St. Elmo, Colorado
St. Elmo is billed as a ghost town. This is about as ghost-y as it gets. With a bed and breakfast that operates year round, it's not a ghost town like, say, Gilman, CO or Densmore, KS. That being said, St. Elmo is on the National Register of Historic Places and it's good to see that the state of Colorado is taking an interest in its history and preserving it.
On the other hand, some people claim it is haunted and has the most paranormal activity of any town in Colorado, so maybe it really is a ghost town.
