Estrogen creams are for peri or post-menopausal women experiencing symptoms of vaginal atrophy. It occurs because of the lower estrogen levels in the blood after menopause. The skin becomes drier and less elastic, causing such symptoms as burning, pain with intercourse, and even urinary incontinence. It’s been a decade since we launched our original Residential Construction Cost Cheat-Sheet and since then it continues to be one of the most searched and read posts in the history of the BUILD blog. We originally developed the cheat-sheet after seeing many shifting and shifty budget conversations. Subsequently, we decided to take the topic of construction costs head-on. Since the Cheat Sheet’s introduction, we’ve been having ever-more informed conversations about construction costs with current and potential clients. Escalating construction costs and protracted permitting timelines amongst most building departments in the Pacific Northwest have made the Cheat-Sheet more useful than ever. As an architecture firm with both feet on the ground, discussing the finances of design and construction couldn’t be more important. The goal was both simple and far-reaching. We wanted to create a straightforward baseline for discussing project costs (simple) and one that our industry could start using to help compare apples to apples (far-reaching).

 

We released The Residential Construction Cost Cheat-Sheet 2.0 in 2014 during a booming economy that has continued into the present. A roaring economy has its own challenges, though, and the sharp acceleration in construction costs has surprised many architects, builders, and homeowners in the Pacific Northwest.

 

Now in 2019, we are sensing a slowing market, significant economic challenges, and political turmoil. Further, we are deeply mired in an affordable housing crisis in cities like Seattle, along with permitting challenges that are nearly paralyzing. It’s a minefield of issues for the design and construction industry to navigate with each factor pushing and pulling regional construction costs.

We believe that housing will continue to be created and groups like BUILD LLC, with our 20 years of experience as a firm, can guide that process to continue to have happy clients. We have always maintained that this is best accomplished by being candid from the initial conversation all the way through the process to get the final result. With all that said, it’s timely to update our numbers and so we’re unveiling the 2019 Residential Construction Budget Cheat Sheet.

It’s worth breaking things down further to better understand why we’re seeing construction costs continuing to accelerate, far beyond just typical inflation. Here in the Pacific Northwest, several items have continued to intensify over the last 5 years, while new items have been added. These items, more than others, have fueled the construction cost acceleration.

 

BUILDING DEPARTMENT REGULATIONS

The requirements around drainage, impervious surface area, and stormwater management have become permitting projects in and of themselves in the Pacific Northwest. The design requirements often introduce additional pages to the drawing set, weeks of extra design work, additional consultants, and time-consuming reviews at the city/county. Civil engineers are now required to provide a design package on a single-family residence that would have been commensurate with a commercial project 5 years ago. The construction involves additional earthwork, costly site measures, and significant increases to site labor — all to support both temporary and permanent measures. All of this has left us with the feeling of literally pouring cash into the ground.

 

The necessity of geotechnical engineering is almost a guarantee on residential projects now. In the previous decade, a geotechnical engineer was required by the building department on a project only when extreme environmental factors were present (e.g., steep slope, potential slide area, etc). Lately, building departments have added a geotechnical report to their standard permit submittals frequently enough that the geotech has become part of most design teams. This work requires additional site visits, construction inspection/observations, additional coordination, and expensive reports with added cost implications in construction.

 

We have wonderful engineers we work with so this isn’t meant to disparage them in any way. We’re noting that they are now being pulled into all scales and types of project, and this can simply increase conditions and costs on those projects.

 

On the permitting side of the equation, far-reaching permit document requirements are adding significant time and energy to the permit process. Whereas the permit review process used to be an evaluation of the construction documents, the permit requirements are now tangential to the point of requiring a set of drawings, and a slew of supporting documentation, unique to the permit process alone (read: not used for construction, but simply hurdles in getting to construction). The additional time, energy, and costs of this are reflected (if not magnified) on site in both time and dollars.

 

Occasionally, a regulatory agency will misapply land use designations to a property. This could be in the form of a critical area like a steep slope or a potential landslide area, even if neither are present. Having these designations removed from a property requires consultants, reports, and lengthy permit reviews. If the building department doesn’t concur, the only path forward is to agree to their stipulations.

 

Beyond the land use and building code impacts, the secondary codes for MEP (Mechanical, Electrical, Plumbing, etc.) continue to add gratuitous provisions that make our heads (and wallets) hurt. We’ve discussed this previously, but new electrical provisions (for example) like adding ground fault protection throughout a home rather than to critical circuits adds 5% to an electrical budget. Once you tack on a series of code changes like this, with marginal benefit, your MEP costs can easily be 25% more than just a few years ago.

 

CLIENT EXPECTATIONS

More so than in years past, we’re noticing higher expectations on behalf of clients. It’s becoming more difficult (and expensive) to attain a level of acceptable completeness. Some of this is just math…as costs increase, it seems like more should be gained with the expense.

 

We’ve found ourselves in a bit of a Catch-22 here. We very much understand and appreciate that our clients are making a substantial investment in their project. It’s typically the single largest personal investment in their lifetime. For many, it may also be the only time they build new or substantially remodel. Without a doubt, the level of execution in construction should be of very high quality given the investment. We also do not take for granted that our clients trust us to lead them on this journey, including the journey of setting expectations and delivering on them. We greatly appreciate that our clients haven’t been able to find something they could simply purchase to meet their needs and desires, so they are hiring us to make it for them. That is a clear indication that this is very important to them.

 

Yet, we find this situation needs to be balanced with a reasonable level of execution. Many hands (and overlapping feet and tool belts and equipment) go into making the final product. While we don’t accept even a whiff of substandard work from any of these participants or their part, not every single inch of a project will reach perfection. It certainly could, but that’s a whole different level of budget that we are not promoting. As the cheat sheet above notes, achieving perfection is a 40%+ construction budget addition. In our view, we are achieving “A” quality work. Attaining flawless perfection in every aspect of a project isn’t what we consider to be cost-effective or even sensible. There is an acceptable level that we can agree to and deliver (and we may have another whole blog post on this topic).

 

VENDORS & SUPPLIERS

A decade’s worth of industry demands has placed most vendors and suppliers into a constant state of being overwhelmed and overcommitted. Subsequently, their pricing continues to increase. And this has a chain reaction. Our vendor’s vendors have supply and bandwidth issues and this effects the whole chain.

Plus, as our region has become a denser metropolis, costs for items like trucking of soil and recycling material have exploded. Not only does our region suffer from detrimental traffic which increases trucking costs linearly, but we have to source and take material further from the City core as property has increased in value.

 

OTHER & UNFORESEEABLE

There are other factors beyond our control or influence that we are continuing to uncover, or simply get smacked across the head with. For example, due to the amount of infrastructure work in Seattle, every single thing related to concrete (mixing, trucking, reinforcing, pumping) continues to increase in cost at an unimaginable rate. We keep trying to peel the onion on items like this to reign in costs, yet it feels like the more we peel the larger the onion gets. We may use 60 yards of concrete on a project, while 60,000 yards go toward municipal work. We are left feeling fortunate we can get concrete at all.

 

As a resourceful, cost-effective architecture practice, we’re obviously not fans of unnecessary cost increases. We like to think of ourselves as the group that produces effective and accurate design budgets that complement the elegant and functional homes we endeavor to create. Along with that philosophy, we’ve generated some methods for savvy clients to navigate through and minimize the escalating construction costs.

 

• Reuse the foundation of an existing home

• Be reasonable with what is sustainable

• Being “green” doesn’t always make sense

• Start thinking of sustainability more as built-in utility rather than as a fashionable trend

• Limit the amount of reviewers/variables on a project

• Find a good team and trust them

• Be reasonable with what is achievable in the finished product and set clear expectations with the builder

(obvious defects get fixed, but ease up on total perfection or get your checkbook out)

 

Years ago we may have suggested that the ideas expressed above are simply our opinions and that there are different ways to go about designing, building, and financing a project. But with much more experience under our belts and more projects added to the portfolio, what may have been subjective information is moving more into the knowledge-based category. As with any advice, feel free to take it, leave it, or counter-offer.

A 2004 Jeep Liberty gas tank fire lawsuit alleges the location of the fuel tank caused the death of a 58-year-old woman in Ohio.

 

On October 20, 2017, Mrs. Deanna Gilreath of Hamilton, Ohio, burned to death in her 2004 Jeep Liberty after it was rear-ended by a concrete truck. The crash caused the rear-mounted fuel tank to leak gas and explode into flames.

 

According to the Fiat Chrysler (FCA US) lawsuit, the seatback of the driver seat collapsed backward, putting the woman's head closer to the burning rear of the SUV.

 

Witnesses to the crash describe a scene of pure horror as the Jeep burst into flames upon impact. One man told local media he saw the crash and the immediate resulting fire while running to the Jeep to join another man already trying to unlock the door. The men said the intense heat prevented any rescue and they had no choice but to turn away.

 

According to the lawsuit, if the gas tank would have been located toward the middle of the Jeep, the outcome would have been much different because that area wasn't significantly damaged.

 

Instead, with the gas tank located behind the rear axle, a trailer hitch allegedly used to protect occupants in a crash did just the opposite. In this case, the trailer hitch pierced the gas tank and allowed fuel to leak.

 

The wrongful death lawsuit accuses Chrysler of three failures: Placing the Jeep Liberty gas tank in the crush zone behind the rear axle; using a trailer hitch to allegedly protect the gas tank in a rear-end crash; and manufacturing a defective seatback that didn't hold up in a crash.

 

The lawsuit alleges FCA has known for decades that the placement of the gas tanks behind the rear axles increases the risk of fires and deaths in rear-impact crashes.

 

Plaintiff Daniel Gilreath, the husband of Deanna Gilreath, says FCA certainly knew in 1978 about placing gas tanks too far toward the rear after watching what was happening with Ford Pintos blowing up into flames.

 

Chrysler was also advertising Dodge vehicles in 1985 as safe vehicles because the gas tanks were located in front of the rear axles, the exact opposite of the 2004 Jeep Liberty.

 

In addition, advertisements for 1996 Dodge Caravans promoted their safety by saying, "Fuel tank is mounted for impact protection ahead of the rear suspension and between the bodyside rails." The automaker made similar safety claims for Ram vans in 1999 by advertising the safety choice to put the gas tanks ahead of the rear axles to protect the tanks.

 

The lawsuit also references a letter sent to FCA in February 1998 from the mother of a woman who was in a Jeep with a rear-mounted gas tank. The writer said her daughter's Jeep was hit from the rear and "[w]ithin moments, the Jeep was on fire because the gas tank had been hit."

 

Her daughter did escape the SUV and flames, but the woman told Chrysler a person would be in serious danger if they "could not get out of the car within moments."

 

According to the Jeep Liberty lawsuit, more evidence showing Chrysler knew about the dangers of the gas tanks comes from 1998 when the automaker performed a computerized crash test on a Jeep with a gas tank behind the axle.

 

FCA allegedly determined the final 25 inches of the rear-end of the Jeep were being crushed, a serious problem considering the gas tank was located only 11 inches from the rear.

 

The plaintiff says engineers noted "[t]he crush in the structure in the vicinity of the fuel tank is undesirable and therefore needs to be minimized." However, the automaker allegedly took no action and didn't let customers know about the test results.

 

According to the plaintiff, more evidence can allegedly be seen from 2000 when an internal organization stopped placing test instruments in the rear-ends of Jeeps undergoing rear crash tests.

 

The organization, FCA's "Rear Impact Tech Club," allegedly said test instruments in the final 24 inches of the rear-ends of the Jeeps were being destroyed in rear crashes. However, the gas tanks were still left in the same area.

 

And as more alleged proof the automaker knew about the dangers of the gas tank locations, by model year 2008 the automaker had moved the gas tanks to the front of the rear axles on all of its Jeeps.

 

In June 2013, the National Highway Traffic Safety Administration (NHTSA) asked Chrysler to recall 2.7 million SUVs, including the 2002-2007 Jeep Liberty, because of the risk of gas tank fires in rear impacts.

 

Chrysler said the "analysis of the data confirms that these vehicles are not defective and are among the safest in the peer group." Further, the automaker said at the time of manufacturing, every Jeep met all federal safety standards.

 

Although Chrysler claimed the SUVs were safe and refused to issue a recall, the automaker finally relented and recalled about 1.5 million vehicles to install trailer hitches. However, the automaker says the trailer hitch provides only “incremental improvement in the crash energy management in low- to moderate-speed rear collisions.”

 

François Castaing, Chrysler's former vice president for engineering, admitted in 2011 the trailer hitches will not protect the gas tanks. And according to the Jeep Liberty lawsuit, the trailer hitch makes things even worse by turning into a spear that pierces the gas tank in a crash.

 

Mr. Gilreath says his 2004 Liberty was taken to a Jeep dealer based on the recall, but he was told nothing needed to be done to the SUV because it already had a Chrysler tow package/trailer hitch installed.

 

FCA has been sued before because of Jeep gas tank fires, including in the case of four-year-old Remington Walden who burned to death following a rear-end collision. The jury ruled Chrysler "acted with a reckless or wanton disregard for human life" and awarded Remington's family $150 million.

 

Although the award was eventually dropped to $40 million, the jury verdict was upheld on appeal, with one judge ruling "[t]he evidence against FCA was overwhelming."

 

In addition to the claims about the trailer hitches and gas tanks, the lawsuit alleges the seatbacks are defective and dangerous because they collapse easily in a rear-end crash.

 

In a fire a collapsed seat can mean the difference between life and death. The occupant falls backward with the seatback which leaves the person disoriented, making escape less likely and making it harder to reach the person for rescue.

 

According to court documents, the federal rule that set a minimum standard for seatback strength was based on a test dated from the 1970s that was so easy to pass that certain lawn chairs passed the test.

 

In addition to FCA, the lawsuit also names the trucking company, Tri State Concrete Construction, Inc. and the truck driver who hit the Jeep Liberty, Tracy Wayne Moore.

Thistle Dhu is a Federal Revival–style mansion in Pinehurst, NC, built in 1919 by steamship magnate James Barber. The six-bedroom,13,035-square-foot mansion also features the nation’s first miniature golf course—or putting course—in the backyard.

 

Currently on the market for $2.95 million, Thistle Dhu reportedly got its name from Barber’s reaction to seeing the putting course for the first time.

 

“This’ll do,” he said. However, because of his accent, it was misheard as “Thistle Dhu.” While the story may be apocryphal, the name stuck. Both the course and the home kept the name Thistle Dhu.

 

While the putting course was never open to the public, reports about its miniaturized 18 holes piqued interest, and the concept of miniature golf as we know it today was born. Sadly, the original Thistle Dhu course no longer exists. But in 2012, Pinehurst created a new putting course that was named Thistle Dhu in honor of Barber’s innovation.

Not to be outdone, the home also has a fascinating history.

 

“After Mr. Barber passed, the home was sold, and the next owner donated it to the Catholic Church,” explains listing agent Jennifer Nguyen. “The locals called it ‘The Nunnery.’ There was a confessional in the basement—right next to the speak-easy.”

Pantalla de Google Pixel 2 xl está dando problemas con los colores.

 

Los nuevos terminales más esperados de Google, Google Pixel 2 y Google Pixel 2 xl ya fueron lanzados y al parecer no todo es color de rosa. Segun varios usuarios del terminal han reportado que la pantalla de Google Pixel 2 tiene problema en los colores y el brillo.

 

¿Qué provocará éste problema en la pantalla de Google Pixel 2 xl?.

 

Lo que no se sabe bien si es un error de pantalla ó si es un problema de hardware este da un error en la poca luz que emite la pantalla o sea que la pantalla no brilla se queda sin brillo, la verdad es un tanto raro aún no se sabe si es un problema de algunos móviles en específico ó algo general, aunque esperemos que no lo sea.

Aveces también sucede el caso que son problemas de calibración de la pantalla y con una simple actualización se puede resolver éste dilema, como fue el caso del Samsung Galaxy S 8 y Galaxy S 8+. De ser éste el caso los usuarios del nuevo terminal de Google no tiene porque preocuparse ya que ellos lanzan actualizaciones lo más antes posible para resolver cualquier fallo, si de software se refiere y si no lo es y el problema persiste lo recomendable es ir a la tienda o sucursal de la compañía si esta en la posibilidad claro está.

 

De ésta forma se le pudiera devolver el dinero ó remplazo por otro equipo sin problemas, éstas son opiniones logicas y especulaciones de lo que podríamos hacer si somos los afectados en éste caso, no tienen ninguna garantia por parte de la compañía pero como todo se resuelve hablando no cuesta investigar.

There are a lot of parents out there with college students who are entering final exam time. Whether it’s their first year or their senior year, there is still a lot of stress and little extra time to take care of life’s necessities.

   

This time of year is the perfect opportunity to send your student a care package. To take the hassle out of thinking what to include, we’ve provided a go-to list on what to put into the box! Remember to include extras since roommates will be looking to share!

   

Useful items

   

Let’s start with the necessary items first. Since it’s the end of the year, school supplies might be running short. Include a couple of pencils, pens, highlighters and sticky notes. If your child is moving out of the dorm or having to pack up all their belongings for the summer, consider buying things cheap since all these items could get thrown away in the end of the year cleanup.

   

And speaking of that, if deep cleaning will need to take place prior to heading out for the summer, add supplies to the package. This will prevent your student from having to run to the store while also juggling studying, packing, and sleeping.

   

Brainpower food

   

While chips and sweets may be fun to nibble on while pouring over books, it’s important your student maintains a healthy diet. Nuts—specifically walnuts—are a top food for brain health. SHOCKING: Baadshaho actors walk out of ‘The Kapil Sharma Show’ after Kapil Sharma fails to make it on time

Kapil Sharma and controversies go hand in hand. In the last one year, the comedian has been in news mostly for the wrong reasons, thanks to his impulsive tweets to the Prime Minister, illegally extending his residence, assaulting and insulting his co-actors, sickness etc. And now Kapil Sharma has once again courted controversy by upsetting the team of the upcoming film Baadshaho.

According to reports, Ajay Devgn, Emraan Hashmi, Ileana D’cruz and Esha Gupta reported on the sets of his TV show ‘The Kapil Sharma Show’ at the call time of 11 am on Sunday August 27. But Kapil Sharma was nowhere to be found. The Baadshaho team had been in touch with Kapil’s team from the previous night to ensure that everything went as per schedule. When the actors were leaving from their respective residences, they were told that Kapil Sharma is on his way from a hotel near the studio and would make it on time. Shockingly, when the Baadshaho actors reached ‘The Kapil Sharma Show’ sets, Kapil’s team said that the comedian hasn’t even woken up and that it would take him two hours to get ready and reach the venue. Apparently, Kapil Sharma was partying at a filmmaker friend’s bash till 6 am and hence couldn’t wake up on time. Hence, the actors walked out of the sets at 11:15 am.

Those who wanted to see Ajay Devgn, Emraan Hashmi, Ileana D’cruz and Esha Gupta mingling with Kapil Sharma will not happen at all because the same reports suggest that the actors have no plans to return on a different and shoot the said episode. They don’t have dates and have already scheduled to shoot for other shows. Also, the turn of events with Kapil Sharma has irked them.

Just recently, the shoot with Shah Rukh Khan and Anushka Sharma for the promotion of their film Jab Harry Met Sejal was also cancelled. Before that, the shoot with the team of the films Mubarakan and Guest Iin London also didn’t take place, due to Kapil Sharma’s ill health. In January this year, Kapil Sharma kept the OK Jaanu actors Shraddha Kapoor and Aditya Roy Kapur waiting for five hours and he only turned up when the actress threatened to walk out. Prior to that, Kapil Sharma misbehaved with Sunil Grover and Ali Asgar in a flight from Australia and both actors left the show.

Meanwhile, the experience of Baadshaho has had a cascading effect. After knowing about the Sunday incident, the promotional episode of Poster Boys on ‘The Kapil Sharma Show’ featuring Sunny Deol, Bobby Deol and Shreyas Talpade has been cancelled.

The dance music world is no different; in fact, because of the rapid-fire, singles-driven nature of the business, artist change and growth is a necessity. For an example of this artistic growth and evolution, look no further than Anjunabeats and Ophelia artist Jason Ross, who just released his new album Rooms, a breathtaking journey through trance, melodic dubstep, and other sounds.

 

The Minneapolis-born, Los Angeles-based producer first burst onto the scene with the track “Burma” back in 2014. After that he put out a steady stream of releases on Above & Beyond‘s Anjuabeats label, becoming one of the label’s stars. After joining forces with Seven Lions for a legendary performance at the Gorge in Washington for ABGT (Above & Beyond’s Group Therapy) 250, Jason hit the road with Seven Lions for a bus tour. Rooms is the product of Jason’s evolution as a producer and artist up to this point. We talked to Jason about the album, new directions, touring with Seven Lions, and living in Los Angeles, before he kicked off his Rooms tour at Exchange in Los Angeles last weekend. Here’s what Jason had to say.

 

Hey Jason, first off congratulations on Rooms, it’s quite an accomplishment. Tell us a little about the making of Rooms, how did you come up with concept, what did you do in the studio that was familiar, what did you do that was different and new?

 

“Well, the concept, it was around the time when I was dabbling with other different genres, the spark happened after ABGT 250 playing with Seven Lions at the Gorge. After that I just took a lot of time in the studio to just ask myself, where am I going, where do I want to go, and it took a lot of time to figure what sound I want to have for the next few years. So that’s kind of when the Rooms concept started, I wanted this to be a showcase of who I am now, and where I’m going kind of thing. And then I started getting creative with what sounds I want to try and what I want to put out there.”

 

You’ve also got a very busy tour schedule coming up, tonight in LA is the first night. What do you have in store for the fans? What’s different about this tour and where are you most excited to visit/play?

 

“Yeah, so this tour is unique because I get to showcase not just the trance stuff, but a little bit more of the different stuff, and being on the bus tour with Seven Lions, I was exposed to a lot of new different things, and of course with the new stuff I’m putting out on Ophelia, it’s got a lot more of melodic dubstep stuff, so I’m definitely going to be trying some new stuff like that. I’m excited, Exchange is one of my favorites, so the pressure’s on tonight, haha. But I’m really excited for this, every stop I’m going on I’m really excited about.”

 

You’ve been an artist on Anjunabeats for a while now, what’s it been like to have the support of one of the biggest labels in the business behind you?

 

“I couldn’t ask for anything more than that, I’ve looked up to them (Above & Beyond) for years, so to have their support and to be working with them everyday and talking with them. They’ve been kind of mentors to me, and they really know what they’re doing, they’ve been in the scene for a long time and to be around those kind of people, level-headed, smart guys, it’s really nice. And of course, Anjunabeats has really set me up for success in this industry.”

 

You’ve been doing newer stuff with Ophelia, how did that partnership with Seven Lions and his label come about?

 

“It was really just natural, his label is still pretty new, but the relationship started when I remixed his song ‘Creation‘ and then he just hit me up out of the blue, and said we should try something out. That’s when ‘Higher Love‘ took shape, and we really just loved working together, we both had something unique to bring to the table. I have the trance roots, he has the dubstep roots, and we both have that melodic, emotional, kind of thing, so both of our styles coming together makes a really cool, unique trance-dubstep fusion. And we enjoy each other’s company, we’re homies, we’re going skiing this week.”

 

It’s probably tough to look ahead to the next phase now that you’ve just released Rooms, is there going to be more new music on the horizon or are you going to ride the Rooms wave for a little bit and see what happens?

 

“I’m not going to do anything drastic, I’m not leaving trance or going full-on dubstep or anything like that. But, I like where I’m at right now, who knows what’s going to happen or where I’m going to go, but the process of evolving is exciting to me. To always push the boundaries, to learn, yeah, to evolve. So who knows where I’m going to be after the tour, but I don’t think it’s going to be much different from where I am now, but it’ll be more defined.”

 

I guess, here’s one of those existential questions, what do you think is kind of the state of dance music and trance in 2019, and where do you see it going?

 

“I mean, it’s always been around, so, it’s always going to have its place in the EDM world, but I think people are becoming more open to different styles, outside of standard EDM stuff. I think from the explosion, everyone was all about EDM, EDM, but now that it’s kind of settled a little bit, people are starting to find their niche of genres that they like, and the music that they like. So, I think trance is always going to have a loyal fanbase, and it’ll keep getting bigger and bigger. Same thing with melodic dubstep, we’re seeing the explosion with Illenium, of course, and Seven Lions as well. Those two guys are killing it and they’re really putting melodic dubstep on the map. So, it’s going to be exciting how big that goes and where it goes.”

 

Tell me about some of the highlights of living in Los Angeles, any favorite restaurants or places to visit? How has living in L.A. helped your career?

 

“I don’t want to give away the good spots, haha, I love Robata Jinya on 3rd Street, it’s great ramen, and you can’t go wrong with Sugarfish for sushi, that’s my go-to. But, yeah, it’s really helped my career, getting me to where I am now. It’s just so central, everyone’s always here. Every DJ who’s touring is going to stop in L.A. so it’s just really easy to stay in touch with people, support them at shows, get a coffee if someone’s in town, or hop in the studio. It’s a central hub for our industry, so it’s just great being in that, and it’s lively and there’s always a lot going on.”

Breakfast – We offer a limited take-out style breakfast from 7-10am. Enjoy breakfast in your room or limited seating is available in the Nantucket Room, Patio, Beach, or Outdoor Pool.

What we’re doing to keep you safe…

 

Hygiene Protocols – We have added more sanitation stations for employees and guests throughout the property. Our staff is wearing PPE for your protection.

 

Staff Training and Screening – We have provided the most up to date information and training on policies and procedures on keeping both employees and guests safe. This includes daily self-screening at home including temperature and symptom checks.

 

Cleaning and Disinfecting – All Guestrooms and public areas are cleaned and sanitized with hospital-grade disinfectants. We have removed many non-essential items from guestrooms. We have increased the frequency of sanitizing surfaces that are being touched, especially our entrance doors, lobby, door knobs, stair rails and counters.

 

Social Distancing – We expect guests to self-police themselves. As much as possible, we have made more space to allow for guests to maintain safe distances.

 

Answers to common questions…

 

Do guests need to wear masks?

We recommend the use of masks in any area that customers can not maintain social distancing recommendations, but we do not require them. Bayside employees are required to wear masks.

 

Do we accept cash as payment?

We prefer credit cards, but yes, we do accept cash.

 

Will our bars be open?

Yes, Bellyfloppers Pool Bar is open daily at 11am (weather permitting) and the Moby Dick Pub is open daily at 5pm. Both bars are available with a light menu to be enjoyed on premises or for take-out. Guests are welcome take their food or beverages and enjoy them anywhere on the property including the pool areas, patio, beach, fire pit, hospitality room and guestrooms.

 

What hotel amenities can we use?

The Outdoor Pool, Fitness Center, Indoor Pool, Game Room and Breakfast Room are open with limited capacity. We have made efforts to make more space to allow guests to social distance. We expect guests to be considerate and self-police themselves. We reserve the right to close any area that we feel is overcrowded or unsafe.

 

What should we do if we feel uncomfortable?

 

We understand that these are uncertain times and that people have different worries and concerns. We ask that customers are considerate to others and self-police themselves. We appreciate customers telling us their concerns and suggestions, and we will do out best to address them. If at any time a customer feels uncomfortable or changes their mind about staying, we will offer a full refund for the unused portion of their stay with no questions asked.

The lineup for Woodstock 50 just dropped out of nowhere and there’s a lot to examine with the full scope of artists, but here’s the rub. The festival will go down August 16-18 in Watkins Glen, NY. It will be headlined by:

 

Day 1: The Killers, Miley Cyrus, Santana, The Lumineers, The Raconteurs

 

Day 2: Dead & Company, Chance The Rapper, The Black Keys, Sturgill Simpson

 

Day 3: Jay-Z, Imagine Dragons, Halsey, Cage The Elephant

 

From a cursory glance, hip hop, rock, pop, and country are all fairly represented on the lineup with plenty of artists each representing their style. The only thing missing in entirety from the lineup? Dance music. Woodstock 99 still managed to have some electronic acts, like Fatboy Slim, Moby, and The Chemical Brothers, so it’s curious that there are zero artists on this lineup with an ostensibly bigger budget.

 

Still, the lineup boasts a number of interesting and can’t miss acts, such as the reunion of Edward Sharpe & The Magnetic Zeroes, who famously broke up in 2014 after firing lead singer Jade Castrinos. Jack White is also getting The Raconteurs back together, with Woodstock 50 being only their second announced US performance.

 

Championing the younger artists, Greta van Fleet, Maggie Rogers, Grandson, Halsey, and more are all prominently featured.

After announcing his collaboration with CHVRCHES last Friday, Marshmello has finally given fans their first listen to the record, called “Here With Me.”

 

Out this Friday, “Here With Me” seems to go more the way of “Wolves” or “Happier,” as opposed to his own Joytime material. This dichotomy has always existed in de facto fashion, but it’s definitely becoming more clear cut with each new pop collaboration that Marshmello puts out.

 

That being said, the 19-second preview that we get is far too little to get any real idea of what the song will sound like. The verse shared is probably from the very beginning or end of the song, and is only CHVCHES with some acoustic guitar.

Unless you are very strong you will need some help with this job. Be very careful if using ladders as it is easy to lose your balance while lifting the new air condtioner. First, remove the new protective shroud to facilitate ease of handling and placement. Installing The New RV Air Conditioner Situating the new rooftop AC unit correctly requires some help to keep from having to go up and down the ladder several times to check both inside, and on the rooftop, to correctly align the new unit. By loosely connecting the 4 retaining bolts through the ceiling flange, you can move the new rooftop unit around until it is evenly spaced in the 14” square duct hole in the Airstream roof.Once you have the new unit in the right spot you can tighten the bolts which compresses the new gasket and insure a watertight seal. If you purchased the optional heating element for your rooftop AC, proceed to install it according to the enclosed directions. This is a simple plug in assembly for electrical connections.Connect the Airstream line electrical wires to the new AC unit by using wire nuts and replacing the cover of the junction box. The ceiling assembly is usually attached by 4 screws to the ceiling flange. Install the new rooftop AC shroud with the 4 retaining nuts. Reconnect the power supply to the Airstream and the job is finished.
