UFCW 425 Merrick Avenue exterior
The UFCW Local 1500 new office building is a new structure located at 425 Merrick Avenue a on a two acre site in Westbury, New York. The site for the building presented challenges associated with high ground water elevations along with the classification that the site was formerly listed as a New York State Inactive Hazardous Waste Disposal Site, wherein a series of septic system and storm water run-off drywell structures were subject to assessment and subsequent closure under the supervision of the County and State. Additional Challenges included the installation of the water and gas utilities on a very busy street and within a highly congested array of other underground utilities.
This “Ground-up” development of a two story structure with a full basement implements the operational needs of UFCW Local 1500. The building exterior is designed with a modern look, comprised of brick, glass curtain wall, and Dryvit. The interior architectural features that add elegance and a state of the art feel include a Large Open Atrium at the Entry (with a balcony), Mahogany Wall Panels, Ceramic Tile Common Area Corridors with Chair Rail trim, and sleek, pocketed, light filtering window blinds.
Significant grade changes required the installation of an engineered retaining wall that runs the length of the North side of the buildings. Baldassano Architects chose a very attractive Century Keystone that, in addition to serving its structural need, presents a very functional and attractive architectural feature for the overall project.
The facility design incorporates features that include a Board Meeting Room, Conference Rooms, Large Training Rooms with moveable partitions and bullpen space, an In-house Legal Suite, Large Break Room, Reception, Passenger and Freight Elevators, Executive Suite, Mail Room, Basement Area Receiving and Storage Accommodations.
The project maintained a 9 month Construction Schedule that accommodated the owners needs for occupancy and the budget was maintained with substantial shared savings.
