This March at New Village the following major construction items were underway:

Building #1 and #2 – Courtyard Planter construction on exterior and on interior doing paint touch ups, final inspections and cleaning in advance of April 1 Tenant Move In.

Building #5 – Painting, Tile, Flooring installation and completion of exterior brick façade

Building #3 – Drywall and spackle operations, painting and floor tile, brick façade installation and siding installation

Building #4 – Mechanical, Electrical and Plumbing Rough In, Exterior siding installation

Sitework – finishing curb and sidewalk installations and brick paver installation has started. Preparations being made for final level of asphalt paving.

Well situated in the heart of a suburban downtown revitalization, the 31 West Building has stood in the Village for close to a century and is in the midst of a renovation that will prepare it to be a vital part of Patchogue for the next century.

Today, 31 West is a 26,334 SF mixed use Office and Retail building. The original structure once stood with proud architectural features; high ceilings, keystones, cornices, crown molding and tin ceilings. Many of these features will return in the renovation.

Redevelopment of the facade, the reintroduction of the original cornice at the top of the building, replacement of all storefronts, a new main entrance and lobby core, upgraded elevator, bathrooms and hallways have all been completed. The building has become the Jewel of Main Street and is awaiting tenants.

Redevelopment of the property was done by TRITEC Development Group, the construction was completed by TRITEC Building Company, and the building is managed by TRITEC Asset Management. The photographs were taken by Steve Geraci of Reflex Photo.

Elevations on New Village at Patchogue’s Building 1 are now complete. Inside building 1, paint, tile and trim are nearly complete and cabinet and granite installations have begun on the 4th floor with floor. Roofing is complete on Buildings 2 and 5 and elevations are underway. Inside Building 2 Interior trades are completing rough plumbing, electric, fire sprinkler and HVAC.

Masonry shafts, stair towers and installation of 3rd floor panels are almost complete on buildings 3 and 4.

Ongoing site work includes the rigging of submersible transformers; parking lot curbs and site lighting being installed in phase 1. With colder weather approaching interior parking lot development and courtyard construction as well as completing the installation of all utilities to the buildings is a priority.

New Village at Patchogue elevation on Building 1 is nearly complete, the siding and roofing details, along with the start of brick veneer, are substantially complete. Building 2 is nearing the same progress as Building 5 whereby roofing sheathing is capping the building. Buildings 2 and 5 are ready for roofing. Buildings 3 has started the installation of 2nd floor panels along with the rise of masonry shafts at stairs and elevators. Building 4 has completed the last of the structural elevated slabs on the projects and panels are laid out and ready for installation.

Site Sewer and storm drainage is largely completed. Subsurface vaults are set at all 6 locations and make way for the redirection of power and communication services.

Interior trades are completing roughing at plumbing, electric, fire sprinkler and HVAC while sheetrock, and interior finishes follow behind.

Progressive accomplishments will be evident within the next month or two where Buildings 3 and 4 will present vertical accomplishment in the framed state. Additionally, the project will soon have external sidewalk, asphalt and curb definitions within the project site layout. LIPA will be moving toward providing a form of permanent power and interior spaces will be achieving a more refined finish.

Since our last photo…

Building 3 is formed for the first phase of elevated structural concrete deck, and the second phase elevated deck pour will be moving toward the Lake Street edge by the end of July.

Building 4 has much of its sub grade structure in place with a move toward the elevated structural deck by the end of August.

Subgrade utilities for LIPA, Verizon and Cablevision are completed at 70% of the site along with the same percentage of sewer and storm connections to on site drainage structures.

Our friend Jens from the new officespace/party-crip Jens & Frede's asked if we wanted to decorate their wall. The officespace is really nice and they are keeping the interior minimalistic only using modules made by pallets.

Added this cool steel-looking art.

New Village is strategically located at the “Four Corners” of the Village. New Village is a 4.87 acre mixed-use, multi-modal, residential redevelopment bounded by Main Street to the south, North Ocean Avenue to the east, Lake Street to the north and a parcel to the west of Havens Avenue. The site, sitting on a total of 3.28 acres of private land, consists of six parcels surrounding by a 1.68 acre Village parking lot. The project includes reshaping the existing Village property boundary while maintaining the overall acreage and parking count.

The entire project includes 291 residential apartment units and 36,149 square feet of restaurant and retail space. Additionally, the project will have a total of 509 parking spaces screened from the street beneath the residential buildings and in surface lots.

My little room, all emptied out. It was a tiny space, but one full of lots of laughter, love and lunacy.

This aerial photograph represents construction progress for the New Village project, a 291 unit mixed-use development, as of December 14, of 2012. The phase of the project includes the site and concrete foundation development progressing at Buildings 3, 5, and 1 which are the Westerly most and Easterly most portions of the structure. Structural mat slabs, ramps and perimeter foundation walls are progressing at the Building's 5 and 1 located along the East side of the site. The entire mat slab and perimeter foundation is complete at Building 3 along the West side of the site and the post tension elevated slab is 80 % complete at the same Building. The sub grade structure is being excavated for Building 2 (at center of site) and the subsurface waterproofing membrane is being installed at spread footing locations. Additional scope that is progressing at this time includes the Mechanical, Electrical and Plumbing scope that is being installed within and below slabs.

I love the colors in this outfit: the clean pear green of the skirt and the clean pale gray-blues of the shirt. There are no icy blues in the office yet but I'll work it in there.

This is my childhood bear. My Papa gave it to me when I was a weeee baby :) My parents brought him along when they came for a visit last May.

New Village at Patchogue project has almost completed construction of all structures in their vertical rise. Roof trusses are topping off Buildings 3 and 4 to the West while Buildings 2, 1, and 5 are fully roofed. Siding systems at Buildings 2 and 1 are very far along with trim details at Decks being completed. The building elevations present many different features and with much in place, the true charm of the buildings is becoming evident.

Exterior site features are being prepared to accommodate parking lot, sidewalk and landscape features and interior features are becoming a primary focus in the move toward completed buildings.

Exterior Brick and Stone are commencing at Building 5 while these features are nearing completion already at Buildings 1 and 2.

The interior of Building 1 is being trimmed, painted and tiled with cabinetry and floorcovering features moving forward as well. Building 2 is currently being sheetrocked and similar progress is soon to follow at Building 5.
