picture a big huge box that looks like it's 3 stories from the outside. divide it in two levels. entrances are at street level so you have to go up or down to get to a level. the lower level is partially underground in the basement. the above level is the one we'd take. the entrances to the space are currently stairs from the street. there's a roll gate, but the level it is at right now isn't really useable. but they said they'd fix it.

it totally needs alot of work but the landlord is willing to build it out to our specs and negotiate on rent.

yes. there's water on the floor. that's because the roof is brand new and they haven't actually put in the vents yet and there are some holes that will be fixed before us (or some other tenant) comes in to rent it.
