A while back, as we were just starting to make beta builds of Adobe AIR (then Apollo) available, I was responsible for the HTML side of the runtime from an evangelist perspective. Coming from Adobe Flex, I set out to find a comparable UI framework for JavaScript and quickly landed upon ExtJS. After some planning, we got a few of the evangelists, Jack Slocum and Brian Moeskau together in Las Vegas, NV for some training.

 

Flash forward two years, and I had the opportunity to sit on an expert panel at the very first Ext Developer Conference in Orlando, FL. The framework has grown by leaps and bounds since first being rolled off from the Yahoo UI library. It's very comparable with Flex from an functionality perspective. There were about 200 developers present. I also sat in on a number of sessions, generally around theming and customization of the look and feel of Ext applications.

As a Starwood Preferred Guest, I opted to stay at the Westin, which was by the convention center. I got an amazing room for a great deal, and highly recommend the location if you're ever in Orlando. The hotel didn't exist the last time I was there.

 

While in Orlando I also got together with my sister, Christy, and her boyfriend Jason for dinner at Maggiano's. I hadn't seen Christy since she lived in Baton Rouge, and we visited for her college graduation. Shortly after they moved to Orlando where Jason is working on his degree. We had a really nice meal with a bottle of wine and friendly conversation over everything from the Large Hadron Collider to Mayan civilization.

In 1959 real estate developer Charlie Pietsch Jr obtained a long term land lease on the 6 1/2 acre hotel site from Bishop Estate. Being a member of Bishop's Trust Executive Committee helped! With Waialae lease in hand, Pietsch puts together a 50/50 deal with his acquaintance Conrad Hilton. Pietsch signed a contract with Hilton International to operate the proposed 10 story hotel.

 

Pietsch suggested the name The Kahala Hilton because Waialae was too hard to pronounce and spell. Architects were Killingsworth, Brady, and Smith of Long Beach. The groundbreaking of the 368-room Kahala was in 1962 and the resort opened in 1964 with a $26 rate. The construction of the hotel resulted in Waialae Country Club to redesign several of its golf course holes. The resort used the post-and-beam construction on a grand scale that became one of Killingsworth’s hallmarks. More than 100 coconut palms were planted. 18,000 yards of fine sand were barged from Molokai island to pad the beach front. The resort cost $12 million to build. Killingsworth and his firm also designed the Halekulani Hotel, the Mauna Lani Bay Hotel and the Kapalua Bay Hotel.

 

In 1968 Charles Pietsch sold his half of The Kahala to TWA, the owner of Hilton International, for $16.5 million.

 

1973 - TWA/Hilton International sells its shares in the hotel to mortgage holder Massachusetts Mutual life, but retains

management contract. Massachusetts Mutual Life sells its shares to MEPC, one of the largest property development

companies in the world at a price of over $20 million. In 1977 William Weinberg initiates a plan to buy the hotel for a price between $26 and $28 million. The contract takes two years to negotiate before closing the deal in May 1977. William Weinberg (WKH Corp.) owned the Kahala Hilton hotel from 1977 to 1993, this investment was most near and dear to his heart.

 

In 1993, WKH Corp. sold the 6.5 acre resort to an investment group then headed by isle developer Bill Mills after an arbitration panel raised the resort's annual lease rent from $96,000 a year to $5.6 million a year. Bishop Estate had proposed an annual rent of $13.5 million while WKH offered to pay $1.3 million a year. Japan-based Kahala Royal Corp. (Katsumi Iida) and local developer Bill Mills paid an estimated $50 million.

 

In 1996 the hotel was renamed Kahala Mandarin Oriental after a 40 percent investment by Mandarin Oriental Hotel Group. The Mandarin Oriental Group took over management, lasting until 2005

 

In 2005 Kahala Royal Corp., the Hawai'i firm owned by Katsumi Iida, paid $97 million to Mandarin Oriental Hotel Group for its 40 percent stake in the hotel on land leased from the Kamehameha Schools. Trinity Investments of Honolulu bought the hotel for $175 million in 2006 and rebranded it "The Kahala." Trinity is owned by California hotelier Chuck Sweeney and attorney Jon Miho of Honolulu.

 

In August 2014 - The Kahala Hotel & Resort was sold to Japanese-based Resorttrust Inc. for $300 million, which equates to $887,000 per room, the highest per-room price ever paid for an Oahu hotel property. Resorttrust will use the hotel as part of its time-share network. The new owner plans to retain Landmark Hotels Inc., the Trinity affiliate that took over management of the hotel in March 2006. All employees are expected to be retained by Resorttrust, which will assume the collective bargaining agreement between the hotel and UNITE HERE! Local 5.

Russell "Rusty" Lyon Jr., Chairman of Westcor Inc. was a principal developer of the Boulders Resort which was valued at $200 million when it opened in 1984. Boulders gets its name, logo and theme from the gigantic granite rocks deposited on this desert land millions of years ago. Westcor also operated the Hotel Westcourt at Metrocenter and Westcourt in the Buttes resort in Tempe. Westcor also developed the Arrowhead Towne Center at Bell and 83rd. Rusty Lyon was the visionary for Scottsdale Fashion Square, Chandler Fashion Square, Biltmore Fashion Park. Rusty Lyon, passed away in 2016.

 

Bennie Gonzales was the original architect of the Boulders. Gonzales was known for his adobe-style architecture. He also designed the Scottsdale Civic Plaza and the Scottsdale Conference Center. Scottsdale based Allen + Philip Architects completed the design work. The adobe look was achieved with synthetic stucco over masonry and viga and latilla framing. Guy Bussell was the project manager.

 

Laurence Rockefeller's Rockresorts was the management company chosen to operate the Boulders. A Rockresort company goal is to go to the frontiers of natural beauty and create resorts that lend themselves to the environment. Laurence Rockefeller wanted nature be the star. Rockresorts managed the Boulders from 1984 to 1988. In 1988 Westcor actually placed an unsuccessful bid to buy all of Rockresorts properties.

 

Walter Blum, who was chef for many years at the Arizona Biltmore, Grand Teton Lodge Company and the Muana Kea Beach Hotel, was the Rockresort's Executive Director of Food at the opening of the Boulders. He designed the menus and hired the opening chefs, who were Duncan Slater and Robert Walton. A Blum quote "It takes longer to become an executive chef than a physician." Some entre's from 1984 included pheasant with plum sauce, chateaubriand, snails with chopped mushrooms and duck breast with papaya sauce. The Boulder's restaurants were The Latilla, The Palo Verde and The Club. The Latilla was permanently shuttered in 2015 and its space converted to a meeting room.

 

Richard E. Holtzman, president of Rockresorts, appointed his son Richard A. Holtzman Jr. to the General Manager position.

 

In 1988 The Boulders had a 78% occupancy rate at its 120 casitas during the 9 1/2 months it is open each year.

 

A Boulders Resort advertisement stated "and on the seventh day, God built a golf course." There are two 18-hole golf courses designed by Jay Morrish built in to the natural rock outcroppings. In 1983 Morrish began putting the North and South Courses together - nine holes at a time. First came the Boulders Nine, followed by the Saguaro Nine. Eventually the Lake Nine was added, and that’s the way things were - 27 holes - until Morrish came back in 1992 to add nine more holes.

 

By 1994 Rusty Lyon and his partners had formed Carefree Resorts. Partners in Carefree Resorts were Richard Holtzman Jr., William Nassikas, Michael Surguine, David Beckham, Scott Lyon and Del Goehring. Resorts acquired were The Peaks at Telluride in Colorado; Carmel Valley Ranch Resort in California; and The Lodge at Ventana Canyon in Tucson, Arizona.

 

In 1996 Patriot American Hospitality Inc. bought Carefree Resorts for $210 million. Included in the sale were The Boulders, The Peaks at Telluride in Colorado; Carmel Valley Ranch Resort in California; and The Lodge at Ventana Canyon in Tucson, Arizona.

 

In January 1998 The Boulders was established as the flagship of the Wyndham International - luxury properties.

 

Blackstone Real estate Advisors bought the Boulders in 2005 and became a member of the LXR Luxury Resorts Collection. Michael Hoffmann was appointed Managing Director. He served from 2005 to 2013. A graduate of Ecole Hôtelière de Lausanne and native of Switzerland, Hoffmann came from Claridge's in London. In 2006 Blackstone gutted and redesigned the interiors of all the guest rooms.

 

On April 23, 2015 Columbia Sussex acquired The Boulders for a reported $83.3 million and switched the resort's Hilton brand from the Waldorf Astoria to the Curio Collection. General Manager is Howard Harris (former gm at Hilton Lake Las Vegas Resort & Spa). The resort renovated all 160 of its Casitas by the end of 2015. The bedrooms’ wood-burning fireplaces received an adobe update and each room included a wood-inlay headboard in a traditional Hohokam design. The majority owner of Columbia-Sussex, Bill Yung, is well known in the hotel industry for his scorched-earth tactics.
