A view of Cambrian Park Plaza located at the southeast corner of Union Avenue and Camden Avenue in San Jose, California, photographed on April 18, 2016. This photo shows the Togo's sandwich shop adjacent to Camden Avenue on the north end of the complex, facing north.

 

Cambrian Park Plaza opened August 1, 1953 and became the commercial hub of San Jose's Cambrian Park neighborhood, which partly lies in unincorporated Santa Clara County. A few years after opening, an additional wing was constructed on the northeast end of the property which seamlessly blended into the existing structure. The new addition would become home to the Cambrian Bowl bowling alley from 1961 until its closure in May, 2016. During the 1990s and 2000s, the northeast addition also hosted a hobby shop, a furniture store, and an appliance repair shop, echoing the small family business environment fostered by the shopping center. Relatively few large chain businesses operated in the complex; most that did were located in the smaller buildings lining the periphery along Camden Avenue.

 

At the time of its construction, the 117,000-square-foot center was largely surrounded by newly-built single family homes, orchards, and undeveloped land. It eventually became the center of the Cambrian Park neighborhood, recognizable by its unique mid-century country ranch architecture and rotating carousel sign, which has been designated as a Santa Clara County landmark. Over the years, businesses came and went while the property itself remained almost completely unaltered and unrenovated. Vacant storefronts caused by changing retail environments and consumer buying habits, in addition to an overabundance of parking spaces which haven't been used in decades, prompted investor interest when the shopping center was sold by the private family owners for the first time to Texas-based Weingarten Realty in 2015 for $49 million.

 

During the late 2010s and early 2020s, several of the few remaining tenants closed or relocated, including Round Table Pizza, Togo's, Bank of America, BevMo, and the aforementioned Cambrian Bowl. In 2022, the City of San Jose annexed the formerly unincorporated land Cambrian Park Plaza sits on in an effort to allow for the center's current owners to expedite redeveloping the property into a mixed-use pedestrian-oriented commercial & residential area with shops, parks, and housing. Due to its landmark status, the carousel sign is slated to be incorporated into the new development and moved closer to the corner of Union and Camden Avenues from its current location on Union Avenue in between Camden Avenue and Woodard Road. As of August 2024, only Dollar Tree and a few small family businesses remain.
