, and interior finishes follow behind.

 

Progressive accomplishments will be evident within the next month or two where Buildings 3 and 4 will present vertical accomplishment in the framed state. Additionally, the project will soon have external sidewalk, asphalt and curb definitions within the project site layout. LIPA will be moving toward providing a form of permanent power and interior spaces will be achieving a more refined finish.

Since our last photo…

 

Building 3 is formed for the first phase of elevated structural concrete deck, and the second phase elevated deck pour will be moving toward the Lake Street edge by the end of July.

 

Building 4 has much of its sub grade structure in place with a move toward the elevated structural deck by the end of August.

 

Subgrade utilities for LIPA, Verizon and Cablevision are completed at 70% of the site along with the same percentage of sewer and storm connections to on site drainage structures.

Sigh. Boy I'm beat. Today marks the end of a long couple of work weeks, putting extra time in on evenings and weekends for special events. It all caught up with me sometime yesterday. Today I'm lethargic and going a bit cross-eyed. Even the mundane quality if this photo shows my current lack of vigor. Eppendorf North America is a world-renown manufacturer of the highest quality laboratory instruments and consumables for the life sciences. In 2009 Eppendorf chose to relocate its corporate headquarters to 102 Motor Parkway, one of two twin office buildings developed constructed and managed by TRITEC. Eppendorf suite was to be located on an unoccupied floor of the office building and TRITEC had a very tight timeframe to move them into their new suite. The finished product was 10,000 square foot which contained new offices, lab space and training facilities.

 

Construction products used to complete the space included architectural metal partition systems, maple and cherry veneered doors, custom wood wall panels with stainless steel reveals, stainless steel wall base and granite flooring.

 

The lab space contains state of the art equipment and allows them to train customers to use equipment for Liquid Handling, Lab Automation, Molecular Biology, Microinjection, ICSI (intracytoplasmic sperm injection), Microarrays PCR, and Real-time PCR (qPCR).

  

Executive offices have fabric wallcovering, wool carpeting with borders, built in cherry wood millwork, granite bar areas and wall hung plasma screens.

31 West Main Street is in the heart of Patchogue’s downtown revitalization, the building has stood in the Village for more than a century and has been restored beyond its original glory by TRITEC.

Today, 31 West is a 26,334 SF mixed use Office and Retail building. The original structure once stood with proud architectural features; high ceilings, keystones, cornices, crown molding and tin ceilings, many of these features have returned in the revitalization..

Redevelopment of the facade, the reintroduction of the original cornice at the top of the building, replacement of all storefronts, a new main entrance and lobby core, upgraded elevator, bathrooms and hallways have all been completed. The building has become the jewel of Main St and is at a prime location in the heart of the New Village project.

The development, construction and the current management of the property are all done by TRITEC

Husband's lunch "in a pail". After being up several times last night with our Little One, I overslept and this bento didn't get the time it deserved. It's my first themed/cutesie bento, and it was kindofa joke because the other day I was showing my husband how creative people get with bentos, and he didn't seem too excited about bringing bears and kitties to work. Since it's monday, I thought of this one. Would've been MUCH better if I'da had another half hour to put it together:( I call it "Case of the Mondays".

New Village is strategically located at the “Four Corners” of the Village. New Village is a 4.87 acre mixed-use, multi-modal, residential redevelopment bounded by Main Street to the south, North Ocean Avenue to the east, Lake Street to the north and a parcel to the west of Havens Avenue. The site, sitting on a total of 3.28 acres of private land, consists of six parcels surrounding by a 1.68 acre Village parking lot. The project includes reshaping the existing Village property boundary while maintaining the overall acreage and parking count.

The entire project includes 291 residential apartment units and 36,149 square feet of restaurant and retail space. Additionally, the project will have a total of 509 parking spaces screened from the street beneath the residential buildings and in surface lots.
