When we refinanced our mortgage, we got a complimentary Suntrust Mortgage tote bag. Wow. I've been using it as my everyday "man bag" or murse, so I don't have to pay the new 5 cent bag tax when I run errands or buy a sandwich. It is so dorky.

Mortgage Relief Services
Mortgage Relief Service is the process of achieving change in the loan contract agreed to by the lender and the borrower. The mortgage relief services getting attention now are those designed to reduce the principle balance and or interest rate and payment on homeowners mortgages.
Homeowners that are interested in either reducing their principle balance and or interest rate and mortgage payment (whether they are delinquent on their mortgage or not) should request professional mortgage relief assistance.
Homeowners are unlikely to get such a change unless they ask, and homeowners should also make the investment required to make their case as clearly as possible and most importantly seek professional assistance to insure the most favorable outcome possible.
The stakes are very high: your house and your credit.
In most cases, the decision on mortgage relief is not made by the firm that owns the loan. It is made by a firm servicing the loan under contract to the owner. The owner could be a single lender, or it could be a group of investors who own pieces of a mortgage-backed security collateralized by a pool of loans. Every servicing company and every lender has different guidelines that they follow when it comes to signing off on mortgage relief. This is why working with a professional and experienced mortgage relief servicing company is essential.
Whoever owns the loan (whether it is a lender or a group of lenders), the servicing firm is contractually obligated to find the solution to payment problems that will minimize loss to the owner. If the lowest-cost solution is a mortgage relief agreement, that's great -- everyone involved prefers a mortgage relief agreement instead of a foreclosure. But if a foreclosure would generate lower costs for the owner, the decision will be to foreclose. The cost of foreclosure to the borrower does not enter the decision.
Yet the decision is far from cut and dried, and it can be materially affected by whether and how the borrower presents his case.
That is why homeowners faced with this prospect, whether they are delinquent or not, should request professional Mortgage Relief Assistance.

Brazil has revamped energy policy under the Temer administration, opening opportunities to private companies in the oil & gas and power sectors and reducing the role of state oil company Petrobras. The oil licensing agency ANP held its fourth pre-salt bid round on June 7 and Petrobras is looking to divest assets in refining, pipelines, and LNG. Will Brazil meet its oil and gas production targets and sustainably develop the vast pre-salt reserves? How can the country diversify its electricity matrix? Will the current energy policy priorities be sustained under the next administration?
The Inter-American Dialogue hosted a panel discussion on the recent oil licensing rounds, opportunities for private investment in the oil, gas and power sectors, and the outlook for energy policy next year.

I'm still refining the chicken recipe. More glazing, more glazing! This recipe is VERY loose :)
Black Currant Glazed Chicken
1/4 cup black currant jelly
2 tbs dijon mustard
2 tbs olive oil
black pepper and salt
6 chicken legs
Combine glaze ingredients in a bowl or cup and stir all together. Add to chicken legs in a zippy bag and smoosh around for a bit. Put legs in a greased and foiled baking pan (this stuff makes a MESS.. use the foil!) and bake at 350 until chicken is done. Glaze chicken more jelly glaze as it cooks and as you turn it. This is an important step!
Make sure you have napkins :)

Lin Bao-ling’s artistic works combine contemporary ink and lighting. He uses drafting films and other unorthodox materials as a canvas for painting. These materials are similar to the qualities of plastic, such that diluted paints can flow freely on their surface before condensing. The style is reminiscent of how light drifts across a city, freeze-framing beautiful moments and memories. This is why Lin is known as the “light-refining” artist.
He has held exhibitions in the U.S., Singapore, and Taiwan. Not having attended school before the age of fifteen, Lin has had an eccentric learning process, fearlessly pioneering his painting style. He will be holding a solo exhibition in Tainan in October, titled Sleepless Nights, which is derived from Shuidiao Getou, a traditional Chinese melody by the Song Dynasty poet Su Shi. Having had many sleepless nights, Lin came to form his own painting style through a collision with the world and its rules.

Petcoke is a by-product of crude oil refining. It is a thick, black, powdery dust that is being stored in huge mounds along the Calumet River on Chicago's far southeast side 10th ward not far from the Indiana border.
Just across the border in Whiting, Indiana is the British Petroleum processing plant that produces the petcoke. Right now, the plant produces around 2,000 tons of the stuff every day, but that is set to rise to around 6,000 tons.
Residents of the mostly African-American and Latino 10th ward are angry because the dust blows around their neighborhood and covers everything with a layer of fine powder. They cannot open their windows. Each day they have to wipe the dust off of furniture, appliances, etc. Yet, even that is not good enough for the dust even enters homes through chimneys and furnaces. Dust gets in children's eyes and cases of asthma are on the rise. A resident even said that her kid's birthday party was ruined when some of the black dust blew into their backyard and covered the food, so they were forced to throw it out and end the celebration. There is also worry about the long-term effects of being exposed to whatever materials or elements are contained in the dust.
So far, the city of Chicago has been slow to react to the concerns of local residents. Mayor Emanuel has an ordinance on the table to regulate petcoke, but critics say that it contains a loophole that might allow companies to continue to store petcoke along the river.
A spokesman for 10th ward alderman John Pope said that ' they want to make sure they get everything right legally, not only to protect the area residents, but also the businesses involved'.

Pioche is an unincorporated community and census-designated place in Lincoln County, Nevada, United States, about 180 miles (290 km) northeast of Las Vegas. Its elevation is 6,060 feet (1,850 m) above sea level. Pioche is the county seat of Lincoln County. It is named after François Louis Alfred Pioche, a San Francisco financier. The town's population was 1,002 at the 2010 census.
The first European-American settlement of the area occurred in 1864 with the opening of a silver mine. The settlers abandoned the area when indigenous communities effectively mounted resistance to colonization. Recolonization launched in 1868, and François Pioche bought the town in 1869. By the early 1870s, it had grown to become one of the most important silver-mining towns in Nevada.
The town had a reputation for being one of the roughest towns in the Old West. Local lore says 72 men were killed in gunfights before the first natural death occurred in the camp. This legend is immortalized by the creation of Boot Hill, now a landmark in the city.
Pioche is known for its "Million Dollar Courthouse", built in 1872. The original cost of $88,000 far exceeded initial estimates and was financed, and refinanced with bonds totaling nearly $1 million.
An aerial tramway carried buckets of ore from the mines to the Godbe Mill. The tramway ran during the 1920s and 1930s and was used for the transportation of silver and nickel ore. Although the tramway is abandoned, its cables still stretch over parts of the town, and its ore buckets still hang to this day.

What is going on in the Real Estate industry?
This Month in Real Estate - November 2009
Budding signs of recovery continued last month. The encouraging news arrived in a number of closely followed economic indicators. On Thursday, October 29, the U.S. Commerce Department stated the country's recession has officially ended, at least as leading data indicates.
U.S. GDP expanded 3.5 percent in the third quarter, the first period of quarterly growth in more than a year. A strong bounce in housing sales activity in September, mainly due to first-time buyers' efforts to claim the tax credit before it expires for November 30, pointed to stabilization in the housing sector. And more good news this week as an extension and expansion to the Home Buyer Tax Credit made its way through a congressional vote and has officially been signed into law by the President.
The recovery will continue to develop in small steps. The Recent Nobel Prize winner in economics, Paul Krugman, praised the progress, stating the most severe part of the crisis has now subsided and “the end of the world has been postponed.” Moving forward, trade imbalances and mounting levels of government debt, as well as high levels of unemployment, will need to be addressed. For now, governments including the United States will continue to provide stimulus support until the major economies are firmly on solid ground.
The Housing Market
Existing Home Sales – Up over 9%
Existing home sales bounced back strongly in September with much of the increase being attributed to the rush of first-time buyers trying to claim the tax credit before the end of this month. Sales jumped 9.4 percent to 5.57 million units over August sales of 5.09 million, marking five gains in the past six months and is 9.2 percent above levels seen last year. Sales activity is at the highest level since July 2007 when sales hit 5.73 million.
Median Home Price
Existing-home price was $174,900 in September, 6 percent higher from its low in January but still 8.5 percent below September 2008. Distressed properties, which accounted for 29 percent of all transactions in September, continue to hold down the median price, as they typically sell for 15-20 percent less than traditional homes.
Inventory – Lowest in 2.5 years
The current housing supply is the lowest seen in two and a half years. Total housing inventory at the end of September fell 7.5 percent to 3.63 million existing homes available for sale, representing an 7.8-month supply at the current sales pace, down 16.1 percent from August’s 9.3-month supply. Compared to a year ago, there are now 15 percent fewer homes on the market. According to Lawrence Yun, NAR chief economist, “If we could continue to absorb inventory at this pace, home prices would return to normal, modest appreciation patterns next year.”
Mortgage Rates – Close to 5%
Rates for 30-year fixed loans continue to hover around 5 percent. While having risen above the ultra-low 4.78 percent reached in the spring, rates remain at attractive levels for people looking to buy a home or refinance. As an economic recovery is underway and concerns over inflation come back, experts expect mortgage rates will likely go up.
Affordability – Very favorable
Historically high affordability conditions coupled with the first-time buyer tax credit are boosting home sales. Home buyers continue to benefit from low home prices as well as unprecedented mortgage rates. “Potential first-time buyers can take heart in that affordability conditions this year are the highest on record dating back to 1970,” according to NAR President Charles McMillan. So far this year, the home price-to-income ratio has fallen well below the historical average of 25 percent. The ratio now stands at 15 percent.

First-Time Home Buyer Tax Extended and Expanded
As the deadline for the First-Time Homebuyer Tax Credit crept closer, it became a clear priority on the Hill. An extended and expanded home buyer tax credit is a part of a larger bill that also extends unemployment benefits. This bill was signed by President Obama on Friday, November 6. All new provisions became effective on November 7.
The bill essentially remains intact but has a handful of important changes:
Existing homeowners who lived in their previous home for 5 out of the last 8 years will be eligible for up to a $6,500 credit.
The income limits have been bumped up $50,000 to $125,000 for individuals and up $75,000 to $225,000 for couples.
Those who qualify will have until the end of April, 2010 to find their new home and have a signed contract on it. They will have until the end of June to close.
Military, foreign services and intelligence employees with extended active service may qualify for a few special provisions, including an extra year to take advantage and they may not need to repay the credit if they move during the first three years.
The home purcahsed must be less than $800,000
Must be over the age of 18 and not classified as a dependant for tax purposes to qualify.

Higher Loan Limits Extended
With the onset of the financial crisis, credit markets that were not backed or insured by the government froze. Mortgages that are backed by the government and purchased by Fannie Mae, Freddie Mac, and Ginnie Mae are called “conforming loans”. One type of non-conforming loan is the “jumbo loan”. Traditionally, jumbo loans are mortgages that are greater than $417,000.
Since the crisis began, tightened lending practices have made this type of loan harder to secure. Jumbo loans currently come with substantially higher costs from larger down payments and higher interest rates. This has led to a 70% decrease in jumbo loan origination since 2007 and a greater inventory of homes in jumbo territory.
As part of the stimulus bill earlier this year, the conforming loan limits were raised to 125% of median home prices to a limit of $729,750 for 2009 and were set to expire at the end of the year. On October 29, the increased loan limits were extended through 2010. This means it will be easier for sellers whose homes fall in this category and cheaper for buyers to secure financing next year, compared to if the government let the limits expire.

Topics For Buyers & Sellers
Peace of Mind Home Buyers Worried about High Unemployment
The average duration that unemployed workers are out of a job is currently more than six months, near the highest level since the bureau started tracking the figure in 1948. The total number of unemployed people stands at 15.1 million. 5.4 million of those have been looking for work for more than 27 weeks.
With incentives in the housing market, including very low interest rates, a large selection of homes for sale in many markets, and highly affordable home prices, concerns about the job market and possible unemployment have held back many potential buyers.
Here are a few suggestions for potential buyers and current homeowners:
Buy well within your means. Although home buyers often want to buy a home they can see themselves growing into, stay within a conservative percentage of what you currently make. If you had to take a part-time instead of a full-time job, if your salary or hours were cut, or if you become a one-income household instead of two, make sure your monthly payment would still be attainable.
Put down a large down payment. Not only will your monthly payments be less, but the equity from the down payment creates a buffer zone. If you put 20% down when you purchase your home and home prices in the area drop 5%, you still have at least 15% equity in your home. For sellers, this built-up equity provides flexibility-should you need to sell in a hurry.
Have an emergency fund. Experts advise everyone, not just homeowners, to have an emergency fund of at least six months’ worth of expenses. This fund should be saved in a liquid account, like a money market or savings account, for easy access if needed quickly. With the average time to find a new job currently above six months, seven or more months of savings is a good goal.
Pay down other debts. Lowering or eliminating debt service is always a good move and is particularly wise in the current job climate. If you were without a job and income, lower fixed monthly expenses help ease your financial burden and stretch the money in your emergency fund.

'm always trying to both invent and refine in my stamped scenes and was thinking that the light beam motif could be tweaked a little from a continuous beam to one of oscillating strength depending on the location of the light. Waterfalls, with their churning mist, seemed like a good foundation as that rising mist could be the locations of the lightest beam strength with the suspended moisture illumination. In other words, right in the churning mist areas of the piece, I try and make the light beam areas lighter by adding more white pigment ink. I think it makes for a little more realistic depiction of those crepuscular rays.

The problem with crude oil is that it contains hundreds of different types of hydrocarbons all mixed together. You have to separate the different types of hydrocarbons to have anything useful. Fortunately there is an easy way to separate things, and this is what oil refining is all about.
Different hydrocarbon chain lengths all have progressively higher boiling points, so they can all be separated by distillation. This is what happens in an oil refinery - in one part of the process, crude oil is heated and the different chains are pulled out by their vaporization temperatures. Each different chain length has a different property that makes it useful in a different way.
To understand the diversity contained in crude oil, and to understand why refining crude oil is so important in our society, look through the following list of products that come from crude oil:
Petroleum gas - used for heating, cooking, making plastics
small alkanes (1 to 4 carbon atoms)
commonly known by the names methane, ethane, propane, butane
boiling range = less than 104 degrees Fahrenheit / 40 degrees Celsius
often liquified under pressure to create LPG (liquified petroleum gas)
Naphtha or Ligroin - intermediate that will be further processed to make gasoline
mix of 5 to 9 carbon atom alkanes
boiling range = 140 to 212 degrees Fahrenheit / 60 to 100 degrees Celsius
Gasoline - motor fuel
liquid
mix of alkanes and cycloalkanes (5 to 12 carbon atoms)
boiling range = 104 to 401 degrees Fahrenheit / 40 to 205 degrees Celsius
Kerosene - fuel for jet engines and tractors; starting material for making other products
liquid
mix of alkanes (10 to 18 carbons) and aromatics
boiling range = 350 to 617 degrees Fahrenheit / 175 to 325 degrees Celsius
Gas oil or Diesel distillate - used for diesel fuel and heating oil; starting material for making other products
liquid
alkanes containing 12 or more carbon atoms
boiling range = 482 to 662 degrees Fahrenheit / 250 to 350 degrees Celsius
Lubricating oil - used for motor oil, grease, other lubricants
liquid
long chain (20 to 50 carbon atoms) alkanes, cycloalkanes, aromatics
boiling range = 572 to 700 degrees Fahrenheit / 300 to 370 degrees Celsius
Heavy gas or Fuel oil - used for industrial fuel; starting material for making other products
liquid
long chain (20 to 70 carbon atoms) alkanes, cycloalkanes, aromatics
boiling range = 700 to 1112 degrees Fahrenheit / 370 to 600 degrees Celsius
Residuals - coke, asphalt, tar, waxes; starting material for making other products
solid
multiple-ringed compounds with 70 or more carbon atoms
boiling range = greater than 1112 degrees Fahrenheit / 600 degrees Celsius
You may have noticed that all of these products have different sizes and boiling ranges. Chemists take advantage of these properties when refining oil. Look at the next section to find out the details of this fascinating process.
Gatorade Package Re-Design (G-FUEL)
Frist off I would like to apologize for the late reply.
My main goal with this project was to find an innovative and sustainable solution to the cheap original Gatorade plastic bottle. Another goal that was very important was finding a way to create value with the new package. After learning more about plastics and how harmful they are to the environment I thought there would be a lot of room to find something new.
The first question I asked myself was if the bottle was even necessary. If I could eliminate the plastic then most of my goal would be achieved. I found inspiration in both water delivery service, like sierra springs, and the Coca Cola freestyle soda-dispensing machine. Both use a different more unique form of supplying a liquid to a consumer and are very innovative. I thought there was definitely a way to develop a similar sort of machine that could dispense Gatorade. This machine could then dispense potentially all of the Gatorade flavors. This would be the biggest way to achieve my goal of crating value for the consumer. At first I thought to create this machine in a grocery store and sell larger refillable containers that way you would just fill up your own Gatorade and take it home. But I realized that solution wasn’t really addressing the Gatorade audience. From there I decided to put these machines in places where people use Gatorade the most like gyms, fields, sporting events, parks, and colleges. Then the challenge arose of what to put in Gatorade in; would it be quick disposable cups, or dispensable containers. I decided to go with neither and encourage people to bring their own refillable bottles. In this system Gatorade could sell their product at a lower price because they wouldn’t have to buy containers. Also the Gatorade would be easier to ship because it would be concentrated into refillable “cartridges.” In the end I came up with a brand for this new device called G-FUEL. Sort of like a gas station for people.
Overall I thought the new package was successful because it did two major things. One was that it was much more sustainable because it completely eliminated the use of plastic bottles, but it also reduced shipping costs because of the reduced size of the product. Second it pushed the innovation of Gatorade by creating a new environment for the brand to live in by interacting directly with their consumers right when they need and want the product. And also it created a new value for Gatorade consumers because it was exactly where the audience wanted their product and they were free to choose their favorite flavor. It also socially starts to change how we look at sports drinks. Instead of them being a thing we pick up at the store and then store at our house and in our bag heading to the gym now we can just keep one recyclable aluminum container and fill it up when we need Gatorade the most.
This product definitely has room to grow. First the brand was barley developed and there was no ad campaign designed to support the product. If I revisit this project for my portfolio a complete brand creation would be my main priority. Also more details into how much the unit would cost, and what sort of e-waste would be associated with the machine would be very important. Finally just refining the presentation and mock-ups of the device and including mock-ups of where it will actually go would be important too. This would give G-FUEL the look and feel of a legitimate pitch to Gatorade.
Thanks for a great term everyone!! Have a great Summer!!

In 2003, Petromidia was awarded the title The Refinery of the Year in Central and Eastern Europe by the World Refining Association, as an acknowledgement of its restructuring and modernization process. In 2005, the refinery successfully completes a new series of investments totaling USD 30 million. By 2009, this ample modernization process will reach the expected ceiling of USD 200 million, resulting in a 10% rise in processing capacity, a higher degree of refinery automation, increased yield for the entire production capacity, stricter product quality control, as well as decreased impact upon the environment. These screenshots capture the design process of creating and refining a welcome screen for the email client, Postbox.
Mockup v1.3 features a reduced Postbox icon and logotype, as we realized how tight vertically the space was in a typical Postbox installation.
The bubble text changed to "Hey There!" I added detailed shadowing to the POSTBOX™ 1.0 logotype and updated the tagline.
We also tightened up spacing a bit and replaced the 'Open for Business' icon and text with a Twitter icon and text.
In the right column we also reduced the feature blocks to 4 from 5 to also adapt to the average window height of a typical Postbox user.
NOTE: The small icons on the page were bought for the page by the Postbox team, so I can't take credit for those. :-)
This was the final version of the design which Brian Artka cut into standards-based XHTML and CSS for the Postbox team to use in Postbox.
You can see the final current welcome page.
If you're a Postbox user you can see the new Welcome screen by pressing the 'Home' button or selecting 'Home' under the 'Go' menu.
