Arbor Point Problems.

There are a few major problems with this site. The spot I chose is Arbor Point, the mixed development next to Wellington Station. The Traffic circulation is terrible. The location of the entrances causes traffic and congestion in an all ready dangerous intersection. The main street is also a wind trap and is essentially continually in shadow.

 

The criteria that this place fails is connectivity, usability and comfort. The entire area is a major traffic headache. Because this area is between two major highways the planer seems to have tried to cram as much real state in a small area without thinking through the entrance ways or the creation of shadow and wind. As a frequent pedestrian there is no convenient walk way into the development and I am always forcing my way to the T because of the strong winds.

 

Now looking more closely at the area the entire circulation and urban form could have been thought through much better. I would potentially remove one of the entrances and put in a stop light at the other. To be honest I am not sure exactly how to solve this dangerous issue. Its a tough area to work with traffic wise because the entire traffic circulation is a huge problem and should be totally resigned. 60, 16, and 28 all converge causing a six way intersection in front of Arbor Point.
