More than 100,000 people are standing up against the NSW Government’s apparent war on live music. The Don’t Kill Live Music petition on change.org has set a goal of 150,000 signatures, a number within close reach.

The petition starts off suggesting — “Your music is under attack.” This comes as multiple music festivals and events are being downsized or even cancelled. Festivals like Mountain Sounds, which organizers claim was hit with an outrageous fee of $200,000 for police presence just days out from the event.

Don’t Kill Live Music echoes such concerns…

Overbearing regulation, exorbitant police bills, a lack of respect for NSW businesses, and very little recognition of the significant positive impacts of music on our communities is forcing music out of NSW. The State Government has declared war on music and culture in NSW, proclaiming that music and music festivals are high-risk activities.

Music is being killed off by Premier Berejiklian and the LNP. Festivals are being forced to cancel or move interstate.

The Don’t Kill Live Music petition has a set of demands, which signees hope are addressed…

We demand that the State Government:

– Stops killing live music in NSW

– Forms a music regulation roundtable to review all regulation impacting live music

– Immediately undertakes a Regulatory Impact Statement for any regulation impacting music festivals

– Develops an industry standard with full transparency for user-pays policing and medical services

– Works with the music industry to develop robust, effective and achievable safety protocols for festivals

Is a Mortgage Transfer Possible? Sometimes—Here’s When by Ronald Dollan

Is a mortgage transfer possible—where you hand off a home loan from one person to another? The answer is usually no. When you sell your home, the buyers have to get their own mortgage and you pay yours off in full with proceeds from the sale.

But there are a few exceptions to the rule. Here are the ways you can transfer a mortgage, and why you might want to consider it.

What kinds of mortgage transfer are possible?

Most loans aren’t transferable, and the reason for this is that they have a “due on sale” clause, explains Chris Combs, founder of Combs Law Group. That means that when the property is sold, the entirety of the loan comes due.

But some loans are created without due on sale clauses, and so they can be transferred from seller to buyer. These are known as “assumable loans,” says Chris Lewis from Angel Oak Home Loans. There are three main types of assumable loans:

VA loans are designed to be assumable because service members move frequently for their careers. Loans closed before March 1988 can be transferred freely, with no additional approval from the lender (however, given that those loans are now nearly 30 years old, there aren’t too many left around). Loans closed after that date must have the transfer approved by the lender, which means that the person on the receiving end of the transfer has to meet certain income and credit standards to qualify.

FHA loans can also be designed to be transferable without lender approval. The loan must have closed before December 1989 (which also means not many are still around). Otherwise, the lender must approve the new borrower.

USDA loans can also be transferred, but lender approval is required, and the recipient must not exceed certain income requirements.

Reasons to make a mortgage transfer

With today’s low interest rates, there is less incentive to want to take over someone else’s mortgage. However, when rates rise, this option looks more attractive.

Taking over a loan also saves on closing costs: Instead of paying to originate a new loan and all the taxes and other closing costs associated with that, a buyer pays a nominal fee to assume the existing loan. You also don’t need a down payment to assume a loan.

However, even if a loan transfer is possible and preferable, there are some complications to the process.

Assumable loan disadvantages and dangers

Although you don’t need a down payment to assume a loan, you still might need to come up with a big chunk of change to make the transfer. Since you’re assuming only the existing loan amount, you are responsible for paying the seller for their equity in the home. The more equity a seller has, the more money the buyer has to pay up front.

For example, if the purchase price of the property is $300,000, but the seller has paid down the loan to $200,000, the buyer has to come up with the $100,000 difference that the seller has racked up in home equity.

If the buyers don’t have that much cash on hand, they can take out a secondary loan, but that loan will be at the current higher interest rate and include standard closing costs, making the transfer much less attractive.

Another thing to watch out for is that the original borrowers still retain responsibility for the loan unless they have a release in writing from the lender. If they fail to get this release, they are still liable if the new homeowner fails to repay the loan, and the loan debt will still count against them if they attempt to take out a new mortgage. If you do go through a loan assumption, be sure to hold onto your release paperwork in case there is ever an issue down the line.

When due on sale clauses don’t apply

Almost every loan other than a VA, FHA, or USDA loan will have a due on sale clause. However, because of a law called the Garn–St. Germain Act of 1982, there are some transfers that all lenders are required to allow despite the due on sale clause. Most of these are transfers between family members related to unanticipated changes in the homeownership, explains Combs. Here is a list of the most common exemptions:

Loan transfer to a relative on the death of a borrower

Loan transfer from a borrower to a spouse or children

Loan transfer from one ex-spouse to another during a divorce or separation (if they continue to live there)

Loan transfer to a living trust, if you continue to occupy the property

These transfers work by either adding a person to the home’s deed, removing a deceased owner from the home’s deed, or having the spouse giving up ownership sign a quitclaim deed.

Once ownership of the home has changed hands, the new owner can continue to pay the previous owner’s mortgage.

How living trusts work

For living trusts, the process is a bit more complicated. Living trusts are created to keep a property from going into probate when the owner dies, but is created before the former owner’s death.

“First the trust is created, typically by a lawyer, and then the property is deeded over to the trust,” explains Corey Chappell, closing options analyst with 181-Close-Now. “The trust now officially owns the property.”

As long as the former owner continues to occupy the home, the trust pays the mortgage. When the former owner dies, the trust’s beneficiaries can do as they wish with the home without having to go through probate. Here’s more on whether a living trust is right for you.

Ah, Pokémon. The game of my childhood. I grew up with playing Pokémon Blue on my Gameboy and watching the anime. When I was a young NekoJonez, I always looked forward to what the anime and the games will bring me next. So, today I want to take a look back at a few Pokémon games and what hooked me into playing them? Let’s go 100% nostalgia mode and let’s take a trip through memory lane. Also, if you guys and girls have your own stories about what hooked you on Pokémon, please tell them in the comment section below. Also, feel free to give me advice on this format, if I should do other articles like this or other game franchises. In any case, here we go.

Pokémon Gold, Silver & Crystal

I think it isn’t a secret to a lot of you that I have never finished Pokémon Red, Blue & Yellow. I have come close to beating the final boss, but I was always unable to beat him.

Now, Pokémon Gold & Silver were the first Pokémon games I have fully beaten. For some reason, I enjoyed myself a lot more with the 2nd generation than the first generation.

The 2nd generation had more things to do and had more roleplaying in the game. It was also the first game I started to make friends with. I discussed the first gen regularly with my cousin, but I have more memories of discovering the 2nd generation together with friends.

The day & night cycle, a visible XP bar, genders, berries, special Pokéballs and a whole revisit of the area of the first game were such amazing concepts to me as a child. There was more to do and more to enjoy then first thought possible.

It was also one of the first times I experienced the odd feeling of nostalgia. I touch upon t in the previous section, the whole revisiting of Kanto, the area you played in, in the first game. It blew my mind so much that I wanted to relive that feeling multiple times. Yes, Pokémon Gold and Silver are actually one of the games that made me decide to start collecting games. Since I wanted to replay them when I grew up and experience my childhood all over again.

Pokémon Ruby, Sapphire & Emerald

Good lord, am I going to make some people annoyed at me with saying this. My favorite gen is the 3rd gen. If the 2nd gen actually made me start talking about Pokémon with friends, the 3rd game we actually discovered together. We helped each other when we got stuck and we battled each other often.

Behind the schoolyard where nobody saw us since playing on your Gameboy Advance (SP) wasn’t allowed during school.

But a feature I adore in this game is the secret bases. I have spent too much time decorating the whole secret base and buying things for it. I always pretended they were little gyms. Back then, my imagination ran wild and I actually imagined that they will release a patch where you were able to run around in each other’s world to try and discover each other’s bases. I had no clue what underground feature the next generation would bring.

Besides that, I was just immersed in the world. I just loved exploring and walking around in this world. I have no clue why, but I love the 3rd generation Pokémon a lot. I still remember figuring out the braille in those secret caves to get the Regi’s and unlock the stronger legendary Pokémon.

Also, the amount of Pokémon ROM hacks created in this engine, is just amazing. I have played such amazing Pokémon ROM hacks using the gen 3 games as a base. But, talking about those are just for another article.

Pokémon Mystery Dungeon – Explorers Of Time/Darkness/Sky

When I had beaten the first Pokémon Mystery Dungeon game, I was extremely impressed with the game I played. Nothing was able to prepare me for the amazingness that was the sequel to this game.

The sequel had a more interesting story. But, what hooked me on the Mystery Dungeon formula. Well, I might have an idea.

I always wanted to play something else in the Pokémon universe. And that was this game. Thanks to this game, I got introduced to Etrain Odyssey and other dungeon crawlers.

While these spin-off games aren’t the best games in the respective genre, I love playing them because they have amazing stories.

It’s a bit sad to see that these games won’t have another sequel after Pokémon Super Mystery Dungeon since GameFreak doesn’t have any ideas to where the series should go next.

But, back on topic. What actually hooked me in this game? For once, the personality test. For some reason, I always got different Pokémon as my main character but rarely to never another aura reading. I always got the starly silver one. Just funny how my favorite color is, in fact, silver and I was playing the game on a silver colored DS.

Also, I have another story to tell about this game. One time, I ordered Pokémon Mystery Dungeon – Explorers Of the Sky from a trusted online website. They deliver it and I put it in my collection. I already owned Pokémon Mystery Dungeon – Explorers of Darkness. When I was actually cataloging my collection 2 years later, I actually discovered that they put the wrong copy inside the Explorers of the Sky box. So, I re-order the game from that website; guess what happens. They deliver the correct box but the wrong game again >.<

Thankfully, I was allowed to send the wrong manual and game card back and now I have the actual Pokémon Explorers of the Sky in my collection. Now, it’s time to complete that game since I want to find out what happens in the additional story.

Pokémon Ranger – Shadows of Almia

I have played a lot of the Pokémon Ranger games. But I remember the 3rd one the most. Since that’s the only one I have currently finished.

The 3rd one is the most polish game out of all three of them. Also, it deals with an interesting story that takes place in two worlds, making the gameplay even more interesting.

If I would have to explain what hooked me on this game, I can only tell that you should look in the previous paragraphs of this article. I wanted to play something different than the usual main adventure. And that’s what this game delivered.

Catching different Pokémon and trying to figure out which Pokémon to capture to overcome the obstacles. For some reason, just writing about this game makes me want to replay this game. That would be perfect since I haven’t written an article about this game and I think that will be a better place for me to explain why I love this game so much. Or maybe a 2nd playthrough will reveal some flaws I overlooked in my first playthrough.

Wrapping up

So, that’s all I wanted to talk about for now. There is a lot more Pokémon stories I still want to share but those are for another time. I always wanted to do an article similar to this one.

There’s a lot of information being fed to you when you find out you’re pregnant. The goal is not to lose sight of some of the most foundational aspects of what keeps you healthy, and what keeps the baby healthy. And, just like when you’re not pregnant, having a healthy mouth during pregnancy means more than just the health of your smile. Particularly when you’re pregnant, hormones can throw quite the wrench in some of the things that normally work for your body—and then all of a sudden, you’re dealing with sensitive gums and teeth that feel like they might fall out!

Here at Dr. Marchbank’s office, we wanted to compile a few informative bits and facts that can help you understand the implications of your preventative dental health care when you’re expecting.

We’d like to first point out the obvious: be sure to continue caring for your teeth as did before you found out about the baby! Brush twice a day, floss at least once a day, use fluoride toothpaste, use mouthwash, see your dentist regularly—and most definitely when you become pregnant. Pay special attention to your gum line, where the accumulation of bacteria and plaque can lead to gum problems and disease. Lastly, talk with your dentist about when to schedule a checkup during your pregnancy; the best time is usually during your second trimester.

Perhaps surprisingly, 1 in 5 premature births in the U.S. can be linked to (and predicted by) gum disease. Crazy, right? The best you can do to prevent this is to keep your routine consistent, even after a late-night craving is satisfied!

What’s more, even after birth, children are most susceptible to bacteria that can cause dental decay or gum disease from the age of 18-36 months, when moms tend to share cups or “clean” pacifiers and bottles with their own mouth. In general, it’s best to air on the safe side with sharing, as infections can occur at any time. Your baby’s teeth that develop in the womb include the roots and foundation of the teeth that will be with them for the rest of their life.

Be sure to maintain a balanced diet. Foods that are processed or sugary will increase your chances of developing gum disease and cavities—and you don’t want to have to undergo treatment while you’re busy getting ready for the baby. We all know, and absolutely understand, that snacking while pregnant will be part of the deal, so when you do have unusual food cravings, be sure to stay mindful to brush afterword…especially when snacking late at night and then going back to bed.

Outside of what’s taking place with your own teeth, you’ll want to consider the type of nutrients you are taking in for your child’s early-developing teeth. Your baby’s teeth begin to develop in the womb at 3-6 months, so sufficient quantities of vitamins A, C, and D, protein, calcium, folic acid and phosphorous help set your child up to have a healthy mouth for life. Without writing a whole other article on the topic, we suggest eating a variety of healthy foods, foods low in sugar and drinking a lot of water and milk as great ways to ensure a healthy baby and minimal calcium loss for your and baby’s teeth.

Morning sickness can be a very real experience for some women. And with that experience comes the unpleasant reality of vomiting. If this happens, be sure to only swish your mouth with water immediately after to rinse the acid out that enters your mouth, which can erode the enamel of your teeth and lead to tooth decay. Try to wait a good 20-30 minutes to brush with toothpaste, as rinsing and spitting with water can help neutralize acidity and brushing can actually press acid into your tooth enamel. Lastly, if the mere smell of your toothpaste is unthinkable, try a milder or different flavor, and if worse comes to worse use baking soda, water and a toothbrush until the sickness dissipates.

The first and third trimester are not always the best times to be seen by your dentist. The first trimester your baby is beginning to develop, and you don’t want to introduce any unneeded stress that could cause you trouble. The third trimester you are approaching giving birth, and you wouldn’t want to introduce stress that could cause you to go into premature labor. So, if you need to have any X-rays or (emergency only) dental work done, you’ll want to do it in your second trimester if possible.

The ADA (American Dental Association) and the ACOG (American College of Radiology) both agree that no single diagnostic x-ray has a radiation dose significant enough to cause adverse effects in a developing embryo or fetus, with appropriate shielding.1

Nothing is more miraculous or precious than waiting for your baby to come. And, for some, nothing could be scarier. Ensuring you are healthy during your pregnancy is the surest way to ensure your baby can be born healthy. And just as we here at Dr. Marchbank’s office say that the crux of your health begins in your mouth, we believe that the health of your baby begins with the health of your own mouth during pregnancy.

BREAKING: Gurmeet Ram Rahim Singh Insan jailed for 20 years by special CBI court

A special CBI court has sentenced Dera Sacha Sauda Chief Gurmeet Ram Rahim Singh Insan for 20 years in jail. The decision was taken today by CBI judge Jagdeep Singh at at Rohtak’s Sunariya jail where the hearing took place. The CBI lawyer had asked for maximum punishment and asked for life imprisonment. But the defence lawyer argued that Gurmeet Ram Rahim Singh Insan is a social worker who has done a lot for the welfare of the people. At this point, Gurmeet Ram Rahim Singh Insan pleaded for leniency, even broke down and reminded about his role for the ‘Swacch Bharat’ campaign of the Government of India.

CBI Judge Jagdeep Singh pronounced two sentences of 10 years rigorous imprisonment in each of the two cases that date back to 2002, said defence lawyer S K Garg Narwana. Gurmeet Ram Rahim Singh will have to pay Rs.15 lakh fine each in 2 cases and Rs.14 lakh each to be paid to both victims.

The rape case against Gurmeet Ram Rahim Singh Insan was filed way back in 2002. He was convicted of his crime on Friday August 25 at the special CBI court in Panchkula. The moment the verdict was out; Gurmeet Ram Rahim Singh Insan’s followers went berserk and destroyed property, injured people and even journalists. OB vans of several news channels were set on fire.

Gurmeet Ram Rahim Singh Insan has a Bollywood connect as well. He has acted in five films till now, all under the MSG film series.

Lutron Maestro Bathroom Upgrades by GrubiSa Rukavina

I’ve worked with Lutron products for years now, it’s a solid system but they have an incredible array of different model numbers and parts that can be very confusing when trying to figure out exactly what you need.

Go to their website and look under the products tab, it’s insane just how many lines they carry. But there are a few hidden gems and some of those can be found in the Maestro line of products designed for single rooms for a very specific purpose. I will be covering two products in this article, both of which you can readily find at Lowes, Home Depot, or Amazon. The first is the MS-OPS2H-WH which is a single pole motion occupancy/vacancy sensor light switch. The second is the MA-T51H-WH, which is a hardwired countdown lighting/fan timer.

Let’s start with the MS-OPS2H-WH light switch. It solves a few simple bathroom problems for just $20. For bathrooms where the toilet is in a separate room, this is a perfect light switch because you don’t need to touch it to turn on the light, you only need to turn it off when leaving; or don’t and it will turn off after a set time. This is called occupancy mode, it senses when a person enters and turns off at a set time after they leave. I installed this in two bathrooms, one with a separate toilet room and one in a guest bathroom, both work great. But what about the vacancy mode?

I had the perfect scenario in my house to use it. The master bath is adjacent to the master bedroom and has very bright vanity lights, so if you get up to use the bathroom in the middle of the night, you wouldn’t turn those on, but just the lights in the toilet room. This is where the vacancy mode comes into play. Vacancy mode allows you to disable the motion sensor, instead it will only turn on manually, but still turn off after a set time. A simple and very useful feature for families who forget to turn off lights. Another cool use for it is in garages, when you pull in, the lights turn on and will then turn off after a set time. I have three of these switches installed in my home and I think they’re a fantastic deal.

Then there is the MA-T51H-WH ($29), a hardwired fan countdown timer, it does a surprising number of useful things. I installed one in each of my bathrooms to activate the exhaust fan. I used the 15-minute presets, so during or after showering (and number two), the fan will be on, but you won’t need to remember to turn it off after you leave the room. A great way to save money on your power bill! Another unique use for it is in kids’ rooms. You can give them, say, 30-45 minutes to play before bedtime; it will flash the lights with one minute remaining, then the lights go out. I really like that there is a rocker switch on the side to quickly adjust the amount of time remaining, no complex programming here, and you can set it to just stay on if you like. It’s very simple to use and install and once you have one, you’ll wonder how you lived without it.

Installation and programming for both of these devices was a snap, if you can install a light switch, you can install these. Programming was also very simple; just read the manuals and you will be up and running in minutes. Just note that these are not smart switches and won’t integrate with any home automation system, they are standalone products. I think that is a good thing as it keeps the price down. And I don’t really need to control my bathroom fans from 100 miles away, I know it would be cool, but it wouldn’t be something I would go out of my way to pay for.

For about $120, I was able to update both bathrooms in my house to save power and money. It won’t be a huge savings but every little bit helps. It provides some very useful features at an affordable price and only takes an hour or so to install. You will be surprised at just how easy they are to set up, it’s just a few steps that almost anyone can figure out. Next time you feel like your house needs an upgrade, give these a look. They are available at most big box hardware stores and at Amazon.

However, now his nephews, Vinay Anand and Krushna Abhishek are teaming up for a film in Bollywood and the two will share screen space for the first time.

Vinay Anand who has previously acted in films like Aamdani Atthani Kharcha Rupaiya and Krushna Abhishek who is a popular comedian will come together for a film based on youth and it will also mark the directorial debut of Ravi Shankar Anand. Talking about the film, Vinay revealed that Krushna’s role will revolve around the comedy zone whereas his will be a surprise element in the film. On the other hand, the film featuring Vinay Anand and Krushna Abhishek is also said to have two superstars who will be a part of the cast but their names are being kept under wraps as of now. Showtek has been all about the important women in our lives lately. The powerhouse Dutch production/DJ duo dropped the highly unexpected track “Momma” last month, a tribute to women and mothers all over the world. While the positive message of the song is right in line with Showtek’s previous productions, the track itself was a blues-folk track that was totally out of left field, but still a wonderful song. Now the Janssen brothers are back with the dance edit of the track, “Listen to Your Momma.” This time they team up with Dutch singer-songwriter Leon Sherman for the vocal.

“Listen to Your Momma” is a highly welcome return to Showtek’s more traditional big room sound, replete with Dutch horns and a nice piano-house riff backing up the vocals. Leon Sherman’s bluesy wail really makes you feel some kind of way as he sings “Momma tried to raise me right, but I came out wrong.” If you feel like you’re at a festival once the drop hits, you’re right, as this song has actually been in Showtek’s sets fairly recently. Fans will get that extra jolt of energy upon recognizing that signature Showtek sound that mixes Dutch house with a tropical party vibe.

The Janssen brothers did write the song on Mother’s Day and to celebrate the release of the track, they’re doing something very special. If you purchase a ticket to their show at Exchange LA on March 16, you can bring your mom for free. Your mom put in a lot of work raising you, might as well treat her to a fantastic show from one of dance music’s premiere artists.
