I'm pretty sure this building dates back to the 1940s, the curves being a clue, for me at least. And yes, that's a Spirit Bear on the top wearing sunglasses. This is located on East Broadway at Quebec.

The pattern doesn't quite match the one in the book, but it's pretty close. I tried to keep the red and the dark pink from touching, but I don't think it would have mattered.
