This was after we had (finally!) parked, and started walking around the front of the new Tanger Outlets Southaven complex. Looks like a good bit of traffic was coming in from the south on Airways at the time, probably most of it from I-55. I kind of doubt I-55 ever got completely gridlocked for miles however, as many were predicting it would!

The Tanger Outlets Southaven Grand Opening series continues with yet another photo taken during the initial drive around the mall. This is the front middle sign tower, with a handful of the prominent stores (present and future) displayed. H&M and Coach are not expected to open until sometime in 2016.

Since they can't seem to figure out how they want the wording capitalized (first all caps for "Charlie", now no caps, sheesh!), I'm just going to quit trying to match the lettering style in my photo titles and descriptions!

Here's the large grand opening cookie cake: freshly baked at the time I would imagine, but seen by Retail Retell a couple of weeks later, assuming it was the same one that is! Oh well, everyone knows you should stick your cookie/cake in the microwave for 10-15 seconds to get it warm and gooey, then it don't matter so much how fresh it is!

WMC Action News 5 had their satellite truck set up on the southeast corner of the complex, very close to the News 3 truck I uploaded a photo of while I was actually at the grand opening. This was likely in anticipation of the 10 am ribbon cutting, which we unfortunately missed due to shopping :P

This was a view from later in the day, showing one of the nicest maurices store fronts I've ever seen. Maurices is located in the southeast area of the mall, near the play area. Yes, the mall even has a play area (photos to come) for kids!

The Party Dogs snack stand can be seen beyond Kay Jewelers Outlet, at the end of the walkway. This is on the northwest end of the complex, and I didn't even notice the food truck was there until I spotted it in the photo many months later!

For my summer 2018 kickoff uploads beginning Thursday, like many of you, I'll be featuring the retail story of the summer – a pretty easy guess. You can also likely even guess the location (well... for Friday and Saturday, anyway. Thursday will still be special ;) ). So with that in mind, I'm not even going to bother posting a true teaser photo this week, since if I did I'd make the subject even *more* obvious than it already is. Instead, I've chosen to post my final photo of the Southaven Gap FactoryStore, as a bit of an epilogue, so to speak, for that now-complete album.

 

This shot of the vacant storefront was taken on February 2nd, 2018, the very weekend after the store had closed its doors for good. All of its signage had been removed – including the giant Gap cube on the interior, the main logo on the facade, and the small jut-out sign on the right column of the exterior – and its windows papered over. (With the logo gone, you can now make out the labelscar from this space's previous tenant, Fashion Bug – check it out by zooming in! Pretty neat, huh?)

 

Thus far, the store has yet to be retenanted, just like the only other vacancy in South Lake Centre, the former Family Christian Store. That said, I saw some work taking place on the latter this week – the old FCS signs have been removed, and it looked like some work was taking place on the interior of that store. Similarly, the paper has since been removed from the former Gap's windows, although I didn't see any work taking place inside there.

 

Frustratingly, the South Lake Centre site plan hasn't been updated for over a year now, so I've lost my source for leads on new tenants of the shopping center, haha! (Meaning, unfortunately, I have zero clue who may be moving into the old Family Christian space, if anyone.) Nonetheless, I'll do my best to keep an eye on the situation(s) and keep y'all posted...

Well, going to the south entrance was no better after all! While the predicted mass traffic jam on the roads to Tanger never really came to pass (as far as I know), the drive around the building was a different story for the next several hours! It would be close to another 15 minutes before I would find one of the last remaining parking places on the south end of the mall.

These signs on the front of the Tanger Southaven complex more or less serve as advertisements, and by themselves provide no road map to get to the actual locations within. I reckon they figure most people will use an app or the touchscreen directory to find their way, or even (gasp!) go old-school and use one of the paper directories. Hope no one spent too much time looking for Coach or H&M, seeing how they weren't even open yet.

As stated at one of my photos I uploaded on Tanger Southaven grand opening day, traffic was set up to go only one way around the entire complex, which was a smart idea considering the huge influx of vehicles coming in. They had a lot of security personnel on hand as well to direct traffic, although you were on your own as far as finding a parking space! The lot was already 3/4 or more full by the time we arrived, and they had a good size gravel overflow lot set up as well for later on in the day.

While Vf Corporation (profiled several photos back in the Tanger series) is one of the largest mainstream clothing and apparel entities around, the 50+ year old Nike Inc. holds that honor when it comes to sportswear and accessories. This location at Tanger Southaven was one of the last stores to be finished in the complex in preparation for opening day.

Elsewhere in Southaven, I have some South Lake Centre updates for y’all! You’ll recall that, for most of this year, the power center has had two vacancies: the former Gap FactoryStore, and the former Family Christian Store. Last month, I found out there are new tenants finally lined up to fill both spaces; I’ll begin with the latter. Here we’ve got a fun game at hand: let’s play “Guess what local vacancy Hometown Furniture will play leap-frog with next!”

 

…I hope you could sense my sarcasm. Yes, to my dismay, this space is now home to Hometown Furniture. I’m not against the store – don’t take that the wrong way. But it does bug me to see that they’ve moved again already. In case you forgot, Hometown Furniture took over the former Tuesday Morning space approximately across the street from here back in late August 2017. They barely lasted one year in that space, announcing in late September of this year that they would be moving yet again, this time to the former Family Christian space pictured above. They celebrated their third grand opening (note that the Tuesday Morning grand opening in 2017 was their second grand opening – they relocated there from an original spot in Horn Lake!) just one day before my pic here was taken, on October 18th, 2018.

 

So, as I said, this move bugs me, for a number of reasons. One: you just moved last year. Why do you need to move again so soon?! Makes me worry for your customer base. I assume that furniture isn’t an item that’s bought very often, so I imagine there isn’t much in the way of clientele that will carry over. Two: I was happy to see the old TM building retenanted. It looked like Hometown actually put a lot of money into that building, which was nice to see because that building is super cool inside. (See for yourself!) Now not only did they seemingly waste that money, they’re opening the space up again for someone else to lease it and wipe away the cool traits, as well as leaving that entire shopping center without an anchor once more. Three: selfishly, I was hoping to see a new-to-the-area tenant in this space. It’s no secret that I really like South Lake Centre. It has the capability to draw great new retailers. I will concede that that linked photo discusses relocations specifically, but even those are all of national chains. Honestly, I’m now just getting the feeling that Hometown will continue deliberately plugging up all the local retail openings just to annoy me. (Spoiler alert: their strategy is working!)

 

In seriousness, I do think this location will be higher profile for them, and wish them well. But still… my first two points are legitimate concerns. I dislike that they left the TM building so soon, and wonder about their future if they continue this strategy of relocating without first establishing a long-term home and clientele.

At the time of Tanger Outlets Southaven grand opening, there must not have been a firm date in place for the Coach store opening. But rest assured, it has now opened, with the large electronic sign out front advertising this fact for seemingly weeks on end!

WEEK 12 – Closing the Gap (II)

 

I’m even happier, however, with how THIS shot turned out! Our last pic of the day today takes a look at the store’s exterior after nightfall, complete with the neon sign turned on and the logo sign, which we saw in the previous photo, all lit up as well. I had to do a tiny bit of editing to make sure the façade behind the Gap FactoryStore logo (the one on the storefront, not the square logo indoors) was visible, but other than that, much of the great lighting work here was actually done by my phone’s camera, believe it or not! It definitely doesn’t produce results like this most of the times I attempt to take night photos, so I was especially thrilled with its cooperation on this night. (It even got the spotlights in the display windows – how cool is that?!)

Vf Outlet is a staple of outlet malls all over the place. The multi-billion dollar Vf Corporation (owner of more than 30 brands!) can trace it's roots all the way back to 1899, starting as the Reading Glove and Mitten Manufacturing Company in Reading PA. In 1969, Vf acquired the Lee Jeans brand, and has been gobbling up clothing and accessory brands ever since.

Wednesday evening means it's time for your teaser photo for this weekend's uploads. (Next week's teaser will be uploaded early, however.) Here you're looking at the low-rise sign for South Lake Centre, at the signaled Airways Boulevard entrance, as viewed on the new Burlington's grand opening day. As compared to the high-rise sign at the Goodman Road entrance to the shopping center, this sign only features a few of the complex's tenants, mainly the anchors along “Storefront Row”... with the exception of Outback, which for some reason took over Office Depot's spot several years ago. The Burlington placard, as you can see, gets top billing here in the top left of the sign, and is joined by two snipes: one that reads “NOW OPEN” and another that asks potential employees to apply now online.

I think the fact that the strip itself is under cloud cover is interesting. The northern part of the Las Vegas valley is partially covered in snow.

45 minutes before the ribbon cutting ceremony, people were already beginning to gather around the area. This took place out front of the mall, in front of the yet to open H&M store. No "common folk" were even allowed to go down that front section of the corridor in the mall until the ceremony was over!

There's likely a very good ulterior motive for Tanger Southaven having this "touristy" style of décor: they have a deal through the Mississippi Tourism Rebate Program, which allows them $34 million in sales tax rebates. So essentially, the first $34 million in sales tax goes right back to Tanger before the local economy sees any of it! Property tax is a different story, with that expected to be around $300k a year: paltry compared to that $34 million figure!

I was able to explore the Vienna Hot Dog factory when it closed and when they moved to Bridgeport. Recently Vienna is moving back to this location but probably wont be a big meat packing factory. A new Vienna hot dog restaurant will be built here

I wasn't able to make it to the fireworks show the day after grand opening last year (which relates to today, this same Saturday, exactly one year ago), as I remember having my fill of all things Tanger-related during the actual grand opening shopping trip!

WEEK 19 – Barnes Crossing Kroger, Pre-Remodel (IV)

 

(cont.) That said, there’s nothing wrong with generic and one-level… and plus, it’s all-brick, so that’s a major bonus! We’re wrapping things up for today with this wide shot of the entire store exterior, taken from the edge of the parking lot on my July 7th, 2016 visit.

 

This will do it for the Barnes Crossing Kroger for now, but remember, I’ve got a post-remodel photoset coming your way soon showcasing this store’s new interior look. I got some pictures of that one evening in January, and hope to supplement it with more on my annual Tupelo trip this summer in advance of a fall semester photoset reprising this series. (Probably bugs me more than it does you, lol XD ) Like I said, I’m trying hard not to write too much so that I’ll have enough to say for the rest of this album. Speaking of which, that will begin uploading in two weeks, documenting the liquidation of this Gap FactoryStore…

WEEK 14 – Closing the Gap (III)

If you look closely on either side of the façade, you can see bits of some labelscars: those remain here from this store's previous life as a Fashion Bug. Pretty funny to think that an identical store on the other side of this strip – same exterior, square footage, everything – also has the same issue, haha!

 

As I mentioned earlier in today's set, my next visit to the store took place in the week following this stop by; pictures from that trip are to come in two weeks, so stay tuned for those. For now, next week – more from the Barnes Crossing Kroger in Tupelo...

tl;dr (up-front): If Burlington was to move elsewhere in Southaven, it’s no surprise that they chose South Lake Centre; Burlington photos begin this Saturday; many other local stores have made the same move; SLC is da bomb.

 

…Decided to go ahead and put that at the top for those of you who don’t care to stick around for the full description here, because I can already tell in advance that this is going to be a long one!

 

So… let’s get started. First, a shout-out is in order to both Albertsons Florida Blog and l_dawg2000 for guessing correctly this past Saturday that we’ll be headed to Burlington for my upcoming weekend photoset. (That served as our teaser for this week, so I’m sorry if you were hoping to get a guess of your own in!) In fact, this Burlington series will be my next extended feature on my photostream, and will last all the way into December, believe it or not (of course, there will be a couple of other stours interspersed in there, but at the tail end it will just be a few weeks of back-to-back-to-back Burlington due to the way the cookie crumbled as far as my scheduling goes). Before we get to their new Southaven store (the thing that spurred this set on, as you may recall), however, we’re going to poke around their now-former location first; that’s what you’ll begin seeing starting this Saturday. Plus, while I’ve been to the new store (it’s nice, bright, and shiny: three things that the old one frankly wasn’t, lol!), I actually haven’t gotten pictures there yet because I went on grand opening day and it was way too busy for that: so giving me ample time to go and take care of that is another good reason to stretch this series out some, haha!

 

Now, you’re probably wondering, what the heck does this graphic have to do with Burlington? Great question! What you’re looking at here is an aerial of South Lake Centre (within the red square with the rather obvious “South Lake Centre” lettering next to it :P ), which I’m no stranger to covering – see my blog posts here and here. I made this graphic all by myself, and tried to model it after similar graphics you’ll often see in commercial real estate lease listings. For example, see SLC’s developer’s own aerial here, complete with red square and obvious “South Lake Centre” lettering. But unlike Stonecrest Investment’s linked graphic, the goal of mine here is not to show you what stores surround SLC. And if that’s not it… what, then, is my goal?

 

Well, I’ll tell you! I’ve mentioned this (likely more than enough times) in my blog posts, but I’ll say it again here: South Lake Centre is arguably the premier shopping strip in Southaven. Sure, it has since been superseded by Southaven Towne Center to the immediate south, and more recently Tanger Outlets Southaven even further to the south of that. But South Lake Centre was first, and regardless is the only one of those three that calls the retail-iest interchange in DeSoto County – Goodman Road and I-55 – its home. Even ignoring its prominent location and its awesome architecture (again, check out my blog posts if you’re interested in more of the latter!), there’s no denying its significance. It’s a medium-range big-box power strip that has seen enviable stability in its tenant mix over the years since its opening in 2000. And in the off-chance that it does lose an anchor, that space has historically gotten filled super quickly; no lease has sat vacant here for too long.

 

On top of all of that, South Lake Centre has an extra bit of interestingness in that those vacancies I mentioned have all been filled not by retailers new to the area and/or opening their first Southaven/DeSoto County stores… but rather, in all cases since 2012, each and every empty storefront in the main drag of the shopping center has instead been re-leased out to stores relocating from elsewhere in the city/vicinity, aiming to take advantage of all the benefits associated with being in South Lake Centre as opposed to their previous, existing homes. Pretty cool, huh? That’s what I’m aiming to show with this graphic. Let me break it down for you…

 

First, let’s review the tenant mix. Rewind in time to 2000, when the center opened. From left to right on this graphic (assuming this is indeed the grand opening roster; if not, it at least was in place by the early 2000s, minus one retailer I’ll mention after the jump), you’ve got Office Depot, Waccamaw HomePlace, Petco, Dressbarn, Old Navy, Shoe Carnival, Hallmark Gold Crown, Marshalls, Fashion Bug, Sally Beauty Supply, and Hancock Fabrics. Waccamaw didn’t last long at all, and with that chain’s bankruptcy in 2001, was the first of the bunch to call it quits; Sports Authority quickly stepped in and assumed that space. Then, all was good for several years, until Hallmark decided to move out of the main row of stores and into one of the smaller bays in the parking lot of the center. A branch of the revived Dots chain picked up that lease in 2011, but disappeared a short time later, ceding the space to Rainbow. Besides those three cases, the remainder of all re-leasing here involved chains choosing to relocate from stores they already operated locally. Those are the ones pictured on the graphic, and we’ll look at them a little more closely.

 

Gap FactoryStore was the first to relocate into South Lake Centre. Fashion Bug announced in 2012 that it would be closing all of its stores, and as soon as the Southaven location became vacant, Gap snatched it up. Gap traveled the farthest distance to open in SLC; as you can see on the graphic, they came from a spot way out of view to the southwest, specifically the Casino Outlet Shoppes of Tunica in Robinsonville, MS. Accordingly, that store closed upon this one’s opening. I’ve noticed many shopping centers featuring both an Old Navy and a Gap FactoryStore, so it’s no surprise there that Gap would want to open in SLC considering its sister store was already here. And in fact, this may well have been more of a “de facto” relocation than a true one, since the Tunica Outlets also had an Old Navy store at the time. Gap was likely just interested in getting out of Tunica. I don’t blame them. That outlet mall has since lost every single national tenant it ever had (with one exception), and is struggling to stay alive these days with mom-and-pop retailers. However, that’s a story for another day. Specifically, for a future blog post ;)

 

OfficeMax was next to jump over from their existing store. This one also can’t exactly be considered a true relocation, considering that this took place in 2014 after the Office Depot/OfficeMax merger, and the OfficeMax across the interstate in Horn Lake was simply consolidating into the existing SLC Office Depot. But it nevertheless shows a conscious decision was made to keep the South Lake Centre store open instead of the DeSoto Crossing one. That would be thanks to the facts that the Office Depot in SLC is larger, owns its store (whereas the OfficeMax was leased), and enjoys all the added benefits of being part of a major power strip. So, while I chided its liquidation cover-up at the time, in this scenario I’m actually willing to take OfficeMax’s declaration that it was holding a “Moving Sale” at its face value! The next closures and relocations all took place within the past two years. When Tanger Outlets opened in 2015, Dressbarn decided to pack everything up from South Lake Centre and move on down the road. (Indeed, if I had a counter-graphic for this, you could see that they weren’t the only ones. Rue21 similarly departed Southaven Towne Center for a space at Tanger, and Gap opened up its own FactoryStore in the complex, in addition to the one they already had at SLC literally just a mile and a half away. Both Gap stores continue to coexist for now, but time finally appears to be running out for the initial SLC location. Gap announced recently that they will soon be shutting 200 stores, and if two stores on the same block isn’t enough to make one a candidate, I don’t know what is. Plus, this new lease listing I found over the weekend [check out those sweet outdated pictures there, too – don’t be surprised if you see those in a blog post one day! :) ] has an 8,000 square foot opening for 95 Goodman Road W – Gap’s size and address – so that pretty much seals its fate, even if an official closing announcement hasn’t been confirmed yet. This isn’t unexpected, of course, but still sad because I like the SLC location better. But in all of this, I digress.)

 

Dressbarn’s loss became Tuesday Morning’s gain. They quickly snapped up the site, even though it was almost a good 2,000 square feet smaller than their existing space across the street at The Shops of Colonial Square. Not to worry, though: they subsequently tore out the back wall of the old Dressbarn and expanded the space! Now it’s a very respectable 11,000 square feet, which is about 2,000 square feet larger than their old store. The new and improved Southaven Tuesday Morning finally opened to the public in September 2016. View my Tuesday Morning Relocation album here.

 

In addition to Tuesday Morning’s grand opening, 2016 also brought two major losses to South Lake Centre. Both Hancock Fabrics and Sports Authority declared bankruptcy and closed all of their stores nationwide. Hancock gave up the ghost in April of that year. Being that its location was the prime corner space right along Airways Boulevard, I was a bit surprised to see it stay vacant for the remainder of 2016. Then, come December, I was also very surprised to see who had finally committed to moving in: none other than Books-a-Million, which chose to relocate from its existing store just a stone’s throw south! Work progressed quickly, and Southaven’s new BAM held its grand opening in February 2017. View my Hancock Fabrics Closing album here, and my Books-a-Million Relocation album here.

 

SLC’s last major victim of recent memory, Sports Authority, was gone by August 2016. That space, too, sat vacant for a while, but this wasn’t as surprising as duration of the Hancock vacancy; Sports Authority’s building is the largest square footage in the center, so it was expected for the real estate team to wait a little longer to find the proper new tenant. Lo and behold, that decision came soon enough – and what do you know, Burlington was the big-ticket buyer. Burlington’s existing Southaven store was located in 80,000 square feet of a former Super Kmart Center in the older, sleepier retail section of town one exit north on Stateline Road, so this new store would represent an improvement in both prototype (Burlington’s layout is now based on a 45,000 square foot design) and visibility for them. After several months of façade and interior construction, Burlington opened its doors in September 2017. View my Sports Authority Closing album here, and my Burlington Relocation album here. …Now you see why I put that tl;dr at the top, don’t you? :) Well, for those of you who did stick around and read this all, thank you. As you can tell, I really like South Lake Centre, and I enjoyed taking the time to put this graphic together as well. To come full-circle with the listing earlier in this description, here’s SLC’s current tenant mix: Office Depot, Burlington, Petco, Tuesday Morning, Old Navy, Shoe Carnival, Rainbow, Marshalls, Gap FactoryStore, Sally Beauty Supply, and Books-a-Million. But as I mentioned, that seems very likely to change again in the not-too-distant future, with Gap preparing to exit. Will we then see yet another relocation of an existing local retailer to South Lake Centre? Only time will tell…

WEEK 11 – Hdo Kroger Marketplace, Set V

 

Wrapping up this album (for now, anyway!) with this last wide shot of the store's exterior at sunset, back on November 7th, 2017. Oddly similar to this shot, which is actually my most popular flickr photo ever, believe it or not. I guess that's just proof that I've uploaded a whole lot from this site over the years, and I don't intend to stop with this picture! As always, look for more from the Hernando Kroger in the future... just not the near future, haha :P

 

That said, however, do be on the lookout for photos from several *other* Krogers in the near future, including my next featured store in just two weeks! For now though, next week – headed back to the S'haven Gap FactoryStore as it begins its liquidation...

WEEK 16 – Closing the Gap (IV)

 

My last shot for today looks into the front left corner of the Gap FactoryStore, at the main portion of the women’s department seen upon entering the building. As you can see, it, too, has grown a little emptier since our last visit, but at the same time remains arguably the most presentable of all the cubbyholes in the store due to its prominent location and visibility within the salesfloor. (Note, for instance, the décor posters still present at the top right of the pic, where they were mostly removed from all other parts of the store.) Those numerous 20% off signs also seem to indicate some special sale was going on (on top of the existing closure sale prices) on this particular day, but I didn’t get a close enough shot of any of those to see what it was about.
