This March at New Village the following major construction items were underway:

 

Building #1 and #2 – Courtyard Planter construction on exterior and on interior doing paint touch ups, final inspections and cleaning in advance of April 1 Tenant Move In.

 

Building #5 – Painting, Tile, Flooring installation and completion of exterior brick façade

 

Building #3 – Drywall and spackle operations, painting and floor tile, brick façade installation and siding installation

 

Building #4 – Mechanical, Electrical and Plumbing Rough In, Exterior siding installation

 

Sitework – finishing curb and sidewalk installations and brick paver installation has started. Preparations being made for final level of asphalt paving.

Cozy, interior office suite available in boutique 36th Street building centrally located off Seventh Avenue in the midst of Manhattan's popular Fashion District/Times Square South neighborhoods. New Village at Patchogue elevation on Building 1 is nearly complete, the siding and roofing details, along with the start of brick veneer, are substantially complete. Building 2 is nearing the same progress as Building 5 whereby roofing sheathing is capping the building. Buildings 2 and 5 are ready for roofing. Buildings 3 has started the installation of 2nd floor panels along with the rise of masonry shafts at stairs and elevators. Building 4 has completed the last of the structural elevated slabs on the projects and panels are laid out and ready for installation.

 

Site Sewer and storm drainage is largely completed. Subsurface vaults are set at all 6 locations and make way for the redirection of power and communication services.

 

Interior trades are completing roughing at plumbing, electric, fire sprinkler and HVAC while sheetrock, and interior finishes follow behind.

 

Progressive accomplishments will be evident within the next month or two where Buildings 3 and 4 will present vertical accomplishment in the framed state. Additionally, the project will soon have external sidewalk, asphalt and curb definitions within the project site layout. LIPA will be moving toward providing a form of permanent power and interior spaces will be achieving a more refined finish.

 

New Village is strategically located at the “Four Corners” of the Village. New Village is a 4.87 acre mixed-use, multi-modal, residential redevelopment bounded by Main Street to the south, North Ocean Avenue to the east, Lake Street to the north and a parcel to the west of Havens Avenue. The site, sitting on a total of 3.28 acres of private land, consists of six parcels surrounding by a 1.68 acre Village parking lot. The project includes reshaping the existing Village property boundary while maintaining the overall acreage and parking count.

The entire project includes 291 residential apartment units and 36,149 square feet of restaurant and retail space. Additionally, the project will have a total of 509 parking spaces screened from the street beneath the residential buildings and in surface lots.

During this phase of construction on New Village:

 

- All roofing operations were completed.

- Progression of cementitious siding

- Masonry veneer work at Building #5 was in progress

- Interior drywall operations at Buildings #1 and #2

- Finishes being installed at Building #1

Spent all of yesterday/last night cleaning and reorganizing my home office. This is what it looked like 2 years ago.Thought I'd take new pics with natural light and a better camera ;)

The New Village project is reaching another important milestone at the Building 1 structure, whereby roofing, windows and trim details are under way and expected to be completed by mid July. Building 5 is moving through a second level of wood frames panels and trusses atop the podium concrete deck. Building 2 is nearing the same progress as Building 5 where a second level of panels and trusses is moving West toward Building 3. At Buildings 2 & 3, a tremendous milestone marks the completion of the structural concrete deck that not only ties the buildings together, but also provides for the superstructure that supports utilities and the future crossover at Havens and Jennings. Building 3 also presents the completion of much of its West masonry wall where a “green screen” will provide the buildings siding and beauty. Building 4 has emerged from the soil with the footings, piers and frost walls. Columns at Building 3 and 4 are erected to support the final elevated decks for the project. Site Sewer is in place with much of the building storm connections in place. Subsurface vaults are set to make way for the eventual removal of overhead power lines and installation of underground power to the surrounding buildings.

My inspiration came from a composition book with a "recycle" theme, some envelopes and some fun pens. I thought this quilt is perfect to keep your letter writing supplies all together and would be great to send to college with your student as a "hint" to write home!

 

There's a spot for the notebook, this will fit a regular spiral bound notebook or a composition book. A spot for your envelopes, a pen, stamps and one extra spot (checkbook sized) for your address labels.

New Village at Patchogue project has almost completed construction of all structures in their vertical rise. Roof trusses are topping off Buildings 3 and 4 to the West while Buildings 2, 1, and 5 are fully roofed. Siding systems at Buildings 2 and 1 are very far along with trim details at Decks being completed. The building elevations present many different features and with much in place, the true charm of the buildings is becoming evident.

 

Exterior site features are being prepared to accommodate parking lot, sidewalk and landscape features and interior features are becoming a primary focus in the move toward completed buildings.

 

Exterior Brick and Stone are commencing at Building 5 while these features are nearing completion already at Buildings 1 and 2.

 

The interior of Building 1 is being trimmed, painted and tiled with cabinetry and floorcovering features moving forward as well. Building 2 is currently being sheetrocked and similar progress is soon to follow at Building 5.
