Quá trình tìm kiếm thông tin trên các kênh truyền thống không thay đổi nhiều trong các thập kỷ trước và người mua nhà không có đủ thông tin để đưa ra quyết định, ông Steve Melhuish, người đồng sáng lập PropertyGuru, trang tìm kiếm thông tin bất động sản hàng đầu tại một số nước Đông Nam Á, nhận xét như vậy với Forbes Việt Nam. Nghiên cứu hành vi người tiêu dùng được PropertyGuru thực hiện hai năm trước tại Malaysia, Singapore, Indonesia và Thái Lan cho thấy quy trình tìm mua nhà đất thường mất sáu tháng. Trong thời gian này, người tiêu dùng sẽ dành tới bốn tháng để tìm kiếm, so sánh, nghiền ngẫm thông tin dự án mà họ quan tâm ở trên mạng, sau đó họ mới tính toán phương án tài chính và bàn bạc với nhân viên môi giới để đưa ra quyết định cuối cùng. Sự phát triển mạnh mẽ của các kênh thông tin bất động sản trực tuyến nhằm cung cấp thông tin, các tiện ích liên quan như giá, bài toán tài chính khi vay mua nhà, đất và thông tin không đầy đủ trên thị trường mua bán bất động sản là các yếu tố thúc đẩy sự phát triển của Proptech tại Việt Nam.
