We were out to the Oregon Coast with some cameras, and stopped at Garibaldi for supper, and got a few pictures of the marina while we were there. I had a bunch of film backs for the Hasselblad that needed emptying, so I finished off a few at this spot.

I used PMK Pyro as the developer for the first time in almost 10 years. I decided to try it again after I developed a really grainy roll of HP5 in Rodinal. I know that punchy grain is Rodinal's trademark, but I really did not want it for those pictures, so I am trying Pyro again to see if the grain situation can be improved.

I am trying to get down to one or two developers, and a handful of films. One of the films will be Ilford Ortho Plus. I didn't get much pyro stain with this roll, though. I used an acid stop, just like I did with the Rollei film the day before. The Rollei film has pyro stain, and the Ilford did not. I decided to use a fresh water bath next, and I did that today. I got lots of pyro stain. I may post that image soon.

A less traditional view of Battersea Power Station. It won't look like this for much longer...

Trying manual lens without much light. Film was under developed by many minutes as the compensation developer time suggested sounded high @ 24 min. I did @ 19 min. FAIL. But at least I was in the ball park. Next time....

Sunny Isles Beach (SIB, officially City of Sunny Isles Beach) is a city located on a barrier island in northeast Miami-Dade County, Florida, United States. The city is bounded by the Atlantic Ocean on the east and the Intracoastal Waterway on the west.

Sunny Isles Beach is an area of cultural diversity with stores lining Collins Avenue, the main thoroughfare through the city.

It is a growing resort area and developers such as Michael Dezer have invested heavily in construction of high-rise hotels and condominiums while licensing the Donald Trump name for some of the buildings for promotional purposes. Sunny Isles Beach has a central location, minutes from Bal Harbour to the south, and Aventura to the north and west.

Sunny Isles Beach was also the 2008 site of MTV's annual "Spring Break" celebration, with headquarters at the local Newport Beachside Resort.

In 1920, Harvey Baker Graves, a private investor, purchased a 2.26-square-mile (5.9 km2) tract of land for development as a tourist resort. He named it Sunny Isles -- The Venice of America.

When the Haulover bridge was completed in 1925, the area became accessible from Miami Beach, attracting developers who widened streams, dug canals and inlets and created islands and peninsulas for building waterfront properties on Biscayne Bay.

In the 1920s, Carl G. Fisher built an all-wooden racetrack with stands for 12,000 spectators, known as the Fulford-Miami Speedway. This event, held on February 22, 1926, dubbed "Carl G. Fisher Cup Race," was a forerunner to the auto races at Sebring and Daytona. In September 1926, after just one race, the track was destroyed by the 1926 Miami Hurricane. This event was held in Fulford-By-the-Sea which is today's North Miami Beach. Sunny Isles Beach was known as North Miami Beach until 1931, then known as Sunny Isles until 1997.

In 1936, Milwaukee malt magnate Kurtis Froedtert bought Sunny Isles. The Sunny Isles Pier was built and soon became a popular destination. Sunny Isles developed slowly until the 1950s when the first single-family homes were built in the Golden Shores area. During the 1950s and 1960s more than 30 motels sprang up along Collins Avenue including the Ocean Palm, the first two-story motel in the U.S. Designed by Norman Giller in 1948 it was developed and owned by the Gingold family for the next 45 years and provided the springboard for Sunny Isles economic development. Tourists came from all over to vacation in themed motels of exotic design along "Motel Row". One motel, The Fountainhead, was so named by its owner, Norman Giller, after the novel by Ayn Rand. As of 2013, the Ocean Palm Motel is closed.[citation needed

In 1982 the half-mile-long Sunny Isles Pier was designated a historic site. In the early-mid 80s, it went through restoration and re-opened to the public in 1986. The pier was severely damaged in October 2005 by Hurricane Wilma. After 8 years, it was remodeled and reopened as Newport Fishing Pier on June 15, 2013.

In 1997, the citizens of the area voted to incorporate as a municipality. Sunny Isles was renamed Sunny Isles Beach. Sunny Isles Beach began major redevelopment during the real estate boom of the early 2000s with mostly luxury high-rise condominiums and some hotels under construction along the beach side of Collins Avenue (A1A) replacing most of the historic one- and two-story motels along Motel Row. In 2011, construction began on two more high-rises, Regalia, located on the northern border of the city along A1A, and The Mansions at Acqualina, located adjacent to the Acqualina Resort & Spa on the Beach.

Sorry for the bad shot. I took it through the glass.

Conceived as an experiment in modern living, it was the personal residence of Bob and Helene Alexander (the developer who was responsible for building most of Palm Springs' mid-century modern tract homes). It was featured in a spread in Look magazine in 1962. The Alexanders were killed in a plane crash in 1965. Elvis rented this house for himself as a quiet place to get away, and had plans to hold his wedding here until word got out and the press turned it into a circus, so they ran off to Vegas, instead. But it is famous as the home where Elvis and Priscilla Presley spent their honeymoon.

The current century old Miami-Dade County Courthouse at 73 Flagler Street will see a new neighbor rise across the street; the new 474-foot-tall, 25-story Miami-Dade County Civil and Probate Courthouse was approved by the Miami-Dade Rapid Transit Developmental Impact Committee back in February of 2021. Designed by HOK, the 537,968-square-foot courthouse building is anticipated to become one of the tallest governmental-use towers in Miami.

Plenary Group, an Australian infrastructure investment firm, is the developer behind the proposals for the new courthouse under Plenary Justice Miami, LLC. The narrow piece of property is located within the western portion of Downtown Miami, also recognized as a part of the Central Business District, and in close proximity to the Government Center Metromover Station and the Interstate 95; bounded by Northwest 1st Avenue to the west, West Flagler Street to the south, Northwest 1st Street to the north and the HistroyMiami Museum to the south. Being that the property is owned by Miami-Dade County, developers had to submit a bid to be selected, where Plenary Group’s proposal was picked as the winner, likely due to the lower construction costs for the project. Other competing proposals were submitted by M-S-E Judicial Partners LLC and Sacyr Infrastructure USA.

Renderings from HOK reveal several elevations with offset window forms, creating a jagged-like texture from afar. The structure will be made of reinforced concrete and clad in what appears to be light-grey masonry with hints of metal trims scattered throughout the building and large floor-to-ceiling glazed windows. The eastern elevation facing the old courthouse features a slightly protruding volume enclosed in glass as well.

Likely due to minimizing construction costs, Miami-Dade County is permitting the project to proceed overriding several regulations. The parking garage will not require screening, and only 11% of the site will be open space whereas the requirement is typically 15%. A building’s facade normally requires 40% glazing, but in this case it will be at 27%. The proposed development can have blank walls facing the public without an artistic expressions such as mosaics or murals, and 0 site trees will be planted, whereas the required amount is 30.

This is my third trial of X-ray Film develop using Kodak Carestream XMG with R09 One shot developer but something to solve remain still.

What a nasty old day we had last Sunday. I loved it! This was at just about the time, early in the afternoon, when the snow started to turn to rain. It's a familiar pattern in winter: mild air, fresh off the Atlantic, drives colder air ahead of it, contact between the two masses chilling the frontal boundary so that precipitation descends firstly as snow, rapidly turning to rain. Not many about on the A11, where it forms a by-pass around Thetford. Off right the handy BP garage is undergoing a refurb, amounting to a complete demolition and rebuild. It's southbound counterpart, visible through the denuded dripping twigs on the opposite side of the road, was given the same treatment back in the summer.

Those of you not interested in the photographic details may skip the rest, but I was getting a bit experimental here. For one thing the film was a Fuji Neopan 400, expired in 2003. It has been discontinued in 120 size: I'm not sure about 35mm. In view of the out-of-datedness, I de-rated it to 200ASA. When I looked up developing times I discovered that the times for the two developers I have to hand ...Ilford Ilfotec LC29 and Fomadon R09... were the same, if the R09 were diluted 1+25. I made up a half-and-half mixture of the two. This is the shot I like best. Others were OK and their lack of sparkle is probably due to the simple fact of poor mid-winter light. Not much we can do about that, but (23rd January) we have already gained 56 minutes of daylight since the solstice in December.
