`â¦Until recently a former Girl Guide Association of Victoria property, Tapestry was originally the country retreat of Ann Rylah (later Lady Rylah). It is located at Strathewen, adjoining the Kinglake National Park. Lady Rylah died in 1969 and bequeathed this property to the Girl Guide Association of Victoria who became the proprietor in 1970 . Probate was granted to Morven Bond, solicitor July 1969.

 

Her will stated: `I give devise and bequeath my property situate at Strathewen 17C 17D and 17 F of Section 4 in the Parish of Kinglake together with furniture and furnishings therein ⦠to the Girl Guidesâ Association of Victoria of 20 Russell street Melbourne aforesaid for its use by the Ranger Branch. If the said Association shall not accept the said property furniture and furnishings them my trustee shall hold the same for my daughter UPON TRUST ANNABEL JANE BROWNELL absolutely.â Ann also bequeathed her house at Kew to her daughter my property (15 Victor Avenue Kew) â¦`together with all the contents therefore owned by me which are not otherwise specifically bequeathed by this will and together with the goodwill of the Veterinary practice carried by me at 15 Victor Avenue Kew aforesaidâ.

 

Her will described Tapestry thus:

`Property known as âtapestry;â off Fraser Road and Bowden Spur Road, Strathewen, Victoria. All that piece of land containing 59 Acres 1 rood and 1 perch of more or less so much and such pars as lie above the depth of fifty feet below the surface being allotments 17C and 17D ⦠and all that piece of land containing 7 acres 22 perches more or less on the surface and sown to the depth of fifty feet below the surface being Allotment 17F of Section A in the Parish of Kinglake County of Evelyn â¦. The building is timber house of 4 rooms, carport and sheds and outbuildings. Valued by sworn valuer Stanway and Flint Pty Ltd at $11,550.00â .

 

The Girl Guides sold the property in 1994.

 

Ann FF Rylah (on the title as a veterinary surgeon of 15 Victor Ave, Kew) had purchased the 59 acre property in 1951: there were no buildings, only fruit trees from a former orchard (at least one apple tree remains). The property was allotment 17C&D, Section A Kinglake parish and was first purchased in 1928 by Strathewan orchardist, Sydney Horn for â¤55.

 

Ann purchased three timber worker huts from near the Strathewen Post Office and moved them to the property as temporary accommodation, naming the hut amalgamation Panda Hut (named after Annâs dog). Only remnants of the Panda Hut chimney remain but it is pictured as a gabled timber hut located south-west of the house.

As well as a country retreat, Ann Rylah made Tapestry a venue for a number of Ranger training and camping activities. Many rangers and girl guides camped in Panda Hut as a result during her lifetime.

 

Ann Flashman BVSc, later Ann Rylah, later Lady Ann Rylah

(largely derived from Robin Giesecke Ann Flashman BVSc October 2002)

Ann Flora Flashman was the first woman to enrol in the Sydney University School of Veterinary Science in 1930. She became the fourth woman to qualify and enter the veterinary profession in Australia. Her enrolment is thought to have encouraged other women to train as veterinarians. Ann was educated at the Ascham School for Girls, Sydney, matriculating in 1929: there she was the popular leader of the schoolâs girl guide troop. She was also a keen sportswoman and had developed an interest in journalism.

 

She enrolled at Sydney University in 1930, where she received the full support of the Faculty staff and pursued her Guiding activities and played intervarsity hockey. Her final year essay on duodenal ulcers in dogs was published in the Australian Veterinary Journal, and she was awarded the STD Symons prize for clinical subjects. Her final year practical work was undertaken at the Berri Experimental Farm and she graduated in 1936. Her graduation was preceded only by those of Belle Reid from the Melbourne Veterinary College in 1906, Margaret Keats from the Melbourne University Veterinary Faculty in 1923 and Pat Littlejohn from the Sydney University Faculty in 1935.

 

Ann joined the staff of the Lost Dog's Home in North Melbourne as its first paid veterinarian, following the footsteps of Belle Reid who had worked there in an honorary capacity. She also worked for the Lort Smith Animal Hospital in North Melbourne until she set up her own practice at her marital home 15 Victor Street, Kew, as Ann Flashman. She had married Arthur Rylah (1909-1974) in 1937, a former Deputy Premier of Victoria, government leader in the Assembly (Liberal party member), attorney general and Chief Secretary, and later Sir Arthur Rylah KBE 1968, a national political figure and reformer: she was his official partner and hostess in government circles. They had two children and lived at Kew (Athur Rylahâs birthplace, son of Walter Rylah), in a large Old English style home that survives today. They separated in 1968- a year before Annâs death. Arthur Rylah retired to his hill station retreat, Laurieton, at Mt Macedon (he is also listed at 34 Range St, Camberwell in WWA 1968) and Ann remained at their 15 Victor Avenue, Kew home and Tapestry (Refer to Costar in ADB V16: 161-2)

 

She gained the devotion of many animal lovers in Victoria through her tireless devotion to caring for animals and young people. She wrote a column called Pet Talk in the Melbourne Herald under the pseudonym John Wotherspoon, addressing issues such as tail docking, suitable pet ownership and the psychology of dogs and owners. These columns ran well in to the 1960s and were followed by two books: The Australian Pet Book (1962) and The Australian Dog Book (1971).

 

In her professional life she had brought great credit to the profession, being a skilled diagnostician and small animal practitioner; one who amply met the expectations of Ian Clunies Ross when he had written that there is "no conceivable reason why they (women) may not achieve a distinction equal in all respects to that of their brother members".

 

As a Girl Guide leader she was captain of the 4th Yarra Company, Division Commissioner, North Eastern Suburbs, Captain of the First Melbourne Cadet Company and District Commissioner, Northcote. From 1962 to 1967 she was Senior Branch Adviser for Victoria in 1968 she held the post of Lieutenant of the 4th South Yarra Company and Training Adviser for Victoria. She wrote (as Ann Rylah), `Australian Adventure. Girl guiding under the Southern Cross' (published in Sydney 1967) as a definitive handbook for Girl guides (136 pages).

 

Ann was an active member of and contributor to the Victorian Division of the Australian Veterinary Association and was its Vice President when she died from a cerebral haemorrhage on 15 March 1969. Then separated from her husband, Annâs cremation without an inquest caused some controversy, particularly after her husband, Sir Arthur Rylah, remarried in the same year.

 

The many tributes paid to her included one by Reverend Gordon Brown who described Ann as "One of those people possessed of a driving force which would not let her rest. In her professional and private life she was a dynamo who would not rest until she had accomplished what she set out to do." If one considers that while running a veterinary practice, having a high profile social responsibility and bringing up a family she also devoted much time and care to fostering the Guiding Movement in Victoria, she accomplished a great deal..'

Die Analogue Audio Association (AAA) ist ein eingetragener Verein zur Erhaltung und Förderung der analogen Musikwiedergabe. Sie wurde 1990 gegründet.

 

Seit der Gründung arbeitet sie dafür, dass die analoge Schallplatte nicht der digitalen Musikwiedergabe zum Opfer fällt. Sie setzt sich mit allen Aspekten einer sinnvollen Anwendung der modernen analogen Aufnahme- und Wiedergabetechnik auseinander. Sie bietet denjenigen Menschen einen Raum, die von der mehr als hundertjährigen Geschichte der Schallplatte, des Schallplattenspielers und klassischer Hi-Fi-Technik fasziniert sind. Zusammen mit den Vinyl-Schallplatten, deren Pflege und Popularisierung, kümmert sie sich um die analoge Tonbandwiedergabe.

 

Die Analogue Audio Association bietet ihren Mitgliedern vielfältige Möglichkeiten, sich im Bereich analoger Aufnahmetechnik und Musikwiedergabe zu informieren und sich selbst kreativ einzubringen.

 

Unter der Bezeichnung 'Edition Phönix' bietet die AAA eigene, rein analog produzierte LPs an, bei denen es sich häufig um hochwertige Reissues musikalisch und klanglich besonders überzeugender Aufnahmen der Vergangenheit handelt. So wurden in dieser Reihe beispielsweise 11 Titel aus den Archiven des ehemaligen DDR-Labels Eterna wiederveröffentlicht. Die Edition Phönix umfasst mittlerweile 22 LP-Titel, von denen allerdings ein Großteil schon wieder vergriffen ist.

 

Im Jahr 2007 sorgte die AAA für Aufsehen, indem sie auch begann, vorbespielte Tonbänder in kompromissloser Qualität zu produzieren. Da die Industrie dieses Format schon seit Jahrzehnten nicht mehr bedient, ist die AAA zum gegenwärtigen Zeitpunkt der einzige europäische Anbieter derartiger Bänder. Ein ähnliches Projekt gibt es in den USA. Die ersten sechs Titel aus der Tonbandreihe der AAA sind Masterband-Kopien, die vom österreichischen Label Quinton lizenziert wurden.

 

Die Analogue Audio Association publiziert eine Vereinszeitschrift mit dem Titel "analog" (früher: "analog aktuell"), die vierteljährlich erscheint. Darin erscheinen regelmäßig Artikel von Mitgliedern und auch Fachleuten über Musikproduktionen mit analogem Bezug, Firmenreportagen sowie Plattenbesprechungen. Mitglieder erhalten diese Zeitschrift automatisch, sie kann aber auch von Nicht-Mitgliedern erworben werden. Leitender Redakteur: Klaus v.d. Gathen.

 

Durchschnittlich zweimal jährlich organisiert die AAA eine als "Analog-Forum" bezeichnete öffentliche zweitägige Präsentation mit freiem Eintritt, die zumeist in angemieteten Hotelräumen stattfindet und eine Kombination aus Geräteausstellung, Musikvorführungen, Vorträgen und Verkaufsangeboten rund um LP und Tonband darstellt. Diese Veranstaltungen wurden bisher unter anderem in Krefeld, Düsseldorf, Frankfurt, Stuttgart, Mannheim, München und Hamburg durchgeführt.

 

Die AAA verfügt über mehrere sogenannte Börsengruppen, die auf diversen LP-Börsen mit eigenem Verkaufsstand präsent sind. Des Weiteren haben Mitglieder und Interessierte die Möglichkeit, Themen rund um die analoge Musikwiedergabe bei ungezwungenen privaten Treffen zu diskutieren, die in Form von sogenannten Analog-Stammtischen organisiert sind. Etablierte Stammtische mit regelmäßigen Treffen gibt es zum Beispiel in Köln, Dortmund, Stuttgart und München, im Rheinland und im Bergischen Land.

 

Die AAA betreibt außerdem ein Internet-Forum, in dem sich Mitglieder und Nicht-Mitglieder des Vereins über alle Aspekte der analogen Musikaufnahme und -reproduktion austauschen können und das sich zum weltweit größten Forum auf diesem Spezialgebiet entwickelt hat.

his morning I was on my way to Howth when a nice Chinese lady, thinking that I was a press photographer, invited me to photograph the official Chinese delegation so took the opportunity even though I did not have an ideal lens [my fall-back excuse for not being a good portrait photographer].

 

A delegation from the Shanghai Metro were in Connolly Station this morning as the two-week-long tribute to Chinese poetry was launched. The China Cheongsam Association of Ireland performed traditional Chinese music and dance on platform four from 11am, and there was some Chinese cuisine samples for passengers who got there early as i was planning to have lunch in Howth I did not try the food.

 

Last year Chinese commuters in the city of Shanghai were treated to the poetry of W.B. Yeats as they travelled on board the local Metro service and as they passed through various stations as part of the Yeats 2015 celebrations. This year CIE will continue the relationship by displaying famous Chinese poems on board the DART and at Stations during February to mark Chinese New Year.

 

The poems will be displayed in Chinese and English.

En er staat heel wat op het spel: Plague Sullivan is de regerende CWA-kampioen en Black Cobra veroverde zopas nog de Northorn-titel op de Duitser Pep. Benieuwd wie als enige die avond die twee titels mee naar huis mag nemen: Black Cobra of Plague Sullivan? )

Back in the day a florist would place this “Mercury” emblem prominently in their place of business, and in their Yellow Pages ad, to indicate to customers that they were part of the Florist Telegraph Delivery (FTD) Association, and you could get flowers wired anywhere through the FTD network. From a different time - indeed. It’s always a thrill when it’s from Vinnie DeVille!

I own about 50 vacant lots in these subdivisions. I'm not sure the amount of delinquent HOA dues owed on each of the lots but to give U an idea: On lot 67 in Unit 5, which I've owned since 9 April 1997 (this is the first vacant lot I got through tax lien foreclosure), I owe $273 on delinquent dues going back to 31 Dec 2005. I can probably get any delinquent dues over three years old dismissed if I go to Court. I risk the HOA demanding all dues at once. I've been paying $3000/year. (I can't afford health insurance.) I've been telling the HOA management company to pay off the most recent dues first but the last time I spoke to them they said, "Oh, I thought you told us to pay off the oldest ones first," so I'm not sure if the last payment was for naught.

 

The vast majority of the lots (maybe 93%) is owned by a group of lawyers. The previous majority lot owners went bankrupt when the housing bubble burst. National Bank of Arizona, which financed the development lost $35-million.

 

Unit 5 is incompletely developed, it has all the infrastructure except streets. To finance the development, we (the minority lot owners) were forced to join an HOA. An HOA existed on paper since 1960 when this land was subdivided but that went bankrupt too so the HOA was inactive. The revived HOA was challenged in Court by the County, they said ALL of us minority owners had to agree to the HOA. For some strange reason, the Judge sided with the Majority owners, who wanted the HOA. Those Majority owners never paid HOA dues. For the development in Unit 5, the HOA levied $26k (maybe more, I forget), I own 10-lots in Unit 5. The HOA found some rich suckers to buy the HOA assessment liens on our lots. I could write 1000-more words about the previous Majority owners and one of the poor suckers who lost a million buying assessment liens. I can go to Court and get all these assessment liens extinguished but I'll probably have to file separate cases against 11 defendants unless they give me a quitclaim deed.

 

I could also write 1000-more words about the current Majority lot owners . . . .

 

KB Homes is currently building in Unit 2. I have two complete lots there with $26k/lot invested in the infrastructure. The buyer for KB said they are interested in my lots but at a steep discount . . . if they are still in business when they decide on buying more lots.

 

Every day I think about this. A few years ago I thought this was going to make me a millionaire. I sold three finished lots in Unit 8 for $135,000.

 

Units 5, 7, 9 & 10 are all vacant lots. Why should we be paying HOA dues on these lots?! Look where the $$$ goes!!!! I never received a "Master HOA" budget . . . look how much money they get! For what!!!!!?????

 

Words can't describe how this makes me feel! This extortion has to end.

 

I have consulted with a few lawyers, one wanted $100,000 up front, lol. Two others said they had conflicts of interest. I have gone to the Court of Appeals myself and won a case, they even published it. I live 1/2-mile from a law library and know how to do research there and several legal concepts like, "unconsciouable contract" and "against public policy." The majority owners are lawyers but not in realestate. One of the other minority lot owners is a lawyer but specializes in patents, he has good advice.

The Commercial Travellers Association Building was designed by architect Harry Tompkins in 1912 and completed in 1913. It is one of the finest and most distinct expressions of the Edwardian Baroque style in Melbourne. This grand classical non-domestic style, featuring a combination of Beaux Arts Classicism with a revival of English Baroque sources, was adopted as the style of choice for department stores, emporiums and other large commercial establishments in Melbourne in the first two decades of the 20th Century. It was thus an eminently suitable style for the headquarters of the roving disciples of commerce, the Commercial Travellers Association. The building was the winning entry in a competition organised by the Association and judged by the well-respected Percy Oakden, an indication of the high regard in which the building was held by Harry Tompkins' architect peers.

 

The Commercial Travellers Association Building is of architectural significance for a number of innovations, such as the use of welded wire reinforcing mesh, perhaps the first use of such material in Victoria, and "Mack" slab cement partitions, the only known use of this technology in Victoria. It was also one of Australias earliest steel framed buildings. It comprises a basement and nine storeys. The ground floor is faced with granite. The facade above is partially rendered and partially faced with (formerly) cream glazed bricks. An unusual feature, the choice of such bricks was used to combat discolouration caused by pollution from the busy city thoroughfare and the nearby railway yards opposite. The rendered areas are treated in an ornate fashion, with exaggerated classical detailing including foliated swags, medallions and cartouches. It features a colonnade of the second floor (also known as a piano nobile), which is supported on massive, oversized consoles. Consoles also support the cornice surmounting the facade. Oriel windows rise through the second and third floors and are topped with balconettes. There are also balconettes on the eighth floor.

 

Leadlight is featured in some of the windows, mainly at the lower levels. The building is an early example of steel-framed construction, with reinforced concrete floors and a combination of terra cotta lumber and cement slab for non-structural internal walls. The building also boasted equipment such as a built-in vacuum cleaning plant, electrically heated service lifts, potato peeling machines, telephones in each room (the height of opulent luxury), a dish washing machine and large electric toaster. The building was also the tallest in Melbourne until the construction of the Manchester Unity Building, completed in 1932, and the first to be constrained to the new city height limit of one hundred and thirty two feet. The Commercial Travellers Association Building is of architectural significance as one of the most impressive buildings created by Harry Tompkins.

 

The building ceased functioning as the Commercial Travellers Association club in 1976 and fell into disrepair before being partially restored as the Duxton Hotel in the late 1990s. When commercial viability saw the Duxton close its doors, the Rendezvous Hospitality Group took on the project of meticulously restoring the hotel, retaining the elegant style of the early 1900s while providing guests with all the convenience of the 21st Century; what today is known as the Rendezvous Grand Hotel.

 

Harry Tompkins was one of Melbourne's best commercial architects during the first three decades of the 20th Century. He had a long relationship with the Commercial Travellers Association and also with Sydney Myer, for whom he designed the first Myer Emporium building. Harry Tompkins served two terms as President of the Royal Victorian Institute of Architects between 1914 and 1916, a reflection of his esteemed position in the architectural profession. Other well-known buildings for which he was responsible include Dimmeys Model Stores on Swan Street in Richmond, the London Stores on Bourke Street and the Centreway Arcade in Collins Street.
