Hawaii, USA, April 21st 2016: Solar Impulse took off from Kalaeloa Airport attempting to complete the pacific and land on the North American continent. Departed from Abu Dhabi on march 9th 2015, the Round-the-World Solar Flight will take 500 flight hours and cover 35’000 km. Swiss founders and pilots, Bertrand Piccard and André Borschberg hope to demonstrate how pioneering spirit, innovation and clean technologies can change the world. The duo will take turns flying Solar Impulse 2, changing at each stop and will fly over the Arabian Sea, to India, to Myanmar, to China, across the Pacific Ocean, to the United States, over the Atlantic Ocean to Southern Europe or Northern Africa before finishing the journey by returning to the initial departure point. Landings will be made every few days to switch pilots and organize public events for governments, schools and universities.

Все больше банковских сервисов доступно во всемирной паутине. Дошло дело и до жилищных кредитов. Можно ожидать, что банки вскоре начнут предлагать бонусы за выбор в пользу онлайн-ипотеки. Например, понижать проценты.
В 2017 году большинство играющих заметную роль на ипотечном рынке банков освоит полноценное одобрение ипотечных заявок через интернет. А если Минкомсвязи добьется законодательных поправок, ипотеку можно будет рассчитать и получить не выходя из дома.
ЖИЛИЩНОЕ КРЕДИТОВАНИЕ ПЕРЕХОДИТ НА ЦИФРУ
В России начинается третья техническая революция ипотечного рынка.
На первом этапе конкурентная борьба шла по параметрам предлагаемых продуктов, что привело к их полному уравниванию. На следующем этапе ведущие игроки отлаживали взаимодействие внутренних подразделений и выстраивали кредитные фабрики – по сути, конвейеры одобрения заявок. И сегодня работа без такой структуры при массовых, а не штучных, выдачах невозможна.
«Модель очень понятная. Хочешь заниматься ипотекой – скопируй продукт, открой центр ипотечного кредитования, пройдись по застройщикам и дай приемлемую ставку. Успех гарантирован. Если нет – понизь ставку и открой еще несколько центров», – отмечает заместитель руководителя дирекции розничного бизнеса банка «Санкт-Петербург» Дмитрий Алексеев.
Новая тенденция предполагает опять же революционную ломку подходов. Ее техническая подоплека состоит в том, что ипотечный рынок стремительно уходит в сеть интернет.
Согласно опросу, проведенному по своей клиентской базе Абсолют Банком, 94% респондентов пользуются услугами интернет-банков, а 72% имеют постоянный доступ к виртуальным финансовым услугам и не ограничиваются исключительно банковскими сервисами. Наконец, 39% не видят ничего страшного, если их будет удаленно обслуживать банк, вообще не имеющий физических офисов. Таким образом, большинство уже настроены на новые технологии. Переход жилищного кредитования «в цифру» предопределен.
ПЕРСПЕКТИВА ИПОТЕЧНОГО КРЕДИТОВАНИЯ – 2017
Ключевыми инновациями 2017 года для первой двадцатки игроков ипотечного рынка станут следующие: ипотека будет выдаваться там, где находится квартира, – у партнера-застройщика; от консультации в отделе продаж застройщика до расчета ипотечных взносов, выдачи кредита и заключения ДДУ будет проходить не более четырех часов.
Все банки освоят удаленную регистрацию ипотеки в Росреестре – не зря ведь государство на эту технологию потратило 3 млрд руб.
Параллельно у всех игроков на сайтах будут организованы личные кабинеты партнера, личные кабинеты клиента и ряд дополнительных сервисов.
«Клиент сможет видеть, что происходит с его заявкой в режиме реального времени, это должно быть прозрачно и мотивировано. Будет понятно, почему выставлена именно такая процентная ставка по ипотеке и предложены именно такие условия страхования. Также станет преимущественно цифровым просмотр квартир, а риэлторы де-факто превратятся в IT-компании», – констатирует заместитель председателя правления Абсолют Банка Татьяна Ушкова.
ИПОТЕКА ОНЛАЙН ОТ СБЕРБАНКА
С удаленной (без визита покупателя в МФЦ) регистрацией как обычных, так и ипотечных сделок рынок знаком с осени минувшего года. Тогда подобный сервис начал предлагать Сбербанк.
«Общий принцип работы сервиса подачи заявлений на регистрацию прав в электронном виде следующий: любая живая подпись на бумажном документе заменяется на электронную подпись», – поясняет начальник отдела регистрации прав в электронном виде Управления Росреестра по Москве Тимур Биксентеев. Если некто желает воспользоваться услугой, он должен предварительно получить электронную цифровую подпись. Как лучше это сделать – подскажут в банковском колл-центре.
Сейчас подключить возможность регистрации не в МФЦ, а в собственном офисе готовятся и другие банки.
Самой же революционной новацией можно считать одобрение ипотечной заявки удаленно. Не предварительное – а окончательное.
В этом направлении первый шаг также остался за Сбербанком. Он запустил сервис «Ипотека онлайн». Клиент заходит на сайт, выбирает параметры кредита и отправляет заявку. На следующем этапе загружает на сайт отсканированные документы на выбранное жилье.
Со своей стороны портал предоставляет услуги по оценке и правовую экспертизу объекта. Проверяются более 100 рисковых обстоятельств по объекту и участникам сделки.
Далее клиенту остается посетить банковский офис для подписания кредитного договора и сопутствующих документов. Увы, сегодня получить кредит, совсем не встречаясь с сотрудниками в «реале», нельзя по юридическим причинам: нелегитимна удаленная идентификация.
Однако Минкомсвязь обещает запустить пилотные проекты электронной идентификации с несколькими банками к лету нынешнего года. Тогда гражданину РФ будет достаточно единожды посетить одну кредитную организацию, чтобы впоследствии его виртуальный профиль «узнавали» во всех других.
ОНЛАЙН-ИПОТЕКА В ДРУГИХ БАНКАХ
Остальные игроки ипотечного рынка отстают от Сбербанка, но не критично. И собираются оперативно компенсировать технологический разрыв.
Так, специализирующийся исключительно на ипотеке банк «ДельтаКредит» в настоящее время проводит через сайт только предварительное одобрение заявок. По словам руководителя управления маркетинга банка Алексея Лолы, минут за десять клиент заполняет расширенную анкету, после производится расчет кредита. Банк в это время проводит сверку введенных данных с информацией из внешних источников и выдает предварительное решение. Далее претендент переходит к интерфейсу загрузки документов онлайн. Правда, в итоге кредит по разным причинам получают лишь 80% заемщиков, заявки которых были предварительно одобрены.
Между тем уже во втором квартале этого года для определенных категорий банк собирается запустить сервис вынесения полноценного решения по ипотеке онлайн. «Вы потратили десять минут, и банк называет конечную процентную ставку, уже можно подписывать документы», – уверяет Алексей Лола.
Сейчас тестируются дополнительные услуги: возможность рассматривать 3D-модели экспонирующихся квартир на едином движке для разных застройщиков; в этих моделях примерять дизайнерские решения по ремонту и даже подбирать мебель по каталогам партнеров-поставщиков.
Олег Коркин, директор департамента централизованных продаж банка «Возрождение», также заявляет, что его банк намерен перейти от онлайн-анкетирования потенциальных клиентов к полновесному онлайн-одобрению заявок. «С рядом крупных застройщиков прорабатываем вопрос», – сообщает специалист.
Наконец, банк «Санкт-Петербург» предполагает запустить полноценное одобрение заявок по ипотеке через интернет со дня на день. Понятно, что и другие банки, как минимум из топ-10, готовят подобные новации, разве что не спешат это афишировать.
ОТЛИЧИЯ ОНЛАЙН-ИПОТЕКИ ОТ ОБЫЧНОЙ
Конечно, абсолютной виртуализации ипотеки в России не произойдет. Как полагает заместитель руководителя дирекции разработки розничных продуктов банка «Российский Капитал» Елена Рожнева, центры ипотечного кредитования останутся в формате консультационных структур для граждан, слабо ориентирующихся в интернет-пространстве.
Но, по словам экс-председателя Северо-Западного банка ПАО «Сбербанк» Дмитрия Курдюкова, нагрузка на банковские живые офисы и стационарные устройства самообслуживания по всей стране падает. «Порядка 85% транзакций мы уже осуществляем через удаленные каналы. Это начало реальности, в которой придется работать всем», – уточнил он.
Теперь о главном. Чем онлайн-ипотека лучше ипотеки офлайн?
Во-первых, она во многом удобнее для клиентов, а время ожидания решения уменьшается – это в перспективе будет выгодней. Представители банков заявляют, что будут бороться против каждой лишней минуты при заключении сделки.
Во-вторых, сокращаются сопутствующие расходы, в первую очередь у банков. Для справки: у многих из них сегодня ставки по депозитам для граждан выше, если сделка совершена через интернет-банк.
Подобная практика придет и в интернет-ипотеку. И уже есть первая ласточка: 20 февраля Сбербанк снизил ставки по ипотеке. Кроме прочего в релизе сообщается, что банк «вводит дополнительный дисконт в размере 0,5 п.п. для клиентов, которые воспользуются сервисом электронной регистрации сделки при покупке новостройки у застройщика». Другие игроки последуют этому примеру или «вымрут».

The afternoon of October 23rd found an outbound 471 crew setting out on the Waseca sub at 1:00, the perfect time for a westbound chase this time of year. Normally I would have little interest in following this train powered by filthy CP power for much distance, but according to the dispatcher they were to meet 470 at Dodge Center (with a crew called for 15:30) so I decided to spend this beautiful Sunday afternoon following 471, then intercepting 470 for the trip back east in hopes of finding more interesting power leading it.

El Molino Viejo, also known as The Old Mill, is a former grist mill in the San Rafael Hills of present day San Marino, California, USA, and was built in 1816 by Father José Maria de Zalvidea from the Mission San Gabriel Arcángel (San Gabriel Mission). It is the oldest commercial building in Southern California, and was one of the first ten sites in Los Angeles County to be listed on the National Register of Historic Places, receiving the recognition in 1971. The old mill has also been designated as a California Historical Landmark.
Though there are varying accounts of the exact date, San Gabriel Mission records indicate it was built in 1816. The mill was built on land owned by the San Gabriel Mission, and was designed by Franciscan Father José Maria de Zalvidea, then in charge of the mission. It was built by Tongvan Mission Indian laborers "under the watchful eye" of Father Zalvidea.
The mill was built like a fortress. Its lower walls are nearly five feet thick at the base, and are made of brick and volcanic tuff. Some have written that the thick fortress-like walls were intended to allow the padres to barricade themselves in the event of "a disturbance among their somewhat uncertain converts." The upper walls are made of sun-dried adobe slabs, and the building's surface is covered with a lime mortar made from burnt sea shells. The pine and sycamore beams are tied with leather thongs, and the structure is also supported by large buttresses which can still be seen on building's exterior corners.
Water was brought to the mill in an open ditch (zanja) from Los Robles and Kewen Canyons, and stored in a large cistern. For the mill itself, Father Zalvidea designed an unusual horizontal, direct impulse water wheel. There were three vaulted water chambers on the ground floor and a single horizontal water wheel. The water wheel was attached to a vertical shaft that went up to the second level (the current entrance room) where the grinding stones were located. One of the grinding stones was attached to the shaft, and rotated along with the water wheel. A second stone was placed above the rotating stone, with corn and grain between the stones. It is suspected that the force of the water from the cistern was not sufficient to start the wheel turning with the required force, and that a leather thong was wrapped around the shaft and pulled by Indians to start the wheel. The upper-most room, used now as an art gallery, was used for storage of the final product. After the water flowed out of the mill, it was channeled into a lake down hill from the mill. The lake has since dried up and is now the site of San Marino's Lacy Park.
It was the first water-powered grist mill in Southern California, and some have called it the first grist mill in California. While some have called Father Zalvidea's horizontal design a "mechanical marvel, evolved and constructed by a mastermind," others considered the design flawed as it splashed moisture up the shaft, leaving the flour damp. The mill was operational for only seven years, during which time it provided food for the missionaries and Indian neophytes, there were 1,644 Tongva-Gabrieleños in 1816 in the mission community. In 1823, a New England-style mill with a vertical waterwheel was built adjacent to the mission. The new mill resulted in a superior product, and the old mill ceased operation.
The city has preserved the building and opened it to the public as a museum and art gallery, operated first by the California Historical Society and later by the Old Mill Foundation. The museum is open Tuesday through Sunday from 1 p.m. to 4 p.m. A model showing how the mill operated is located on the ground floor of the museum. While nothing remains of the waterwheel, two of the millstones (pictured above) are displayed in the garden area. The millstones were found more than a century after the mill closed on the grounds of the Huntington Library by General George S. Patton, who grew up in the area and recalled seeing them used as blocks for mounting horses.

Solar Impulse is a Swiss long-range solar powered aircraft project developed at the École Polytechnique Fédérale de Lausanne.
The project eventually hopes to achieve the first circumnavigation of the Earth by a piloted fixed-wing aircraft using only solar power.
