Exploring the Future of Store Development, Design + Tech.

Terminal 21 under construction near the Asoke Skytrain station in Sukhumvit Road, Bangkok, in December 2010. Terminal 21 will be a 9-storey shopping centre that includes an SF Cinema, a supermarket, a 20-storey serviced apartment complex, 145,000 square meters of office space and 40,000 square meters of retail space. Each floor of the mall will be themed on a different city or region of the world. The bottom floor will be the Caribbean, then Rome, Paris, Tokyo, London, Istanbul, San Francisco (which occupies two floors) and Los Angeles. Bangkok already has some of the most spectacular shopping malls in the world (Siam Paragon being one of the biggest in Asia).

Well situated in the heart of a suburban downtown revitalization, the 31 West Building has stood in the Village for close to a century and is in the midst of a renovation that will prepare it to be a vital part of Patchogue for the next century.

 

Today, 31 West is a 26,334 SF mixed use Office and Retail building. The original structure once stood with proud architectural features; high ceilings, keystones, cornices, crown molding and tin ceilings. Many of these features will return in the renovation.

 

Redevelopment of the facade, the reintroduction of the original cornice at the top of the building, replacement of all storefronts, a new main entrance and lobby core, upgraded elevator, bathrooms and hallways have all been completed. The building has become the Jewel of Main Street and is awaiting tenants.

 

Redevelopment of the property was done by TRITEC Development Group, the construction was completed by TRITEC Building Company, and the building is managed by TRITEC Asset Management. The photographs were taken by Steve Geraci of Reflex Photo.

Sheridan&Co were given the task to translate this premium Italian brand and create an appropriate retail site that would sit comfortably within a supermarket environment. The challenge was to strike a balance between showcasing a premium, consultation-based cosmetics brand and combine the practicalities of a self-select unit in a 24 hour supermarket. These images show what we created for their site located in Tesco’s, Dudley.

Elevations on New Village at Patchogue’s Building 1 are now complete. Inside building 1, paint, tile and trim are nearly complete and cabinet and granite installations have begun on the 4th floor with floor. Roofing is complete on Buildings 2 and 5 and elevations are underway. Inside Building 2 Interior trades are completing rough plumbing, electric, fire sprinkler and HVAC.

Masonry shafts, stair towers and installation of 3rd floor panels are almost complete on buildings 3 and 4.

 

Ongoing site work includes the rigging of submersible transformers; parking lot curbs and site lighting being installed in phase 1. With colder weather approaching interior parking lot development and courtyard construction as well as completing the installation of all utilities to the buildings is a priority.

The New Village at Patchogue project has progressed nicely beyond 90% of all subgrade structural features and about 60% of the elevated structural post-tension slab work is completed or in progress. Building 1 spearheads the vertical rise with two levels currently framed and Masonry construction rising above the wood framing. Building 2 will under way with its first floor of wood framing by the end of April 2013. Mechanical, Electrical and Plumbing trades have been coordinating with ongoing structural components in all buildings as the system installation needs progress, and installation of roughed out systems in sub grade and framed units is well under way.

 

External site improvements are partially placed while the installation of a major portion of subgrade sewer, power, communication and drainage systems that will serve the project are scheduled to commence shortly. By the end of May, the last section of connecting structural slab is expected at the crossover to Havens Avenue opposite Jennings and will complete the footprint for vertical construction at buildings 1, 2, 3 and 5. Building 4 is scheduled to start excavation at West side of the site (on Main Street) to make way for the foundation at the last structure in the project.

New Village at Patchogue project has almost completed construction of all structures in their vertical rise. Roof trusses are topping off Buildings 3 and 4 to the West while Buildings 2, 1, and 5 are fully roofed. Siding systems at Buildings 2 and 1 are very far along with trim details at Decks being completed. The building elevations present many different features and with much in place, the true charm of the buildings is becoming evident.

 

Exterior site features are being prepared to accommodate parking lot, sidewalk and landscape features and interior features are becoming a primary focus in the move toward completed buildings.

 

Exterior Brick and Stone are commencing at Building 5 while these features are nearing completion already at Buildings 1 and 2.

 

The interior of Building 1 is being trimmed, painted and tiled with cabinetry and floorcovering features moving forward as well. Building 2 is currently being sheetrocked and similar progress is soon to follow at Building 5.

 

Nestled between River Oaks and Avalon Place, just off the corner of Kirby and San Felipe

San Felipe and Argonne gated community with 21 high-end homes .

The homes in Winfield Gate will each be named for American Ambassadords. With elevators, wine vaults and rooftop terraces with potting sheds, some of the them will be as large as 6,000 square feet and cost as much as $2 million.

31 West Main Street is in the heart of Patchogue’s downtown revitalization, the building has stood in the Village for more than a century and has been restored beyond its original glory by TRITEC.

Today, 31 West is a 26,334 SF mixed use Office and Retail building. The original structure once stood with proud architectural features; high ceilings, keystones, cornices, crown molding and tin ceilings, many of these features have returned in the revitalization..

Redevelopment of the facade, the reintroduction of the original cornice at the top of the building, replacement of all storefronts, a new main entrance and lobby core, upgraded elevator, bathrooms and hallways have all been completed. The building has become the jewel of Main St and is at a prime location in the heart of the New Village project.
