Good morning guys! Today's #dailyvlog is up! Another busy day, I'm actually feeling quiet overwhelmed for most parts. Had lots to do at work and sometimes you keep feeling like your not actually getting much accomplished.

An old manager of mine use to tell me this: "When you do a good job, you get rewarded with more work! 😅" So I mean... Keeping busy is a good thing.

Anyways that said- this is a new chapter in my life trying to balance out multiple things and yeah I just thought I'd share you guys what's happening with me. 😊

அரசு வழிகாட்டி மதிப்பு : அறிந்து கொள்ள வேண்டிய விஷயங்கள்

1. நிலங்களை வாங்கவும், விற்கவும், செய்யும் பொழுது அரசுக்கு கட்ட வேண்டிய வரியை முத்திரைத் தாளாய் வாங்குவோம். அப்படி முத்திரைத்தாள் வாங்குகையில் எவ்வளவு தொகைக்கு வாங்க வேண்டும் என்று இந்த வழிகாட்டி மதிப்புதான் சொல்கிறது.

2. ஒருவர் இடம் வாங்கும் பொழுது கிரையம் நிச்சயித்த விலைக்கு 7% முத்திரைத்தாள் என்று சொன்னால், மக்கள் கிரயம் நிச்சயித்த விலையை விட கிரைய பத்திரத்தில் மிக குறைவான விலையை காட்டி குறைவான அளவுக்கே முத்திரைத்தாள்களை வாங்குவார்கள். இதனால் அரசுக்கு இழப்பு ஏற்படும், அதனை தவிர்க்கவே அரசு வழிகாட்டி மதிப்புகளை உருவாக்குகிறது.

3. வழிகாட்டி மதிப்பை நிர்ணயித்து விட்டால், அதன் மதிப்பை விட குறைவாக விற்றாலோ (அ) அதிகமாக விற்றாலோ அவை பற்றி அரசு கவலைபடவில்லை. ஆனால் வழிகாட்டி மதிப்பிற்கு முத்திரைத்தாள்கள் வாங்கிவிட வேண்டும்.

4. வழிகாட்டி மதிப்புகளை கிராமப்பகுதிகளில் புல எண்கள் அடிப்படையிலும், நகரப்பகுதிகளில் தெரு பெயரின் அடிபடையிலும் நிர்ணயிக்கின்றனர்.

5. கிராமப்பகுதிகளில் கிராம நத்தம், & மனைக்கட்டு பகுதிகளில் வழிகாட்டி மதிப்பு அதிகமாகவும், வயற்காடு, கழனிகளில் குறைவாகவும் இருக்கும்.

6. நகரப்பகுதிகளில் அகல மனை சாலைகளில் உள்ள இடங்களில் அதிக வழிகாட்டி மதிப்பும், குறுகிய சந்துகளுக்கு குறைந்த மதிப்பும் இருக்கும்.

7. வழிகாட்டி மதிப்பிலிருந்து குறைவாக பத்திரத்தில் காட்டி போட முடியாது. ஆனால் அதிகமாக காட்டி பத்திரம் போடலாம்.

8. உங்கள்/ தெரு / புல எண்ணில் பக்கத்து நபர் வழிகாட்டி மதிப்பை விட அதிகமாக பத்திரத்தில் காட்டி பத்திரம் போட்டால் அதுமுதல் அந்த அதிக மதிப்புதான் அந்த பகுதியின் வழிகாட்டி மதிப்பு ஆகும்.

9. அரசு நிர்ணயித்து இருக்கும் வழிகாட்டி மதிப்பு மிக அதிகமாக இருக்கிறது என்று கிரையம் வாங்கும் நபர் உணரும் பட்சத்தில் , தாங்கள் விரும்பும் மதிப்பில் முத்திரைத்தாள்கள் சட்டம் 47 (A) ன் கீழ் பத்திரம் பதிவு செய்யலாம். பிறகு மாவட்ட பதிவாளர் நேரிடையாக வந்து கள விசாரணை செய்து, பிறகு கிரையபத்திரம் கிரயம் வாங்கியவருக்கு கொடுக்கப்படும். அதுவரை மேற்படி பத்திரம் கிடப்பில் (Pending) இருக்கும்.

10. புதிய வீட்டு மனை பிரிவுகளை அமைத்தாலும், அந்த இடம், பதிவுத்துறை ஆவணங்களின், வழிகாட்டிமதிப்பு வயல் நிலத்திற்கான மதிப்பாகத்தான் இருக்கும். அதனை மனை மதிப்பாக Conversion செய்ய புதிய வழிகாட்டி மதிப்பு (Fixation) செய்ய மாவட்ட பதிவாளருக்கு மனை பிரிவு உருவாக்குவர் மனு செய்தால், மாவட்ட பதிவாளர்கள் ஆய்வு செய்து மதிப்பு நிர்ணயிப்பார்.

11. முத்திரைத்தாள் சட்டம் 47 (A) ல் பத்திரப்பதிவு செய்து, களவிசாரணைக்கு மாவட்ட பதிவாளார் வந்தோ, (அ) வராமலோ உங்கள் பத்திரம் ரொம்ப காலம் ரிலீஸ் ஆகாமல் நிலுவையில் இருந்தால், அவற்றை பதிவுதுறை பொதுமக்களுக்கு கொடுக்க “சமாதான் திட்டம்” என்று அறிவிக்கும், அப்பொழுதும் 3 ல் 2 பங்கு பணம் கட்டினால் போதும் என்றவாறு அறிவிப்பு இருக்கும். அதனை பயன்படுத்தி மக்கள் பத்திரங்களை பெற்றுக்கொள்வார்கள்.
