Buying a house? Then you’ll no doubt hear tons of advice from people who’ve been through the home-buying process before and want to pass their sage wisdom onto you. Problem is, sometimes the advice that “everybody knows” is right isn’t.
Fact is, housing markets change over time—and the rules vary widely based on where you’re looking to live, along with lots of other specifics. Just so you can keep your eye peeled for the home-buying advice you might hear that could lead you astray, here are common tips to take with a grain of salt.
‘You can save money by buying a fixer-upper’
Sure, shows such as “Fixer Upper” make it look easy, but rest assured, purchasing a run-down home and turning it into something special “is not for the faint of heart,” says Dan Bawden, chairman of the National Association of Home Builders.
To really score a deal on a fixer-upper, you need to be able and willing to do a lot of the work yourself.
“If you have no knowledge of renovation, it’s a lot riskier,” Bawden says. Unless you’re an experienced remodeler, he suggests getting an inspection with estimates from a remodeling contractor before you buy.
Even if you have the ability (and time) to do the fixing up necessary, or have found a reliable contractor who can do the work while staying within your budget, you have to factor in the time you’ll be paying the mortgage and bills without being able to live in the home. Six months of paying rent on top of your house payment can quickly eat into what you saved on your “great deal.”
Bottom line: For the inexperienced, the line between fixer-upper and money pit is perilously thin. Make sure the stress of a remodel is worth the savings.
‘Foreclosures and short sales are bargains, too’
Short sales and foreclosures are often not the deals they appear to be, especially for inexperienced buyers.
“In this market, even banks want to get top dollar for their properties,” says Melisa Aponte, a real estate agent with the Keyes Group in Miami. “People can overpay for a property and still have to go through all the hassle of doing the work on it.” This is especially true for people using FHA loans, which have strict requirements about the condition of the homes they are used to purchase.
It’s difficult for novices to know what they’re actually buying, explains Dillar Schwartz, a real estate agent in Austin, TX. “The price tag may be fair, but the damages are often severe and the room for negotiation is limited.”
With foreclosures sold at auction, you’re buying the property as is: You can’t even go inside before purchase. Is that really a risk you’re willing to take, however great the price is?
‘Always buy the worst house on the best block’
On the face of it, this seems like good advice: Pick the ugly ducking in your area, and the higher value of surrounding homes will elevate its value, which means your home’s price has nowhere to go but up! And that’ll be great when you’re ready to sell.
Still, though, what if you don’t want to live in the “worst house”?
While it’s important to think about resale value, most buyers aren’t real estate investors; they’re people buying a home they’re going to live in. Even on the best block in the world, a home that’s too small for your family or that has other deal-breaker qualities is not going to be a good fit.
It’s better to find the right house in a less expensive neighborhood. After all, in a few years, your neighborhood can change, trees will grow, your neighbors’ landscaping could improve, but your house isn’t going to sprout another two bedrooms.
‘You need a neighborhood expert’
Of course you want an agent who knows the area, but do you really need a neighborhood expert? What on Earth does that even mean?
“I think it’s kind of a fake term,” says Schwartz. “Most cities aren’t as divided as you think.” In fact, working with a neighborhood expert can hurt your search if your agent doesn’t suggest properties in more than one small area.
Even if you think you know for sure where you want to buy, “there may be other opportunities out there that are a better fit, and for a better price,” says Schwartz.
She suggests looking at how many clients an agent has worked with overall as a measure of expertise, not just how many homes the agent has found in a certain neighborhood.
“Beware of reading too much into a designation,” she warns.
‘Cost per square foot gives you an apples-to-apples comparison’
Sure, looking at the price per square foot can help you compare properties of different sizes, and is often used as a benchmark for prices in a neighborhood. But that metric can be misleading.
“Price per square foot isn’t always the best data to make an investment decision off of,” says Schwartz.
That’s because there are many very important factors that don’t show up in that number. For example, you’re looking only at interior space. For real apples-to-apples comparisons, you need to consider the yard, garage, unfinished basement, and anything else that doesn’t qualify for the “official” square footage. It also doesn’t take into consideration the number of bathrooms and bedrooms (only the size), or the condition of the home. Price per square foot is just part of the story.
The most important thing to remember when you’re buying a home is that nothing is universal. Advice that makes sense in one market could be absurd in another—which is all the more reason to work with a real estate agent you trust and feel comfortable asking questions. Here’s more on how to find the right real estate agent in your area.

Tomorrowland’s new winter festival, The Hymn of the Frozen Lotus, is headed to the French Alps this year, March 9-16. With less than a month until the festivities begin, load in for the festival has officially begun.
A few photos from the venue have made their way online — while not a breathtaking look at any of the complete stages or such, it’s still a unique look into the festival weeks before anyone is supposed to see it.
A variety of structures have begun to be erected in the Alpe d’Huez, the ski resort in the Alps hosting the festival. The most pictures show off an iron globe featuring the world’s countries with the official Tomorrowland logo suspended inside the hollow interior.
Another photo (show top right, below) shows what appears to be the beginnings of some sort of structure, but it’s impossible to tell what it might turn out to be.
The inaugural Tomorrowland Winter will feature Afrojack, Armin van Buuren, Dimitri Vegas & Like Mike, Martin Garrix, Nervo, and Steve Aoki; Kölsch, Joris Voorn, Solardo, and Nico Morano; as well as Timmy Trumpet, Netsky, our favorite dancefloor jokester Salvatore Ganacci, and more.
Select packages still remain for the festival — go here to find out more.

This is an honest user review of the Flair Espresso Maker. I wrote The Rok Espresso Maker review a few months ago, and in this post I promised to also review Flair Espresso, which is the latest invention of this type of manual non-electric espresso maker, so here it is – better late than never ;-).
Bella Barista sent me their demo unit of Flair for the purposes of this review, it’s on loan only for review purposes so this isn’t a case of me getting a freebie in return for a review ;-).
Unboxing and Initial Impressions
The package is small, it’s hard to believe that it contains a lever type espresso maker.
On opening the box, there’s a really compact travel case – and on opening this, the Flair Espresso maker is cleverly packaged with all the parts in a specifically assigned place. What is also handy, is that it shows you in the instructions how to put it all back in ;-), although this is fairly straightforward once you’ve done it once or twice.
This is the standard version, or the “classic” which is £149, they also do a signature model and a black signature model for an extra £40, and while I’d like to say that I wouldn’t pay the extra just for the aesthetics, actually from looking at the signature model, I think I would ;-), they’re very pretty!
Flair comes with a solid steel tamper, which I’m very impressed with at the price, and everything does look very good quality for the cost. (Just take note that I think there is a version which doesn’t come with the steel tamper, I think all the versions from Bella Barista come with this, so if you see them cheaper just check you’re looking at the same version with the proper tamper).
Assembly
Flair is packed in the travel case in bits, to make it super compact, so you need to assemble it first. When I first looked at the bits in the case, it looked a bit intimidating in terms of how many bits there are and how much figuring out I may have to do – I may even have to resoirt to reading the instructions??
Whenever we’ve been to Ikea I usually remember a really important task I have to do, to get me out of the house while my wife puts the stuff together ;-), I’m useless at stuff like that.
Actually, it was ridiculously simple and took me about 20 seconds to put together for the first time, no instructions necessary!
Using Flair Espresso Maker for the First Time
I have to admit that it took me a bit of time to get on with Flair. I think partially this is down to the instructions, which I don’t think are fantastic when it comes to dosing, but also down to the fact that I was using the same kind of grind that I use for my La Pavoni, and a similar grind that I found to work for The Rok, but it seems with Flair I needed to go slightly more coarse.
I was finding the flow on the slow side to begin with, and therefore the Espresso over extracted, and when I went more coarse it didn’t seem to help, but I wasn’t quite going course enough it would appear, and issues I was having with dosing didn’t help.
The instructions say to fill the dosing cup with beans, and I decided to follow the instructions to the letter for the purpose of the review, and doing this seemed to overfill the portafilter regardless of the grind. When I ignored the instructions in this regard and dosed with 14g, I seemed to get the best results, at a more coarse setting than I’d usually use with the La Pavoni Euripicolla and The Rok.
Does Flair Make True Espresso?
This is a question I asked when I reviewed the Rok, and as with Rok, Flair certainly makes true Espresso, with no electric, no pumps, no steam involved – which I do find amazing. Aeropress is often described as an Espresso maker, as are Moka Pots and other manual coffee makers, but Rok and Flair are the first manual coffee makers I’ve used that do, in my opinion, make true Espresso.
How Good is the Espresso Pulled via Flair?
Very good!
I pulled shots of Espresso with Flair alongside my La Pavoni Europiccola, and The Rok, using the same coffee. Once I’d got over the initial issues with the grind and dosing, I was pulling shots of a very similar level to The Rok, with the same beans. I wasn’t able to quite compete with the shot quality of my Europiccola with either Rok or Flair, but I wasn’t far off, to be fair.
The taste was very close, but crema and mouthfeel I just couldn’t quite get to the same level as my lever machine with either of the manual Espresso makers.
This isn’t a put down of Flair (or Rok), as I’m comparing non-powered manual coffee makers to an electric machine costing four or five times as much, so that’s really not a fair comparison. Also, I was using a medium roast, I can get great results with medium roasted beans via the Europiccola, but I believe that it’s slightly harder to get the same results with medium roasts with the manual non-powered espresso makers vs. dark roasts. This probably wouldn’t bother most people as many would be using darker roasts for Espresso anyway.
Having said that, I do think, judging from other reviews I’ve read such as the Flair Espresso Review on Home Barista, that this kind of quality is possible.
As far as I can make out, the main difference between the way I’ve been using Flair, and the way others have who have rated it on a parr with powered lever machines, is that while I was following the instructions and pre-heating the cylinder with hot water (which didn’t seem to make much difference really, vs not preheating it), others have found that this doesn’t pre-heat it enough just with hot water (especially when using medium roasts, as I usually tend to) and that better quality shots come from actually boiling the cylinder in a pan of water, and then using tongues or heat proof gloves to handle it.
If I’m buying an Espresso maker based on portability, then I wouldn’t want to have to be boiling the chamber first in a pan of water, personally. Then again, maybe I could overcome this by using a darker roast. I will try it with a darker roast and update this review accordingly.
Conclusion. What do I think of Flair Espresso maker?
I think it’s brilliant. If you’re only wanting Espresso, you’re not concerned about steaming milk (or if you’re happy to froth and steam milk via alternative means), and if you’re wanting an Espresso maker which is portable and compact, and which is capable of making nice Espresso, and won’t break the bank – then Flair may be your perfect Espresso maker.
Life is like a box of chocolates, so follow me on Twitter, and that’s all I have to say about that.

There really are some exceptional commercial and residential roof replacement companies in Vancouver. These business concentrate on roof repair , replacement gutters, vinyl siding repair, rows, ice dam removal, infrared moisture detection, maintenance, ice dam prevention and so on. Whenever you get complications or obtain the wish to modify the presentation of your home, you can seek advice from a repair company.
There are many competent roofing contractors out there and they can handle large and small projects. They service businesses and all kinds of residences such as townhouses, apartments, condos, and private homes. They can fix any type of roofing such as shingles, flat roofs, tile, and metal. Many roofing companies offer free consultations and estimates, so you should definitely take advantage of that. Meet with a few roofing specialists. Get answers to your questions and compare estimates until you find the best person for the job. Some roof repair companies offer same day repair services, so keep that in mind if you are shopping around. A roof is the most important part of a home or building, so you should get the problem fixed immediately. A poorly installed or damaged roof can cause excessive damage to a building, so find a contractor who can repair your roof quickly.
How to Install Metal Roofs in Vancouver?
Roof repairs are definitely specialized projects. Sometimes they be done by the handyman and homeowner. But qualified tradesmen will repair your roof quickly and thoroughly, so weigh this up if you are attempting the project yourself. Roofs protect you and the contents of your house from the weather, so repairs are vital. If you’re employing someone else to repair your roof for you, only use a licensed roofer that you can trust, and use them again if needed. Licensed roof contractors will mostly offer a guarantee, so look at this as a benefit and take it up because it does ensure that the repair job was done correctly.Roof DegenerationRoofs can degenerate quickly as the result of a storm, or over time due to general age related factors. Neglected roofs are most prone to bad storm damage.I view a lot of roofs and often see leaks that have come from mostly neglect, especially from rusted gutters which are full of leaves and have disconnected from the down-pipes and water going everywhere but where it should. This consequently breeds other problems which encroach on neighbours creating a domino effect. Its not uncommon to be treating one problem for two different households especially in close inner city communities. Its handy to be on a friendly basis with them! So, clean out gutters yourself or get in a roofer for a small price. While you’re at it, cut those overhanging branches. If roof problems still exist, be suspicious that the fall of the gutter is incorrect. Practicality and general knowledge of the laws of gravity are vital here! Some Types of Roof ProblemsAsbestos-cement is really an issue if it’s damaged so due vigilance is a must. For example do not remove any screws without safety wear and it’s probably best left to the roofer. Yet these roofs can be repaired quite successfully, which can be a relief if you are concerned about it. Skylights are a bit of a bother when they leak, which they do when left too long without maintenance and periodic applications of sealant. Our roofing company deals with these often and our best tip here is to use a good tradesman in the first place to install the skylight and ask them for advice on keeping them in the best condition. They too will eventually need replacing, but you will know when if you are on top of the repair. Broken tiles can be the result of stepping where you shouldn’t, and metal roofs can be dented if you don’t follow the screw line so my tip is if you want to fix it yourself, educate yourself on the structure of the roof by getting on the net or reading about the anatomy of the roof structure. Ridge capping covers the two faces of meeting tiles, and if this is loose it needs to be what is called “re-bedded and re-pointed”, again something to be conversant with if you have one of the most popular tiled roofs in Australia. This type of damage to tiled roofs can be hard to spot, but leaks will become apparent with a little bit of neglect. Tile, metal and slate are the most common types of roofing in Sydney, each with their own specific handlings. Metal roofs for new homes have become more in-vogue, due to their ease of maintenance and sleek looks. But they are not immune to repair and will have their own degree or wear and tear.Roof damage is inevitable as a roof is the most exposed part of a house and susceptible to some mighty elements that can come unexpectedly. So ideally build roof repairs into your budget with the rest of the house or even just have a plan worked out in case your roof is suddenly in need of repair.

While we were staying in our homes during the COVID-19 outbreak, two guests were apparently searching for a new one. Last weekend, two Osprey’s nested on a pole right in front of the Bayside Resort on Lewis Bay! Our staff has affectionately named the birds ‘Oscar’ and ‘Wilma’ and have been closely monitoring their activity since they nested. We can’t wait to share with you educational and scenic views of these beautiful animals. How lucky we are to have a front row seat to one of Cape Cod’s most revered birds!
Oscar and Wilma have been observed searching for fish throughout the salt marsh daily, and are excellent hunters. They circle high in the sky flying on steady wingbeats and bowed wings until they view their prey. You can often clearly see a catch in their talons as one of them carries it back to the nest with a naked eye. The salt marsh offers the perfect habitat for them as it offers shallow waters with an abundance of wildlife for them to prey on.
We are currently working on setting up a live camera feed to add to our website, where our guests will be able to monitor the bird at all times of the day. The camera is planned to be located on the South side of the Hotel, facing the bay. We are taking all necessary precautions not to disturb the birds as they have recently mated. Here at the Bayside, we strive to be good environmental stewards of our neighboring Salt Marsh as it is a critical ecosystem for all types of wildlife. Though we are eager to view and learn about these animals, we understand the importance and responsibility of ensuring these birds remain undisturbed and safe from human interaction.
More photos will follow with any updates on Oscar and Wilma as they begin laying their eggs in the nearby future. We hope you’ll join us in appreciating these birds right from our beach or the outdoor pool!

Tickets for Coachella 2019 sold out quick as ever this year — save for some radio contests and resales, if you were planning on attending the festival, you were SOL. At least, that’s until Billie Eilish decided to drop some special Coachella merch including Coachella passes.
The Coachella bundle from Billie included a fanny pack and bandana, however it is entirely sold out, as are Coachella passes for W1. However, lucky for some, there are a very limited number of Coachella W2 passes still available without the merch bundle.
No telling how much longer before the W2 passes are completely sold out, so get on that ASAP! Click here.
The news precedes Eilish’s debut album release next month, When We All Fall Asleep, Where Do We Go.

Pahlaj Nihalani shocked at certain film personalities celebrating his exit
It was a busy Grand-Finale week for Pahlaj Nihalani when as many as 15 Hindi (and that includes a few dubbed Hollywood films) were provided censor certificates before he was asked to leave on Friday evening.
The films in the coming weeks that have been provided with a certificate are Krishna DK and Raj Nidimoru’s espionage thriller A Gentleman, Gurinder Chadha’s epic Partition tale Partition 1947, the highly-anticipated Ryan Reynolds actioner The Hitman’s Bodguard, a 3-D version of Arnold Schawrzenegger’s Terminator 2, Amole Gupte’s eagerly awaited film about a child detective Sniff ….
Says the exhausted former CBFC chairperson, “The list of films to be cleared for August 18 and August 25 was endless. Never before had we at the CBFC been given so many films to view all at once. In fact Ashwini Iyer Tiwari’s Bareilly Ki Barfi came to us on Thursday and we viewed the film and provided an all-clear U certificate to the film on Friday.”
Nihalani had a very special reason for rushing through the certification of Bareilli Ki Barfi. “This is a film co-produced by Renu Chopra, the wife of the late filmmaker Ravi Chopra. It is her first attempt at turning an independent producer. I didn’t want her film to suffer any delay.”
Nihalani says he was surprised to read the same filmmakers whose films he had cleared on priority, rejoicing his ouster. “I can understand Anurag Kashyap feeling happy about my departure from the CBFC. He has been openly campaigning against my tenure as the CBFC chairperson. There is no hidden agenda in his malice. It’s all out in the open. I believe he has been singing songs after my exit from the CBFC. Glad to bring happiness in his life. But some of the others ‘welcoming the change’ have been telling me on my face that they had no problem with me at the CBFC. And now they say they’re happy to see me go? Wah kya baat hai.”
Without taking any names, Mr Nihalani mentions a recent film in which he had gone out of his way to accommodate the toilet humour. “There were derogatory references to caste and community which I couldn’t allow. The next thing I heard is that the film’s hero had complained to the I & B ministry about my high-handedness. God bless him and all the others who are celebrating my departure.”
The worst jibe post-ouster was on Arnab Goswami’s show where the abrasive anchor openly ridiculed Mr Nihalani.
“I think I replied sufficiently to his taunts. Arnab kept insisting I should say the word ‘intercourse’ out load. Why should I do what he or anyone else asks me to do? By saying ‘intercourse’ loudly one becomes a liberal? And for Arnab’s information, I had no problem with the word. ‘Intercourse’ has been allowed in the new Bengali film Dhanonjoy. No, I am not a prude. But I am pragmatic. I know Shah Rukh Khan’s fans are children, and parents wouldn’t have liked him talking about intercourse in Jab Harry Met Sejal. Let me make one thing clear. The CBFC guidelines do not stipulate that films should not be cut. Yet I was pressurized from the top to not cut, only certify. The CBFC is a confused organization. We need progressive guidelines. Without them we are stuck in a time-warp.”

We all know about traditional braces. They have big brackets and lots of metal. But, they do have some fun, colored rubber bands that you can swap out! Well, as exciting as that sounds, Invisalign in Westminster CO may be better suited for your lifestyle. So, keep reading to learn more:
What is Invisalign?
Invisalign is an orthodontic treatment. Instead of brackets and wires, Invisalign is a series of clear aligners, similar to a retainer. Over the weeks, you will swap out trays that exert pressure on different places of the mouth. This’ll gradually shift your teeth.
Am I a Candidate for Invisalign?
The great thing about Invisalign is that most people are candidates! If you have an overbite, underbite, crowding, or gaps, Invisalign may be an option for you. But, you also need to be able to wear the Invisalign for at least 22 hours a day. So, take your lifestyle into consideration before opting for Invisalign.

Protecting yourself against appraiser identity theft is very different from protecting your credit against identity theft. Most of the standard advice, such as shredding financial statements and safeguarding social security numbers, will probably not protect you against an individual who wishes to use your name and appraisal license number to issue fraudulent appraisals. To help you out, we’ve put together some identity theft tips for appraisers.
Our highly-rated course, Managing Appraiser Liability, is filled with the tools and insights needed to protect yourself in your everyday practice. Enroll now.
Identity theft tips for appraisers
Let’s face it—your name and license/certificate number are out there. They appear on your work product, on business cards, and on websites. And even if you remove your name and license number from these places, they still appear on the state licensing board website and the Appraisal Subcommittee’s national registry (www.asc.gov). So what can you do to protect yourself against identity fraud?
1. Screen your assistants and trainees
Because many of the appraiser identity theft cases involve appraisal trainees or ex-trainees, check a potential trainee’s background very carefully before hiring him or her.
2. Safeguard your license/certification
Do not make a copy of your license or certification available on your website. Be careful about sending copies of your license/certification to parties whom you do not know.
3. Safeguard your license/certification number
Remove your license/certification number from your business card and stationery, if you can legally do so. Some states require your license/certification number to appear on your business card, so you may not have a choice in this matter.
4. Safeguard your signature password
Do not tape your signature password to your computer or desk, and don’t choose an obvious password, like your name or company name. Change your signature password frequently.
5. Don’t authorize signatures by others
Make it a firm policy not to provide your password to others or permit them to sign for you. If you are investigated, it may be difficult to convince the investigator that even though you had previously allowed this person to sign for you, in this instance you did not authorize it.
6. Work for ethical clients
If you are working for a client who continually asks you to revise values or remove negative comments from appraisal reports, think twice about accepting future orders from that client. The possibility exists that when you refuse to modify your report, they could simply modify it anyway, without your knowledge or permission. Never give a client your signature password, and never transmit a report to a client without your signature.
7. Keep a complete appraisal log
Maintain a thorough record of every appraisal report you complete. That way, if a client contacts you with a question regarding an appraisal you never completed, you will know right away that it was a forgery.
8. Be proactive
If you believe someone else is completing appraisal reports utilizing your name, contact the authorities immediately. Don’t wait until the authorities come calling. You should start by contacting your state Attorney General’s office, your errors & omissions (E&O) insurance carrier, and your state appraisal licensing board. Ignoring the problem or delaying action may make you seem complicit, and could lead to legal problems down the road.
Other types of fraud affecting appraisers
Identity theft is not the only way in which ethical appraisers are negatively affected by the fraudulent actions of others. Learn about other ways that fraud may impact you in your appraisal practice—and get tips on how to protect yourself—in our course, Managing Appraiser Liability.

Got the guts to buy this car? That is what the current owner, who is 60-years old wants to know as well. The car we’re talking about is a rough and ready 1925 Ford Model T. The rough and ready part does not denote this as a bad car, in fact it is something that the current seller would high five us on saying. Why? The thing has a 460 Ford big block and a four speed transmission. The car lacks things like heat, a radio, and all the other modern stuff that traditional hot rodders scoff at. Here’s the thing. This is about as legit an old school hot rod you are ever going to see for sale that you can get in and drive the wheels off of and the owner has.
This car has made trips all of the place including Bonneville and Viva Las Vegas among others. The reality is that if you really want a hot rod that drives, feels, and hauls ass like a hot rod, this is the car for you. It sits right and it does so because of old school technology. It has friction shocks up front, it has a four-link out back, and it sits 44″ tall. You can sleep on the roof and we only say that because the current owner has done that.
We’d run his had here but it is too damned good. You need to read it by slamming the link below.

After a long day, there are high chances that your couch must have caught a lot of dirt. It will not be easy for you to realise, but subjecting it to a deep-clean will help remove the hidden stuff which include sloughed-off skin cells and leftover bits of food.
If you have a natural fabric sofa, then the following are the simple steps to make it look new again.
How To Clean A Natural Fabric SofaClick To Tweet
1. Identify the fabric
Couches come in different shapes and material. Some have removable and washable cushions while others don’t.
Before getting started, it is important that you know the type of sofa you are dealing with. Cotton blend or linen couches can be easily cleaned by natural ingredients.
Most of the couches have guiding tags which identify them us; W: OK to use water for cleaning, S: Only solvent-based cleaner on fabric, SW: Either water or solvent cleaner, X: Only use a vacuum cleaner.
2. Prepare your couch
Make your sofa ready for grooming by using a dry white hand towel to remove dried-on spots and any bits that make homes of nooks and crannies.
You can use a brush too. But remember not to use colored towels or sponges because the die might stain your couch.
3. Deep clean
Sprinkle the entire couch with a heap of baking soda to release lurking smells and break up stains in the fabric.
If your sofa needs a thorough cleaning, then mix this dry natural carpet cleaner and use it for covering the fabric. Allow the baking soda stay for almost 20 minutes or an hour before you run a brush on it.
4. Stains, Be gone
You can then check keenly if there are any lingering stains. Mix the easy cleaning solution and do a fabric spot test in an unseen location to check if there’s any discoloration. Dip the washcloth in the cleaning solution, and gently use it for wiping the entire sofa or the stains.
5 Allow the sofa to dry and make the necessary touching. It may appear darker than usual until it dries. This is the safest cleaning method to be used on fabrics, and for sure it has exemplary results.
To save time and guarantee results always consider hiring the services of a professional sofa cleaning service.

Technically spring begins on March 20th, but you could say we’ve got ants in our pants here at Dr. Marchbanks’s office to declare spring’s approach with March 1st! Can you blame us? We can just see it now, fluffy clouds in blue skies, bees buzzing, flowers in full bloom (sneeze!) One month, ladies and gentlemen!
So, as our team likes to do, we came together to compile a quick-tip guide of things that must be checked off before the new season begins. It’s definitely some power-cleaning stuff, but they need to be done because they keep your house sanitary and your family healthy!
Read on to see if you’re accomplishing all of these hyper-hygienic cleaning tasks.
Dusting!
From dusting fan blades, to light fixtures, to picture frames or the top of the doors molding/frame, grab that damn rag or pillowcase (tip: for fan blades) to remove all the dust that’s accumulated in the past months of hibernation and closed windows.
Wipe down all doorknobs, remotes and hand fixtures
Was somebody sick this past winter? Or do you have little kids or even grandkids who needs constant reminders to wash their hands? Then it’s time to do one succinct wipe-down of all surfaces that the hands in the house share! Don’t forget the actual door itself, both below and above the knob or handle, as we tend to push it open or shut in this manner sometimes. While you’re at it, wipe nightstands and any table surfaces.
Wash all textiles
This includes blankets you’ve been using to cozy up all winter, pillows you’ve been melting into, shower curtains, soft rugs, bedding, bath robes and so on. It may take a few days, but it must be done to keep lingering smells and bacteria away!
Clean the kitchen—deep
Next to scrubbing down the bathroom, the kitchen might be the most dreaded place to clean. Be sure to clean the outside of the appliances with the appropriate cleaner (example for any stainless steel or marble surfaces). Next, tackle appliances that sit on the counter like the microwave, toaster, coffee pot, blender, etc., then move to cleaning the inside of appliances (oven, dishwasher, refrigerator). We highly recommend avoiding the self-cleaning mode on appliances, as it can decrease appliances’ lifespan. Then move to countertops, and lastly the sink (and drain). Use a diluted mixture of baking soda, vinegar and water.
Baseboards
This is one of the chores we feel especially passionate about! The baseboard actually has an architectural purpose: to catch the dirt that falls from the top of the room, down the wall and onto the floor. It’s there to make it easier for you to clean! Take a warm soap-wet cloth and run it along the expanse of the baseboard, and then rinse the rag and wipe once more for any residual soap. Or, you can use a wet wipe, up to you—just make sure to clean it!
Windows and Windowsills
This means inside and out. We know, we know…yes, it is probably going to rain right after you clean the outside of the windows (Murphy’s Law), but it must be done.
And yes, this also includes those little nooks and crannies that window frames come with. Use a cotton swab to clear out the gunk that a cloth or wipe doesn’t manage.
Floors
Whether you go it old school and use a broom and then get on your hands and knees and manually clean with a bucket and rag, or if you use a fancy-contraption standing mop, this is a regular MUST. The gunk, crumbs, hair and dust that build up on floors can be repulsive to even think about. We recommend saving this for one of the last chores, as everything does wind up falling on the floor as you clean. That said, this is something we think should be done monthly at the least.
Bathroom
We’re talking all that porcelain and ceramic! Grab your favorite cleaner, a two-sided sponge, some rubber gloves, and maybe even a toothbrush, and give every surface a good scrub down.
Drawers and cabinets
This might actually be a task that takes a few days, but try tackling the cabinets and storage places that are messing with your daily grind the most. In places like the dish cupboards, just pull items out, wipe them down and put them back in place. Don’t take on too much by feeling the need to reorganize. The sheer act of wiping out may inspire you to mull over how better to organize the space at a later date.
Grout
Sprinkle baking soda on every bit of grout you find in your bathroom or kitchen, using a spray bottle filled with vinegar to apply over baking soda. Let it sit and bubble for a few minutes and then scrub—but not for too long, or the will settle back into the grout.
There’s probably a zillion other cracks, crevices, spaces and appliances we could recommend cleaning, but we wanted to keep it simple. We just wanted to point out what is sanitary to keep you healthy coming into the pending springtime.
Don’t forget to pencil in some self-care in the next month before spring begins, too. Enjoy a long bath in your newly-cleaned bathroom, and cozy up on the sofa with the freshly cleaned linens afterward to thank yourself for all the hard work and power cleaning you did in such a short month!
And lastly, don’t forget to pencil in your spring tooth-cleaning as well! We’ll be here in the Arlington office when you’re ready!

As the dust of confusion begins to settle and clear, I can now explain where we stand with regard to opening for business again. Please bear in mind though that regulations may change again before the end of the month. Please keep checking this blog for updates.
Firstly, we have had a problem with our server automatically sending out appointment recall messages and reminders and allowing online booking. Hopefully this has now been stopped, but for the avoidance of doubt, please understand that NO routine appointments can be booked at the moment. If you have a check-up or hygiene appointment booked, or if you have been asked to book one, there are no appointments allowed under the current guidelines. So, no routine appointments are valid. If you have not been contacted by telephone and pre-screened, your appointment is not valid. I apologise for any confusion caused.
Secondly, we opened for treatment of emergency patients on Monday 8th and Tuesday 9th June. We were allowed to do basic first aid treatments. The practice has shut down again until at least the end of June while we prepare for more normal opening but telephone advice (as before) is still available during this period. See previous blogs for the number to call.
Thirdly, the main problem for dentists operating is the potential for infective spray created during our drilling, scaling and spraying in the mouth. These are called ‘aerosol generating procedures’ (AGP’s). At the moment we have to assume that any of our patients could carry the Covid 19 virus and we must have rigid precautions in place before we are allowed to perform any AGP’s. The regulations require us to have:
• Special certified respirator masks which have to be tested for proper facial seals on each individual person by a certified external tester.
• Full PPE with, long sleeve surgical gown, caps, visors, shoe coverings etc. (We are currently trying to source the required PPE.)
• A ‘fallow period’ of one hour after an AGP (to allow droplets to settle) before we are allowed to enter and clean the surgery surfaces. This means that whenever we perform an AGP, we cannot use the surgery again for at least 75 minutes.
I think you will understand that this mode of practice is far from ‘normal’ for us.
The consequences are that we will have to prioritise patients when we do open and risk-assess every AGP to make sure we only do an AGP when it is absolutely necessary. Patients will be prioritised as follows:
1. Those requiring emergency or urgent treatment and those requiring follow-up treatment from temporary emergency treatment.
2. Those who were under treatment at the time of lockdown and need to have treatment completed.
3. Those requiring non-urgent treatment that is necessary to prevent deterioration to a potential for urgent treatment.
After dealing with these priority groups we will be able to book normal check-up appointments for patients who are not at risk.
Please note though that the current situation means that ALL hygiene appointments are disallowed until further notice. We believe that it will be at least September before hygiene appointments can be considered again.
I am genuinely sorry that we are unable to resume normal operations for our patients. Believe me, we are desperate to get back to normal as soon as possible. The financial implications of 3 months without income and (?) months at 25% capacity (with increased costs) are perilous for dental practices.
Thank you for your patience and consideration,
Stay safe,
Jeremy and the team
