My opened bottle of Warmtone developer is almost a year old and gives my multigrade paper a wonderful color - warmer each time I mix up some new from it. I doubt the new bottle will do this well when it arrives - but the old bottle has to run out someday. Soon, I think. This does look more or less like the actual print though I did have to do a fair amount of tweaking to the scan to get it that way. My HP wants to give all of my subtly toned bw pictures a cyan cast that is really ugly.

The ruins of the amazing brutalist building in my neighbourhood, that could be one of the landmarks of the city, but has been abandoned and neglected for decades instead. Due to some weird legal issues, it has been slowly decaying, and now it is about to be demolished by a devloper.

Riley sitting on the patio, she just turned 15 a few weeks ago. Photographed with a Graflex Crown Graphic 4x5 press camera using a Graflex Optar f/4.7 135mm lens. The film is Ilford Delta 100 Semi-Stand developed in Adonal (Rodinal) 1-100 for 1 hour.

Building the Tower

 

The developer demolishes the existing structures on his lot, freeing up their total FAR and purchases the unbuilt air rights that were originally part of Lot F.

 

A new tower containing their combined square footage can now be built on the devloper's corner lot. The air right transfer is done within the new Zoning Lot A2.

 

Additional bonus FAR is awarded by the city to developer due to the inclusion of street level public space created by using a smaller building footprint. This bonus square footage is absorbed into the tower, increasing it’s rentable floor space and height (improved views).

 

The Tax Lot D owner holds his air rights for now. They could be applied to a new development within Zoning Lot A2 or transferred to another property on the block as the ZLM borders all the remaining zone lots on the block.

 

It's important to note that each block contains a finite amount of allowable square footage, and while that square footage can be transferred and concentrated to properties within the block, that number cannot be increased with the exception of a few special circumstances. Hence a city block is not likely to be overrun by new towers, because the unbuilt air rights will be exhausted well before that.
