A GMC Terrain and Chevrolet Equinox oil consumption class-action lawsuit alleges the SUVs have been defective since 2010.

 

Plaintiffs Patrick Sanchez, Mark Stauber, Sally Stauber, Jacob Ross-Demmin and Jennifer Herrington filed the proposed class-action lawsuit about 2010-2017 Chevrolet Equinox and GMC Terrain vehicles with EcoTech 2.4-liter engines.

 

The plaintiffs claim excessive oil consumption causes a long list of problems, including engine misfires, stalls, shutdowns, fouled spark plugs, unexpected power loss and SUVs that jerk.

 

In addition, the lawsuit alleges the low oil levels cause knocking engines, damaged timing chains and the danger of fire is always there when the engines overheat.

 

The allegedly faulty engines cause too much oil to enter the combustion chambers, something General Motors has allegedly known about since before 2010. The plaintiffs claim defective piston rings, including both “compression” and “oil” rings, can't handle the high compression ratios of the engines.

 

The piston rings are allegedly too thin and aren't coated adequately. The lawsuit also says GM used low-tension oil rings that do not maintain sufficient tension to keep oil in the crankcase within specifications.

 

In the end, the plaintiffs claim the EcoTec 2.4-liter piston rings can't maintain a sufficient seal within the crankcase. The engines also contribute to the oil consumption due to spray jets that spray oil onto the piston skirts and cylinder walls.

 

This oil spray overloads and fouls the piston rings, sending oil past the piston rings into portions of the engines where oil is not intended to go. The oil either allegedly burns off or accumulates as carbon buildup on the combustion chambers. This supposedly is not common in other engines with wider piston rings.

 

The lawsuit also alleges the positive crankcase ventilation systems in the engines are defective because the vacuuming process contributes to excessive oil consumption.

 

Although the SUVs have systems to warn drivers of low oil pressure, the lawsuit alleges the systems don't provide warnings early enough to prevent engine damage.

 

According to the oil consumption lawsuit, GM created a campaign in February 2012 to reprogram the oil level monitoring systems to reduce the recommended oil service intervals. The plaintiffs claim the automaker developed the program no later than December 2012, and the entire reason for the program was GM's knowledge of oil consumption problems.

 

The GMC Terrain and Chevrolet Equinox oil consumption class-action lawsuit was filed in the U.S. District Court for the Northern District of Illinois – Sanchez, et al., v. General Motors LLC.

 

The plaintiffs are represented by Greg Coleman Law PC, Whitfield Bryson & Mason LLP, and Wexler Wallace LLP.

Who pays when someone without insurance shows up in the ER?

   

WASHINGTON — If an uninsured patient shows up in the emergency room, who pays? The hospital? Taxpayers? The patient? Other patients?The question is important as Republicans debate health care legislation that could result in more than 20 million fewer Americans having health insurance in ten years. If that happens, some people will go without care. Others will show up at hospitals, but won’t be able to pay their bills.The year the Affordable Care Act passed, hospitals provided about $40 billion in “uncompensated care” — that is, care they were not paid for. That was nearly 6% of their total 2010 expenses.A 1985 federal law requires emergency departments to stabilize and treat anyone entering their doors, regardless of their ability to pay.But that doesn’t mean the uninsured can get treated for any ailment.“There’s lots of medical care we want to consume that’s not an emergency,” said health care economist Craig Garthwaite, an associate professor, and director of the healthcare program at Northwestern University’s Kellogg School of Management.

   

It also doesn’t mean that hospitals won’t try to bill someone without insurance. And the bill they send will be higher than for an insured patient because there’s no carrier to negotiate lower prices.As a result, the uninsured are more likely to be contacted by collection agencies, as they face problems paying both medical and non-medical bills. While hospitals average 7% profit margins, uncompensated care costs can be more than 5% of revenue.Hospitals do get help with the unpaid bills – from taxpayers.The majority of hospitals are non-profits and are exempt from federal, state and local taxes if they provide a community benefit, such as charitable care. Hospitals also receive federal funding to offset some of the costs of treating the poor.The ACA scaled back those payments in anticipation that hospitals’ uncompensated care costs would go down. The GOP proposals to overhaul the ACA would reinstate the payments while making changes to Medicaid and private insurance subsidies that the nonpartisan Congressional Budget Office estimates would result in more than 20 million fewer people having insurance by 2026.The return of extra federal payments to hospitals for uncompensated care wouldn’t be enough to offset the unpaid bills, according to an analysis by the Commonwealth Fund. The study examined the Medicaid changes included in the bill that passed the House in May, and co-author Melinda Abrams said the effects of the Senate’s pending proposal would be at least as great.Hospitals’ operating margins in all states would decline. And hospitals in most of the 31 states which expanded Medicaid under the ACA would have negative operating margins by 2026, according to the analysis.“Ultimately, you have to cut services, fire people, or both,” Abrams said. “It is shifting the burden of the cost. I’ve used this pattern a few times, in fact I’m on my second one as the other one was a little worn. It’s a great basic shirt pattern with a few options and cup sizes.

 

This is my lovely sister modelling the shirt for me.

I couldn’t pattern match easily as the repeat was too big and would have taken far too much material so I just made sure that the large circles were sort of in the same place.

 

I have made it using the instructions as written but also sometimes my own way. I now use a different method for the collar, see this tutorial from Four Square Walls.

 

For this version I used a lovely vintage patterned silk crepe de chine from Til the Sun Goes Down which I bought at The Stitching and Knitting Show in Harrogate. I used silk organza for the interfacing as it gives a nice crisp finish to the collar and cuffs. For this version I decided to do mock felled seams (I serged the seam then topstitched) as I wanted to use my new overlocker/serger. I also reversed the construction of the front band and stitched in the ditch as I didn’t want to topstitch.

I basted the organza onto the fashion fabric with silk thread in a bright colour so I could easily remove it after stitching.

 

I basted the front band to keep everything in place until after I’d finished the buttonholes.

   

Overall I was pleased with the result but in the end it was slightly too long for me so I gave it to my sister who was very happy!

This was a bit of an experiment using silk Chantilly lace and silk satin cuffs and collar. I used silk organza as interfacing and for the yoke as support.

The one item I was looking hard for on Black Friday was a new mesh Wi-Fi system to replace my aging and slowly dying Luxul hardware.

 

I was having major issues with range and dropouts as well as speed hiccups. I wanted to replace it with a system that can work with nodes that can be both hardwired and wireless. I looked at several different options on Black Friday and went with the TP-Link Deco M5 Mesh Wi-Fi System that includes three nodes. Here is my review.

I am currently using a Luxul XWR-1750 router, two XAP-1500 wireless access points (WAPs) connected via power-over-Ethernet, a 24-port switch and an 8-port switch. I had the XWR-1750 in the center of my house with the XAP1500s placed high up on the far sides of my house to cover everything thoroughly. I installed fresh Cat6 cable to each XAP-1500 with the runs to each being 50 feet long and the WAPs mounted 12 feet high. The farthest devices are my wireless cameras, with one being about 30 feet from the nearest WAP. My network load and requirements are high, I have about 40 devices including five tablets and phones, five smart TVs, two Amazon Fire Sticks, nine wireless cameras, three Wi-Fi light switches, seven zones of Sonos, and a handful of other devices. All of them are in a 2500 square-foot space with metal studs on the inside and concrete block exterior walls. It’s important to note that I had three wireless access points in my current system and I am only using three in the new system to keep the comparison as apples to apples as possible.

I have used the Eero system in past and while I considered buying it, I couldn’t find a good deal on it during Black Friday and $500 was quite steep compared to other products I wanted to try. It is my reference system for this review.

 

Setting up the TP-Link was just as easy as the Eero – download the app, follow the step by step directions to set up the first node as the router, then you can place the next two nodes farther out in your house. The first node must of course be wired to your modem (ensure your modem is in bridge mode!). I then wired in the second node were one of the Luxul WAPs was located. For the third node, I wanted to install it farther out than the second, but I had no way to get Cat6 to that location. Just like Eero, it’s trial-and-error when setting up nodes wirelessly. Plug it in and if the system sees and says it has enough strength, you’re good. If not, you must move it closer to another node in the system. Overall setup time was about 10 minutes, with two nodes wired and one wireless.

 

Setup

 

After the nodes were in place, that’s about it. You can set the SSID and password up and see what devices are online, blacklist any devices you don’t want on your network and run speed tests. All this can be done from the app. There’s no need to enter an IP address and log in to each access point on your network to make changes. It’s very easy to use and maintain and setup is a breeze.

In Use

 

I noticed immediate speed increases in my network, all my cameras now load in 1-3 seconds rather than the 3-8 seconds it took before. Dropouts are gone, range is nearly doubled, and my speeds are much higher than before. Reliability so far has been good, but only time will tell. Pictured here are my current speeds.

 

What I don’t like

 

The one thing I don’t like about this system is that it’s less powerful than the Eero system. With Eero, I can mostly ignore walls and place nodes 30 feet or more apart. The TP-Link system was fussy about distances greater than 20 feet between nodes. If you need to cover a lot of space wirelessly, I would suggest the Eero system over this one. TP-Link really does like to be hardwired, the wireless nodes work, but range is far better with a wired connection.

 

Conclusions

 

It’s the best $140 I’ve ever spent. I had my doubts about the system at first glance and thought I would be returning it fast. While it doesn’t have the power of something like the Eero, it’s less than one-third the price. If I want more range, I can buy three more nodes and still be at half the cost of the top-end Eero system. While TP-Link isn’t perfect, it does the job well and it is very easy to set up. Highly recommended!

Throughout the synthwave explosion of the 2010s, few artists in the genre have been able to intrigue me as much as PYLOT.

 

My interest in PYLOT came about, not only because of the mystery of the producer behind the project (or even the stream of consistently good releases that were being put out under the “PYLOT” moniker, for that matter), but because artists who are as attentive to concept, story and lore as PYLOT are few and far between.

 

As a matter of fact, PYLOT has always been more of a character than a typical “music producer.” For those unfamiliar, PYLOT is the protagonist of a story that began taking shape over four years ago. Starting with “After Dark” (released on Monstercat), each of PYLOT’s releases were accompanied by journal entries that guided listeners through a completely new world, allowing them to make discoveries and meet new characters as the protagonist did.

 

Even with PYLOT going independent following the release of the Shadowtask EP, one thing remained consistent across all releases: the story. Label or not, PYLOT continued writing journal entries that helped thrust the character –and project– forward in a meaningful way, whilst also enticing and captivating listeners at every corner.

 

PYLOT recently joined the FiXT Neon roster –which currently houses artists like Scandroid, Sunset Neon and Fury Weekend– and it looks like, thankfully, things haven’t changed. Gearing up for the release of his second studio EP Solai, PYLOT has taken the liberty of giving listeners a taste of what is undoubtedly the next big arc in his narrative. Solai drops in full this Friday, March 22nd, but we’ve teamed up with FiXT to give our readers an early listen of the EP’s fourth track “Faded Light.”

 

Though more subtle and relaxed than most entries in PYLOT’s discography (and also the lengthiest), “Faded Light” is a huge highlight from the EP nonetheless. Following on the heels of the much more heavy-set “Alice” and “Lost,” the song will sure catch listeners off guard with the beautifully atmospheric piano in the intro, as well as some light acoustic guitar strumming.

 

“Faded Light” also manages to intricately weave in layers of blissful melodies and retro beats that make the song out to be a true synthwave masterpiece, albeit a little bit outside the typical synthwave formula. Definitely not a track to miss out on!

Bring Me The Horizon’s 2013 album Sempiternal was a massive hit, with tracks like “Shadow Moses” and “Sleepwalking” garnering tens of millions of plays alone. And with the release of their latest album amo and accompanying tour, all of the emo kids who now listen to dance music felt a renewed connection with the band.

 

The album begins with the anthemic “Can You Feel My Heart,” which has just been reimagined by Varien with help from Andrew Zink. This new version stays very close to the original, only with updated vocals and cleaner, more refined production. The original, though beloved, and even released as recently as 2013, still sounds horribly dated in comparison to Varien’s highly mastered take.

 

There are some slight differences in the overall arrangement as well — note the absence of the acoustic guitar in the verse at 1:24 in the cover versus the original.

 

Varien explains, “This song means a lot to me, so I wanted to do my own version of it. Now, many people might be expecting something wildly different, perhaps some remix of it or a different type of cover, but my intention was to create a 2019 version: wide, club-friendly (wink wink to you DJs who play out metal, this sounds GOOD live), bigger, more epic, more Varien, more everything. Bringing out the beauty in this song. I have plenty more metal, but also plenty more industrial, cyberpunk, and overall pure badassery planned for this year following this cover. I hope you love it!”

Advanced Specialization Program (ASP) is the prestige system in PlanetSide 2. It is intended to provide veteran players with additional perks and unlocks that provide small gameplay bonuses and allow players to expand their loadouts with more options, including cross-class equipment.

 

How to access ASP

 

Any Battle Rank 100 character can enroll into ASP using the “My Character” screen of the main menu. Enrollment is free of charge for premium members. You don’t have to keep the membership once you enroll into ASP.

 

Non-members have to pay 10 000 (ten thousand) Certification Points to enroll, which, incidentally, is a maximum amount of certs a non-member character can have.

 

Upon enrollment, your character’s Battle Rank will be reset to 1. You will keep all your unlocks and certifications. You will also receive a new icon and title, and you will have a star icon near your Battle Rank number.

 

Your new maximum Battle Rank will be set at 100, which means your character will no longer be able to reach Battle Rank 120. If additional decals and titles are important to you, consider reaching BR120 before enrolling into ASP.

 

At Battle Ranks 1, 25, 50, 75 and 100 you will earn an ASP token, which you can spend on ASP unlocks.

BREAKING: This is the title of Shah Rukh Khan and Aanand L Rai’s film!

While there have been several reports doing the rounds about the forthcoming film of Shah Rukh Khan, here is a major revelation about the same. His next with Aanand L. Rai has now finally received its title and it is called Batla.

From what we hear, the film has been titled Batla since Shah Rukh Khan will be playing the role of a dwarf. Aanand L. Rai recently during an interview had stated that while the film was often being referred to as the dwarf film, he maintained that it is beyond the character of a dwarf and is a story about a man and woman.

Ever since its inception, this film has had many speculations around it from the title to leading ladies to news about SRK playing a double role. While the filmmaker denied all the reports about the superstar’s double role, it was later also unveiled that Katrina Kaif and Anushka Sharma will be playing leading ladies in the film. Interestingly, Shah Rukh Khan’s last release Jab Harry Met Sejal too featured Anushka Sharma as his leading lady.

As for this one, the other details of the film continue to be kept under wraps. It has also been learnt that the film will be heavy on VFX and will require extensive work on that front.

Batla, which went on floor just a few months ago, is expected to release next year.

Today, to celebrate and thank the 4 million strong State of Decay 2 community, microsoft is releasing the Zedhunter Update to Xbox Game Pass subscribers and current players for free. Players will get this pack, which adds a wealth of new options and ways to enjoy the game, as part of a content update beginning today – it’s their way of saying thanks to the 4 million of you who have supported their game since launch.

 

At X018 last weekend, they provided some initial details for the Zedhunter Update; and how it brings new weapons and gameplay items to your community; but now they’re ready to give you a deeper dive into the Zedhunter Update’s additions. The Zedhunter Update integrates into your main community game and adds an iconic zombie-slaying weapon: crossbows, with eight new types now available! This is big, as crossbows are silent and powerful weapons – for example, scoped crossbows can more easily score headshots without drawing any attention or aggression from other zombies nearby.

 

Crossbow bolts can also be recovered afterwards (making them the eco-friendliest post-zombie apocalypse weapon around), and unlike traditional firearms, crossbows never jam or break. Because they’re powerful, efficient and silent, using them against a plague zombie gives you a higher chance of extracting a plague sample. The new crossbows might be your go-to weapon, but the Zedhunter Update also comes with three new melee and three new close-combat weapons for the more hands-on and stealthier survivor – giving you plenty of swords and knives to fight enemies with.

 

Expect even more customization options in the Zedhunter Update; the content update will include the ability to reset a survivor’s core skill specializations. If you ever wanted to switch your Cardio from Marathon to Backpacking you can read a new training manual and then change the specialization of that core skill – though be aware that the trade-off is that you’ll gain experience for this new skill slower than usual. Additionally, we’ve added six new “quirk skills” (like “Hygiene”) which provide new buffs to your survivors or to your community; you can find these skill books by tracking down the Skills Trader when that character visits your town.

 

One other gameplay addition we’re excited about is the addition of three new potent plague consumables. These can drastically enhance your survivor’s abilities; but we should mention that they’re basically poison to humans since they involve consuming a touch of plague infection. Maybe a little infection is worth it for the ability to see in the dark or sneak past zombies without drawing their attention; it’ll be up to you to decide.

A few years back my lifestyle and work changed, so I needed a car for work that could handle tons of miles, get great MPG, and never break.

 

I bought a 2014 Toyota Corolla S to put the work miles on and save my other car from the wear and tear of Florida’s highways. But I quickly found that I hated the sound of the factory audio system. I didn’t want to upgrade the expensive in-dash head unit since it also controlled other parts of the car and was used by the backup camera. So, I decided to upgrade the speakers to see if I could squeeze any more audio quality from this otherwise unremarkable Corolla.

Where I live in Florida, we have high humidity, hot weather, and lots of rain, so I went with a marine grade speaker by Polk Audio. They were not direct replacements for the speakers currently in the car, rather, I simply purchased drivers that fit the holes and matched the sizes of the stock speakers. I removed the old units with a metal drill bit to remove the rivets. I cut the wiring harnesses off and used blue butt connectors to wire in the new speakers. I then installed Dynamat sound-absorbing material behind the speakers and secured them with self-tapping screws, since the old rivet patterns were proprietary to Toyota speakers.

 

The hardest part was removing the door panels to get to the speakers in the front doors. Luckily, I didn’t have speakers in the rear doors, which would have made for twice as much work. I watched YouTube videos to learn how to remove the door panels and rear trunk cover. The trunk speakers were easy to get to but difficult to install and wire in. I didn’t touch the tweeters in the upper front doors because I couldn’t find products that matched the Polk speakers I was installing.

 

Cost

Polk Marine speakers – $85 for all 4

Time – 3 hours and 45 minutes

 

How did it affect the sound?

 

Midrange and low frequencies were much improved while highs remained about the same. The sound felt much more solid and less airy than the stock setup. The improved midrange made the biggest impact. Music now feels more alive and not just like a background noise in the car, it was better but still not great. Lows were improved, but not as much as if I’d added a subwoofer.

I had expected a bit more from the upgrade with the speakers and Dynamat, but really the music just wasn’t there. I am not saying the stock speakers were in any way good, but the improvement was marginal at best. For as much as I drive though, it was a small improvement for a small investment at best, which is the only positive to this upgrade project.

 

Was it worth it?

 

It was a fun project, but given the cost in time and money, it was not worth doing. Unless you have a speaker that’s gone bad and you need to replace it, then it’s not really worth the effort to replace them with something better. You also need to upgrade the power amps and add a sub to hear a significant difference in sound quality. I would first suggest looking into cars that already have a premium audio system installed. I have owned Audis in the past with Bose systems that sounded great.

 

Car audio is quite the challenge to get right, after all we do spend a lot of time in our cars. I also don’t think better speakers would have helped here, the pre-amplification and amplification stage also needed an upgrade. It’s like installing a high-end cartridge on a low-end turntable, it’s better but not by much. If you have any questions, leave them in the comments below!

After Jai Gangaajal last year, starring Priyanka Chopra, Prakash Jha is all set to begin his next directorial. The filmmaker who produced the successful Lipstick Under My Burkha (directed by Alankrita Shrivastava) recently, is currently working on two scripts – both sequels of his earlier films. One of them may have Katrina Kaif and the other script is being written for Priyanka Chopra.

Says a trade source, “Prakash Jha is very happy about the critical and commercial success of Lipstick Under My Burkha and now he is ready to start work on his next. Last week he registered two titles – Raajneeti 2 which is a sequel to Raajneeti (2010), and was co-written, directed and produced by him and the other is Jai Gangaajal 2, a sequel to Jai Gangaajal (2016), starring Priyanka Chopra and himself and directed by him. While Raajneeti, a political thriller film, starring Ajay Devgn, Manoj Bajpayee, Ranbir Kapoor, Arjun Rampal, Nana Patekar and Katrina Kaif was a big hit, Jai Gangaajal had done average business and broken even.”

The source adds that the filmmaker is excited about the two scripts and asked his team of writers to brainstorm and work out the story and concept. “He will begin whichever story gets ready first. Buzz is Katrina Kaif may be a part of the sequel. In Raajneeti, she had starred in a pivotal role. Prakash Jha plans to introduce a new set of actors as most of the characters in his first film are dead. As of now only Nana may be a part of it but it all depends on how the story shapes out. Prakash has always expressed interest in revisiting Raajneeti as he finds the politics in the country fascinating. The writers are still brainstorming on whether it will be from where they left the last story (Ranbir leaves for USA) or if it’ll be a new one.”

Prakash Jha’s creative team is also working on Jai Gangaajal 2. The source adds, “It’s unlikely that Ajay Devgn will come again in the sequel as SP Amit Kumar as he has many films lined up for next year. Priyanka may reprise her role again as IPS Abha Mathur so now it remains to be seen whether it is Priyanka or Katrina in Prakash Jha’s next.”

Raajneeti remains one of Jha’s most successful films till date. Made on a budget of Rs.60 crore (approx), the film had done a worldwide BO business of Rs. 143 crore (approx). Jai Gangaajal had broken even. Made on a budget of Rs.10 crore (approx), the film had done a worldwide BO business of Rs. 48 crore (approx).

Despite repeated attempts to contact him, Prakash Jha remained unavailable for comment.

Filmmaker Rakeysh Omprakash Mehra and Producer Arjun N. Kapoor, the makers of Fanney Khan have rubbished the rumours of Aishwarya Rai Bachchan being upset over the casting of R Madhavan opposite her. Rakeysh Omprakash Mehra, in a statement, said, “It is quite unfortunate that such false and baseless stories are created to grab attention. There is zero truth to that, we are all a team and Fanney Khan is a dear project to the whole team.”

Arjun N. Kapoor of KriArj Entertainment added: “There are some stories doing the rounds about disagreement in casting for the film. We want to put the record straight and deny any such so called competition or discord amongst the makers.” He said the cast, including Aishwarya Rai Bachchan and Anil Kapoor, are “deep into prep for their roles and as thorough professionals do not interfere in process of casting for other roles”. It’s a great story and we are all very excited to showcase it to the world,” he said.

Earlier, a news portal had reported that for the last couple of weeks the producers of the film have been locked in a bitter struggle to find the right hero opposite Aishwarya Rai Bachchan. It said that there was a choice between R Madhavan and RajKummar Rao with Aishwarya opting for Rajkummar Rao with Mehra insisting on Madhavan. “The discussions kept going on till the solution was finally cracked late on Wednesday afternoon – and the answer was Madhavan. Needless to say, it’s a choice which has not made Aishwarya very happy but she’s also a professional so she will have to grin and bear it,” the portal had said.

Fanney Khan is the official remake of the Oscar nominated Dutch film Everybody’s Famous. It will be directed by Atul Manjrekar.

The property agency’s head of investment sales, Terence Lian, estimates that the S$970 million price translates to S$676 per square foot per plot ratio inclusive of an estimated S$359 million that Sim Lian will have to pay to the state for differential premium and lease upgrading premium for topping up the site’s lease to 99 years from the current balance lease term of 69 years.

 

The differential premium is payable for enhancing the intensity of the site to a gross plot ratio of 2.8. The S$970 million price achieved for Tampines Court exceeds the reserve price of S$952 million in the collective sale agreement inked by the majority owners of the privatised Housing and Urban Development Company estate. Owners controlling about 83 per cent of Tampines Court’s share value and strata area have agreed to the sale so far.

 

The development comprises 560 units with sizes of between 1,658 sq ft and 1,733 sq ft across 14 blocks. Owners will receive sums ranging from S$1.71 million to S$1.75 million per unit. Tampines Court is on a 702,164sqft sprawling site. Based on the site’s 2.8 plot ratio under the Urban Redevelopment Authority’s Master Plan 2014, the site can accommodate a maximum gross floor area of nearly 1.97 million sq ft. Ken Kuik, managing director of Sim Lian Holdings, said Tampines, a soughtafter mature estate, is set to become more exciting with the expansion of Changi Airport.

 

“This, combined with the fact that new MRT stations are coming up in the Tampines area, will attract more residential property buyers as well as enhance the investment proposition for the area,” he added. The group is making the acquisition through Sim Lian , a joint venture between Sim Lian Development and Sim Lian Land. The group will also handle the project’s construction. “We’re looking at a 12storey project with easily over 2,000 units, ranging from onebedders to four or even fivebedders,” said Mr Kuik.

 

The group does not have any undeveloped residential land bank in Singapore. It has developed a range of housing projects in Tampines The Premiere and Centrale 8 DBSS projects for the Housing & Development Board, The Tampines Trilliant executive condo development and Waterview, a private condo. A market watcher estimated that after factoring in an anticipated hike in DC rates come Sept 1, 2017 and other costs, Sim Lian’s breakeven cost could be around S$1,200 psf. The collective sale will be subject to approval by the Strata Titles Board and if necessary the High Court unless unanimous approval from owners is obtained.

 

The property and construction group will have to finish developing the new project on the site and selling all of its units within five years from the collective sale order granted by the STB or the court as part of the conditions for upfront remission of the 15 per cent additional buyer’s stamp duty on the land price. This is the third attempt at a collective sale at Tampines Court. The maiden effort for S$405 million was dismissed by the STB in 2008. A second attempt in 2011 failed to garner the required consent level from owners, according to earlier articles.
