A crucial element of a city’s economic form is its income distribution. As illustrated in Figure 9, income is unevenly spread across neighbourhoods and is concentrated in select areas.
Neighbourhood incomes can determine the standard of living within an area. From an urban form perspective, higher disposable incomes characterize the commercial development in an area, while lower incomes provide a different array of development opportunities. As of 2009, many affluent areas remain clustered in older neighbourhoods. This may mean that these areas are subject to sophisticated development projects that compliment the area’s maturity as opposed to abrasive big-box retailing strategies employed in lower income areas.
