Land values have grown significantly faster than house prices in every capital city. A minimum of 40 percent land component will maximize your capital and equity growth potential while a 60 percent building portion is still substantial enough to attract a decent rental amount to service most of your property investment costs. The ratio of the Building area divided by the land (site) area. Building area means the floor space of a building when looking down at it from the sky. Depending on the Land Use Zone category it is regulated within 30% - 80%, and a building has to be constructed within the specified maximum #BCR ratio in the zone.
Commercial and Industrial Land and Structure Considerations
A building classified as residential is one which is used as a dwelling by an individual or group of individuals and Provides separate family living quarters for less than four separate family units. Garages, barns and storage buildings located on a parcel with a residence and used in connection with the residential Use are classified as residential. A dwelling used for seasonal recreation and having living quarters for less than four separate family units is classified as residential property. Buildings not located on the same parcel as a residence and not used in connection with a residence should be classified as commercial property. An apartment building or other building with four or more family living units is classified as commercial property. Hotels and motels subject to license are classified as commercial property. Any building that is not exempt as a farm building or does not fit within the residential classification must be classified as a commercial building. A reasonable amount of land on which a commercial building is located must be classified as commercial. The sales comparison method is one of the more accurate methods of estimating market value. This method involves comparing the property being appraised to similar #properties that have recently sold and reflects the actions of buyers and sellers in the real estate market. A buyer or seller usually examines other available properties before negotiating a final purchase price.
The Retail Shopping Center or Mall
The difference between selecting the wrong #location and the right site could be the difference between business failure and success. Examine what kind of products you sell, as some goods will require certain types of locations. Convenience goods require easy access, allowing the customer to quickly make a purchase. A mall would not be a good location for convenience goods. This product type is lower priced and purchased by a wide range of customers. Specialty goods are more unique than most products and customers generally won't mind traveling out of the way to purchase this type of product. This type of store may also do well near other shopping stores. A shopping store usually sells items at a higher price which are bought infrequently by the customer. Furniture, cars and upscale clothing are examples of goods found at a #shopping store.
When considering visibility, look at the location from the customer's viewpoint. Can the store be seen from the main flow of traffic? Will your sign be easily seen? In many cases, the better visibility your retail store has, the less advertising needed. A specialty retail store located six miles out of town in a free-standing building will need more marketing than a shopping store located in a mall. If you plan to work in your store, think about your personality, the distance from the shop to home and other personal considerations. If you spend much of your time traveling to and from work, the commute may overshadow the exhilaration of being your own boss. Also, many restrictions placed on a tenant by a landlord, management company or community can hamper a retailer's independence.
