Kerikeri stone store and Kemp House (and surroundings) - 08 October 2013
The Stone Store at Kerikeri in the Bay of Islands is New Zealand’s oldest surviving stone building.
Part of the first Church Missionary Society station in New Zealand, the store was designed by John Hobbs to replace an earlier wooden store house. The Stone Store was erected between 1832 and 1836 by mason William Parrott, carpenter Ben Nesbitt and a team of Māori. Construction was of sandstone from Australia, local volcanic rocks and burnt shell mortar. Iron ties and window bars were forged by James Kemp, (though these unfortunately corroded the sandstone). Initially it had a wooden belfry on one side.
The Stone Store was intended to be the base of the Church Missionary Society’s trading post, selling produce from the farms at Te Waimate mission to ships, and European goods to Māori. Marsden planned to build a flour mill on the adjacent Kerikeri River, but this was eventually built at te Waimate instead. Stone was used to protect wheat from rats, for defence against Māori and to reduce the risk of fire.
Stone Store
By the mid-1830s the mission stations could not compete with the private enterprise of other European settlers, either as traders or farmers, and the store was not profitable.
The building was converted into the mission library by Bishop Selwyn in the early 1840s. Following the sacking of Kororareka in the Flagstaff War, it was briefly taken over by Governor George Grey for use as a magazine and barracks. After the cessation of hostilities in 1845, the stone store was leased to become the centre of Kauri gum trading operation, and then in 1863 it was used to house a boys' school. The building was sold to the Kemp family in 1874, and was used as a general store, although it increasingly became a tourist attraction. The Stone Store was purchased from the Kemps by the New Zealand Historic Places Trust in 1975. Conservation work was done in the 1990s. The store, together with the neighbouring Mission House now form a small museum.
The Mission House at Kerikeri in New Zealand was completed in 1822[1] as part of the Kerikeri Mission Station by the Church Missionary Society, and is New Zealand’s oldest surviving building. It is sometimes known as Kemp House.
Samuel Marsden established the Anglican mission to New Zealand with lay preachers, who lived in the Bay of Islands under the protection of Hongi Hika, the chief of the local tribe, the Ngapuhi. In November 1819, Marsden purchased 13,000 acres (53 km²) from the Ngapuhi.
Marsden instructed the Reverend John Butler to erect buildings for the mission station under the shelter of the Ngapuhi Pa or fortress of Kororipo at Kerikeri, (Marsden, himself, Thomas Kendall and Hongi Hika left for Britain). Using Māori and skilled European labour, Butler had completed the centre piece Mission House by 1822, (despite being interrupted by the return of Kendall and Hongi Hika with a thousand muskets, and Kororipo being used as a base for the subsequent Ngapuhi military campaign in the Musket Wars).
Mission House
Butler’s house was a weatherboard clad, two-storey Georgian design with a verandah and two chimneys. It was built primarily from Kauri. At some point in the 1830s, a skilling was added, and the verandah was replaced with an enlarged design in 1843. In the 1920s a bathroom was added behind the kitchen.
Butler was sacked in 1823, and George Clarke occupied the building until the early 1830s, by which time the Ngapuhi had abandoned Kororipo, but the mission station was strong enough to feel no need for protection.
The house was occupied by James and Charlotte Kemp in 1832 and although initially part of an expanded mission presence, (including the Stone Store), it was later purchased by the Kemps, and stayed in that family for 142 years, until Ernest Kemp donated it to the New Zealand Historic Places Trust in 1976.
The Trust has restored the building to an approximation of its 1843 appearance, (although the verandah was higher, and the roof was not shingled). Together with the Stone Store, the Mission house is now a museum open to the public.

"The profitable house" as known in Ruse is a kind of emblem of the city. It was built between 1898 and 1902 as an enterprise to accomodate theatre spectacles, a library, shops and cafes and gain money for the municipality. It was designed by the architect from Austrian architect Paul Brank. The rich ornamentated facade makes the building one of the many architectural landmarks in the city, used as a proof for the Austrian cultural influence on Ruse... The building was being and is still used by the drama theatre. In 1980 it was closed for a great reconstruction - a new bigger hall and new foyers were planed to be built. In fact the facade is the single element to survive from the original building. Due to financial problems the reconstruction lasted more than 20 years and the finished building was reopened in 2006.

Today we will see buffalo fighting, cock fighting, the killing of the buffalos, the horse and the deer. The photos of the killing might look strange to you, to the torajian they are common. The souls of the killed buffalos are the servants of the deads. The more buffalos are killed the better life for the dead.

The Toraja are an ethnic group indigenous to a mountainous region of South Sulawesi, Indonesia. Their population is approximately 1,100,000, of whom 450,000 live in the regency of Tana Toraja ("Land of Toraja"). Most of the population is Christian, and others are Muslim or have local animist beliefs known as aluk ("the way"). The Indonesian government has recognized this animist belief as Aluk To Dolo ("Way of the Ancestors").
The word toraja comes from the Bugis Buginese language term to riaja, meaning "people of the uplands". The Dutch colonial government named the people Toraja in 1909. Torajans are renowned for their elaborate funeral rites, burial sites carved into rocky cliffs, massive peaked-roof traditional houses known as tongkonan, and colorful wood carvings. Toraja funeral rites are important social events, usually attended by hundreds of people and lasting for several days.
Before the 20th century, Torajans lived in autonomous villages, where they practised animism and were relatively untouched by the outside world. In the early 1900s, Dutch missionaries first worked to convert Torajan highlanders to Christianity. When the Tana Toraja regency was further opened to the outside world in the 1970s, it became an icon of tourism in Indonesia: it was exploited by tourism developers and studied by anthropologists. By the 1990s, when tourism peaked, Toraja society had changed significantly, from an agrarian model - in which social life and customs were outgrowths of the Aluk To Dolo - to a largely Christian society. Today, tourism and remittances from migrant Torajans have made for major changes in the Toraja highland, giving the Toraja a celebrity status within Indonesia and enhancing Toraja ethnic group pride.
ETHNIC IDENTITY
The Torajan people had little notion of themselves as a distinct ethnic group before the 20th century. Before Dutch colonization and Christianization, Torajans, who lived in highland areas, identified with their villages and did not share a broad sense of identity. Although complexes of rituals created linkages between highland villages, there were variations in dialects, differences in social hierarchies, and an array of ritual practices in the Sulawesi highland region. "Toraja" (from the coastal languages' to, meaning people; and riaja, uplands) was first used as a lowlander expression for highlanders. As a result, "Toraja" initially had more currency with outsiders - such as the Bugis and Makassarese, who constitute a majority of the lowland of Sulawesi - than with insiders. The Dutch missionaries' presence in the highlands gave rise to the Toraja ethnic consciousness in the Sa'dan Toraja region, and this shared identity grew with the rise of tourism in the Tana Toraja Regency. Since then, South Sulawesi has four main ethnic groups - the Bugis (the majority, including shipbuilders and seafarers), the Makassarese (lowland traders and seafarers), the Mandarese (traders and fishermen), and the Toraja (highland rice cultivators).
HISTORY
From the 17th century, the Dutch established trade and political control on Sulawesi through the Dutch East Indies Company. Over two centuries, they ignored the mountainous area in the central Sulawesi, where Torajans lived, because access was difficult and it had little productive agricultural land. In the late 19th century, the Dutch became increasingly concerned about the spread of Islam in the south of Sulawesi, especially among the Makassarese and Bugis peoples. The Dutch saw the animist highlanders as potential Christians. In the 1920s, the Reformed Missionary Alliance of the Dutch Reformed Church began missionary work aided by the Dutch colonial government. In addition to introducing Christianity, the Dutch abolished slavery and imposed local taxes. A line was drawn around the Sa'dan area and called Tana Toraja ("the land of Toraja"). Tana Toraja was first a subdivision of the Luwu kingdom that had claimed the area. In 1946, the Dutch granted Tana Toraja a regentschap, and it was recognized in 1957 as one of the regencies of Indonesia.
Early Dutch missionaries faced strong opposition among Torajans, especially among the elite, because the abolition of their profitable slave trade had angered them. Some Torajans were forcibly relocated to the lowlands by the Dutch, where they could be more easily controlled. Taxes were kept high, undermining the wealth of the elites. Ultimately, the Dutch influence did not subdue Torajan culture, and only a few Torajans were converted. In 1950, only 10% of the population had converted to Christianity.
In the 1930s, Muslim lowlanders attacked the Torajans, resulting in widespread Christian conversion among those who sought to align themselves with the Dutch for political protection and to form a movement against the Bugis and Makassarese Muslims. Between 1951 and 1965 (following Indonesian independence), southern Sulawesi faced a turbulent period as the Darul Islam separatist movement fought for an Islamic state in Sulawesi. The 15 years of guerrilla warfare led to massive conversions to
CHRISTIANITY
Alignment with the Indonesian government, however, did not guarantee safety for the Torajans. In 1965, a presidential decree required every Indonesian citizen to belong to one of five officially recognized religions: Islam, Christianity (Protestantism and Catholicism), Hinduism, or Buddhism. The Torajan religious belief (aluk) was not legally recognized, and the Torajans raised their voices against the law. To make aluk accord with the law, it had to be accepted as part of one of the official religions. In 1969, Aluk To Dolo ("the way of ancestors") was legalized as a sect of Agama Hindu Dharma, the official name of Hinduism in Indonesia.
SOCIETY
There are three main types of affiliation in Toraja society: family, class and religion.
FAMILY AFFILIATION
Family is the primary social and political grouping in Torajan society. Each village is one extended family, the seat of which is the tongkonan, a traditional Torajan house. Each tongkonan has a name, which becomes the name of the village. The familial dons maintain village unity. Marriage between distant cousins (fourth cousins and beyond) is a common practice that strengthens kinship. Toraja society prohibits marriage between close cousins (up to and including the third cousin) - except for nobles, to prevent the dispersal of property. Kinship is actively reciprocal, meaning that the extended family helps each other farm, share buffalo rituals, and pay off debts.
Each person belongs to both the mother's and the father's families, the only bilateral family line in Indonesia. Children, therefore, inherit household affiliation from both mother and father, including land and even family debts. Children's names are given on the basis of kinship, and are usually chosen after dead relatives. Names of aunts, uncles and cousins are commonly referred to in the names of mothers, fathers and siblings.
Before the start of the formal administration of Toraja villages by the Tana Toraja Regency, each Toraja village was autonomous. In a more complex situation, in which one Toraja family could not handle their problems alone, several villages formed a group; sometimes, villages would unite against other villages. Relationship between families was expressed through blood, marriage, and shared ancestral houses (tongkonan), practically signed by the exchange of water buffalo and pigs on ritual occasions. Such exchanges not only built political and cultural ties between families but defined each person's place in a social hierarchy: who poured palm wine, who wrapped a corpse and prepared offerings, where each person could or could not sit, what dishes should be used or avoided, and even what piece of meat constituted one's share.
CLASS AFFILIATION
In early Toraja society, family relationships were tied closely to social class. There were three strata: nobles, commoners, and slaves (slavery was abolished in 1909 by the Dutch East Indies government). Class was inherited through the mother. It was taboo, therefore, to marry "down" with a woman of lower class. On the other hand, marrying a woman of higher class could improve the status of the next generation. The nobility's condescending attitude toward the commoners is still maintained today for reasons of family prestige.
Nobles, who were believed to be direct descendants of the descended person from heaven, lived in tongkonans, while commoners lived in less lavish houses (bamboo shacks called banua). Slaves lived in small huts, which had to be built around their owner's tongkonan. Commoners might marry anyone, but nobles preferred to marry in-family to maintain their status. Sometimes nobles married Bugis or Makassarese nobles. Commoners and slaves were prohibited from having death feasts. Despite close kinship and status inheritance, there was some social mobility, as marriage or change in wealth could affect an individuals status. Wealth was counted by the ownership of water buffaloes.
Slaves in Toraja society were family property. Sometimes Torajans decided to become slaves when they incurred a debt, pledging to work as payment. Slaves could be taken during wars, and slave trading was common. Slaves could buy their freedom, but their children still inherited slave status. Slaves were prohibited from wearing bronze or gold, carving their houses, eating from the same dishes as their owners, or having sex with free women - a crime punishable by death.
RELIGIOUS AFFILIATION
Toraja's indigenous belief system is polytheistic animism, called aluk, or "the way" (sometimes translated as "the law"). In the Toraja myth, the ancestors of Torajan people came down from heaven using stairs, which were then used by the Torajans as a communication medium with Puang Matua, the Creator. The cosmos, according to aluk, is divided into the upper world (heaven), the world of man (earth), and the underworld. At first, heaven and earth were married, then there was a darkness, a separation, and finally the light. Animals live in the underworld, which is represented by rectangular space enclosed by pillars, the earth is for mankind, and the heaven world is located above, covered with a saddle-shaped roof. Other Toraja gods include Pong Banggai di Rante (god of Earth), Indo' Ongon-Ongon (a goddess who can cause earthquakes), Pong Lalondong (god of death), and Indo' Belo Tumbang (goddess of medicine); there are many more.
The earthly authority, whose words and actions should be cleaved to both in life (agriculture) and death (funerals), is called to minaa (an aluk priest). Aluk is not just a belief system; it is a combination of law, religion, and habit. Aluk governs social life, agricultural practices, and ancestral rituals. The details of aluk may vary from one village to another. One common law is the requirement that death and life rituals be separated. Torajans believe that performing death rituals might ruin their corpses if combined with life rituals. The two rituals are equally important. During the time of the Dutch missionaries, Christian Torajans were prohibited from attending or performing life rituals, but were allowed to perform death rituals. Consequently, Toraja's death rituals are still practised today, while life rituals have diminished.
CULTURE
TONGKONAN
Tongkonan are the traditional Torajan ancestral houses. They stand high on wooden piles, topped with a layered split-bamboo roof shaped in a sweeping curved arc, and they are incised with red, black, and yellow detailed wood carvings on the exterior walls. The word "tongkonan" comes from the Torajan tongkon ("to sit").
Tongkonan are the center of Torajan social life. The rituals associated with the tongkonan are important expressions of Torajan spiritual life, and therefore all family members are impelled to participate, because symbolically the tongkonan represents links to their ancestors and to living and future kin. According to Torajan myth, the first tongkonan was built in heaven on four poles, with a roof made of Indian cloth. When the first Torajan ancestor descended to earth, he imitated the house and held a large ceremony.
The construction of a tongkonan is laborious work and is usually done with the help of the extended family. There are three types of tongkonan. The tongkonan layuk is the house of the highest authority, used as the "center of government". The tongkonan pekamberan belongs to the family members who have some authority in local traditions. Ordinary family members reside in the tongkonan batu. The exclusivity to the nobility of the tongkonan is diminishing as many Torajan commoners find lucrative employment in other parts of Indonesia. As they send back money to their families, they enable the construction of larger tongkonan.
WOOD CARVINGS
To express social and religious concepts, Torajans carve wood, calling it Pa'ssura (or "the writing"). Wood carvings are therefore Toraja's cultural manifestation.
Each carving receives a special name, and common motifs are animals and plants that symbolize some virtue. For example, water plants and animals, such as crabs, tadpoles and water weeds, are commonly found to symbolize fertility. In some areas noble elders claim these symbols refer to strength of noble family, but not everyone agrees. The overall meaning of groups of carved motifs on houses remains debated and tourism has further complicated these debates because some feel a uniform explanation must be presented to tourists. The image to the left shows an example of Torajan wood carving, consisting of 15 square panels. The center bottom panel represents buffalo or wealth, a wish for many buffaloes for the family. The center panel represents a knot and a box, a hope that all of the family's offspring will be happy and live in harmony, like goods kept safe in a box. The top left and top right squares represent an aquatic animal, indicating the need for fast and hard work, just like moving on the surface of water. It also represents the need for a certain skill to produce good results.
Regularity and order are common features in Toraja wood carving (see table below), as well as abstracts and geometrical designs. Nature is frequently used as the basis of Toraja's ornaments, because nature is full of abstractions and geometries with regularities and ordering. Toraja's ornaments have been studied in ethnomathematics to reveal their mathematical structure, but Torajans base this art only on approximations. To create an ornament, bamboo sticks are used as a geometrical tool.
FUNERAL RITES
In Toraja society, the funeral ritual is the most elaborate and expensive event. The richer and more powerful the individual, the more expensive is the funeral. In the aluk religion, only nobles have the right to have an extensive death feast. The death feast of a nobleman is usually attended by thousands and lasts for several days. A ceremonial site, called rante, is usually prepared in a large, grassy field where shelters for audiences, rice barns, and other ceremonial funeral structures are specially made by the deceased family. Flute music, funeral chants, songs and poems, and crying and wailing are traditional Toraja expressions of grief with the exceptions of funerals for young children, and poor, low-status adults.
The ceremony is often held weeks, months, or years after the death so that the deceased's family can raise the significant funds needed to cover funeral expenses. Torajans traditionally believe that death is not a sudden, abrupt event, but a gradual process toward Puya (the land of souls, or afterlife). During the waiting period, the body of the deceased is wrapped in several layers of cloth and kept under the tongkonan. The soul of the deceased is thought to linger around the village until the funeral ceremony is completed, after which it begins its journey to Puya.
Another component of the ritual is the slaughter of water buffalo. The more powerful the person who died, the more buffalo are slaughtered at the death feast. Buffalo carcasses, including their heads, are usually lined up on a field waiting for their owner, who is in the "sleeping stage". Torajans believe that the deceased will need the buffalo to make the journey and that they will be quicker to arrive at Puya if they have many buffalo. Slaughtering tens of water buffalo and hundreds of pigs using a machete is the climax of the elaborate death feast, with dancing and music and young boys who catch spurting blood in long bamboo tubes. Some of the slaughtered animals are given by guests as "gifts", which are carefully noted because they will be considered debts of the deceased's family. However, a cockfight, known as bulangan londong, is an integral part of the ceremony. As with the sacrifice of the buffalo and the pigs, the cockfight is considered sacred because it involves the spilling of blood on the earth. In particular, the tradition requires the sacrifice of at least three chickens. However, it is common for at least 25 pairs of chickens to be set against each other in the context of the ceremony.
There are three methods of burial: the coffin may be laid in a cave or in a carved stone grave, or hung on a cliff. It contains any possessions that the deceased will need in the afterlife. The wealthy are often buried in a stone grave carved out of a rocky cliff. The grave is usually expensive and takes a few months to complete. In some areas, a stone cave may be found that is large enough to accommodate a whole family. A wood-carved effigy, called Tau tau, is usually placed in the cave looking out over the land. The coffin of a baby or child may be hung from ropes on a cliff face or from a tree. This hanging grave usually lasts for years, until the ropes rot and the coffin falls to the ground.
In the ritual called Ma'Nene, that takes place each year in August, the bodies of the deceased are exhumed to be washed, groomed and dressed in new clothes. The mummies are then walked around the village.
DANCE AND MUSIC
Torajans perform dances on several occasions, most often during their elaborate funeral ceremonies. They dance to express their grief, and to honour and even cheer the deceased person because he is going to have a long journey in the afterlife. First, a group of men form a circle and sing a monotonous chant throughout the night to honour the deceased (a ritual called Ma'badong). This is considered by many Torajans to be the most important component of the funeral ceremony. On the second funeral day, the Ma'randing warrior dance is performed to praise the courage of the deceased during life. Several men perform the dance with a sword, a large shield made from buffalo skin, a helmet with a buffalo horn, and other ornamentation. The Ma'randing dance precedes a procession in which the deceased is carried from a rice barn to the rante, the site of the funeral ceremony. During the funeral, elder women perform the Ma'katia dance while singing a poetic song and wearing a long feathered costume. The Ma'akatia dance is performed to remind the audience of the generosity and loyalty of the deceased person. After the bloody ceremony of buffalo and pig slaughter, a group of boys and girls clap their hands while performing a cheerful dance called Ma'dondan.
As in other agricultural societies, Torajans dance and sing during harvest time. The Ma'bugi dance celebrates the thanksgiving event, and the Ma'gandangi dance is performed while Torajans are pounding rice. There are several war dances, such as the Manimbong dance performed by men, followed by the Ma'dandan dance performed by women. The aluk religion governs when and how Torajans dance. A dance called Ma'bua can be performed only once every 12 years. Ma'bua is a major Toraja ceremony in which priests wear a buffalo head and dance around a sacred tree.
A traditional musical instrument of the Toraja is a bamboo flute called a Pa'suling (suling is an Indonesian word for flute). This six-holed flute (not unique to the Toraja) is played at many dances, such as the thanksgiving dance Ma'bondensan, where the flute accompanies a group of shirtless, dancing men with long fingernails. The Toraja have indigenous musical instruments, such as the Pa'pelle (made from palm leaves) and the Pa'karombi (the Torajan version of a jaw harp). The Pa'pelle is played during harvest time and at house inauguration ceremonies.
LANGUAGE
The ethnic Toraja language is dominant in Tana Toraja with the main language as the Sa'dan Toraja. Although the national Indonesian language is the official language and is spoken in the community, all elementary schools in Tana Toraja teach Toraja language.Language varieties of Toraja, including Kalumpang, Mamasa, Tae' , Talondo' , Toala' , and Toraja-Sa'dan, belong to the Malayo-Polynesian language from the Austronesian family. At the outset, the isolated geographical nature of Tana Toraja formed many dialects between the Toraja languages themselves. After the formal administration of Tana Toraja, some Toraja dialects have been influenced by other languages through the transmigration program, introduced since the colonialism period, and it has been a major factor in the linguistic variety of Toraja languages. A prominent attribute of Toraja language is the notion of grief. The importance of death ceremony in Toraja culture has characterized their languages to express intricate degrees of grief and mourning. The Toraja language contains many terms referring to sadness, longing, depression, and mental pain. Giving a clear expression of the psychological and physical effect of loss is a catharsis and sometimes lessens the pain of grief itself.
ECONOMY
Prior to Suharto's "New Order" administration, the Torajan economy was based on agriculture, with cultivated wet rice in terraced fields on mountain slopes, and supplemental cassava and maize crops. Much time and energy were devoted to raising water buffalo, pigs, and chickens, primarily for ceremonial sacrifices and consumption. Coffee was the first significant cash crop produced in Toraja, and was introduced in the mid 19th century, changing the local economy towards commodity production for external markets and gaining an excellent reputation for quality in the international market .
With the commencement of the New Order in 1965, Indonesia's economy developed and opened to foreign investment. In Toraja, a coffee plantation and factory was established by Key Coffee of Japan, and Torajan coffee regained a reputation for quality within the growing international specialty coffee sector Multinational oil and mining companies opened new operations in Indonesia during the 1970s and 1980s. Torajans, particularly younger ones, relocated to work for the foreign companies - to Kalimantan for timber and oil, to Papua for mining, to the cities of Sulawesi and Java, and many went to Malaysia. The out-migration of Torajans was steady until 1985. and has continued since, with remittances sent back by emigre Torajans performing an important role within the contemporary economy.
Tourism commenced in Toraja in the 1970s, and accelerated in the 1980s and 1990s. Between 1984 and 1997, a significant number of Torajans obtained their incomes from tourism, working in and owning hotels, as tour guides, drivers, or selling souvenirs. With the rise of political and economic instability in Indonesia in the late 1990s - including religious conflicts elsewhere on Sulawesi - tourism in Tana Toraja has declined dramatically. Toraja continues to be a well known origin for Indonesian coffee, grown by both smallholders and plantation estates, although migration, remittances and off-farm income is considered far more important to most households, even those in rural areas.
TOURISM AND CULTURAL CHANGE
Before the 1970s, Toraja was almost unknown to Western tourism. In 1971, about 50 Europeans visited Tana Toraja. In 1972, at least 400 visitors attended the funeral ritual of Puang of Sangalla, the highest-ranking nobleman in Tana Toraja and the so-called "last pure-blooded Toraja noble." The event was documented by National Geographic and broadcast in several European countries. In 1976, about 12,000 tourists visited the regency and in 1981, Torajan sculpture was exhibited in major North American museums. "The land of the heavenly kings of Tana Toraja", as written in the exhibition brochure, embraced the outside world.
In 1984, the Indonesian Ministry of Tourism declared Tana Toraja Regency the prima donna of South Sulawesi. Tana Toraja was heralded as "the second stop after Bali". Tourism was increasing dramatically: by 1985, a total number of 150,000 foreigners had visited the Regency (in addition to 80,000 domestic tourists), and the annual number of foreign visitors was recorded at 40,000 in 1989. Souvenir stands appeared in Rantepao, the cultural center of Toraja, roads were sealed at the most-visited tourist sites, new hotels and tourist-oriented restaurants were opened, and an airstrip was opened in the Regency in 1981.
Tourism developers have marketed Tana Toraja as an exotic adventure - an area rich in culture and off the beaten track. Western tourists expected to see stone-age villages and pagan funerals. Toraja is for tourists who have gone as far as Bali and are willing to see more of the wild, "untouched" islands. However, they were more likely to see a Torajan wearing a hat and denim, living in a Christian society. Tourists felt that the tongkonan and other Torajan rituals had been preconceived to make profits, and complained that the destination was too commercialized. This has resulted in several clashes between Torajans and tourism developers, whom Torajans see as outsiders.
A clash between local Torajan leaders and the South Sulawesi provincial government (as a tourist developer) broke out in 1985. The government designated 18 Toraja villages and burial sites as traditional tourist attractions. Consequently, zoning restrictions were applied to these areas, such that Torajans themselves were barred from changing their tongkonans and burial sites. The plan was opposed by some Torajan leaders, as they felt that their rituals and traditions were being determined by outsiders. As a result, in 1987, the Torajan village of Kété Kesú and several other designated tourist attractions closed their doors to tourists. This closure lasted only a few days, as the villagers found it too difficult to survive without the income from selling souvenirs.
Tourism has also transformed Toraja society. Originally, there was a ritual which allowed commoners to marry nobles (puang) and thereby gain nobility for their children. However, the image of Torajan society created for the tourists, often by "lower-ranking" guides, has eroded its traditional strict hierarchy. High status is not as esteemed in Tana Toraja as it once was. Many low-ranking men can declare themselves and their children nobles by gaining enough wealth through work outside the region and then marrying a noble woman.

The Toraja are an ethnic group indigenous to a mountainous region of South Sulawesi, Indonesia. Their population is approximately 1,100,000, of whom 450,000 live in the regency of Tana Toraja ("Land of Toraja"). Most of the population is Christian, and others are Muslim or have local animist beliefs known as aluk ("the way"). The Indonesian government has recognized this animist belief as Aluk To Dolo ("Way of the Ancestors").
The word toraja comes from the Bugis Buginese language term to riaja, meaning "people of the uplands". The Dutch colonial government named the people Toraja in 1909. Torajans are renowned for their elaborate funeral rites, burial sites carved into rocky cliffs, massive peaked-roof traditional houses known as tongkonan, and colorful wood carvings. Toraja funeral rites are important social events, usually attended by hundreds of people and lasting for several days.
Before the 20th century, Torajans lived in autonomous villages, where they practised animism and were relatively untouched by the outside world. ETHNIC IDENTITY
The Torajan people had little notion of themselves as a distinct ethnic group before the 20th century. Before Dutch colonization and Christianization, Torajans, who lived in highland areas, identified with their villages and did not share a broad sense of identity. Although complexes of rituals created linkages between highland villages, there were variations in dialects, differences in social hierarchies, and an array of ritual practices in the Sulawesi highland region. "Toraja" (from the coastal languages' to, meaning people; and riaja, uplands) was first used as a lowlander expression for highlanders. As a result, "Toraja" initially had more currency with outsiders - such as the Bugis and Makassarese, who constitute a majority of the lowland of Sulawesi - than with insiders. The Dutch missionaries' presence in the highlands gave rise to the Toraja ethnic consciousness in the Sa'dan Toraja region, and this shared identity grew with the rise of tourism in the Tana Toraja Regency. Since then, South Sulawesi has four main ethnic groups - the Bugis (the majority, including shipbuilders and seafarers), the Makassarese (lowland traders and seafarers), the Mandarese (traders and fishermen), and the Toraja (highland rice cultivators).
HISTORY
From the 17th century, the Dutch established trade and political control on Sulawesi through the Dutch East Indies Company. Over two centuries, they ignored the mountainous area in the central Sulawesi, where Torajans lived, because access was difficult and it had little productive agricultural land. In the late 19th century, the Dutch became increasingly concerned about the spread of Islam in the south of Sulawesi, especially among the Makassarese and Bugis peoples. The Dutch saw the animist highlanders as potential Christians. In the 1920s, the Reformed Missionary Alliance of the Dutch Reformed Church began missionary work aided by the Dutch colonial government. In addition to introducing Christianity, the Dutch abolished slavery and imposed local taxes. A line was drawn around the Sa'dan area and called Tana Toraja ("the land of Toraja"). Tana Toraja was first a subdivision of the Luwu kingdom that had claimed the area. In 1946, the Dutch granted Tana Toraja a regentschap, and it was recognized in 1957 as one of the regencies of Indonesia.
Early Dutch missionaries faced strong opposition among Torajans, especially among the elite, because the abolition of their profitable slave trade had angered them. Some Torajans were forcibly relocated to the lowlands by the Dutch, where they could be more easily controlled. Taxes were kept high, undermining the wealth of the elites. Ultimately, the Dutch influence did not subdue Torajan culture, and only a few Torajans were converted. In 1950, only 10% of the population had converted to Christianity.
In the 1930s, Muslim lowlanders attacked the Torajans, resulting in widespread Christian conversion among those who sought to align themselves with the Dutch for political protection and to form a movement against the Bugis and Makassarese Muslims. Between 1951 and 1965 (following Indonesian independence), southern Sulawesi faced a turbulent period as the Darul Islam separatist movement fought for an Islamic state in Sulawesi. The 15 years of guerrilla warfare led to massive conversions to
CHRISTIANITY
Alignment with the Indonesian government, however, did not guarantee safety for the Torajans. In 1965, a presidential decree required every Indonesian citizen to belong to one of five officially recognized religions: Islam, Christianity (Protestantism and Catholicism), Hinduism, or Buddhism. The Torajan religious belief (aluk) was not legally recognized, and the Torajans raised their voices against the law. To make aluk accord with the law, it had to be accepted as part of one of the official religions. In 1969, Aluk To Dolo ("the way of ancestors") was legalized as a sect of Agama Hindu Dharma, the official name of Hinduism in Indonesia.
SOCIETY
There are three main types of affiliation in Toraja society: family, class and religion.
FAMILY AFFILIATION
Family is the primary social and political grouping in Torajan society. Each village is one extended family, the seat of which is the tongkonan, a traditional Torajan house. Each tongkonan has a name, which becomes the name of the village. The familial dons maintain village unity. Marriage between distant cousins (fourth cousins and beyond) is a common practice that strengthens kinship. Toraja society prohibits marriage between close cousins (up to and including the third cousin) - except for nobles, to prevent the dispersal of property. Kinship is actively reciprocal, meaning that the extended family helps each other farm, share buffalo rituals, and pay off debts.
Each person belongs to both the mother's and the father's families, the only bilateral family line in Indonesia. Children, therefore, inherit household affiliation from both mother and father, including land and even family debts. Children's names are given on the basis of kinship, and are usually chosen after dead relatives. Names of aunts, uncles and cousins are commonly referred to in the names of mothers, fathers and siblings.
Before the start of the formal administration of Toraja villages by the Tana Toraja Regency, each Toraja village was autonomous. In a more complex situation, in which one Toraja family could not handle their problems alone, several villages formed a group; sometimes, villages would unite against other villages. Relationship between families was expressed through blood, marriage, and shared ancestral houses (tongkonan), practically signed by the exchange of water buffalo and pigs on ritual occasions. Such exchanges not only built political and cultural ties between families but defined each person's place in a social hierarchy: who poured palm wine, who wrapped a corpse and prepared offerings, where each person could or could not sit, what dishes should be used or avoided, and even what piece of meat constituted one's share.
CLASS AFFILIATION
In early Toraja society, family relationships were tied closely to social class. There were three strata: nobles, commoners, and slaves (slavery was abolished in 1909 by the Dutch East Indies government). Class was inherited through the mother. It was taboo, therefore, to marry "down" with a woman of lower class. On the other hand, marrying a woman of higher class could improve the status of the next generation. The nobility's condescending attitude toward the commoners is still maintained today for reasons of family prestige.
Nobles, who were believed to be direct descendants of the descended person from heaven, lived in tongkonans, while commoners lived in less lavish houses (bamboo shacks called banua). Slaves lived in small huts, which had to be built around their owner's tongkonan. Commoners might marry anyone, but nobles preferred to marry in-family to maintain their status. Sometimes nobles married Bugis or Makassarese nobles. Commoners and slaves were prohibited from having death feasts. Despite close kinship and status inheritance, there was some social mobility, as marriage or change in wealth could affect an individuals status. Wealth was counted by the ownership of water buffaloes.
Slaves in Toraja society were family property. Sometimes Torajans decided to become slaves when they incurred a debt, pledging to work as payment. Slaves could be taken during wars, and slave trading was common. Slaves could buy their freedom, but their children still inherited slave status. Slaves were prohibited from wearing bronze or gold, carving their houses, eating from the same dishes as their owners, or having sex with free women - a crime punishable by death.
RELIGIOUS AFFILIATION
Toraja's indigenous belief system is polytheistic animism, called aluk, or "the way" (sometimes translated as "the law"). In the Toraja myth, the ancestors of Torajan people came down from heaven using stairs, which were then used by the Torajans as a communication medium with Puang Matua, the Creator. The cosmos, according to aluk, is divided into the upper world (heaven), the world of man (earth), and the underworld. At first, heaven and earth were married, then there was a darkness, a separation, and finally the light. Animals live in the underworld, which is represented by rectangular space enclosed by pillars, the earth is for mankind, and the heaven world is located above, covered with a saddle-shaped roof. Other Toraja gods include Pong Banggai di Rante (god of Earth), Indo' Ongon-Ongon (a goddess who can cause earthquakes), Pong Lalondong (god of death), and Indo' Belo Tumbang (goddess of medicine); there are many more.
The earthly authority, whose words and actions should be cleaved to both in life (agriculture) and death (funerals), is called to minaa (an aluk priest). Aluk is not just a belief system; it is a combination of law, religion, and habit. Aluk governs social life, agricultural practices, and ancestral rituals. The details of aluk may vary from one village to another. One common law is the requirement that death and life rituals be separated. Torajans believe that performing death rituals might ruin their corpses if combined with life rituals. The two rituals are equally important. During the time of the Dutch missionaries, Christian Torajans were prohibited from attending or performing life rituals, but were allowed to perform death rituals. Consequently, Toraja's death rituals are still practised today, while life rituals have diminished.
CULTURE
TONGKONAN
Tongkonan are the traditional Torajan ancestral houses. They stand high on wooden piles, topped with a layered split-bamboo roof shaped in a sweeping curved arc, and they are incised with red, black, and yellow detailed wood carvings on the exterior walls. The word "tongkonan" comes from the Torajan tongkon ("to sit").
Tongkonan are the center of Torajan social life. The rituals associated with the tongkonan are important expressions of Torajan spiritual life, and therefore all family members are impelled to participate, because symbolically the tongkonan represents links to their ancestors and to living and future kin. According to Torajan myth, the first tongkonan was built in heaven on four poles, with a roof made of Indian cloth. When the first Torajan ancestor descended to earth, he imitated the house and held a large ceremony.
The construction of a tongkonan is laborious work and is usually done with the help of the extended family. There are three types of tongkonan. The tongkonan layuk is the house of the highest authority, used as the "center of government". The tongkonan pekamberan belongs to the family members who have some authority in local traditions. Ordinary family members reside in the tongkonan batu. The exclusivity to the nobility of the tongkonan is diminishing as many Torajan commoners find lucrative employment in other parts of Indonesia. As they send back money to their families, they enable the construction of larger tongkonan.
WOOD CARVINGS
To express social and religious concepts, Torajans carve wood, calling it Pa'ssura (or "the writing"). Wood carvings are therefore Toraja's cultural manifestation.
Each carving receives a special name, and common motifs are animals and plants that symbolize some virtue. For example, water plants and animals, such as crabs, tadpoles and water weeds, are commonly found to symbolize fertility. In some areas noble elders claim these symbols refer to strength of noble family, but not everyone agrees. The overall meaning of groups of carved motifs on houses remains debated and tourism has further complicated these debates because some feel a uniform explanation must be presented to tourists. The image to the left shows an example of Torajan wood carving, consisting of 15 square panels. The center bottom panel represents buffalo or wealth, a wish for many buffaloes for the family. The center panel represents a knot and a box, a hope that all of the family's offspring will be happy and live in harmony, like goods kept safe in a box. The top left and top right squares represent an aquatic animal, indicating the need for fast and hard work, just like moving on the surface of water. It also represents the need for a certain skill to produce good results.
Regularity and order are common features in Toraja wood carving (see table below), as well as abstracts and geometrical designs. Nature is frequently used as the basis of Toraja's ornaments, because nature is full of abstractions and geometries with regularities and ordering. Toraja's ornaments have been studied in ethnomathematics to reveal their mathematical structure, but Torajans base this art only on approximations. To create an ornament, bamboo sticks are used as a geometrical tool.
FUNERAL RITES
In Toraja society, the funeral ritual is the most elaborate and expensive event. The richer and more powerful the individual, the more expensive is the funeral. In the aluk religion, only nobles have the right to have an extensive death feast. The death feast of a nobleman is usually attended by thousands and lasts for several days. A ceremonial site, called rante, is usually prepared in a large, grassy field where shelters for audiences, rice barns, and other ceremonial funeral structures are specially made by the deceased family. Flute music, funeral chants, songs and poems, and crying and wailing are traditional Toraja expressions of grief with the exceptions of funerals for young children, and poor, low-status adults.
The ceremony is often held weeks, months, or years after the death so that the deceased's family can raise the significant funds needed to cover funeral expenses. Torajans traditionally believe that death is not a sudden, abrupt event, but a gradual process toward Puya (the land of souls, or afterlife). During the waiting period, the body of the deceased is wrapped in several layers of cloth and kept under the tongkonan. The soul of the deceased is thought to linger around the village until the funeral ceremony is completed, after which it begins its journey to Puya.
Another component of the ritual is the slaughter of water buffalo. The more powerful the person who died, the more buffalo are slaughtered at the death feast. Buffalo carcasses, including their heads, are usually lined up on a field waiting for their owner, who is in the "sleeping stage". Torajans believe that the deceased will need the buffalo to make the journey and that they will be quicker to arrive at Puya if they have many buffalo. Slaughtering tens of water buffalo and hundreds of pigs using a machete is the climax of the elaborate death feast, with dancing and music and young boys who catch spurting blood in long bamboo tubes. Some of the slaughtered animals are given by guests as "gifts", which are carefully noted because they will be considered debts of the deceased's family. However, a cockfight, known as bulangan londong, is an integral part of the ceremony. As with the sacrifice of the buffalo and the pigs, the cockfight is considered sacred because it involves the spilling of blood on the earth. In particular, the tradition requires the sacrifice of at least three chickens. However, it is common for at least 25 pairs of chickens to be set against each other in the context of the ceremony.
There are three methods of burial: the coffin may be laid in a cave or in a carved stone grave, or hung on a cliff. It contains any possessions that the deceased will need in the afterlife. The wealthy are often buried in a stone grave carved out of a rocky cliff. The grave is usually expensive and takes a few months to complete. In some areas, a stone cave may be found that is large enough to accommodate a whole family. A wood-carved effigy, called Tau tau, is usually placed in the cave looking out over the land. The coffin of a baby or child may be hung from ropes on a cliff face or from a tree. This hanging grave usually lasts for years, until the ropes rot and the coffin falls to the ground.
In the ritual called Ma'Nene, that takes place each year in August, the bodies of the deceased are exhumed to be washed, groomed and dressed in new clothes. The mummies are then walked around the village.
DANCE AND MUSIC
Torajans perform dances on several occasions, most often during their elaborate funeral ceremonies. They dance to express their grief, and to honour and even cheer the deceased person because he is going to have a long journey in the afterlife. First, a group of men form a circle and sing a monotonous chant throughout the night to honour the deceased (a ritual called Ma'badong). This is considered by many Torajans to be the most important component of the funeral ceremony. On the second funeral day, the Ma'randing warrior dance is performed to praise the courage of the deceased during life. Several men perform the dance with a sword, a large shield made from buffalo skin, a helmet with a buffalo horn, and other ornamentation. The Ma'randing dance precedes a procession in which the deceased is carried from a rice barn to the rante, the site of the funeral ceremony. During the funeral, elder women perform the Ma'katia dance while singing a poetic song and wearing a long feathered costume. The Ma'akatia dance is performed to remind the audience of the generosity and loyalty of the deceased person. After the bloody ceremony of buffalo and pig slaughter, a group of boys and girls clap their hands while performing a cheerful dance called Ma'dondan.
As in other agricultural societies, Torajans dance and sing during harvest time. The Ma'bugi dance celebrates the thanksgiving event, and the Ma'gandangi dance is performed while Torajans are pounding rice. There are several war dances, such as the Manimbong dance performed by men, followed by the Ma'dandan dance performed by women. The aluk religion governs when and how Torajans dance. A dance called Ma'bua can be performed only once every 12 years. Ma'bua is a major Toraja ceremony in which priests wear a buffalo head and dance around a sacred tree.
A traditional musical instrument of the Toraja is a bamboo flute called a Pa'suling (suling is an Indonesian word for flute). This six-holed flute (not unique to the Toraja) is played at many dances, such as the thanksgiving dance Ma'bondensan, where the flute accompanies a group of shirtless, dancing men with long fingernails. The Toraja have indigenous musical instruments, such as the Pa'pelle (made from palm leaves) and the Pa'karombi (the Torajan version of a jaw harp). The Pa'pelle is played during harvest time and at house inauguration ceremonies.
LANGUAGE
The ethnic Toraja language is dominant in Tana Toraja with the main language as the Sa'dan Toraja. Although the national Indonesian language is the official language and is spoken in the community, all elementary schools in Tana Toraja teach Toraja language.Language varieties of Toraja, including Kalumpang, Mamasa, Tae' , Talondo' , Toala' , and Toraja-Sa'dan, belong to the Malayo-Polynesian language from the Austronesian family. At the outset, the isolated geographical nature of Tana Toraja formed many dialects between the Toraja languages themselves. After the formal administration of Tana Toraja, some Toraja dialects have been influenced by other languages through the transmigration program, introduced since the colonialism period, and it has been a major factor in the linguistic variety of Toraja languages. A prominent attribute of Toraja language is the notion of grief. The importance of death ceremony in Toraja culture has characterized their languages to express intricate degrees of grief and mourning. The Toraja language contains many terms referring to sadness, longing, depression, and mental pain. Giving a clear expression of the psychological and physical effect of loss is a catharsis and sometimes lessens the pain of grief itself.
ECONOMY
Prior to Suharto's "New Order" administration, the Torajan economy was based on agriculture, with cultivated wet rice in terraced fields on mountain slopes, and supplemental cassava and maize crops. Much time and energy were devoted to raising water buffalo, pigs, and chickens, primarily for ceremonial sacrifices and consumption. Coffee was the first significant cash crop produced in Toraja, and was introduced in the mid 19th century, changing the local economy towards commodity production for external markets and gaining an excellent reputation for quality in the international market .
With the commencement of the New Order in 1965, Indonesia's economy developed and opened to foreign investment. In Toraja, a coffee plantation and factory was established by Key Coffee of Japan, and Torajan coffee regained a reputation for quality within the growing international specialty coffee sector Multinational oil and mining companies opened new operations in Indonesia during the 1970s and 1980s. Torajans, particularly younger ones, relocated to work for the foreign companies - to Kalimantan for timber and oil, to Papua for mining, to the cities of Sulawesi and Java, and many went to Malaysia. The out-migration of Torajans was steady until 1985. and has continued since, with remittances sent back by emigre Torajans performing an important role within the contemporary economy.

This closure lasted only a few days, as the villagers found it too difficult to survive without the income from selling souvenirs.
Tourism has also transformed Toraja society. Originally, there was a ritual which allowed commoners to marry nobles (puang) and thereby gain nobility for their children. However, the image of Torajan society created for the tourists, often by "lower-ranking" guides, has eroded its traditional strict hierarchy. High status is not as esteemed in Tana Toraja as it once was. Many low-ranking men can declare themselves and their children nobles by gaining enough wealth through work outside the region and then marrying a noble woman.

Kerikeri stone store and Kemp House (and surroundings) - 08 October 2013
The Stone Store at Kerikeri in the Bay of Islands is New Zealand’s oldest surviving stone building.
Part of the first Church Missionary Society station in New Zealand, the store was designed by John Hobbs to replace an earlier wooden store house. The Stone Store was erected between 1832 and 1836 by mason William Parrott, carpenter Ben Nesbitt and a team of Māori. Construction was of sandstone from Australia, local volcanic rocks and burnt shell mortar. Iron ties and window bars were forged by James Kemp, (though these unfortunately corroded the sandstone). Initially it had a wooden belfry on one side.
The Stone Store was intended to be the base of the Church Missionary Society’s trading post, selling produce from the farms at Te Waimate mission to ships, and European goods to Māori. Marsden planned to build a flour mill on the adjacent Kerikeri River, but this was eventually built at te Waimate instead. Stone was used to protect wheat from rats, for defence against Māori and to reduce the risk of fire.
Stone Store
By the mid-1830s the mission stations could not compete with the private enterprise of other European settlers, either as traders or farmers, and the store was not profitable.
The building was converted into the mission library by Bishop Selwyn in the early 1840s. Following the sacking of Kororareka in the Flagstaff War, it was briefly taken over by Governor George Grey for use as a magazine and barracks. After the cessation of hostilities in 1845, the stone store was leased to become the centre of Kauri gum trading operation, and then in 1863 it was used to house a boys' school. The building was sold to the Kemp family in 1874, and was used as a general store, although it increasingly became a tourist attraction. The Stone Store was purchased from the Kemps by the New Zealand Historic Places Trust in 1975. Conservation work was done in the 1990s. The store, together with the neighbouring Mission House now form a small museum.
The Mission House at Kerikeri in New Zealand was completed in 1822[1] as part of the Kerikeri Mission Station by the Church Missionary Society, and is New Zealand’s oldest surviving building. It is sometimes known as Kemp House.
Samuel Marsden established the Anglican mission to New Zealand with lay preachers, who lived in the Bay of Islands under the protection of Hongi Hika, the chief of the local tribe, the Ngapuhi. In November 1819, Marsden purchased 13,000 acres (53 km²) from the Ngapuhi.
Marsden instructed the Reverend John Butler to erect buildings for the mission station under the shelter of the Ngapuhi Pa or fortress of Kororipo at Kerikeri, (Marsden, himself, Thomas Kendall and Hongi Hika left for Britain). Using Māori and skilled European labour, Butler had completed the centre piece Mission House by 1822, (despite being interrupted by the return of Kendall and Hongi Hika with a thousand muskets, and Kororipo being used as a base for the subsequent Ngapuhi military campaign in the Musket Wars).
Mission House
Butler’s house was a weatherboard clad, two-storey Georgian design with a verandah and two chimneys. It was built primarily from Kauri. At some point in the 1830s, a skilling was added, and the verandah was replaced with an enlarged design in 1843. In the 1920s a bathroom was added behind the kitchen.
Butler was sacked in 1823, and George Clarke occupied the building until the early 1830s, by which time the Ngapuhi had abandoned Kororipo, but the mission station was strong enough to feel no need for protection.
The house was occupied by James and Charlotte Kemp in 1832 and although initially part of an expanded mission presence, (including the Stone Store), it was later purchased by the Kemps, and stayed in that family for 142 years, until Ernest Kemp donated it to the New Zealand Historic Places Trust in 1976.
The Trust has restored the building to an approximation of its 1843 appearance, (although the verandah was higher, and the roof was not shingled). Together with the Stone Store, the Mission house is now a museum open to the public.

Bodie (/ˈboʊdiː/ BOH-dee) is a ghost town in the Bodie Hills east of the Sierra Nevada mountain range in Mono County, California, United States. It is about 75 miles (121 km) southeast of Lake Tahoe, and 12 mi (19 km) east-southeast of Bridgeport, at an elevation of 8,379 feet (2554 m). Bodie became a boom town in 1876 (146 years ago) after the discovery of a profitable line of gold; by 1879 it had a population of 7,000–10,000.
The town went into decline in the subsequent decades and came to be described as a ghost town by 1915 (107 years ago). The U.S. Department of the Interior recognizes the designated Bodie Historic District as a National Historic Landmark.
Also registered as a California Historical Landmark, the ghost town officially was established as Bodie State Historic Park in 1962. It receives about 200,000 visitors yearly. Bodie State Historic Park is partly supported by the Bodie Foundation.
History
Discovery of gold
Bodie began as a mining camp of little note following the discovery of gold in 1859 by a group of prospectors, including W. S. Bodey. Bodey died in a blizzard the following November while making a supply trip to Monoville (near present-day Mono City), never getting to see the rise of the town that was named after him. According to area pioneer Judge J. G. McClinton, the district's name was changed from "Bodey," "Body," and a few other phonetic variations, to "Bodie," after a painter in the nearby boomtown of Aurora, lettered a sign "Bodie Stables".
Gold discovered at Bodie coincided with the discovery of silver at nearby Aurora (thought to be in California, later found to be Nevada), and the distant Comstock Lode beneath Virginia City, Nevada. But while these two towns boomed, interest in Bodie remained lackluster. By 1868 only two companies had built stamp mills at Bodie, and both had failed.
Boom
In 1876, the Standard Company discovered a profitable deposit of gold-bearing ore, which transformed Bodie from an isolated mining camp comprising a few prospectors and company employees to a Wild West boomtown. Rich discoveries in the adjacent Bodie Mine during 1878 attracted even more hopeful people. By 1879, Bodie had a population of approximately 7,000–10,000 people and around 2,000 buildings. One legend says that in 1880, Bodie was California's second or third largest city, but the U.S. Census of that year disproves this. Over the years 1860-1941 Bodie's mines produced gold and silver valued at an estimated US$34 million (in 1986 dollars, or $85 million in 2021).
Bodie boomed from late 1877 through mid– to late 1880.[19] The first newspaper, The Standard Pioneer Journal of Mono County, published its first edition on October 10, 1877. Starting as a weekly, it soon expanded publication to three times a week. It was also during this time that a telegraph line was built which connected Bodie with Bridgeport and Genoa, Nevada. California and Nevada newspapers predicted Bodie would become the next Comstock Lode. Men from both states were lured to Bodie by the prospect of another bonanza.
Gold bullion from the town's nine stamp mills was shipped to Carson City, Nevada, by way of Aurora, Wellington and Gardnerville. Most shipments were accompanied by armed guards. After the bullion reached Carson City, it was delivered to the mint there, or sent by rail to the mint in San Francisco.
Districts and amenities
s a bustling gold mining center, Bodie had the amenities of larger towns, including a Wells Fargo Bank, four volunteer fire companies, a brass band, railroad, miners' and mechanics' union, several daily newspapers, and a jail. At its peak, 65 saloons lined Main Street, which was a mile long. Murders, shootouts, barroom brawls, and stagecoach holdups were regular occurrences.
As with other remote mining towns, Bodie had a popular, though clandestine, red light district on the north end of town. There is an unsubstantiated story of Rosa May, a prostitute who, in the style of Florence Nightingale, came to the aid of the town menfolk when a serious epidemic struck the town at the height of its boom. She is credited with giving life-saving care to many, but after she died, was buried outside the cemetery fence.
Bodie had a Chinatown, the main street of which ran at a right angle to Bodie's Main Street. At one point it had several hundred Chinese residents and a Taoist temple. Opium dens were plentiful in this area.
Bodie also had a cemetery on the outskirts of town and a nearby mortuary. It is the only building in the town built of red brick three courses thick, most likely for insulation to keep the air temperature steady during the cold winters and hot summers. The cemetery includes a Miners Union section, and a cenotaph erected to honor President James A. Garfield. The Bodie Boot Hill was located outside of the official city cemetery.
On Main Street stands the Miners Union Hall, which was the meeting place for labor unions. It also served as an entertainment center that hosted dances, concerts, plays, and school recitals. It now serves as a museum.
Mining town
The first signs of decline appeared in 1880 and became obvious toward the end of the year. Promising mining booms in Butte, Montana; Tombstone, Arizona; and Utah lured men away from Bodie. The get-rich-quick, single miners who came to the town in the 1870s moved on to these other booms, and Bodie developed into a family-oriented community. In 1882 residents built the Methodist Church (which still stands) and the Roman Catholic Church (burned about 1930). Despite the population decline, the mines were flourishing, and in 1881 Bodie's ore production was recorded at a high of $3.1 million. Also in 1881, a narrow-gauge railroad was built called the Bodie Railway & Lumber Company, bringing lumber, cordwood, and mine timbers to the mining district from Mono Mills south of Mono Lake.
During the early 1890s, Bodie enjoyed a short revival from technological advancements in the mines that continued to support the town. In 1890, the recently invented cyanide process promised to recover gold and silver from discarded mill tailings and from low-grade ore bodies that had been passed over. In 1892, the Standard Company built its own hydroelectric plant approximately 13 miles (20.9 km) away at Dynamo Pond. The plant developed a maximum of 130 horsepower (97 kW) and 3,530 volts alternating current (AC) to power the company's 20-stamp mill. This pioneering installation marked the country's first transmissions of electricity over a long distance.
In 1910, the population was recorded at 698 people, which were predominantly families who decided to stay in Bodie instead of moving on to other prosperous strikes.

The first signs of an official decline occurred in 1912 with the printing of the last Bodie newspaper, The Bodie Miner. In a 1913 book titled California Tourist Guide and Handbook: Authentic Description of Routes of Travel and Points of Interest in California, the authors, Wells and Aubrey Drury, described Bodie as a "mining town, which is the center of a large mineral region". They referred to two hotels and a railroad operating there.[ In 1913, the Standard Consolidated Mine closed.
Mining profits in 1914 were at a low of $6,821. James S. Cain bought everything from the town lots to the mining claims, and reopened the Standard mill to former employees, which resulted in an over $100,000 profit in 1915. However, this financial growth was not in time to stop the town's decline. In 1917, the Bodie Railway was abandoned and its iron tracks were scrapped.
The last mine closed in 1942, due to War Production Board order L-208, shutting down all non-essential gold mines in the United States during World War II. Mining never resumed after the war.
Bodie was first described as a "ghost town" in 1915. In a time when auto travel was on the rise, many travelers reached Bodie via automobiles. The San Francisco Chronicle published an article in 1919 to dispute the "ghost town" label.
By 1920, Bodie's population was recorded by the US Federal Census at a total of 120 people. Despite the decline and a severe fire in the business district in 1932, Bodie had permanent residents through nearly half of the 20th century. A post office operated at Bodie from 1877 to 1942.
Ghost town and park
In the 1940s, the threat of vandalism faced the ghost town. The Cain family, who owned much of the land, hired caretakers to protect and to maintain the town's structures. Martin Gianettoni, one of the last three people living in Bodie in 1943, was a caretaker.
Bodie is now an authentic Wild West ghost town.
The town was designated a National Historic Landmark in 1961, and in 1962 the state legislature authorized creation of Bodie State Historic Park. A total of 170 buildings remained. Bodie has been named as California's official state gold rush ghost town.
Visitors arrive mainly via SR 270, which runs from US 395 near Bridgeport to the west; the last three miles of it is a dirt road. There is also a road to SR 167 near Mono Lake in the south, but this road is extremely rough, with more than 10 miles of dirt track in a bad state of repair. Due to heavy snowfall, the roads to Bodie are usually closed in winter.
Today, Bodie is preserved in a state of arrested decay. Only a small part of the town survived, with about 110 structures still standing, including one of many once operational gold mills. Visitors can walk the deserted streets of a town that once was a bustling area of activity. Interiors remain as they were left and stocked with goods. Littered throughout the park, one can find small shards of china dishes, square nails and an occasional bottle, but removing these items is against the rules of the park.
The California State Parks' ranger station is located in one of the original homes on Green Street.
In 2009 and again in 2010, Bodie was scheduled to be closed. The California state legislature worked out a budget compromise that enabled the state's Parks Closure Commission to keep it open. As of 2019, the park is still operating, now administered by the Bodie Foundation.

Bodie was the setting for the young reader's novel Behind the Masks, by Susan Patron.
Kathleen Haun's historical novel No Trees for Shade (2013) is set in Bodie in 1880.
Key incidents in Chapter One of James Rollins' tenth Sigma Force novel, The Sixth Extinction (2014), span nearby Mono Lake, the secret military testing site neighboring Bodie Park, and the ghost town itself, where terrorists attack a National Park Service Ranger and details unfold about both the area's significance to the rest of the plot.

Die Stadt entwickelte sich westlich unterhalb der Hügelkette, in der die Bergwerke entstanden. Das größte Bergwerk wurde von Standard Mines betrieben und unterhielt eine Seilbahn vom Schachtausgang in den Hügeln an den Stadtrand zum firmeneigenen Erzbrecher. In Bodie gab es während dieser Blütezeit der Stadt 65 Saloons entlang der Hauptstraße, zahlreiche Bordelle, ein Chinesenviertel mit einem taoistischen Tempel und einer Opiumhöhle, eine Eisenbahn, mehrere Zeitungen, sieben Brauereien und Kirchen verschiedener Religionen.
Aber auch das Verbrechen hielt Einzug. Morde, Überfälle und Postkutschenraub waren beinahe an der Tagesordnung. Bodie genoss einen schlechten Ruf und galt in dieser Zeit als eine der wildesten und gesetzlosesten Städte des Westens.
Überliefert ist das Zitat eines kleinen Mädchens, das mit seinen Eltern nach Bodie ziehen sollte und in sein Tagebuch schrieb: „Goodbye God, I’m going to Bodie!“ („Auf Wiedersehen Gott, ich ziehe nach Bodie!“).
Die erfolgreichsten Bergbau-Unternehmen in Bodie waren Standard mit $18.000.000, Syndicate mit über $1.000.000, Bodie Tunnel mit über $200.000, Bechtel Cons. mit rund $200.000 und Mono mit $122.000.
Niedergang
Nach wenigen gewinnbringenden Jahren warf die Mine kaum noch Profit ab, auch weil der Goldpreis stark gefallen war und sich der Betrieb so immer weniger lohnte. Der große kalifornische Goldrausch, der 1849 begonnen hatte, war vorüber. Weil Bodie sonst keine Einnahmequellen zu bieten hatte, sank die Bevölkerungszahl in der Folgezeit rapide.
Um die Jahrhundertwende gab es noch einmal einen kleinen Aufschwung, der jedoch den Niedergang nicht aufhalten konnte. 1917 wurde die einzige Eisenbahnlinie demontiert und die Schienen wurden verschrottet. Bodie hatte aber immer noch einige wenige Einwohner bis in die Mitte des zwanzigsten Jahrhunderts.
Nach einem Großbrand im Jahre 1932, der zahlreiche Häuser, bis auf die wenigen, bis heute verbliebenen Gebäude, zerstörte, war das Schicksal der Stadt jedoch besiegelt. Das Geschäftsviertel im Stadtzentrum wurde von dem Brand völlig zerstört. Das 1877 eröffnete Postamt schloss 1942.
Die Mine wurde in den folgenden Jahren zunächst noch weiter betrieben; die Arbeiter kamen aus den Nachbarstädten. In den sechziger Jahren wurde dann der Goldabbau vollständig aufgegeben und die Mine geschlossen.
Die gleichnamige Goldgräberstadt Bodie im Okanogan County, (US-Bundesstaat Washington), in der die Bodie Mine betrieben wurde, ereilte das gleiche Schicksal. Von dieser Geisterstadt sind nur noch wenige zerfallene Häuser erhalten.

Bodie State Historic Park
Seit 1962 ist Bodie ein State Park. Es sind noch ungefähr 170 Gebäude vorhanden, die das große Feuer von 1932 verschont hat, u. a. eine Kirche, die Schule, ein Bankgebäude aus Ziegelsteinen, eine Bar, ein Laden und mehrere Wohnhäuser sowie das große Minengebäude.
Viele der Einrichtungsgegenstände stehen noch unverändert da, als hätten die Bewohner den Ort gerade erst verlassen. Auf dem kleinen Friedhof vor der Stadt sind die Grabsteine ehemaliger Bewohner zu sehen. Die Zapfsäulen einer alten Tankstelle sind ebenso noch vorhanden wie ein paar rostende Autowracks aus den 30er Jahren. Einige Gebäude können betreten werden. Für die alte Mine werden Führungen angeboten.
Die Parkverwaltung sorgt für eine behutsame Erhaltung des Originalzustandes. Es ist strengstens untersagt, Dinge aus dem Park mitzunehmen.

Lage und Anfahrt
Die Ortschaft liegt nördlich des Mono Lake an einer etwa 20 Kilometer langen Stichstraße, die zwischen Lee Vining und Bridgeport vom U.S. Highway 395 abzweigt. Für die Erhaltung von Bodie verlangt die Parkverwaltung einen kleinen Betrag von den Besuchern. Da im Bodie State Park keinerlei Geschäfte existieren, wird die Mitnahme von Getränken im Sommer empfohlen.
Die letzten fünf Kilometer der Anfahrt vom Highway 395 nach Bodie sind nicht mehr asphaltiert und führen über eine Schotterstraße. Die Sommer in der Sierra Nevada sind heiß und die Winter sehr kalt mit sehr viel Schnee. Im Winter sind die Zufahrtswege oft so hoch verschneit, dass Bodie nur auf Skiern oder mit Schneemobilen erreichbar ist. Selbst Allradfahrzeuge mit Schneeketten bleiben Jahr für Jahr stecken.

Demel is one of the most famous Viennese pastry at the carbon (cabbage) market (Kohlmarkt) 14 in the first Viennese district Innere Stadt. Demel was a k.u.k. Hofzuckerbäcker and runs this item today in public.
History
1778 came the of Wurttemberg stemming confectioner Ludwig Dehne to Vienna. 1786, he founded his pastry shop at the place of St. Michael. Dehne died in 1799 of tuberculosis. His widow then married the confectioner Gottlieb Wohlfahrt. In 1813 they bought the house in St. Michael's Square 14. Despite numerous innovations such as frozen the company's finances could not be rehabilitated. After the death of Gottlieb Wohlfahrt in 1826 the widow and her son from her first marriage August Dehne succeeded but the economic boom. August Dehne managed to great wealth, he invested in land. As the son of August Dehne struck another career as a lawyer, Dehne sold the confectionery in 1857 to his first mate Christoph Demel.
Demel also had success in the continuation of the company and established it to a Viennese institution. After the death of Christoph Demel in 1867 his sons Joseph and Charles took over the business, which is why it since "Christoph Demel 's Söhne" means. On request Demel received 1874 the Hoflieferantentitel (the titel as purveyor to the court). The proximity to the Imperial Palace directly opposite made business more profitable. The Hofburg borrowed from Demel occasionally staff and tableware for special occasions such as proms and parties. Recent developments in the art of confectionery were brought from Paris. Trained at Demel, professionals quickly found employment.
1888 Old Burgtheater was demolished at Michael's place and transformed the place. Demel had to move out of the house and he moved to the Kohlmarkt 14. The new store inside was equipped inside with high costs by purveyor to the court Portois & Fix. The interior is decorated in the style of Neo-Rococo with mahogany wood and mirrors. Regulars were members of the Viennese court as Empress Elisabeth, and other prominent members of the Vienna society of the time, the actress Katharina Schratt and Princess Pauline von Metternich. A peculiarity of Demel from the time of the monarchy is that the always female attendance, which originally was recruited from monastic students, is dressed in a black costume with a white apron. They are called Demelinerinnen and address the guest traditionally in a special "Demel German", which is a polite form of the third person plural, omitting the personal salutation and with questions such as "elected Have you?" or "want to eat?" was known.
After the death of Joseph and Carl Demel took over Carl's widow Maria in 1891 the management. She also received the k.u.k. Hoflieferantentitel. From 1911 to 1917 led Carl Demel (junior) the business and then his sister Anna Demel (4 March 1872 in Vienna - November 8, 1956 ibid ; born Siding). Under her leadership, the boxes and packaging were developed by the Wiener Werkstätte. Josef Hoffmann established in 1932 because of a contract the connection of the artist Friedrich Ludwig Berzeviczy-Pallavicini to Anna Demel. The design of the shop windows at that time was an important means of expression of the shops and there were discussions to whether they should be called visual or storefront (Seh- or Schaufenster - display window or look window). While under the Sehfenster (shop window) an informative presentation of goods was understood, the goods should be enhanced by staging the showcase. From 1933 until his emigration in 1938 took over Berzeviczy-Pallavicini the window dressing of Demel and married in 1936 Klara Demel, the adopted niece of Anna Demel.
During the Nazi regime in Austria the confectioner Demel got privileges from the district leadership because of its reputation. Baldur von Schirach and his wife took the confectioner under their personal protection, there were special allocations of gastronomic specialties from abroad in order to continue to survive. But while the two sat in the guest room and consumed cakes, provided the Demelinerinnen in a hallway between the kitchen and toilet political persecutws, so-called U-Boats. Those here were also hearing illegal radio stations and they discussed the latest news.
1952 Anna Demel was the first woman after the war to be awarded the title Kommerzialrat. She died in 1956. Klara Demel took over the management of the bakery. Berzeviczy-Pallavicini, who lived in the United States until then returned to Vienna. After Clara's death on 19 April 1965, he carried on the pastry. During his time at Demel he established the tradition to make from showpieces of the sugar and chocolate craft extravagant neo-baroque productions. Baron Berzeviczy sold the business in 1972 for economic reasons to the concealed appearing Udo Proksch, who established in 1973 in the first floor rooms for the Club 45; also Defence Minister Karl Lütgendorf had his own salon. After Proksch was arrested in 1989 in connection with the Lucona scandal, he sold Demel to the non-industry German entrepreneur Günter Wichmann. 1993 it came to insolvency. Raiffeisen Bank Vienna as principal creditor, acquired the property in 1994 from the bankrupt company to initially continue itself the traditional Viennese company through a subsidiary. In the process of the renovation in March 1995 on the fourth floor were mura painting from the 18th century exposed and the baroque courtyard covered by a glass construction which since the re-opening on 18 April 1996 can be used as Schanigarten (pavement café) or conservatory.
In 2002 the catering company Do & Co took over the Demel. The company was awarded with the "Golden Coffee Bean " of Jacobs coffee in 1999. Demel now has additional locations in Salzburg and New York.

One of the most famous specialty of the house is " Demel's Sachertorte" . The world-famous Sachertorte was invented by Franz Sacher, but completed only in its today known form by his son Eduard Sacher while training in Demel. After a 1938 out of court enclosed process occurred after the Second World War a till 1965 during dispute between Demel and the Sacher Hotel: The hotel insisted on its naming rights, Demel, however, could pointing out already since the invention of the "Original Sacher" called pie "having used the denomination". Demel had after the death of Anna Sacher in 1930, under defined conditions, the generation and distribution rights for "Eduard-Sacher-Torte" received. The dispute was settled in favor of the Hotel Sacher and the Demelsche cake is today, "Demel 's Sachertorte" and is still made by hand. While a layer of apricot jam under the chocolate icing and another in the center of the cake can be found in the "Original Sacher-Torte", is in "Demel 's Sachertorte " the layer in the middle omitted.
Besides the Sachertorte helped another specialty the pastry to world fame: the original gingerbread figures whose modeling came from the collection of Count Johann Nepomuk Graf Wilczek on Castle Kreuzenstein. Then there are the Demel cake (almond-orange mass with blackcurrant jam, marzipan and chocolate coating), Anna Torte, Dobos cake, cake trays, Russian Punch Cake, Esterházy cake, apple strudel and other confectionary specialties. Popular with many tourists are the candied violets with which Demel earlier supplied the imperial court and they allegedly have been the Lieblingsnaschereien (favorite candies) of Empress Elisabeth ("Sisi"). Rooms in the upper floors as the Pictures Room, Gold Room and the Silver rooms are rented for events. In addition to the pastry shop Demel operates, as it did at the time of the monarchy, a catering service, after the re-opening in 1996 as well as storage, shipping and packaging was desettled in the 22nd District of Vienna. Demel is also responsible for the catering at Niki Aviation.
Kerikeri stone store and Kemp House (and surroundings) - 08 October 2013
The Stone Store at Kerikeri in the Bay of Islands is New Zealand’s oldest surviving stone building.
Part of the first Church Missionary Society station in New Zealand, the store was designed by John Hobbs to replace an earlier wooden store house. The Stone Store was erected between 1832 and 1836 by mason William Parrott, carpenter Ben Nesbitt and a team of Māori. Construction was of sandstone from Australia, local volcanic rocks and burnt shell mortar. Iron ties and window bars were forged by James Kemp, (though these unfortunately corroded the sandstone). Initially it had a wooden belfry on one side.
The Stone Store was intended to be the base of the Church Missionary Society’s trading post, selling produce from the farms at Te Waimate mission to ships, and European goods to Māori. Marsden planned to build a flour mill on the adjacent Kerikeri River, but this was eventually built at te Waimate instead. Stone was used to protect wheat from rats, for defence against Māori and to reduce the risk of fire.
Stone Store
By the mid-1830s the mission stations could not compete with the private enterprise of other European settlers, either as traders or farmers, and the store was not profitable.
The building was converted into the mission library by Bishop Selwyn in the early 1840s. Following the sacking of Kororareka in the Flagstaff War, it was briefly taken over by Governor George Grey for use as a magazine and barracks. After the cessation of hostilities in 1845, the stone store was leased to become the centre of Kauri gum trading operation, and then in 1863 it was used to house a boys' school. The building was sold to the Kemp family in 1874, and was used as a general store, although it increasingly became a tourist attraction. The Stone Store was purchased from the Kemps by the New Zealand Historic Places Trust in 1975. Conservation work was done in the 1990s. The store, together with the neighbouring Mission House now form a small museum.
The Mission House at Kerikeri in New Zealand was completed in 1822[1] as part of the Kerikeri Mission Station by the Church Missionary Society, and is New Zealand’s oldest surviving building. It is sometimes known as Kemp House.
Samuel Marsden established the Anglican mission to New Zealand with lay preachers, who lived in the Bay of Islands under the protection of Hongi Hika, the chief of the local tribe, the Ngapuhi. In November 1819, Marsden purchased 13,000 acres (53 km²) from the Ngapuhi.
Marsden instructed the Reverend John Butler to erect buildings for the mission station under the shelter of the Ngapuhi Pa or fortress of Kororipo at Kerikeri, (Marsden, himself, Thomas Kendall and Hongi Hika left for Britain). Using Māori and skilled European labour, Butler had completed the centre piece Mission House by 1822, (despite being interrupted by the return of Kendall and Hongi Hika with a thousand muskets, and Kororipo being used as a base for the subsequent Ngapuhi military campaign in the Musket Wars).
Mission House
Butler’s house was a weatherboard clad, two-storey Georgian design with a verandah and two chimneys. It was built primarily from Kauri. At some point in the 1830s, a skilling was added, and the verandah was replaced with an enlarged design in 1843. In the 1920s a bathroom was added behind the kitchen.
Butler was sacked in 1823, and George Clarke occupied the building until the early 1830s, by which time the Ngapuhi had abandoned Kororipo, but the mission station was strong enough to feel no need for protection.
The house was occupied by James and Charlotte Kemp in 1832 and although initially part of an expanded mission presence, (including the Stone Store), it was later purchased by the Kemps, and stayed in that family for 142 years, until Ernest Kemp donated it to the New Zealand Historic Places Trust in 1976.
The Trust has restored the building to an approximation of its 1843 appearance, (although the verandah was higher, and the roof was not shingled). Together with the Stone Store, the Mission house is now a museum open to the public.

The Citroën GS (1970–80, sedan and wagon) and Citroën GSA (1979–86, liftback and wagon) are small family cars produced by the French automaker Citroën. The GS was voted European Car of the Year for 1971, and was probably the most technologically advanced car in its class when launched, with class leading comfort, safety and aerodynamics.
Market placement
The GS filled the enormous gap in Citroën's range, between the 2CV and Ami economy cars and the luxurious DS executive sedan. The DS had moved significantly upmarket from its predecessor the Citroën Traction Avant, and beyond the finances of most French motorists. Leaving this market gap open for fifteen years allowed other manufacturers entry into the most profitable, high volume market segment in France. This combined with the development costs and new factory for the DS-replacing Citroen CX, the 1974 oil crisis, and an aborted Wankel rotary engine, led Citroën to declare bankruptcy in 1974.
The GS met with instant market acceptance and was the largest selling Citroën model for many years. 1,896,742 GS models and 576,757 GSA models were produced in total.
Unlike the 2CV, DS and SM, the GS was never officially imported to the USA.
Design stage
The GS took 10 years to develop from initial design to launch.
In 1960, work began on two concepts, the 'sporty D,' which became the 1970 SM, and the small family car. Both projects continued in various forms for a decade, with a Wankel engine and hydropneumatic suspension suggested as possibilities, with a new, modern body to match. The first iteration was the "C60," which resembled an Ami 6 with a long, smooth nose.
In 1963, development had moved to "Project F", which was close to being production ready. Citroën decided the car was too similar to the 1965 Renault 16 and by 1967 Project F was suspended. Many of the mechanical components continued to "Project G", which became the GS. The GS was designed by Robert Opron, with a smooth two box design that bears some resemblance to the 1967 design study by Pininfarina Berlina Aerodinamica.
Launch and ongoing development
On 24 August 1970, Citroën launched the GS. The body style was as a "Berline" (essentially a saloon, three lateral windows), in a fastback style with a sharp Kamm tail. The aerodynamics gave the best drag coefficient of any vehicle at the time.
Good aerodynamics enabled the car to make the best of the available power, but the car as launched nevertheless drew criticism that it was underpowered. Citroën addressed the issue with the introduction in September 1972, as an option, of a larger 1,222 cc engine. Claimed power increased from 55 bhp (41 kW; 56 PS) to 60 bhp (45 kW; 61 PS), but it was the improved torque that really marked out the more powerful engine, and which enabled the manufacturer, with the larger engined versions, to raise the second gear ratio and the final drive ratio, increasing the vehicle speed per 1,000 rpm from 23 km/h (14.3 mph) to 24.5 km/h (15.2 mph). Larger front brake discs were also fitted.
Visually the GS bore little resemblance to any other car on the market, until the development of the Citroën CX in 1974.
The fastback design, with a separate trunk, was controversial – a hatchback layout was considered too utilitarian by CEO Pierre Bercot. The 1974 CX shared this feature. The boot was nevertheless exceptionally large, in part due to the positioning of the spare wheel on top of the engine.
Both the early GS (until 1976) and the GSA have the unusual rotating drum speedometer (similar in construction to bathroom scales), rather than the dials found in a conventional dashboard.
The later GS (from 1977 until the introduction of the GSA) had a conventional speedometer.
It was offered in two trims; GS Club as the entry model and GS Pallas (only saloons) with full wheel covers, side mouldings, tinted glass and upgraded upholstery. The GS was also available, from September 1971, as a station wagon (estate) and a similar two-door "service" van.
The GSA replaced the GS in 1979 and added a hatchback. Other modifications included a new grille, new bumpers, new taillights, new hubcaps and new exterior handles. It also had a revised dashboard with the auxiliary controls on column-shaped pods so they could be reached without moving the hands from the single-spoked steering wheel; similar to the CX layout. It was partly replaced by the larger BX in 1982, although production continued in reduced volumes until 1986. Citroen did not re-enter the small family hatchback market until the launch of the ZX in 1991.
Contemporary journalists remarked at the smooth ride quality – the hydropneumatic suspension is designed to absorb bumps and ripples that would be uncomfortable in a conventionally sprung car with just a slight body movement.
Mechanics
The vehicle had a front-wheel drive layout and was powered by a flat-4 air-cooled engine. A series of small engines were available, displacing 1015, 1129, 1222 and 1299 cc. Power ranged from 55 PS (40 kW) to 66 PS (49 kW). Mated to a four speed gearbox, these were able to pull this car up to steady 151 km/h (94 mph) at 6250 rpm (with 1222 cc engine), due to the very aerodynamic body shape. Citroën's 3-speed C-Matic semi-automatic transmission was available as an alternative to the manual gearbox. With the introduction of the GSA a 5-speed gearbox was offered, which made cruising at high speeds more comfortable and economical (the top speed was raised to 164 km/h (102 mph) for both long and short gearbox ratios). The GS and GSA were always low powered and needed full use of the free-revving engines to maintain progress, except when cruising, in the tradition of the Citroën 2CV.
The four-wheel independent suspension featured a double wish-bone layout at the front and trailing arms at the rear. Both axles comprised rigid sub frames that gave the car unmatched road holding for the time, even on its narrow tires (factory-mounted Michelin ZX 145SR15).
Its central hydraulic system, powering the four disc brakes (inboard in front to help lower unsprung weight) and the advanced hydro-pneumatic self-levelling suspension, was derived from the Citroën DS. It also has a feature that increased or decreased braking pressure in accordance with cargo load, without any noticeable difference in the brake pedal response. The powered system was different from the typical assisted systems in that there was virtually no travel on the brake pedal even when braking hard. The hydraulic suspension allowed the car to be raised for rough terrain at low speeds (a feature taking account of the country lanes of its native France) and to full height for easy access to the partially enclosed rear wheels.

Midtown Manhattan, New York City, New York, United States
The 21-story Look Building dates to 1948-50, when the minimalist aesthetics of European Modernism first began to transform the character of “setback” office buildings. Located on the west side of Madison Avenue, between 51st and 52nd Streets, this handsome mid-20th century modern structure combines tiers of ribbon-like windows with tightly-rounded corners and setbacks faced with white brick to create a unique and memorable silhouette.
Two second-generation, family-run, businesses were responsible for its construction: Uris Brothers, developers, and Emery Roth & Sons, architects. Though they first began to collaborate in the mid-1920s, it wasn’t until the death of each firm’s founder in the mid1940s, that the sons Percy and Harold D. Uris and Julian and Richard Roth, began to focus on commercial development. This informal partnership, which lasted until the 1970s, produced a great number of large Manhattan office buildings. Richard Roth, who attended the Massachusetts Institute of Technology, served as lead architect. Planned to be stylish and profitable, the building closely followed the requirements of the 1916 zoning code to maximize the square footage while using industrial materials to create sleek, streamlined elevations that suggest the influence of not only the German Expressionist architect Erich Mendelsohn, but also the 1931 Starrett-Lehigh Building and the 1947 Universal Pictures Building in Manhattan.
The new structure was named for Look magazine, which was part of the Cowles media empire. With a strong emphasis on photography, Look became one of the most widely-read magazines in the United States and it remained at this location until ceasing publication in 1971. Other prominent tenants included Esquire Magazine; Pocket Books; the music publisher Witmark & Sons, where singer-songwriter Bob Dylan made some of his earliest studio recordings; the industrial designer Raymond Loewy, and the building’s architects. During the late 1990s, a major and sympathetic restoration of the facade was undertaken by the architects Hardy Holzman & Pfeiffer Associates. At this time, the steel windows were replaced with similar aluminum frames and a new entrance portico was created. The Look Building was listed in the National Register of Historic Places in 2004 and the facade is subject to a conservation easement filed with the Trust for Architectural Easements.
DESCRIPTION AND ANALYSIS
Building Site
The Look Building, at 488 Madison Avenue, stands directly north of the St. Patrick’s Cathedral complex (1853-88, 1901-6, a designated New York City Landmark) and the Villard Houses (1882-85, a designated New York City Landmark). Prior to the First World War, this section of midtown Manhattan was primarily residential, with a mix of free-standing mansions, brownstone row houses, and a growing number of hotels.
Transit improvements, including the extension of the subway north along Lexington Avenue in 1918, as well as on Sixth Avenue in the 1930s, would attract commercial development to the area. While some elegant Fifth Avenue residences, including houses owned by George W. Vanderbilt (Hunt & Hunt, 1902-5), Morton & Nellie Plant (Robert W. Gibson, 1903-5), and Edward & Frances Holbrook (C. P.H. Gilbert, 1904-5), were converted to new uses around 1917, many structures were demolished and replaced by retail stores and office buildings. Rockefeller Center (begun 1931), which grew out of plans for a large performing arts center, was midtown’s most ambitious commercial ensemble, incorporating stores, offices, and entertainment venues.
In the vicinity of St. Patrick’s Cathedral, the Roman Catholic diocese of New York owned several structures, including the rectory and cardinal’s residence that flank the Lady Chapel on Madison Avenue, as well as the Villard Houses. It also owned the block on the west side of Madison Avenue, between 51st and 52nd Streets, where the Look Building would later be erected. This site was originally part of the Roman Catholic Asylum and in 1893 a three-andhalf-story Gothic Revival-style structure was erected to serve as a trade school for boys.
When much of the asylum’s property from Fifth Avenue to Park Avenue was sold in 1902, the structure became Cathedral College, a preparatory seminary to train men for careers in the priesthood. The New York Times called it “a midtown landmark which for two generations had offered a haven for quiet study and religious activities.” In 1942, the school moved to “modern facilities” on West End Avenue and 87th Street and the building was temporarily used by Catholic chaplains serving in the Second World War.
On East 51st Street, the Look Building stands beside a group of low-rise structures, including the former residence of contractor John Pierce (1904-5, a designated New York City Landmark). Designed by the prominent architect John Duncan, this five-story neo-Renaissance structure is clad with light-grey granite and was converted to commercial use after 1933. On East 52nd Street, the site adjoins 16 East 52nd Street (1926-27), a 15-story brownish brick building with limestone details, designed by Schwartz & Gross.
Uris Brothers
Uris Brothers, acting as Neprock Realty, Inc., negotiated the purchase of the L-shaped site from St. Joseph’s Seminary & College in October 1948 for $2.6 million. The demand for office space in midtown Manhattan was growing and this market became their primary focus. Percy Uris (1899-1971) and Harold D. Uris (1905-1982) were the sons of Harris H. Uris (born Urias, c. 1867-1945), a Russian immigrant from Latvia, who arrived in New York City in 1892. By the first decade of the 20th century, he and his brothers operated a large iron foundry at 525 West 26th Street (part of the West Chelsea Historic District) where a workforce of about 160 produced ornamental ironwork for the New York City subway system and other clients.
Percy Uris attended Columbia University, graduating with a degree in business administration in 1920. He and his father became commercial developers in the early 1920s, specializing in the construction of hotels and apartment buildings. Harold, who trained as a civil engineer at Cornell University, joined them in 1925. Together, they built numerous Manhattan structures, including the Court Square Building (Buchman & Kahn, 1925-26) at 2 Lafayette Street, 1 University Place (Emery Roth, 1929) at the corner of Waverly Place, and the Hotel St. Moritz (now the Ritz Carlton, Emery Roth, 1930-32) on Central Park South. They experienced great success but, like many of their contemporaries, struggled during the early years of the Depression and lost some of their best-known properties. In the late 1930s, they reentered the real estate field, hiring Emery Roth to design apartment buildings at 2 Sutton Place South (193738) and 930 Fifth Avenue (1939-40). Roth also designed 880 Fifth Avenue, their last residential project, in 1946-48.
Few of Manhattan’s leading builders of the 1920s remained active following the Second World War. The New York Times described the Urises as being, along with the Tishmans, the “only builders . . . who are descended from the leaders of the Nineteen Twenties boom.” Percy and Harold Uris would accomplish this by focusing almost entirely on office building construction. The forecast for this type of real estate was particularly optimistic and using the skills they learned with their father, they would, over the next three decades, create more than 13 million square feet of new office space. Time magazine reported in 1954 that they:
. . . made a fortune out of conforming to the latest taste in office buildings. Their recent constructions in Manhattan have been compared both to wedding cakes and to Assyrian ziggurats, and have more layers than the former, more bulk than the latter and about as much esthetic merit as both combined. Says Percy Uris: “We’re not building in a vacuum. We’re building in a market.”
The company’s productivity was a remarkable accomplishment, one that transformed the midtown skyline and streetscape. Harold Uris recalled:
We had a policy of creating the greatest amount of space for the lowest cost . . . We bought better and built faster than anyone else . . . Efficiency was the key to our success.
In terms of architectural aesthetics, however, their ambitions were modest. They produced a portfolio of buildings that were modern but hardly radical, fresh but conventional. In 1972, Uris explained:
I happen to believe that the interior of a building is more important that the exterior. None of the architectural people agree with me. But you build for those who occupy it, not for those who stand across the street and look at it. We have always built good buildings. I won’t say I am not a perfectionist. I can’t help it if people think every building should be the Taj Mahal.
In 1960, Uris Brothers issued stock to finance future projects which resulted in such colossal structures as the New York Hilton (1964), the Uris Building at 1633 Broadway (1970), and 55 Water Street (1972), which was at the time of completion the world’s largest office building. Shortly after the stock offering was made they began a series of major gifts to Columbia University which financed construction of a new building for the School of Business, called Uris Hall (Moore & Hutchins, 1961-62, altered). They also made significant contributions to Cornell University, Lenox Hill Hospital, and the Metropolitan Museum of Art. Following the death of Percy, Harold sold his stock in the Uris Buildings Corporation to the National Kinney Corporation in 1973.
Emery Roth & Sons
Both before and after the Second World War, the Urises turned to architect Emery Roth (and the successor firm Emery Roth & Sons) with great frequency to produce buildings that were stylish and profitable. Emery Roth, the firm’s founder, was born in Hungary in 1871 and came to the United States around 1884. His talent as a draftsman was quickly recognized and in the decade that followed he worked in Chicago with the architects Burnham & Root, and in New York City with Richard Morris Hunt and Ogden Codman, Jr.
In 1895 he opened his own office and later purchased the practice that would initially be known as Stein, Cohen & Roth. Many of New York City’s finest residential structures were designed by him, such as the Bellclaire Hotel (1901-3), Ritz Tower (1925-27, in association with Thomas Hastings), the Beresford (1928-29), the San Remo (1929-30), the St. George Hotel (1930) in Brooklyn Heights, and the Normandy Apartments (1938-39). Though his early works display rich and inventive exterior ornamentation, the character of his later buildings is more restrained, reflecting the growing popularity of the Art Deco and Moderne styles.
Roth first collaborated with the Uris family in 1924, designing the Buckingham Apartments, at the northwest corner of Sixth Avenue and 57th Street. It was during this decade that Roth’s sons, Julian and Richard, joined the firm. Julian Roth (1902-92) attended Columbia University and may have been a classmate of Percy Uris. Though not licensed as an architect, he “specialized in building materials, construction methods, cost estimates and the technology of curtain walls.” Richard Roth (1904-87) graduated from the Massachusetts Institute of Technology in 1928 and after briefly working with Allen & Collens in Boston, entered his father’s practice, which was renamed Emery Roth & Sons in 1938. Steven Ruttenbaum, author of Mansions in the Clouds: The Skyscraper Palazzi of Emery Roth, claimed this change had little impact on the firm’s operations and the elder Roth remained “the man who made the decisions, who maintained client contact, and set the fees. He shared the responsibilities of overseeing design development with no one.”
In the 1940s, however, ill health caused Emery Roth to relinquish control of the office. One of his last commissions was 300 East 57th Street, an 18-story tan brick apartment house. Built for developer Samuel Rudin in 1944-48, it featured unusual recessed terraces that were probably added by Richard who became the firm’s chief designer. This sleek project received a medal from the New York Chapter of the American Institute of Architects as one of the city’s best new residential structures. His next project was 505 Park Avenue (1948, altered), a 21story tan brick office building. Located at the northeast corner of 57th Street, the elevations had a strong horizontal orientation, with a “continuous glass front . . . to give a maximum amount of natural light.” This was the first of many buildings Richard designed for Uris Brothers, followed by 4 West 58th Street (1948-49), incorporating the Paris Theater, and 575 Madison Avenue (1948-50), between 56th and 57th Streets. Begun in January 1948, the latter building shares many features with the Look Building, such as a two-story base, white brick elevations, and continuous windows that “run entirely around the structure above the second floor level, providing maximum flexibility in the arrangement and subdivision of offices.”
These family-run businesses would remain closely aligned for several decades. Julian Roth later recalled:
Percy Uris would call me and say, Julian, I’ve just bought a plot of land. How soon can Richard have the plans ready?”
Emery Roth & Sons became one of New York City’s most prolific firms. As architect, or architect of record, they were involved in at least 150 structures after the Second World War. In 1967, reporter Thomas Ennis said that Roth has “earned most of the praise – or blame – for the way Manhattan’s business district looks today.” The firm developed a reputation for superior efficiency, employing mostly predictable formulas that maximized square footage and speed of construction. In addition, they collaborated on such high-profile projects as the Pan Am Building (1963, with Pietro Belluschi and Walter Gropius), the World Trade Center (1975, with Minoru Yamasaki), and the Citicorp Building (1978, with Hugh Stubbins & Assoc.). One writer observed: “It seems unlikely any firm in history has been responsible for so many tall buildings within such a short span of time.”
Designing the Look Building
Richard Roth began to prepare his scheme in late 1948 and the final drawings were completed in July 1949. Built on speculation, the Look Building needed to be fashionable, practical, and profitable. Throughout his career, Richard pursued a pragmatic approach to design. Not only did he try to maximize the square footage in buildings but he believed this type of plan created the kind of interior space favored by prospective tenants. When he addressed the Real Estate Board of New York in 1952, Richard urged architects entering the field to develop “a working knowledge of the various codes, laws, regulations, and ruling affecting buildings.” Though he acknowledged that slender towers could be dramatic and beautiful, he believed the market for offices on the smaller, upper floors was limited.
While higher rents may be obtained from tower floors, he said there are fewer good tenants for 5,000 square feet of space than there are for 15,000 square feet to 20,000 square feet.
The 1940s proved to be a transitional period in office building design and the Look Building combines characteristics associated with Streamlined Modernism, sometimes referred to as Art Moderne, and the International Style. In terms of massing, its shape was determined by the 1916 zoning resolution, which was conceived to protect access to light and air in Manhattan’s most crowded districts. To accomplish this, commercial buildings were required to set back at a certain height, which was determined by location and street width. Bulk was regulated and diminished in stages, creating wedding-cake-like silhouettes in which the uppermost floors could cover only 25 per cent of the lot. Slender towers, consequently, were discouraged on all-but-thelargest of properties.
While Roth’s setback massing was fairly conventional, stepping back at every other floor above the 12th story, the treatment of the elevations was somewhat new. Faced with industrial materials, the facade has a strong horizontal emphasis. The building’s developer, Percy Uris, defended this trend toward simplicity, saying:
The new facade, with its horizontal lines and absence of ornamentation is generally admired, but there are some who consider the modern exterior too severe. Actually, if a building has good lines, its simplicity will add to its beauty.
The Look Building has bands of ribbon-like windows that alternate with white brick spandrels. Roth was most likely influenced by two local projects: the Starrett-Lehigh Building (1930-31, a designated New York City Landmark) and the Universal Pictures Building (1945-47). Both structures feature continuous bands of fenestration that reflect contemporary interest in functional aesthetics and possibly the work of the German Expressionist architect Erich Mendelsohn, who immigrated to the United States in 1941. Many of his works had a distinctive streamlined appearance, such as the Rudolf Petersdorf Department Store (1926-28) in Breslau, which was illustrated in the New York Times in March 1931 under the headline “German Architecture Goes Modern.”
Of probable greater importance was the Universal Pictures Building, 445 Park Avenue, completed in 1947. Designed by Kahn & Jacobs, the project architect was Elsa Gidoni, who trained in Berlin and was later described as “highly attuned to the International Style work of Erich Mendelsohn.” Built on a comparable block-long site, this 21-story office building has similar bulk and massing, ribbon-like windows, terraces, and air conditioning. It was a great success and entirely rented prior to completion. Developer Paul Tishman asserted these amenities would increase “working efficiency” and “make it possible for tenants to obtain maximum use of space on each floor . . . there just won’t be any unusable areas.”
For the Look Building, Roth fine tuned many of these ideas. While the number of floors and massing is similar, the curved corners allow the windows and spandrels to flow without interruption. According to Percy Uris, this type of fenestration had various benefits. Not only did it provide better lighting and a sense of openness, but he believed it was part of:
. . . a real step forward in office planning. Where the space is used as a large open general office, the effect is light and cheerful. These windows also make for easy subdivision into smaller rooms with more flexibility than formerly possible when masonry and columns more or less determined individual office spaces.
Roth claimed that this approach would satisfy “status conscious tenants . . . because it permitted an even distribution of window space for executive offices, a matter of considerable importance to corporate tenants.”
The stacked, multiple curves give the elevations an organic, almost biomorphic quality. Marv Rothenstein, who worked for Uris Brothers, later wrote:
Everything about them was special, starting with the curved structural steel,
followed by curved concrete forms, curved bricks, curved window frames, and
curved glass.
The corners have a three-and-a-half foot radius and are faced with radial brick. In New York City, buildings with rounded corners are found in Lower Manhattan, where irregularly-shaped parcels provided architects with opportunities to emphasize specific vistas, facades, and entrances. Though concave and convex facades gained greater popularity in the late 1930s and were present in various pavilions at the New York World’s Fair, such features were rarely used in office buildings. It was, however, used to great advantage at the Starrett-Lehigh Building, as well as in Roth’s much simpler design for 505 Park Avenue. These streamlined buildings, however, have much wider curves and were erected with less costly “straight segments.”
Above the 12th story, the Look Building’s setbacks function as private terraces. These unbroken, wrap-around spaces were part of the original design, and appear in the blueprints at Avery Library, Columbia University, with glass doors and metal railings.
In contrast to Rockefeller Center, which had common landscaped gardens on the rooftops, these shallow outdoor spaces seem closer in spirit to residential terraces and, like the upper floors of the Cities Service Building (Clinton & Russell, Holton & George, 1930-32), 70 Pine Street in lower Manhattan, and the Universal Pictures Building, were reached from inside offices. Such amenities were also part of a broader trend after the Second World War to blur the boundaries between interior and exterior space.
To give the Look Building a stylish, modern appearance, Roth faced it with white brick. This material was introduced in the first decade of the 20th century but did not become popular until construction of Manhattan House (a designated New York City Landmark). Built by the architects Skidmore Owings & Merrill on East 66th Street in 1947-51, this 21-story structure is considered Manhattan’s earliest white brick apartment house, influencing the design of numerous imitators and possibly Richard Roth. Though some explained the popularity of this brick in practical terms, saying it was self-washing and would reflect light into the surrounding area, white was also strongly associated with the European avant-garde, particularly the early minimalist works of Le Corbusier and Alvar Aalto.
Construction
Plans for construction of a $6 million structure at 488 Madison Avenue were filed with the Department of Buildings in November 1948. Several months later, during February 1949, D.
E. H. Demolition began tearing down the former home of Cathedral College and excavation of the site began. The Harris Structural Steel Company began to deliver the steel components in June 1949 and by the end of August 1949 the framework was “topped” out. The New York Times reported that this was “considered a postwar record for steel erection.” According to Marv Rothstein, as many as seven four-men riveting teams were involved in the process. The concrete floors were finished in early September 1949, and shortly after, the white brick elevations. About four floors were enclosed each week. As this task progressed, the steel casement windows were installed. Once this job was completed, the interior plastering began. Tenants began to occupy the air-conditioned structure in early 1950.
Tenants
With Cross & Brown as the building’s rental agent, all of the office floors were leased by November 1949 – several months before construction was complete – and all of the retail space by May 1, 1950. This section of midtown Manhattan was a lively hub of media activity, especially around Rockefeller Center. Several magazines were early tenants, including Look, Esquire, and Seventeen. Look was launched by Gardner “Mike” Cowles, Jr., in Des Moines, Iowa, in January 1937. He consolidated the editorial offices at 522 Fifth Avenue, where it remained for a decade. Modeled on European picture magazines, it became a significant rival to Life magazine, which was based in Rockefeller Center, and by 1948 the magazine had a paid circulation of three million. Look would become the largest tenant, with offices on the 10th, 11th and 12th floors.
Uris Brothers agreed to name the building for Look in early 1950. Esquire, which claimed it was “embarrassed by the “new look,” took legal action to stop this, arguing that the change would “convey the false impression” that Esquire was “published or sponsored by the publishers of Look.” No action, however, was taken by the courts and until 1980 large capital letters spelled out “Look Building” on the mechanical tower’s south side. The 1950s would be heyday of Look’s popularity, reaching an estimated 21 per cent of all U.S. adults in 1961. It was the third most popular magazine in the nation and in 1963 it would sign a new lease, almost doubling its office space to more than 200,000 square feet. The New York Times Company purchased the Cowles Media Company in 1971, which included Family Circle and various regional newspapers.
Pocket Books, Inc., a division of Simon & Shuster, which published popular best sellers, was also an original tenant, as was the Music Publishers Holding Company, with such subsidiaries as Harms, Inc., Remick Music, New World Music, Advances Music, and Witmark & Sons. In Witmark’s fifth floor studio, a young Bob Dylan produced a series of important early demo recordings during 1962 and 1963.
Emery Roth & Sons joined the prestigious roster of tenants in April 1950. The New York Times reported that it was only the firm’s “fourth move” in fifty years and they occupied part of the 18th floor until the late 1950s. Three floors above, on the 21st floor, was Raymond Loewy, one of the 20th century’s most significant industrial designers, who appeared on the cover of Time magazine in October 1949 and would design the interiors of Lever House (a designated New York City Landmark), completed nearby at 390 Park Avenue in 1952. Later tenants have included the Institutional Investor and Abbeville Press.
Subsequent History
In April 1953, the property was sold to the Metropolitan Life Insurance Company. Several months later, in August 1953, the building was leased back to Uris Brothers. Since the 1970s, it has been owned by the 488 Madison Avenue Associates (Feil Organization) and the John D. and Catherine T. MacArthur Foundation.
The two-story retail base was remodeled with tinted black glass and new shop entrances in the 1980s. Horowitz Immerman Architects were responsible for these alterations. The rest of the exterior was renovated with great sensitivity by Hardy Holzman Pfeiffer Associates in 1998. Architect Malcolm Holzman (b. 1940) was the partner in charge of the project. He said that his main objective was to “keep the building as it is and not make it into something it will never be.” At the time, the original steel windows were replaced by similar aluminum frames and the glazed brick was cleaned. Additionally, about 20 per cent of the brick was replaced, as well as the original slate windowsills.
Interest in mid-20th century modern architecture was growing in the 1990s and the building’s careful restoration was described in a New York Times article, as well as in a small exhibition, New Life for a Modern Monument: A Salute to 488 Madison Avenue, organized by the Municipal Art Society in autumn 1998. The brochure’s text praised the owners and architects, commenting “The Look Building’s restoration shows how successfully the best postwar buildings can be updated, rewarding investors and delighting passerby.” In 2004, the Look Building was added to the National Register of Historic Places and the facade is subject to a conservation easement filed with the Trust of Architectural Easements.
Description
The Look Building stands on the west side of Madison Avenue, between 51st and 52nd Streets. It occupies an L-shaped lot, measuring 200 feet on Madison Avenue, 140 feet on 51st Street, and 75 feet on 52nd Street. Above the second story, the facade is mainly white brick. Continuous non-historic aluminum windows (late 1990s), three horizontal panes tall, extend continuously around the facade, starting at the west ends of the north and south facades. The center panes are operable and open out from the bottom. Above the 12-story base, every second floor sets back, climaxing with a mostly windowless tower, which incorporates horizontal louvers on the east front.
The two-story retail base is non-historic and dates to the late 1980s. It is divided from the third story on all facades by what appears to be charcoal-colored cast-stone panels, crowned by a curved aluminum molding. The two stories of glass panels are transparent or tinted black and the water table may be granite. The main entrance is at the center of the sloping Madison Avenue facade. There is a recessed passage that leads to a single revolving glass entrance door, flanked by conventional glass doors. The entrance passage is paved with contrasting light and dark gray granite. The exterior panels that face the street are polished black granite and the walls that flank the passage are light brown-and-black marble.
There is a ribbed aluminum ceiling with recessed lighting fixtures, as well as square service panel near center. Above the entrance passage is a wide non-historic aluminum marquee with curved corners and free-standing numerals (488) that identify the address. To the left (south) are three storefronts with recessed entrances. The one closest to the entrance has a horizontal aluminum sign with white lettering. At the corner of 51st Street is a revolving door with dark tinted glass. Directly to the right of this door is a conventional recessed store entrance. To the right (north) of the main entrance is a single storefront with clear glass windows. This storefront incorporates several horizontal aluminum signs with white lettering: on Madison Avenue, at the corner of 52nd Street, and on 52nd Street.
The Fifty-First street facade has four non-historic storefronts, at 19, 21 and 23 East 51st Street. The last address has two entrances. Most of the first-story businesses are identified above the storefronts with metal letters against black glass panels. Though most of the glass on the second story is tinted black, the windows nearest Madison Avenue are transparent. At the west end of the facade, a vertical banner is strung between two horizontal brass poles. A significant number of glass panels toward the west end of the second story have been replaced with horizontal metal louvers. Near the top of the 11th story, at center, a white horizontal box projects out from the facade. In addition, there are four vertical boxes attached at the corner above the third story. There is a fan-like security gate at the west edge of the 7th story.
Fifty-Second Street has a single storefront that extends around the corner from Madison Avenue. To the west of the last window is a single vertical panel of horizontal louvers. At the corner, above the aluminum sign, are two small black boxes with visible wires. The service entrance, with two metal doors that open outward, is located at the west end of the first story. At the middle of the 4th story, two of the upper windows have been replaced with horizontal louvers. Fan-like security gates have been installed at the west end of two of the uppermost floors.

This special session focused on specific areas in which Bosnia and Herzegovina has enormous investment potential. Boosted by planned strategic investments, these focus areas can yield high profits and generate overall economic growth. Areas of specific interest include the energy sector, metal processing and automotive industry, furniture manufacturing, food processing, the tourism industry, and IT sector.
The audience heard success stories about private sector initiatives, and how abundant resources can be turned into profitable investment projects with the potential for further growth. Specific examples include:
- Bit Alliance, an association of 58 major IT companies with more than 2800 experts.
- Olympic Centre Jahorina, host of Winter Olympic Games in 1984 and Youth Olympic Games in 2019, recognised as the most promising winter resort in the Western Balkans region.

Kerikeri stone store and Kemp House (and surroundings) - 08 October 2013
The Stone Store at Kerikeri in the Bay of Islands is New Zealand’s oldest surviving stone building.
Part of the first Church Missionary Society station in New Zealand, the store was designed by John Hobbs to replace an earlier wooden store house. The Stone Store was erected between 1832 and 1836 by mason William Parrott, carpenter Ben Nesbitt and a team of Māori. Construction was of sandstone from Australia, local volcanic rocks and burnt shell mortar. Iron ties and window bars were forged by James Kemp, (though these unfortunately corroded the sandstone). Initially it had a wooden belfry on one side.
The Stone Store was intended to be the base of the Church Missionary Society’s trading post, selling produce from the farms at Te Waimate mission to ships, and European goods to Māori. Marsden planned to build a flour mill on the adjacent Kerikeri River, but this was eventually built at te Waimate instead. Stone was used to protect wheat from rats, for defence against Māori and to reduce the risk of fire.
Stone Store
By the mid-1830s the mission stations could not compete with the private enterprise of other European settlers, either as traders or farmers, and the store was not profitable.
The building was converted into the mission library by Bishop Selwyn in the early 1840s. Following the sacking of Kororareka in the Flagstaff War, it was briefly taken over by Governor George Grey for use as a magazine and barracks. After the cessation of hostilities in 1845, the stone store was leased to become the centre of Kauri gum trading operation, and then in 1863 it was used to house a boys' school. The building was sold to the Kemp family in 1874, and was used as a general store, although it increasingly became a tourist attraction. The Stone Store was purchased from the Kemps by the New Zealand Historic Places Trust in 1975. Conservation work was done in the 1990s. The store, together with the neighbouring Mission House now form a small museum.
The Mission House at Kerikeri in New Zealand was completed in 1822[1] as part of the Kerikeri Mission Station by the Church Missionary Society, and is New Zealand’s oldest surviving building. It is sometimes known as Kemp House.
Samuel Marsden established the Anglican mission to New Zealand with lay preachers, who lived in the Bay of Islands under the protection of Hongi Hika, the chief of the local tribe, the Ngapuhi. In November 1819, Marsden purchased 13,000 acres (53 km²) from the Ngapuhi.
Marsden instructed the Reverend John Butler to erect buildings for the mission station under the shelter of the Ngapuhi Pa or fortress of Kororipo at Kerikeri, (Marsden, himself, Thomas Kendall and Hongi Hika left for Britain). Using Māori and skilled European labour, Butler had completed the centre piece Mission House by 1822, (despite being interrupted by the return of Kendall and Hongi Hika with a thousand muskets, and Kororipo being used as a base for the subsequent Ngapuhi military campaign in the Musket Wars).
Mission House
Butler’s house was a weatherboard clad, two-storey Georgian design with a verandah and two chimneys. It was built primarily from Kauri. At some point in the 1830s, a skilling was added, and the verandah was replaced with an enlarged design in 1843. In the 1920s a bathroom was added behind the kitchen.
Butler was sacked in 1823, and George Clarke occupied the building until the early 1830s, by which time the Ngapuhi had abandoned Kororipo, but the mission station was strong enough to feel no need for protection.
The house was occupied by James and Charlotte Kemp in 1832 and although initially part of an expanded mission presence, (including the Stone Store), it was later purchased by the Kemps, and stayed in that family for 142 years, until Ernest Kemp donated it to the New Zealand Historic Places Trust in 1976.
The Trust has restored the building to an approximation of its 1843 appearance, (although the verandah was higher, and the roof was not shingled). Together with the Stone Store, the Mission house is now a museum open to the public.

About a year ago Renault was considering launching a luxury sub-brand to help it improve the profitability of its models and tap into the strong demand for premium autos in major markets, particularly China. At the Frankfurt Auto Show this week, we got our first taste of Renault’s new luxury sub-brand in the form of the Initiale Paris concept.
Initiale Paris is the name Renault will use for its future upmarket range, similar to how fellow French automaker PSA Peugeot Citroën uses the DS name for its own premium offerings. However, while DS-branded cars are typically standalone models, Initiale Paris will be a range-topping trim for regular Renault models, at least initially. In fact, the Initiale Paris concept is a preview of Renault’s next-generation Espace MPV.
Luxury comes in the form of premium materials, such as aluminum and fine woods, but also from chrome detailing, a two-tone exterior hue, LED headlights, a floating center console in the cabin and an advanced user interface. The vehicle also sports a custom Bose sound system with 32 speakers!
Power comes from a 1.6-liter turbodiesel engine, which is mated to a six-speed dual-clutch transmission and drives the front wheels. Renault is exploring two new directions with the engine: twin-turbocharging technology and shift-by-wire technology for the gearbox. The latter has allowed designers to make the gearstick slimmer and the floating center console now has no cables to conceal.
A further highlight of the engine used for the Initiale Paris concept is the use of optimized steel pistons to reduce friction. Steel pistons dilate less than aluminum pistons, resulting in enhanced piston-to-cylinder wall clearances at high temperatures. Lower friction between pistons and cylinder walls means lower fuel consumption. And to keep them light, the steel pistons are hollowed out. The design is exactly the same as that used in Renault’s Formula One engine.
The first Initiale Paris-branded model is due in 2015.

The 1985 Transport Act required deregulation of local bus services outside London and allowed any operator to register any bus service that it believed could be operated profitably. Additionally, local authorities that ran their own bus services were required to create arms length bus operating companies. Deregulation Day was to be Sunday 26 October 1986 and operators were required to register the services they intended to operate commercially by 27 March 1986.
Rossendale Borough Council set up its arms length company, Rossendale Transport Limited, from 27 March 1986 which registered a commercial network of mostly Monday to Saturday services including a new route between Bacup and Rochdale in competition with GM Buses Limited. GM Buses was awarded contracts by Lancashire County Council to run many of the evening and Sunday services in the Borough of Rossendale. Rossendale Transport's tender to run the Bacup to Todmorden service was successful and it was also awarded Greater Manchester PTE contracts to run services in Rochdale.
A fleet of fifty buses and coaches was transferred to Rossendale Transport Ltd on 26 October 1986 which included three Leyland Atlanteans (175/6/9) that had been acquired from Hyndburn Transport on 21 October:

The Bennett Building, constructed in 1872-73 and enlarged in 1890-92 and 1894, is a major monument to the art of cast-iron architecture. Ten stories high with three fully designed facades fronting Fulton, Nassau, and Ann Streets, it has been described as the tallest habitable building with cast-iron facades ever built. Commissioned as a real estate investment by James Gordon Bennett, Jr., the publisher of the New York Herald newspaper, the Bennett Building was originally a six-story French Second Empire structure.
Designed by the prominent architect Arthur D. Gilman, whose Boston City Hall was instrumental in popularizing the Second Empire style in America, the Bennett Building appears to be the architect's only extant work in the style in New York. Gilman was also an important pioneer in the development of the office building, and the Bennett Building is the sole survivor among the major office buildings he designed. Second Empire office buildings flourished in Lower Manhattan after the Civil War; this is one of two such buildings with cast-iron fronts still standing south of Canal Street. In 1889, the Bennett Building was acquired by John Pettit, a leading real estate investor who commissioned architect James M. Farnsworth to enlarge the building to its present size. Farnsworth replicated the Gilman's richly textured, ornate design, including the distinctive curving corners linking the facades and the crisply articulated details that are particularly well suited to the medium of cast iron.
The James Gordon Bennett. Jr. and the New York Herald
Founded in 1835 by James Gordon Bennett, Sr. (1795-1872), the New York Herald was "the most interesting, entertaining, and popular newspaper in [mid-nineteenth-century] America" — and the most profitable.2 Written in a straightforward manner atypical of the period, the Herald was noted for its unprecedented emphasis on local news.
It maintained an extensive network of reporters and correspondents in the chief European and American cities and kept a fleet of dispatch boats to intercept steamers bringing the latest news from Europe. It was the first paper in America to employ a corps of reporters to cover Congress; the first to make extensive use of stenography to print verbatim reports of interviews and political speeches; the first to treat the arts, sports, and religion as news; the first to print a regular column analyzing financial trends; the first to make extensive use of the telegraph; and the first to remain completely independent of any political party.
Its war coverage was unparalleled: during the Mexican War the paper initiated an overland express route that made it the nation's prime source of news from the Texas frontier, and during the Civil War its sixty-three correspondents reported on every aspect of the war. The Herald also devoted considerable coverage to society news and sensational crimes, laying the foundation for such popular publications as Joseph Pulitzer's World later in the century.
In April 1867, the management of the Herald passed to the founder's only son, James Gordon Bennett, Jr. Bora in New York in 1841, the younger Bennett had been raised largely in Europe and educated at the Ecole Polytechnique. He returned to the United States in 1861 to serve in the Union navy and, following his military service, began training at the Herald. In 1867, with financial support from his father, James Gordon Bennett, Jr., began publishing the Evening Telegram, a light journal featuring gossip and entertainment news.
On January 1, 1868, he assumed complete stewardship of the Herald as the paper's editor and publisher. Under James Gordon Bennett, Jr., the Herald became noted for its excellent coverage of foreign events and for sponsorship of expeditions to exotic locales, such as reporter Henry M. Stanley's search for Dr. David Livingstone in Africa in 1871. In the 1880s Bennett established London and Paris editions of the Herald; the Paris edition continues today as the International Herald Tribune.
In addition to his newspaper interests, Bennett derived a large income from the Commercial Cable Company, an international telegraph company, which he established in 1883 in partnership with John A. Mackay.4 Including the considerable real estate he inherited from his parents, it is estimated that Bennett made and spent over $30,000,000 from his various enterprises. He died in his villa in Beaulieu, France, in 1918. After Bennett's death the New York Herald, Evening Telegram, and Paris edition of the Herald were sold to publisher Frank Munsey.
The Downtown Office District and the Bennett Building
In 1842, after moving the Herald several times, James Gordon Bennett, Sr., acquired a new building at the northwest corner of Nassau and Fulton Streets, in the heart of the newspaper and printing district that was growing up around Nassau Street.
(That same year Bennett's chief competitor, Moses Beach, moved the Sun to a new building on the southwest corner of Nassau and Fulton Streets). As the newspaper grew, Bennett purchased additional buildings on Fulton, Nassau, and Ann Streets until he owned all the property encompassing 135-139 Fulton Street, 93-99 Nassau Street, and 30-34 Ann Street. However, by the mid-1860s the paper had outgrown these quarters.
In 1865, after a fire destroyed Barnum's Museum at Broadway and Ann Street on the opposite end of the block from the paper, James Gordon Bennett, Sr., acquired the property and erected a new fireproof headquarters for the Herald, designed by Kellum & Son, that was "the most modern and costly newspaper building in New York."
The five-story Herald Building (1865-67, demolished) and the adjacent National Park Bank Building at Broadway and Fulton Streets (Griffith Thomas, 1866-67, demolished) were among the earliest harbingers of the movement to replace the older downtown office buildings, "which were little more than private houses on a large scale, [with] modern specialized structures."
The post-war buildings usually incorporated elevators and employed the most up-to-date building techniques which made possible the construction of taller, more fire-resistant (often termed "fireproof') buildings.
The majority were designed in the then fashionable Second Empire style, characterized by its use of French Renaissance ornament and mansard roofs. The most notable of these new buildings was Arthur Gilman, Edward Kendall, and George B. Post's Equitable Building (1868-72) at Broadway and Cedar Streets, which many scholars regard as the first skyscraper." Other Second Empire style office buildings included Griffith Thomas's Kemp Building (1870) at William and Cedar Streets, Alfred B. Mullett's Post Office Building (which also housed courts and offices) at City Hall Park (1868-75), and
Henry Fernbach's Staats-Zeitung Building (1870-73) at Chatham Street and Tryon Row.
By the 1870s Nassau Street was one of the busiest office streets in the city. In June 1872, a few days after his father's death, the younger Bennett had the noted architect Arthur D. Gilman file plans for the Bennett Building, to be built on the former Herald Building site. It was to be a mansarded, cast-iron-fronted, elevator building which was to have six stories of offices above a street-level basement."
According to an advertisement which appeared several times in the Herald in 1873, the elevated floor above the basement was designed to house a bank or insurance company offices while the street-level basement offices were "especially adapted to insurance, money brokers, merchants, lawyers, large law firms businesses where security from fire to legal documents is a desideratum." The building was ready for occupancy by May 1873.13
Cast-iron Office Buildings and the Design of the Bennett Building
Today the Bennett Building is notable as one of the few remaining post-Civil War office buildings in Lower Manhattan and as one of only two cast-iron-fronted office buildings south of Canal Street from the period. Cast iron had been adopted by the architectural profession and began to reflect the Italianate style prevalent among commercial buildings in the 1850s. New York examples included the Cary Building (King & Kellum, 1856-57) at 105-107 Chambers Street, and the Haughwout Store (John Gaynor, 1856) at 488 Broadway, both designated New York City Landmarks.
These buildings, as well as most other Italianate cast-iron buildings in New York, were used for mercantile purposes.
In the late 1860s and early 1870s, cast-iron buildings began to be executed in the recently imported Second Empire style. In addition to mercantile buildings like the Lord & Taylor store (James H. Giles, 1869) at 901 Broadway, a designated New York City Landmark, the style also appeared in other prestigious building such as hotels (Gilsey House, 1200 Broadway, Stephen Decatur Hatch, 1869-71, a designated New York City Landmark), and exchanges (Real Estate Exchange, 59-65 Liberty Street, architect undetermined, c. 1875, demolished). Office buildings in the style included the Bennett Building, Kemp Building, Seaman's Bank for Savings Building at 74-76 Wall Street (R.G. Hatfield, 1870, demolished), and the New York Life Insurance Company Building at 346 Broadway (Griffith Thomas, 1870, demolished).
Today the only survivors among the Second Empire style cast-iron office buildings that once flourished in
Lower Manhattan are the Bennett Building and the 287 Broadway Building, a small cast-iron-fronted office building designed in a combination of the Italianate and Second Empire styles by John B. Snook in 1871-72 (a designated New York City Landmark).
Described soon after its completion as "one of the most substantial and beautiful [buildings] in the city," the Bennett Building is distinguished by its richly textured, ornate design and its inventive, crisply articulated detailing.
The building has three fully designed cast-iron facades fronting on Fulton, Nassau, and Ann Streets and was originally crowned by a towered mansard. Corner pavilions framed the facades which are articulated with paneled pilasters, cornices, and segmental arch window openings above a rusticated basement story (now completely concealed by shopfronts).
Columns and entablatures (originally capped by arched pediments) frame the four first-story office entrances, two on Nassau and one each on Fulton and Ann Street. The deeply recessed windows are capped by molded labels and framed by paneled pilasters with boldly modeled consoles and paneled dosserets used in place of conventional capitals.
Gilman's free treatment of the orders, which adds greatly to the plasticity of the facade, is unlike anything he attempted in his Second Empire masonry designs, and is particularly well suited to the medium of cast iron. Other notable features of Gilman's design include the sensitive handling of the rounded corners which link the facades and treatment of the horizontal cornices which contribute to the rich shadow patterns that give the facade character.
Arthur D. Gilman
The architect of the Bennett Building, Arthur Delavan Gilman (1821-1882), was an important architectural theorist and designer who played a significant role in the early development of the skyscraper and the popularization of the Second Empire style in America. Born in Newburyport, Massachusetts, and educated at Trinity College in Hartford, Gilman rose to prominence in 1844 with a series of lectures at the Lowell Institute in Boston (later published in the North American Review) which provided an important critical basis for the American adoption of the Gothic Revival and Renaissance Revival styles as exemplified in the work of the English architects Charles Barry and Augustus W.N. Pugin.
After a trip to Europe during which he spent some time studying architecture in England, Gilman began practicing architecture in Boston and was for a time associated with Edward C. Cabot. His early work consisted primarily of churches, notably the
Arlington Street Church, Boston (1859-61), one of the earliest American buildings to consciously evoke the country's Colonial heritage.
In the 1850s Gilman was influenced by French academic design theories. Second Empire Paris was the model for his plan of Boston's Back Bay (1856), "where his spacious mansions set new standards of style."
From 1859 to 1866. Gilman worked in partnership with Gridley J. Bryant; their designs for Boston City Hall (1862-65), Boston City Hospital (1861-64, demolished), and Horticultural Hall (1865, demolished) have been credited with popularizing the Second Empire mode in the United States. In 1866 Gilman moved to New York, where, working first with Edward Hale Kendall and later with Thomas C. Fuller, he had a influential role in the design of the New York State Capitol building.
In addition to his trend-setting Equitable Building and the Bennett Building, Gilman also designed impressive Second Empire office buildings in Boston for the Equitable Life Assurance Company (1873, demolished) and in New York for Drexel, Morgan & Co. (the Drexel Building, 1872, demolished). A resident of Staten Island during his years in New York, Gilman designed the handsome Gothic Revival St. John's (Episcopal) Church on Bay Street in Clifton, Staten Island (1869-71), a designated New York City Landmark.
The 1890s Addition In 1882, the Real Estate Record & Guide noted that Mr. Bennett had been "a little too previous" in his erection of the Bennett Building, which had been built "when prices were at their highest," immediately prior to the Panic of 1873. By the time economic conditions had improved, a number of new office buildings, notably the Tribune Building, the Morse Building (1880-81, 1889-90), and Temple Court (1879-80), had been erected which were "nearer the law courts, and better for lawyers and public offices, while Ann and Fulton Street [had proven to be too far] for the exchange or brokerage business of Wall street and below."
By 1889, the building had become "run down," and its mechanical systems (especially the elevators) were out-moded. In October 1889, Bennett sold the Bennett Building to John Pettit, a prominent builder and real estate developer.
The following year Bennett commissioned McKim, Mead & White to design a new building (1892-95, demolished) for the Herald at the intersection of Sixth Avenue and Broadway at West 35th Street, in the midst of the theater district.
Pettit had been involved in building and improvement in the business district since the 1870s and had erected "over one hundred and fifty of the best class of commercial buildings."
As a realtor Pettit specialized in converting old stores, factories, and warehouses in the downtown district into modern office buildings. Almost invariably these projects were designed and supervised by James Farnsworth, a specialist in business building design who had designed Temple Court and the Morse Building in partnership with Benjamin Silliman during the 1880s.
At the Bennett Building, Farnsworth renovated the interiors, installed new plumbing and mechanical systems, removed the mansard roof, reconstructed the seventh story and added three full stories and a two-story masonry penthouse, raising the building to ten full stories plus the penthouse.
The exterior of the addition was faced with cast iron which replicated the articulation of the lower stories. When it was completed in 1892, the building had 600 offices and counted among its tenants a congressman, bankers, manufacturers, architects, publishers, and a branch of the Postal Telegraph Cable Company.
J.M. Farnsworth had his offices at the Bennett Building in 1892-97.
Two years after this alteration was completed, Pettit acquired the adjoining lot at 28 Ann Street where he had Farnsworth construct a twenty-five-foot-wide, eleven-story (ten-story plus basement) addition to the Bennett Building.
This addition had a three-bay-wide cast-iron front which replicated the design of the older portions of the building with some slight changes of detail. Although cast iron was less commonly used as a facade material in the 1890s than it had been in the 1870s and early 1880s, it continued to be used in New York until the early 1900s, especially for additions to pre-existing buildings.
The Bennett Building is remarkable in its use of two bearing wall cast-iron fronts along Fulton and Ann Streets and a non-bearing wall cast-iron front on Nassau Street which extend to a height of ten and eleven stories. According to Donald Friedman, a structural engineer who is the author of Historical Building Construction:
Cast iron was usually used for a single non-bearing wall, and occasionally for one non-bearing wall and one bearing wall, as in the Haughwout Building. The original design [of the Bennett Building] was six stories and an additional seventh story within a mansard roof. Most cast iron front buildings are five or six stories. The 1890s enlargement, which removed the mansard and continues the cast iron facades up to a tenth floor, makes the Bennett Building probably the tallest occupiable building with cast iron facades ever built.
Later History
In 1898, during the height of a financial depression which gravely impacted on the real estate market and building trades, John Pettit disappeared from Manhattan. After several years of litigation, his creditors finally foreclosed on the Bennett Building, which was acquired by George B. Wilson in 1906.
Wilson's family continued to own the building through the 1940s, by which time it was being used for manufacturing as well as for offices and stores. In 1949 the property passed to Jackadel Associates, who undertook a number of alterations to bring the building up to code, notably moving the south entrance on Nassau Street to the basement (street) level, closing the north Nassau Street entrance, and moving the Ann Street entrance to basement level.
In 1951 the Dorlen Realty Company acquired the building. Dorlen held the property until 1983, when it was acquired by the Haddad & Sons Limited. The Haddads undertook a number of alterations, including moving the building's main entrance from Nassau Street to Fulton Street, replacing the second-story windows, introducing new storefronts on Fulton Street and the south end of the Nassau Street front, and erecting a new canopy with signage for the stores extending along all three fronts. ENT International Realty, Inc. acquired the Bennett Building in 1995.
Description
The Bennett Building is located on an slightly irregular L-shaped lot which extends seventy-five feet along Fulton Street, 117 feet along Nassau Street, and 100 feet along Ann Street. A narrow light court rises above the first story on the west side of the building. The lower six stories (erected in 1872-73) were built with bearing wall construction on Fulton and Ann Streets; the top four stories and two-story penthouse (constructed in 1890-92) were erected with cage construction, as was the twenty-five-feet wide, eleven-story extension erected on the western end of the Ann Street facade in 1894.
Fully designed cast-iron facades were used for the street fronts; the western side walls and penthouse are faced with brick. The designs of the later portions of the building replicated the earlier articulation, but the windows are slightly wider and the decoration slightly more florid on the 1894 extension.
Base
The ground story of the Bennett Building was originally treated as a high basement with rusticated cast-iron piers separating the bays filled with shopfronts. In the 1980s the storefronts on Nassau Street and Fulton Street were brought forward about two feet and the original piers were enclosed (and are no longer visible) within the stores; on Ann Street the facade remains flush with the original street wall, but the original shopfront infill has been replaced and the piers and lintels are completely concealed with facing materials.
In the 1980s the main entrance to the building was moved to the third bay (reading west to east) of the Fulton Street facade. The freight entrance is in the third bay (reading west to east) of the Ann Street facade. In the 1980s the street-level entrance in the third bay (reading south to north) of the Nassau Street facade was modified to provide access to a stairwell leading to a second-story retail space.
Upper Stories
Above the commercial base, the Bennett Building's Second Empire facades are articulated with paneled pilasters, molded cornices, and arched window and door frames. Large paneled pilasters and projecting cornices accent the rounded corners which link the facades and the original entrance bays on the second story (originally the first story) at the western corner of the Fulton Street and fourth bay of the Ann Street facade and the third and tenth bay (reading south to north) of the Nassau Street facade.
The entrances are framed by projecting columns and entablatures. (On Ann Street the column bases have been removed and the columns are supported on steel brackets).
On Nassau Street the entrance bays retain their original arched cast-iron surrounds with Corinthian columns flanking the doors. No original entrance doors survive; these would have been recessed behind the wall plane. The third bay on Nassau Street contains a single plate glass window to permit light to enter the stairwell. The other second-story entrances have been enclosed and contain rectangular windows set in wood surrounds.
The segmental-arch window frames on the upper stories are capped by molded labels and framed by paneled pilasters with boldly modeled consoles and paneled dosserets used in place of conventional capitals. In the 1980s the original transoms and sash were removed from the tall second-story window openings which currently contain single-pane show windows set in wood surrounds. Above the second story, the building retains its deeply recessed two-over-two wood sash.
The building is crowned by a dentiled entablature surmounted by an openwork parapet.
The 1894 Ann Street Addition
The iron facade of the three-bay-wide 1894 extension is almost identical in design to the older portions of the building except that the second-story windows are trabeated, the molded brackets incorporate floral motifs which extend as pendants onto the paneled pilasters, and escutcheon-shaped tie bolts are used in place of projecting cornices on the corner piers.
Side walls
The western elevations of the building incorporate a light court and are faced with brick which has been painted a cream color. The wall of the Ann Street addition and the walls facing the light court have window openings with two-over-two sash.
A portion of the wall adjacent to the Fulton Street facade has been given a trompe 1'oeil treatment to imitate two bays of the cast-iron architectural detail on that facade.

Kerikeri stone store and Kemp House (and surroundings) - 08 October 2013
The Stone Store at Kerikeri in the Bay of Islands is New Zealand’s oldest surviving stone building.
Part of the first Church Missionary Society station in New Zealand, the store was designed by John Hobbs to replace an earlier wooden store house. The Stone Store was erected between 1832 and 1836 by mason William Parrott, carpenter Ben Nesbitt and a team of Māori. Construction was of sandstone from Australia, local volcanic rocks and burnt shell mortar. Iron ties and window bars were forged by James Kemp, (though these unfortunately corroded the sandstone). Initially it had a wooden belfry on one side.
The Stone Store was intended to be the base of the Church Missionary Society’s trading post, selling produce from the farms at Te Waimate mission to ships, and European goods to Māori. Marsden planned to build a flour mill on the adjacent Kerikeri River, but this was eventually built at te Waimate instead. Stone was used to protect wheat from rats, for defence against Māori and to reduce the risk of fire.
Stone Store
By the mid-1830s the mission stations could not compete with the private enterprise of other European settlers, either as traders or farmers, and the store was not profitable.
The building was converted into the mission library by Bishop Selwyn in the early 1840s. Following the sacking of Kororareka in the Flagstaff War, it was briefly taken over by Governor George Grey for use as a magazine and barracks. After the cessation of hostilities in 1845, the stone store was leased to become the centre of Kauri gum trading operation, and then in 1863 it was used to house a boys' school. The building was sold to the Kemp family in 1874, and was used as a general store, although it increasingly became a tourist attraction. The Stone Store was purchased from the Kemps by the New Zealand Historic Places Trust in 1975. Conservation work was done in the 1990s. The store, together with the neighbouring Mission House now form a small museum.
The Mission House at Kerikeri in New Zealand was completed in 1822[1] as part of the Kerikeri Mission Station by the Church Missionary Society, and is New Zealand’s oldest surviving building. It is sometimes known as Kemp House.
Samuel Marsden established the Anglican mission to New Zealand with lay preachers, who lived in the Bay of Islands under the protection of Hongi Hika, the chief of the local tribe, the Ngapuhi. In November 1819, Marsden purchased 13,000 acres (53 km²) from the Ngapuhi.
Marsden instructed the Reverend John Butler to erect buildings for the mission station under the shelter of the Ngapuhi Pa or fortress of Kororipo at Kerikeri, (Marsden, himself, Thomas Kendall and Hongi Hika left for Britain). Using Māori and skilled European labour, Butler had completed the centre piece Mission House by 1822, (despite being interrupted by the return of Kendall and Hongi Hika with a thousand muskets, and Kororipo being used as a base for the subsequent Ngapuhi military campaign in the Musket Wars).
Mission House
Butler’s house was a weatherboard clad, two-storey Georgian design with a verandah and two chimneys. It was built primarily from Kauri. At some point in the 1830s, a skilling was added, and the verandah was replaced with an enlarged design in 1843. In the 1920s a bathroom was added behind the kitchen.
Butler was sacked in 1823, and George Clarke occupied the building until the early 1830s, by which time the Ngapuhi had abandoned Kororipo, but the mission station was strong enough to feel no need for protection.
The house was occupied by James and Charlotte Kemp in 1832 and although initially part of an expanded mission presence, (including the Stone Store), it was later purchased by the Kemps, and stayed in that family for 142 years, until Ernest Kemp donated it to the New Zealand Historic Places Trust in 1976.
The Trust has restored the building to an approximation of its 1843 appearance, (although the verandah was higher, and the roof was not shingled). Together with the Stone Store, the Mission house is now a museum open to the public.

Disabled Army veteran, new farmer and owner-operator of Prado Recreation Inc. Ruben Llamas, leases more than 585 acres from the U.S. Army Corps of Engineers, where his family and employees farm more than half of that and maintain the rest as a dog training facility, where the U.S. Department of Agriculture USDA Natural Resources and Conservation Service NRCS has helped him improve the health of the land and the profitability of the farm with the replacement of six new tractors, a loader, and technical assistance in the basin of the Prado Dam area, in Chino, CA, on Oct. 21, 2022. The facility is 36 miles east of Los Angeles, 11 miles south of Ontario, in what is known as the Inland Empire.
Sergeant Llamas served in the U.S. Army for 13 years as a Combat Engineer and a Scout. He was assigned to the U.S. Army 578th Brigade Engineer Battalion and the California Army National Guard 18th Calvery Regiment. He and his wife have six children; two are serving in the U.S. Army, one in the U.S. Coast Guard, and one is considering enlisting herself.
The basin’s range of environments and topography supports a wide variety of training grounds for sporting dogs, rescue tracking dogs, obedience training, and the ability to provide kennel facilities and the maintenance of waterfowl habitats and outdoor recreation areas. The farm fields of grasses and natural meadows provide nesting. Their seeds feed migrating birds near a hunting club and the broader wetlands. Hunting dog trainers use the forests, fields, meadows, ponds, and islands to train dogs to find game birds for hunters.
The U.S. Army Corps of Engineers controls the approximately 4,500-acres Prado Dam area. Their lease is for more than 500 acres near the dam and Highway 71.
They purchased the business 16 years ago. The land ranges from farm fields to wetlands and woodlands. Three counties with about 15 million people surround the area.
The farm produces alfalfa, corn, and other forage crops for silage sold to local dairies. Winter crops are wheat, winter wheat, oats, and ryegrass. In the summer, they grow sorghum, corn, milo, and various types of grass. All the fields at different stages of growth are used for hunting dog training, as it provides cover for waterfowl and challenges to rescue dogs in training.
Ruben Llamas is a new farmer who wants to be as profitable as possible and develop his best practices. To help him, Llamas discovered the USDA Natural Resources and Conservation Service online at usda.gov. He called the nearest NRCS Field Office in Redlands, CA. District Conservationist Tomas Aguilar-Campos answered the phone and immediately helped him with the information and ways to begin networking. To better understand Llamas’s farm and conservation needs Campos went to see him at the farm in the Prado Dam basin. Llamas was hesitant to provide information to the government and work with them but decided to try it. He now compares his experience with USDA to be similar to a bank customer and their banker.
The business came with 40-year-old tractors that were unreliable, produced higher emissions, and were expensive to maintain. Thanks to the USDA Environmental Quality Incentives Program EQIP and the USDA assistance with the application process, he qualified for the replacement of six tractors and a loader. Now, there is no problem operating any of them at any time. The robust and reliable equipment accomplishes twice the work in half the time and does it with 30 percent less fuel, says Llamas.
NRCS EQIP provides technical and financial assistance to producers to address natural resource concerns and deliver environmental benefits such as improved water and air quality, conserved ground and surface water, increased soil health and reduced soil erosion and sedimentation, improved or created wildlife habitat, and mitigation against drought and increasing weather volatility.
Equally as old were the irrigation systems. So, next, the pump and mainline, and distribution pipe needed improvement. To test the system Tomas and another specialist came to test the irrigation system. He recommended larger lines and a smaller pump for lower energy costs and better efficiency.
“The field representative, they’re always there, ready to help, says Llamas. With whatever question I have, they will help me.”
During the winter, the lower wetlands and farm fields become flooded with rainwater. The water attracts local and migratory birds. They come to eat, rest and leave the soil richer from their time there.
In the lowest field, seasonal flooding made it difficult to farm. Aguilar-Campos responded by asking a USDA soil specialist to examine the land. Compost was the recommendation, resulting in consistent farming and increased yields.
Because of the varying soils, Aguilar-Campos had a soil analysis performed. It showed that composting would help. The compost revitalized the soil to the point that certain crops needed 30 percent less water, and corn required 18 percent less water. Another result is that weed suppression has improved, so chemical use is down from an already sparing use.
Ruben Llamas says, “It’s been a really great relationship. I mean, I got seven pieces of equipment, so it’s been really, really good.”

About a year ago Renault was considering launching a luxury sub-brand to help it improve the profitability of its models and tap into the strong demand for premium autos in major markets, particularly China. At the Frankfurt Auto Show this week, we got our first taste of Renault’s new luxury sub-brand in the form of the Initiale Paris concept.
Initiale Paris is the name Renault will use for its future upmarket range, similar to how fellow French automaker PSA Peugeot Citroën uses the DS name for its own premium offerings. However, while DS-branded cars are typically standalone models, Initiale Paris will be a range-topping trim for regular Renault models, at least initially. In fact, the Initiale Paris concept is a preview of Renault’s next-generation Espace MPV.
Luxury comes in the form of premium materials, such as aluminum and fine woods, but also from chrome detailing, a two-tone exterior hue, LED headlights, a floating center console in the cabin and an advanced user interface. The vehicle also sports a custom Bose sound system with 32 speakers!
Power comes from a 1.6-liter turbodiesel engine, which is mated to a six-speed dual-clutch transmission and drives the front wheels. Renault is exploring two new directions with the engine: twin-turbocharging technology and shift-by-wire technology for the gearbox. The latter has allowed designers to make the gearstick slimmer and the floating center console now has no cables to conceal.
A further highlight of the engine used for the Initiale Paris concept is the use of optimized steel pistons to reduce friction. Steel pistons dilate less than aluminum pistons, resulting in enhanced piston-to-cylinder wall clearances at high temperatures. Lower friction between pistons and cylinder walls means lower fuel consumption. And to keep them light, the steel pistons are hollowed out. The design is exactly the same as that used in Renault’s Formula One engine.
The first Initiale Paris-branded model is due in 2015.

If your home has an attic or crawlspace, grab a flashligh
t, poke your head inside the access hole and give these areas a quick visual inspection. This should be done every six months or at the minimum, annually. 4. Check your washers for any corrosion around the water pipes and the condition of the hoses as they have a habit of exploding at the most inconvenient time, and is a very common occurrence and can be the cause of thousands of dollars of damage.5. Check dryer vents. Make sure the dryer vents are clear and not blocked with lint. To check this, simply turned the dryer on, placing your hand over the dryer vent which will be located on the outside of your house to make sure that air is coming out. If there isn't any air coming out, you will need to clean out the dryer duct venting pipes. Similarly check your range hood ducting. Do the filters need cleaning, is there a good airflow throughout the ducting. 6. Make sure your lawn sprinklers are working properly. Simply turn the sprinkler system on and make sure that ever

If your sprinklers are spraying excess water onto your home, driveway or sidewalk, you should consider changing the sprinkler heads or lowering the water pressure on each individual sprinkler.For winter time in cold climates you may need to blow out the water to save pipe bursting from freezing stagnant water left in the pipes.7. Clean and inspect your kitchen appliances. This should be done on a monthly basis. Keeping kitchen appliances clean and properly maintained isn't only good home maintenance, its good hygiene and keeps the cockroach/rodent population down. 8. Make sure all electrical outlets and switches are operating properly on an annual basis. Look for any discolouring around the electrical switches or outlets. This could be the sign of electrical damage and should be repaired as soon as possible, to prevent possibility of shorts, which could have disastrous results. 9. Inspect the exterior of
your home. You will be looking for any water, termite or mould damage. If you have timber fascias checked the corners to see if they are opening up. Check for any signs of water penetration and deal with these pronto as this can be a costly repair if left unattended. 10. Your roof should be checked, on an annual basis at the minimum. You will be looking for any loose, damaged or broken tiles, to prevent roof leaks from damaging your home's interior. Metal roofs check the flashing are in good shape and not showing signs of rust. Any lead flashing need to be inspected for signs of deterioration.. 11. Make sure that your doors and windows open and close easily and with little effort. Sometimes a little bit of graphite or grease can prolong the life of your windows and doors. Hundreds of employees from the supermarket chain, Market Basket, rallied outside of the company’s board of directors meeting convened to decide the fate of its CEO, Arthur T. Demoulas. The Demoulas family has run Market Basket for decades, and has been feuding over the company for nearly as long. Critics, including the CEO's cousin, Arthur S. Demoulas, accuse the leader of fiscal mismanagement; supporters, including a vocal group of Market Basket employees, say Arthur T. has led the company to growth, profits and high worker morale. Following 12 hours of debate Thursday, Arthur T. Demoulas remained president of the Market Basket supermarket chain. The family-owned company’s board adjourned a contentious meeting at 10 p.m. without acting on a motion for Demoulas’s removal. It was unclear whether the shareholders would continue to press for his ouster. The board meets again on Aug. 22. For now, the stalemate ends a bitter feud over the Tewksbury-based supermarket chain, which has remained highly profitable despite near constant infighting for more than 20 years.

It had also meant the end for many of the smaller independents, and critically wounded the others.
The other great change it had wrought was the introduction of the 'compact' US models, Corvair, Falcon and Valiant. These models gained share at the expense of the mid-scale, Big-3 brands, and also the offerings in the full-size classes.
These larger model were not forgotten about though. many of them gained space-age names, and used their extra size and market position to become more glamorous. Perhaps, also playing a part, was the rejection of such excessive styling. Though the fins had shrunk from the ultimate excess of the 1959 Cadillac, other stylistic features were still unrestrained. Chrysler had continued to evolve their 'forward look', first shown in 1957. For the 1961 Polara though, the cars reversed the rake of the fins, scalloping them out and framing the tail light, like a rocket-pod. At the front, a wide, concave grille with dual headlamps smoothed out and modernised the 'face'. Most of the central body still exhibited the form launched in 1960.
The companion 'Matador' model was discontinued, whilst the shorter-wheelbase 'Junior Dodge', the Dart, received the front end change, but with a more modest sweep of chrome on the rear flanks, joined by low-mounted tail lamps.
The pattern was set though, and volumes of full-size Dodges fell precipitously. Only 14,032 Polara were sold in the US for the 1961 model year.
As unappreciated as they were at the time, they now mark the end of an era in full-size US stylistic excess, and cut a fine line in a historic car show today.

Increasing profitability with ground cover

Soil and water are the essence of agriculture for grazing and cropping but these factors can be greatly influenced by maintaining good ground cover.
Ground cover is a very good indicator of both the production and sustainability of pastures and crops and includes growing and dead plants and litter.
Litter plays a vital role in reducing rainfall runoff, evaporation and minimising extremes of soil temperatures. Adequate levels of litter can reduce evaporation by 50 per cent and reduce temperatures in the top 5 cm of soil by up to 20 degrees C compared to bare soil in hot summer conditions.
It is also the major food source for micro-organisms, with high levels of microbial activity resulting in increased organic matter, cycling of nutrients and improvements in soil structure and water infiltration.
Most soil organisms are in the top 5 cm of soil and their activity depends on suitable soil temperature and moisture, and adequate litter.
Research on the North West slopes has shown that maintaining adequate ground cover is very important for improving the water cycle for sustainable grazing systems. The water cycle is a balance between evapotranspiration (water use by plants and evaporation), runoff and deep drainage.
Whilst you cannot control the rainfall you receive, many of your on-farm management decisions can influence the effectiveness of rainfall.
Evapotranspiration represents about 93 per cent of annual rainfall on the North West Slopes. In a 700 mm rainfall zone with low ground cover up to 520 mm can be lost as evaporation from the ground surface.
Research has shown that this evaporation can be halved if ground cover, including plant litter, is increased from 40 per cent to 70 per cent.
Also by increasing ground cover, runoff is reduced (70mm/year) and by using deep rooted perennials a further 5mm/year is gained by less deep drainage. Add these figures and it is possible to achieve an extra 300mm of effective rainfall for additional growth resulting in increased profits for you from improved pasture or crop production.
With climate change occurring and the possibility of lower rainfall, this extra effective rainfall would be worth its weight in gold.
Ground cover is the most effective way to maximise water infiltration by minimising rainfall runoff and soil erosion. Adequate ground cover is vital to maintaining healthy soil and vegetation and productive pastures.
Research has shown that at least 70 per cent ground cover is needed on the North West Slopes to minimise soil degradation and sustain production. This figure increases in steeper slopes and more erodible soil types and in the Tablelands grazing situation should be at least 95 per cent.

Wimbledon is the most prestigious tennis tournament in the world. Its success as a draw and a money-maker is one indication that tennis is a booming spectator sport. Attendance was 484,391 for the two-week event in 2015. Its revenues were $238.8 million in 2015 for the All-England Club, which sponsors the event. The profit was $44.9 million for that two-week event.
Good Causes
Ninety percent of the Wimbledon profits go to the Lawn Tennis Association, the governing body for the sport in England. The U.S. Open, another of the four major professional tennis championships, had revenue in 2015 of $253 million. Attendance was 691,280. The United States Tennis Association’s regional districts (17) receive a portion of the proceeds to continue work in support of grassroots tennis.
Corporations
Money from the media and sponsors paid to the Association of Tennis Professionals, which operates the global men’s tour, increased 215 percent in six years. In 2014, its revenue was $37.4 million. All tennis events like The Championships—the official name for Wimbledon—and the ATP World Tour Finals have corporations and brands to help pay for the event. Wimbledon calls its helpmates Official Suppliers rather than sponsors.
These brands pay for tournament essentials, including the event itself, the compiling and dissemination of statistics, billboards and more. At these events, sponsors foot the bill for activities that engage fans too. These could include fans being able to see the re-stringing of a racket or an interactive booth where they get to see how their serve stacks up against the pros. They might also be able to enter a contest to win a prize.
Players
Tennis is a sport in which individuals are front and center, and they are rewarded handsomely. Roger Federer made $79 million in 2015 and Rafael Nadal earned $64 million, Females in tennis are at the top of the list of sportswomen who have the most lucrative endorsements. In 2016, Serena Williams earned $28.9 million through her play and sponsors and Maria Sharapova, second on the earnings list, made $21.9 million.
The Future
Despite the success of Wimbledon and other tournaments, tennis organizers are not complacent. They want to keep up with the times. Tennis is an entertainment as well as a sport. When people have a choice between biking, hiking or playing tennis, for example, proponents of the sport want them to choose tennis. Some organizations are setting their eyes on getting more people in their 20s to hit the courts. Ways to increase the numbers of players of any age include more online booking for court time as well as websites that help people find partners.
With the Australian Open, French Open, Wimbledon and the U.S. Open—the four majors—plus just the ATP tour, tennis spans the globe. Cities the latter group has taken its players to include Houston, Monte Carlo, Marrakech, Barcelona, Budapest, Munich, Geneva and Madrid. Tennis can give brands wide exposure.
