MIRESH JESANI of Optimum Heating Solutions Ltd in London was asked to service a boiler. The customer showed Miresh to the side of the house where the boiler was fitted behind an access door with a cut-out for the flue. When opened, the access door was catching on a screw protruding from the flue, pulling the flue from the boiler and so making the situation Immediately Dangerous. The pictures show how the door was catching the screw, and also the customer’s makeshift flue support. Having gained the customer’s authorisation, the boiler was eventually isolated.

KRIS HARGRAVE was commissioning a new boiler in Byermoor, near Gateshead, and at first all the gas checks seemed fine. The gas rate and flue gas analyser readings were all perfect. However, when the inlet/operating pressure was checked it became apparent there was a problem. Despite carefully calculating the pipe size for the new gas run, the operating pressure was dropping from 20mbar at the meter to 4mbar at the boiler. The new pipework was checked and confirmed as correct, and the problem narrowed down to half a metre of existing pipework beneath the meter box.

 

The pipework was cut into, revealing it to be full of debris as shown. The problem had not been discovered despite the old back boiler/fire and cooker being recently serviced. Kris isn’t sure where the debris came from but suggested theories from other fitters include lead pipework being to blame. The old pipework was replaced and as a precaution the new gas run was cleaned with air to make sure it hadn’t been contaminated.

 

MICK LINSKY was recently asked to service this fire in Cleckheaton which was fitted three years ago by another installer. The piping in the catchment area hadn’t been protected and the firebox had also corroded badly. The customer had previously had a coal fire in a Rayburn, and it seems the flue hadn’t been dealt with adequately.

Tracey Wilkinson, from Silsden, near Keighley, was carrying out an annual Landlords Gas Safety check on a caravan when she found the fire to be burning incorrectly. It turned out to be caused by the oxygen depletion device being blocked with pet hairs. Judging by the soot and discolouration around the fire,

this had obviously been blocked for some time. The customer had been bypassing the safety device and lighting the appliance

CO-opted with a gas lighter, which was found next to the fire. Further investigation showed the carbon monoxide alarm – which obviously had been triggered and was causing a nuisance – had been taken apart and the end-of-life wire snipped. The tenants had bypassed two critical safety features, endangering their lives rather than taking five minutes to report the problem to the landlord.

Iain Foreman from Perthshire sent this photograph showing a balanced flue in a

roofed-over ‘sunroom’. His company had been asked by a client to prepare a survey for a new boiler after the end-user had asked for a service on the old boiler and to be added to the service cover they provide. The service engineer of course capped and labelled the appliance as Immediately Dangerous with the householder’s permission. The householder had built the

sunroom approximately five years previously and had actually incorporated a vent in the roofing to allow the gases to escape. The householder did not see the significance of not having the appliance serviced regularly until it was pointed out that in not doing so he had placed the family’s safety at risk. The boiler has since been replaced and relocated.
