Singapore, July 13, 2016 Mainboard listed Sim Lian Group Limited today announced that the average price for Treasure Crest is S$742 psf, making it amongst the most competitively priced executive condominiums currently available in the market today. Prices start from S$649,000 for a three-bedroom unit.
Successful e-applicants are required to drop their ballot tickets from 10am to 11am at the sales gallery to establish their queue position to book a unit. Members of the public without e-applications may book a unit from 4pm onwards, on a first-come-first-serve basis. A second-timer quota of 30% for the units applies and will be lifted on 16 August 2016.
The 504-unit development is more than 113 per cent oversubscribed, having received a total of 1,077 e-applications within the 10-day e-application period which ended on 10 July 2016. More than 4,000 people visited the sales gallery over the same period with more interested parties continuing to make visits ahead of the booking day this Saturday.
Strong positive response to Treasure Crest has been attributed to the development’s attractive pricing, ideal location, as well as the spacious layout of its efficiently designed units. This is based on feedback provided by visitors to the sales gallery and e-applicants. The master bedroom of all unit types can comfortably fit a king-sized bed and the other bedrooms have sufficient space for queen-sized beds.
The larger units, namely, the three-bedroom premium and four-bedroom units remain the more popular choice amongst potential homebuyers, who are a balanced mix of both first-timers and HDB upgraders. First-timers, including those applying under the Fiancé/Fiancée Scheme, accounted for approximately 48 per cent of the 1,077 e-applicants. The rest of the e-applicants were HDB upgraders. Majority of these applicants are currently residing in the North-East region of Singapore, specifically, Punggol, Sengkang and Hougang.
Located in the thriving Sengkang New Town, Treasure Crest is well connected and in close proximity to key transportation nodes, shopping and lifestyle conveniences, reputable schools and nature attractions. It is a short walk away from the key transportation nodes such as Cheng Lim LRT Station, Sengkang MRT Station and Sengkang Bus Interchange, and is close to TPE with easy connections to KPE, CTE and SLE, providing seamless access to other parts of the island.
Scheduled to receive its Temporary Occupation Permit by 2019, the 99-year leasehold development features a total of 504 units 84 three-bedroom units, 364 three-bedroom premium units and 56 four-bedroom units across eight residential blocks of 15 storeys each. Fitness is an important way to deal with stress and keep in shape. But going to the gym is not always a practical option, and jogging outside in urban environments can be anywhere on the spectrum from uncomfortable to unsafe.
So owning a treadmill at home, in order for you to walk or run whenever you feel like it, could be a viable alternative. Today I’m comparing two popular choices for treadmills: the Weslo Cadence G 5.9 and the Gold’s Gym Trainer 720.
Key Features
The Weslo Cadence G 5.9 Treadmill is a simpler, more straightforward machine, which is reflected in the price. It doesn’t have a lot of features or options but works well for walking and light running. It takes only around 15 minutes to set up with two people.
The Gold’s Gym Trainer 720 Treadmill is more complex. Plus it has a lifetime frame warranty and a 25-year motor warranty.

Let’s start with the bad news:
The Weslo has no automatic incline increase, you have to choose manually between the two available positions, either 1.5% or 6% incline.
It also doesn’t have any audio features.
The more important downside, though, is that the warranty on parts & labor is only good for 90 days, while the motor has a limited 1-year warranty. So you want to plan your buying date carefully to ensure that you have plenty of opportunities to test it out in the first 90 days.
Now the good news:
On the upside, in its price class it is regularly voted as the best; a simple, no-frills machine that will do for walking and light running. The maximum capacity is set at 275lbs.
It can be set up within 15 minutes (by two people) and can easily be folded away. To fold it out again, you only need to pull out two knobs on the sides to release the tread down. Its light weight and wheels mean that it is easy to move around.
It is also easy to use with 6 built-in workout programs. For the heart rate it has a thumb sensor on the console, rather than the one on the handgrips, which makes it a lot easier to keep track of your pulse regularly and accurately.
It has all the usual basics, like water bottle holders and one-touch quick keys. Another plus is that it is quiet and efficient to run. Weslo cadence g 5.9 treadmill review says this is a great product.
More about the Gold’s Gym Trainer 720
Again, I’ll start with the bad news:
The Gold’s Gym machine takes longer to assemble and is a bit bulkier than the Weslo. Because of its significantly higher price, you would expect a much better machine but the parts are mostly plastic and feel a bit flimsy.
This treadmill uses a handgrips heart rate sensor, which means you have to hold on to the hand grips all the time if you want to keep an eye on your heart rate throughout. I don’t know about you but I’ve never been able to do that.
On the upside:
This machine has 18 pre-programmed workouts and more incline levels (0 – 10), which can be changed smoothly with the one-touch quick keys on the console.
Aside from the usual cup holders and heart rate display, it offers iPod and MP3 compatibility, so you can keep your energy levels up with your favourite workout tunes. It also has a cooling fan.
A big plus are the warranties: lifetime on the frame and 25 years on the motor.
Weslo cadence g 5.9 treadmill review Bottom Line
Considering the price difference, I feel that the Weslo is a better deal overall, although the very limited warranty is a bit of a worry here. I don’t find the lack of audio a problem, as long as I’m at home, I’m always going to have other options to get my music blasting.
The pre-programmed workouts are a nice feature on the Gold’s Gym machine but not enough to justify the difference in price.
Otherwise they are pretty comparable. They both do up to 10mph in speed, the treads are similar sizes, both have the SpaceSaver design and can be folded away easily. The maximum capacity is also similar.
Aside from the price, the Weslo has one other feature that puts it ahead in my opinion: a thumb sensor on the console for the heart rate rather than the handgrips sensors that the Gold’s Gym treadmill uses. As mentioned above, this is easier to use (for me at least) and more accurate.

If you’re like most people, you spend very little time thinking about your house foundation. We’re not here to pass judgment, though.
But here’s the hard truth: While you can get away with ignoring some home repairs, a faulty foundation isn’t one of them. Turning a blind eye to this issue can lead to “structural damage and potentially thousands of dollars of additional home repair,” warns Cheryl Reed, spokeswoman for Angie’s List.
To save yourself from a major home improvement calamity, here are the signs that your home foundation could use some serious TLC.
1. Cracks
Cracks in your drywall, ceiling, or the brick veneers outside are bad news. If your home’s starting to resemble a hard-boiled egg, take heed, says Samuel Weisgal, owner of the Foundation Expert, a certified general contracting firm in the Washington, DC, area.
And take note: Old homes are not the only ones at risk. If a contractor pours walls and puts up the rest of your home without letting the concrete cure properly, the pressure on your foundation can also cause cracking.
2. Stuck doors and windows
When the soil your home was built on can no longer support the weight of your abode, your doors and windows will feel the pain. A settling house can cause door jams and windowsills to slump a few millimeters—enough that they drag on the ground or become a pain to open or close.
3. Sloping floor
Drop a bag of marbles in your living room and watch to see if they roll into your kitchen. Your toddler may think this display of gravity is hugely entertaining, but it should make you worry.
“A floor that’s no longer level indicates that the foundation’s no longer working as it was designed,” explains Jonathan H. Maguire, owner of Foundation Worx, in Atlanta. Heed this big warning sign.
4. A musty, wet basement
Believe it or not, basements aren’t supposed to smell like a basket of old, wet laundry. If yours does, “it’s an indicator that there’s water behind the walls and that’s eventually going to be a problem,” says Weisgal. While a good drainage system can dry things out, a wet basement can be a red flag of structural flaws in your foundation that need repairs.
5. Powdery walls
Since a faulty foundation allows moisture into your home, a damp basement isn’t your only sign of trouble.
“Walls and buildings breathe moisture in,” says Weisgal. Where does it go from there? On concrete or brick walls, you’ll see “efflorescence” —a white, yellow, or brown chalky substance that’s salt residue the moisture has left behind. It’s nasty and damaging.
6. Floor tiles that snap and crackle
It’s natural for a home to contract and expand a little. But seriously distressed tiles—visualize what a sidewalk looks like when a tree root is growing underneath it—could mean your foundation’s on the move.
What to do if you detect a problem
Once you spot signs that something’s afoot with your foundation, you’ll need an expert to determine how it can be fixed. Our experts recommend getting estimates from at least three contractors— and make sure you speak to clients who used their services years ago. That’s the best way to ensure a professional’s work holds up over time.

Here at the office of Dr. Mark Marchbanks, we are Arlington proud and wanted to compile a list of things we love about this city in light of this week of thanks.
With a population of 392,772 and an average age of 33, there are plenty of reasons why this city is succeeding, and why we plan to keep healthy roots here. (Get it?) Read on to see what we’ll be saying over our Thanksgiving feasts that we’re grateful for!
Awe-inspiring sports arena, world-class athletes and theme parks
With a stadium that can fit more than a quarter of the Arlington population in its seats, the home turf of the Dallas Cowboys at AT&T Stadium—and our beloved Texas Rangers at Globe Life Park, along with the other 10 plus stadiums and arenas in town—are something we’re hugely grateful for. And we can’t forget Six Flags Over Texas! We are thankful to have such stellar sports stars and amenities in our town.
The outdoors
We love our parks! Arlington boasts over 90 award-winning public parks, including a Frisbee golf course, TWO dog parks, THREE skateboard parks (with four more on the way!), FOUR golf courses, SIX pools, and SEVEN recreation centers. We also have 10 miles of mountain bike trails, 26 tennis courts and another 56 paved trails! With an average of 235 sunny days a year, and our tolerable “humid subtropical” climate, we are grateful to have so many beautiful options to keep us in shape, healthy, and happy.

Not only have 5 restaurants in our city been featured on Diners, Dives and Drive Ins (Jamaican Gates, Prince Lebanese Grill, Chop House Burgers, Taste of Europe & Twisted Root), but Arlington at large is an international and local food epicenter. There are over 200 locally-owned restaurants, dozens of international markets, plus Mexican, Vietnamese, Chinese, Mediterranean, Middle Eastern, Indian, Traditional American, Italian cuisine and more. This makes our bellies and taste buds very thankful!
Affordable
Arlington was ranked one of America’s best places to live last year. And yet, for all this luxury and entertainment, Arlington can still be entirely affordable. According to Zillow, the average cost of a purchased home is $182,400, lower than the DFW metro average, making it possible for first-time homebuyers or retirees to settle here in Arlington.

The Arlington Independent School District boasts 10 high schools, 11 junior high schools and 55 elementary schools, along with private and charter school options. And let’s not forget our three higher-education institutions: UT Arlington (known for it’s research, training and development), Arlington Baptist College, and Tarrant County College Southeast Campus.

Living 30 minutes or less from wherever you need to be in Arlington, plus the city’s bike share program, mini transit system, two airports and two major interstates, Arlington comfortably sits between Fort Worth and Dallas with easy mobility for wherever you need to go. Nobody likes traffic, and we are grateful to deal with as little of it as possible!

We here at the office of Dr. Marchbanks love a diverse and growing community, and Arlington is a prime example of that. Our very own UTA is ranked as one of the nation’s most diverse college campuses in the U.S., representing 123 countries as well as students from every state in the nation.

Sadly, Porter Robinson did not receive a GRAMMY for his side project Virtual Self, which was nominated for Best Dance Recording for “Ghost Voices.” That award went to Diplo & Mark Ronson’s project Silk City, for their track “Electricity” with Dua Lipa.
Still, Porter says that to even be nominated for his side project, which was more about him expressing a different side of himself, was a blessing. He walked the red carpet and spoke to the hosts about the project.
“This project was me clawing my way out of this creative struggle I was having under my own project and wanting to do something that really subverted expectations and surprised and scared some people,” he said. “For this to get the Grammy nom, it was so far from what I expected.”
They also asked him, as one would wanting to know more about a subject they’re unfamiliar with, about what makes the “perfect dance recording.”
“Everyone will have a different answer for this, but a great hook is really critical. It’s all about structure in dance music. It’s all about the moment something is revealed. Tension and release is the name of the game. Also the drums have to sit right, dance music is drums — that’s the essence of it.”
Porter also talks about the 4-hour set he performed at 1720 in Los Angeles this past Friday, between two headlining sets at the Shrine Auditorium. Check it all out below.
