Finished, now awaiting decorating details.

 

We pulled out the white (ugh) wall-to-wall carpeting, sanded and stained the original pumpkin pine floors (swoon), knocked down the wall that was enclosing the chimney, painted the walls a happy shade of pear green (Spring Dust by Benjamin Moore)

Elevations on New Village at Patchogue’s Building 1 are now complete. Inside building 1, paint, tile and trim are nearly complete and cabinet and granite installations have begun on the 4th floor with floor. Roofing is complete on Buildings 2 and 5 and elevations are underway. Inside Building 2 Interior trades are completing rough plumbing, electric, fire sprinkler and HVAC.

Masonry shafts, stair towers and installation of 3rd floor panels are almost complete on buildings 3 and 4.

 

Ongoing site work includes the rigging of submersible transformers; parking lot curbs and site lighting being installed in phase 1. With colder weather approaching interior parking lot development and courtyard construction as well as completing the installation of all utilities to the buildings is a priority.

 

This March at New Village the following major construction items were underway:

 

Building #1 and #2 – Courtyard Planter construction on exterior and on interior doing paint touch ups, final inspections and cleaning in advance of April 1 Tenant Move In.

 

Building #5 – Painting, Tile, Flooring installation and completion of exterior brick façade

 

Building #3 – Drywall and spackle operations, painting and floor tile, brick façade installation and siding installation

 

Building #4 – Mechanical, Electrical and Plumbing Rough In, Exterior siding installation

 

Sitework – finishing curb and sidewalk installations and brick paver installation has started. Preparations being made for final level of asphalt paving.

That may sound great, but the fact is I'm always working and it gets damn lonely down here sometimes, no matter how many streaming radio stations, podcast and porn sites I digest.

 

Hmmm...but when I hunt, I do get to keep all of the meat that I bring home.

 

I guess life is all about trade offs...there just is no perfect situation.

just got myself a new camera and i'm testing it out, this is where i work all day.

The New Village at Patchogue project has progressed nicely beyond 90% of all subgrade structural features and about 60% of the elevated structural post-tension slab work is completed or in progress. Building 1 spearheads the vertical rise with two levels currently framed and Masonry construction rising above the wood framing. Building 2 will under way with its first floor of wood framing by the end of April 2013. Mechanical, Electrical and Plumbing trades have been coordinating with ongoing structural components in all buildings as the system installation needs progress, and installation of roughed out systems in sub grade and framed units is well under way.

 

External site improvements are partially placed while the installation of a major portion of subgrade sewer, power, communication and drainage systems that will serve the project are scheduled to commence shortly. By the end of May, the last section of connecting structural slab is expected at the crossover to Havens Avenue opposite Jennings and will complete the footprint for vertical construction at buildings 1, 2, 3 and 5. Building 4 is scheduled to start excavation at West side of the site (on Main Street) to make way for the foundation at the last structure in the project.

 

Well situated in the heart of a suburban downtown revitalization, the 31 West Building has stood in the Village for close to a century and is in the midst of a renovation that will prepare it to be a vital part of Patchogue for the next century.

 

Today, 31 West is a 26,334 SF mixed use Office and Retail building. The original structure once stood with proud architectural features; high ceilings, keystones, cornices, crown molding and tin ceilings. Many of these features will return in the renovation.

 

Redevelopment of the facade, the reintroduction of the original cornice at the top of the building, replacement of all storefronts, a new main entrance and lobby core, upgraded elevator, bathrooms and hallways have all been completed. The building has become the Jewel of Main Street and is awaiting tenants.

 

Redevelopment of the property was done by TRITEC Development Group, the construction was completed by TRITEC Building Company, and the building is managed by TRITEC Asset Management. The photographs were taken by Steve Geraci of Reflex Photo.
