Before I attended the annual Grass Valley Fly-In and Open House last month held at Nevada County Airport I had never seen outside of Oshkosh Wisconsin of amateur-built aircraft or "homebuilts" because they are typically built in people's garages and basements. There were many many homebuilts at the open house, so I got to see them up close first-hand. This image is of a Hatz CB-1 that was on display at the airport that day. Technically the Wright Brothers 1903 Wright Flyer was a homebuilt & the Wright Brothers homebuilders because Orville and Wilbur didn’t depend on a factory to build their planes, successful and unsuccessful. So homebuilding has been a practice since the early days of American aviation and in 1953 the Experimental Amateur-Built Aircraft or EAA organization was born. New home sales are surging. New construction is on the upswing. And home prices are bouncing back. The trifecta of datapoints is enough for one economist to say the housing market has bottomed.
"So it appears to me that after about a year of some slowdown in general — in housing activity and disinflation and home prices — that we're now seeing a floor and then a potential rally," Brad Dillman, Chief Economist at Cortland, told Yahoo Finance Live (video above).
The biggest case for a rebound is coming from the new construction market.
Limited inventory in the resale market has prompted more buyers to flock to the new homes market. Sales of newly built single-family homes rose for the third month in a row in May, up 12.2% from April – and a 20% gain over last year, according to the government data released last week.
As a result, there were 428,000 new homes for sale by the end of May, which represented 6.7 months of supply at the current sales rate.
"That corresponds with some of the activity that we've seen in housing starts, in general," Dillman said. "The last housing starts print was very, very strong."
Data from the Census Bureau showed new construction for both single and multi-family units climbed 21.7% to a seasonally adjusted annual rate of 1.631 million units in May. That’s a 5.7% gain compared to a year ago and above the 1.4 million units economists polled by Bloomberg estimated. Permits to build also jumped 5.2% to an annualized rate of 1.491 million units in May from a revised 1.417 million the previous month.
"The new housing starts data would tell us that it's increasing again close to 1.7 million housing units under construction, that's enough to rebuild every house, every home in Connecticut, and then half of Wyoming," Dillman said.
The mass of homes under construction comes as homebuilders are staying ahead of the game, polishing their outlook for the year.
"With respect to demand, buyers are adjusting to higher mortgage rates and the continuation of a more stable rate environment is a positive factor," KB Home President and CEO Jeffrey T. Mezger said during the company's second-quarter earnings call.
Mortgage rates have settled between 6% and 7% this year, rising this week to 6.81% — the highest point of the year. Those elevated levels are one of the main contributors to the lack of affordability and have also encouraged rate-conscious homeowners to stay put rather than list their homes and move.
The deficit of homes has weighed on the sales of previously owned homes. The number of homes listed was at the lowest inventory count on record in May, the National Association of Realtors reported, adding to the high rate environment buyers also face.
"It's a challenge for anybody trying to buy a home today," Dillman said.

Thanks to the lack of inventory, homes are selling close to their record highs set last year, Redfin data found. The median sale price is down 0.9% annually, indicating the smallest year-over-year decline in almost four months. A typical home is going for $383,000, about $4,000 below last June’s all-time high.
"The market isn’t nearly as fast as it was 18 months ago, when homes were flying off the market for well over asking price, and it’s not as slow as it was six or seven months ago, when mortgage rates first shot up," said Oakland, Calif., Redfin Premier agent Andrea Chopp.
"Buyers should keep in mind that desirable homes are getting multiple offers and selling above asking price. And sellers should know that their home may not attract as much competition as their neighbor’s home did two years ago, but it will sell if they price it fairly and put effort into marketing. Things like making small repairs and staging are important again."

The Pitts S-1S Aerobat plane was seen at the 2016 Warbirds in Flight Air Show held at the New Century AirCenter held in Gardner Kansas.
The S-1S version of the original Pitts S-1C aerobatic airplane was designed to meet the needs of aerobatic competition in the United States and abroad, and it was so successful that it dominated the Unlimited category in competitions from the late 1960s to the mid 1970s. Most members of the 1972 U.S. Aerobatic team, which won the World Team title, and the two Individual World Champions, Charlie Hillard and Mary Gaffaney, flew S-1S Pitts Specials. Between the late 1960s and 1974, almost all U.S. national men or women champions flew an S-1S or S-1C. The Pitts continues to be competitive at all levels except unlimited and it is a popular sport plane.
In 1945 Curtis Pitts built the first of a line of aircraft that was to dominate aerobatic competition throughout the 1960s and 1970s and continues in most categories today-the Pitts Special S-1. Pitts began with an idea for an aerobatic aircraft that would defy gravity and be crisp on the controls. Rather than the larger pre-war biplanes, Pitts wanted something smaller that would climb, roll, and change attitude much more quickly. Instead of a large radial engine, Pitts built his aircraft around the new smaller and lighter horizontally-opposed engines. The swept wing allowed for access and center of gravity (CG) factors and made snap rolls snap more sharply. The resulting Pitts Special was revolutionary because of its small size, light weight, short wingspan, and extreme agility.
The prototype, S-1, was wrecked about two years after its first flight. Number 2, S-1C, with a slightly longer wing and fuselage and a Continental C-85-F5 engine, was built in 1946 and was given the experimental registration number NX86401. Aerobatic pilot Betty Skelton purchased this aircraft and gave it a new registration number, N22E, and a name, The Little Stinker. It is also in the NASM collection. Skelton and Caro Bayley both flew Pitts Specials to win women's championship titles in the late 1940s and early 1950s. Pitts later drew up plans for homebuilders.
The Pitts design continued to draw interest from aerobatic pilots but Curtis Pitts realized that he needed to modify the S-1C to make it competitive on the international scene. The result was the S-1S in 1960. Pitts built the first models for Bob Herendeen, Mary Gaffaney, Gene Soucy, Tom Poberezny, and a friend built one for Charlie Hillard.
The S-1S competition version has four ailerons (to boost the roll rate), symmetrical airfoils (allowing the aircraft to perform maneuvers from any attitude) and generally, a 180-hp Lycoming engine for more power. The S-1S gave U.S. aerobatic pilots the equipment they needed to compete successfully in international contests. Five members of the winning 1972 U.S. Aerobatic Team flew the S-1S and two flew the Pitts S-2A. In addition, two pilots on the British team flew S-1S Pitts in the 1972 World Championships, and the Canadian team was equipped with S-1S and S-2A Pitts when it entered world competition for the first time in 1974.
In 1972, the S-1S was granted an Approved Type Certificate by the Federal Aviation Administration and the first production S-1S was built at the Pitts factory in Afton, Wyoming. Preceding it in production was the two-seat S-2A, the first truly competitive aerobatic machine commercially produced in the United States. Several Pitts aircraft designs are now sold by Aviat, Inc. of Afton. The Pitts remains the standard for advanced aerobatic training. Curtis Pitts' classic design is a recognized symbol of excellence in sport aviation.

From Battersea Bridge, look east and you can see Albion Wharf, Norman Foster's latest residential project, a 10-storey silver zeppelin glinting in the sun. In itself this is perhaps an intriguing object with its rippling skin and curvaceous form, but it demonstrates the trouble with the new generation of riverside apartments. It represents both a jump of scale and the rapid process of filling in the remaining gap sites along the Thames, to create what will soon be a continuous strip of buildings. Which, in effect, turns the Thames into a kind of culvert.
Ten floors sounds modest enough set against the 49-floor tower planned for Vauxhall, but Albion Wharf and many other schemes like it form the backdrop to the network of two-storey terraced streets immediately inland. Walking down one of them with the back side of Albion Wharf looming over you like an ocean liner in dry dock, is to have your nose rubbed in the fact that there is a private party going on to which you have not been invited, another London very near by in which you are not welcome.

It is amazing to see how much open land there still was at this point in time on the mauka (inland) side of Kalakaua Avenue compared to the makai (ocean) side. But that would be changing quickly looking at the platted lots ready for homebuilders and businesses in the upper right quadrant. Vintage but undated Kodak Hawaii real photo postcard.

Benjamin Child House (1751) in East Woodstock, CT
This house along Doctor Pike Road was built in 1751 by Benjamin Child who was a prolific homebuilder who built many homes in Southeast New England. He built this one for himself to live here. He lived in that architectural beauty until his passing. I believe one of his sons took over that residence shortly after. This house was built twenty five years before the United States declared independence from British forces in 1776.
This house was originally a Saltbox house which was later converted to Federal Colonial home when an expansion was added (the roof angle on both sides on that house with a third-story window measuring 12", the second-story measuring 9" and the original story measuring 6").
This is one of the oldest surviving houses (or buildings) anywhere in Woodstock.
There is a red farmhouse adjacent to that house.
The interior of that house resembles that of the 20th century renovation.

Foster Ave. in 1908 (with additions in 1929), and the congregation quickly grew to more than 2,000 members. The sanctuary has beautiful Swedish stenciling along the ceiling, stained glass windows that are the largest of their kind and an intricate altarpiece. A 1987 remodeling carefully preserved the historic elements of the sanctuary. The stairs to the balcony on each side are of different styles; lore has it that the architect, also a prominent local homebuilder, constructed them to show prospective clients two options for staircases.

Sign by an irate homeowner on the wall of his home at Mare Island, California. The owner, Bill Kearney, complains that, after years of litigation with the home-builder Lennar Corporation, a home construction and real estate firm based in Miami, Florida, that over $100K in construction defects remain unresolved. He terms his home the "Lennar Lemon".
Mare Island is a peninsula in the city of Vallejo, California located 23 miles northeast of San Francisco. It had, since 1850, been reserved for government use. In 1993 Congress approved the closure of Mare Island Naval Shipyard (the oldest shipyard and naval facility on the West Coast) and a vision of rebuilding the island as a vital place where people lived and worked was undertaken by the city of Vallejo. In 1998, the city of Vallejo contracted with Lennar to develop 650 acres of the eastern portion of Mare Island into a multi-use community.
