I'm not proud of this, but the truth is that Sims 4 is SERIOUSLY BORING for builders. To keep interested I have gone the route of many others and started various woohoo and/or baby challenges which led, of course, to building woohoo lots. So forgive the perversion, but one does what one has to. Exotic dance/club on 1st floor. Hourly rooms and massage parlor on 2nd fl. Bubble lounge on 3rd. No CC but lots of cheats and packs used-turn on MOO before placing - for some reason the bar area goes wonky if you don't.
Here is a house I've made inspired by several historical houses, but not based on any one in particular. No CC, but many build cheats used. Available at the Sims 4 Gallery under LadyEmperorSims.
Retail Lot for Get to Work - Bridal Salon and Photography Studio. You can find this in the Sims 4 Gallery under my creator name, LadyEmperorSims. No CC (although the gallery has flagged it that way). Copious use of MOO, enlargement of objects, and career unlocked items used so load through build mode, not world edit.
A simple but swanky restaurant for date night out in nature. Why travel to the beaches of Windenburg Island just to sit in a dark restaurant? Until we get weather in the game, one doesn't really need walls between them and the beach. Place on the island's smallest lot. No CC but lots of cheats and packs used-turn on MOO before placing.
On the lower level there are complete labs, collection vaults, and greenhouse. A separate section holds a living area with a large common room/kitchen and companion bedrooms.

I’ve become obsessed with designing tablescapes and venues for all kinds of events as I’m bored to death with throwing parties on my home lots. The tablescapes have become a whole thing in and of itself - I’m loving just designing and photographing them for the sheet enjoyment of it. But I plan on uploading some of them as rooms to be used in a museum venue I’m working on. You will see though that there is some custom content in these pics - I’m completely addicted to Dara S’s doilies/tablecloths and I think there is a curtain and a tea tray that I can identify if anyone is interested in the source. The ivy is cc, not the game ivy. I will probably strip out the cc for the uploads even though I find them so important to the design.

Moonshaddow Bakery/Tea Shop and Apothecary. No CC but build cheats used (MOO, resize objects, unlock career items, etc.) Available at the Sims 4 Gallery under my creator name, LadyEmperorSims. Should download fully stocked with Sim-made goods, but I'm not sure if that's how the Gallery works yet.
I built this on Potter Splay just because it was open - I was going to move it when GtW released but have since decided it was the perfect location and left it there.

Slimier Things is a terrarium and tank pet supply company. I like to have shops in my town that sell the insects needed for herbology as I don't like having to travel every time I need more. Buying the insects doesn't feel quite so much like cheating as using buydebug. This shop carries the full collections of frogs, fish, insects, and live space creatures (as of the time of it's building-up to Vampires). Everything is flagged for sale. The tank room will need to be stocked as uploading to the gallery flushes the lot clear of collectibles that are not flagged for sale. One of the (many) frustrating things about retail lots is that the uniforms don't save with the lot when uploading to the gallery - You will need to set those yourself when your Sim manages the shop. If you place this lot for shopping without owning it first, it will function, but the clerks will dress randomly. I've included a screen shot of the uniform my own clerks wear as an example.
