Some Effective Ways for Tenant Screening

Being a #landlord, you might, sometimes, find yourself dealing with a tenant and ending up dealing with that person, only to find out that you have signed an agreement to face one of the biggest nightmares of your life. Nightmare tenants can put you in the stressful situations through unpaid bills, property damages, court fees, legal bills, and the list goes on. In the end, you may pay thousands of dollars in order to get some damage recovery.

There are some red flags you need to look for before letting a tenant live in your #property.

Beware of the bad employees

Some people talk with the business owners before giving one of their employees the property for rent. This discussion only lets you know about the income and employment status of the prospective tenant. If you want to know more about the person, you need to talk directly with the supervisors. They will be able to tell you everything about the prospective tenant. From there, you can make your mind whether or not you can give your property to the person.

Type of debt

Some of the landlords check the FICO score of prospective tenants just because someone would tell them to check the credit score. FICO score doesn’t tell the whole story. As a matter of fact, the tenant may work on some illegal measures to deceive you by showing good FICO score. The more effective way here is to check for the type of debt the prospective tenant is liable for. For instance, you can consider the words by Lucas Hall who is the founder of Landlordology:

I’d prefer someone with $200k in mortgage debt over someone with $20k in credit card debt.

The type of debt tells about the habits of your prospective tenant. If he/she is liable to pay higher amount due to overuse of #creditcard, you can predict the shopping habits of that person.

Abusive people

The best way to check if you are dealing with the abusive kind of people is to pay a visit to their current homes. Although there may be some clutter in the corner but that would be OK because they weren’t expecting guests. However, if there are holes in the walls, or if the #kitchen is completely out of order, or if the debris is scattered in unpleasant manner, you can certainly presume that these are not tenants you would want in your property.

Beware of white lies

You wouldn’t want to compromise over the honesty in any case. Therefore, you have to focus if your prospective tenant is telling a lie. Even the smallest of lie can make the entire application doubtful. You can ask questions about smoking habits, ownership of pets and monthly income. Verify these answers using your own information sources and check if applicant is telling a lie.
