The entire home has been elevated completely in tact and is currently being supported by a grid of steel beams while the old foundation is being removed.

 

When the project is complete,the house will be sitting on a new 9' foundation and the old wood runners will be replaced with steel. The steel will allow longer spans so that many column posts can be eliminated, allowing for open space and the house will be stable for generations to come.

A local structural engineer's remarks, regarding the issues at this property here in Littleton, is that, due to the types of soil along the Front Range, moisture caused the soil to swell and exert significant pressures against the foundation. In this photo, The downspout water is directed underground and may not be carrying the water far enough away from the foundation. The other notworthy item in this photo is the gas meter. The next photo shows the after photo of the work done and the 7 inch lift to the house to get it plumb again.

Retaining walls and other landscaping borders can keep surface water (rain and snow) from draining away from the foundation. These holes are dug in virgin soil. Virgin soil is the soil that has not been disturbed when the builing was contstructed. The soil close to the foundation is termed back fill. Simply put it is the soil put back after the structure is built. This back fill soil is much more reactive to our Colorado weather conditions than the virgin soil. The anchor plates will be set in each of these potholes dug in virgin soil. This will stabilize the foundation wall once threaded steel rods are connected to the anchor plates here in the pot holes and to interior wall anchor plates.

Here's a close up of a mushroom that our crew found while doing foundation maintenance. It appears that the pipe condensation gathered at the base of the foundation wall and ate away at a telepost support until a previous homeowner simply removed the post. Unfortuntely, this lead to sagging floors and foundation damage

The wall anchor in this photo is the exterior end of the business of stabilizing foundation walls. There is a heavy duty steel rod that is attached to both this exterior steel plate and the plate on the interior of the foundation wall.

Steep stairs into the cold storage room. This presents a challenge getting the sister wall built since all form lumber will need to fit in here! The system design specialist is the first of our expert team to arrive and meet with the homeowners and provide them with a free evaluation & estimate of the work. Cracking is not visible due to the sheetrock/drywall. Once it is removed, it tells a story of a wall that is very cracked.

Note that the center of the beam above the telepost is higher. It should be level.

The weight of a newly added second story was more than the support system of the home was designed to handle. Fortunately, the homeowner noticed some settling and floor sagging. A free evaluation by one of our expert team revealed the problems; and, of course the correct solution.

This Helical pier will, together with the other 15 Helical piers installed, counteract vertical movement and stabilize this foundation. Piers are set on stable soil or bedrock whether that is 25 ft or more below the foundation, as in this particular case, and, the house is set on the piers.

It was necessary to clip the existing concrete piers away from the bottom of the foundation a minimum of 24 inches. The concrete pier has failed and it is necessary that it does not interfere with the lift and leveling process.

This structure has a foundation wall with horizontal cracks. This type of cracking tells our Peak Structural System Design Specialist that the wall has pressure coming against it from the side rather than from below. Our Colorado soil is unique in the way it responds to weather conditions and expands and contracts. That expansion and contraction is the pressure that pushes against the foundation wall. In this instance it is placing horizontal pressure against the wall resulting in horizontal cracking.

Over time, existing stone foundations undergo an aging process. Initially, the mortar begins to degrade, dry out, and powder. This causes the foundation wall to lose some of its integrity in places. As aging continues, the stones themselves can begin to powder or lose shape. In some cases, individual stones may drop out of the foundation altogether! As a rule, foundation maintenace should be performed to brush out the old mortar and tuckpoint, or regrout the wall. This prolongs the life of the wall and keeps the stones in place. This crack follows along the foundation wall wher the porch floor meets it. This crack found in the front porch concrete floor points to further investigation of the foundation.

The holes are dug and the crew is ready to set the piers.
